Personally I thought most of their teas tasted like perfume. Sweetness level is a bit high for me but can be adjusted. I haven't tried any milk teas here. Perhaps that would be better. I had been curious about Jam Jam for a few weeks ever since it opened. I am a huge fan of boba and I have been trying to find new spots. I finally stopped the other day to Jam Jam. All the drinks taste naturally flavored and true to their names (ie peach drink tastes like real peach, Oolong tea has strong tea flavor). Honestly iffy about this place. The menu doesn't seem to exciting to begin with, and the service isn't all that great. Every time I pass it in the area it's pretty much empty as well. Jam Jam Tea Lab, a newer spot in Downtown Burbank by the main AMC theaters and Yardhouse. We were in the area the other day for the farmers market and decided to give it a try. Walked in and was greeted immediately, which is always nice. There were a few people in line ahead of us but it went pretty quickly. We ordered the Tangy Strawberry Slush and the Brulee Brown Sugar. The strawberry slush had a nice consistency for a slush, and had actual strawberry chunks at the bottom, since I chose not to get boba. The flavor, however, could have been a little more strawberry forward, for my liking, as I felt the strawberry flavor was a little muted. Still noticeable but muted. As for the brulee brown sugar, the name felt a little misleading as the drink tasted mostly like the "creme" part of the creme brulee that it is imitating. That bruleed sugar that everyone loves about the creme brulee just came through as a hint of the flavor, and that was disappointing because that is what you love the most! Overall, newer tea spot with some different options on the menu. Unfortunately for us, the brulee brown sugar did not live up to our expectations and the tangy strawberry slush, while good in its own right, needed a little more strawberry flavor to come forward in the drink. I might consider going back and trying something else or, if any of you are in the area and looking for some boba tea, give it a try and let us know what you think. read more

It seems like Jam Jam is a chain from Irvine that recently opened this new location in Burbank. The shop is super cute and the logo is adorable. It was much hotter inside than it was outside, which made the experience a bit uncomfortable. I would note that they don't have any seating inside. The menu offers a good variety of options. I ordered the Mango Matcha Latte, which was marked as a recommended drink. While the layered presentation of matcha, milk, and mango purée was visually appealing, the flavor was unfortunately underwhelming. I could barely taste the matcha or the mango. Jam jam is a great addition to the Burbank area! I went on a Monday around 6pm and it was basically empty. I love the decor and how clean it was. The staff were also very friendly and patient. I got the passion fruit smash and it was delicious. I personally like the actually seeds in my drink so if you don't like that, this isn't for you. At one point the seeds and boba clogged the straw and when I took it out, it all spilled on my lap. I would definitely return and get something else when I'm in town. I really liked the idea that it gives you options to choose how sweet you want the drinks. I went with 50% which was perfect. As I walked in, I was greeted by the staff working behind the counter. They were all nice and friendly. Young lady taking the order was patiently explaining the drinks since it's a new store and new drinks. She was smiling through the transactions. There is a small seating area in the store which you can sit while waiting for the drinks. This location is located across from AMC, there is a limited seating area to sit and enjoy the drinks. Finally, a good boba spot in Burbank! I saw the soft opening announcement for Jam Jam Tea Lab on social media, and I knew I had to visit ASAP. I went on Saturday night at around 7:45pm. There was no queue, but there were a few parties waiting for their orders. The shop's bright with mostly branded decor. The space's small with no tables and only a long bench for seating, but it seems like most customers were ordering takeaway anyway. The staff were friendly and quickly prepared orders, so I was there for less than 10 minutes. I ordered the Coconut Mango Pomelo at 50% sweetness, which was $6.75 in July 2025. The drink's icy, so do shake well before sipping. It had the perfect balance of tart and sweetness. The toppings provided fun texture. It could've used more pomelo, but I know that stuff can be pricey. In my opinion, the cost and size of the drink were as expected. Overall, it was a good drink, and I'd order it again. The bitter espresso complimented the tart grapefruit juice so much, definitely would get it again and again 4. Mango matcha latte: Had the same fresh mango chunks as the coconut mango pomelo but the matcha latte was really good. Most boba places miss on the matcha but this one did not 5. White peach milk tea with boba: Was really good but tasted like a regular milk tea, wish it was stronger on the peach flavor but the boba was good with it. Cute new boba shop that opening in downtown burbank area!! The menu is on the smaller side, making it easier to make a decision on what to order. My first impression walking in was that the area was well kept, clean, & well organized. I like the logo sign & the stack of to go bags they had in front. Seating is limited to a bench, so this boba place is more of a to-go type spot. The first time, I ordered the mango matcha latte & my sister & partner both got the oreo cream boba fresh milk. All three drinks we had 100% normal sweetness. The mango matcha was not too sweet first sip - the majority of the sweetness came from the mango chunks & jam so mix well. The matcha itself is not a strong matcha taste, as the dairy dominates the drink. However, it's still good. Just a heads up if you want a strong matcha drink though cause you're not gonna get that with this drink. The oreo was really good! Sweet & tasty. I like the oreo chunks & how creamy the drink was. The second time I visited, I ordered one of their specialty drinks called the coconut mango pomelo & THAT was sooo good. I think it's my favorite drink out of the 3 i've tried so far.
