I came here on the recommendation of my cousins who are local to LA, and JamJam did not disappoint! From the cute logo to the forest-and-beige uniforms, everything about this boba spot is aesthetic and well thought out. They specialize in milk teas, and the overall vibe makes it such a fun place to visit. *Tsubaki Oolong Milk Tea: This is their spring release and has a slightly more floral profile than a typical oolong, likely because "tsubaki" refers to Japanese camellia. I found it lighter than a regular oolong milk tea which really easy to drink quickly. *Cheese Barley Milk Tea: This is one of their top drinks and was definitely a favorite for me! The salty cheese foam perfectly complements the sweetness of the milk tea. I wish there was a way I could get more of the foam with my straw which each sip. It also comes with barley boba, which has a smooth outer layer and a chewy barley puff when you bite into it. I don't see this topping too often, but I like ordering it when I see it on the menu. The team here was so sweet and hardworking! They definitely get waves of being slammed, but they were still super efficient with getting drinks out. I also noticed that when someone ordered more drinks than they could carry, a team member offered a carrier and even put everything into one of their cute insulated bags. I really love how thoughtful that was. I'll definitely be making this a regular stop whenever I'm back in town!

Had the best time at JamJam trying all these drinks! The Tsubaki oolong milk tea was amazing! It has these delicate camellia blossom notes with top-quality oolong tea and their house cream. It was so light and the floral flavor was so unique without being overpowering. We got it with brown sugar boba and it was very yummy! The Thai milk tea was so creamy with that classic Thai tea flavor. The mango matcha latte was really good! I loved how they had muddled mango at the bottom and the fruit jelly with it was delicious. The ube cheese foam slush was incredible! The ube was so rich and the cheese foam on top added this amazing texture. The white peach milk tea was so refreshing and I loved the peach flavor. The service was amazing and the staff was so friendly and helpful! They also gave me the cutest carrier bag for all my drinks which made everything so easy to carry. Instagram: @hungrytamale

I'm a huge fan of their coconut mango pomelo drink with half agar agar and half barley boba at 70% recommended sweetness. The slushee combo of the coconut, mango, and chunks of fresh pomelo pulp make this drink so refreshing and easy to drink. The bites from the toppings are an amazing touch. I LOVE their barley boba. I think it's so unique and lighter than tapioca boba. Even full, I will stop by if I have the chance. You should too :-)

TLDR; Great location, very clean and cute interior, drinks are good, just decent. I'll always welcome a boba place opening up in Burbank/the Valley. I've come here twice now, once for the mango pomelo and the the second time I got their matcha mango latte. I think both times, it was decent. The packaging is adorable and the taste was fine, but I feel like there's something missing. Maybe it's a texture thing, or the flavors just feel kinda watered down? Especially since both things I ordered were highlighted as their special. Plenty of seating outside and around. Service was fine and friendly; our drinks came out very fast. Ample parking in the free garage under the Burbank movie theater/restaurant plaza.

I just wish this place was closer to me so I can visit on a daily basis! New spot in downtown Burbank. There is street parking but be aware, it's metered. There are parking garages nearby as well. I liked the variety of drink options they had, from milk teas to regular teas. You can either order in person or on the computer that's inside the store. We didn't have to wait too long to get our drinks and the quality was really really good! You can taste the freshness of the teas. You can also customize sweetness and milk choices. They had oat and soy, aside from regular milk. The boba was also soft and not chewy at all. My only issue was the strong cleaning product smell inside. Other than that, really liked this new spot!

The space is bright and inviting! There's also cute stickers that you can take! The barley milk tea is my favorite out of the drinks I got. The staff are nice and got our order out quickly! My new fav boba spot in Burbank!

The boba milk tea was pretty good, the pearls had a decent brown sugar flavor and a chewy but not too chewy texture. The mango pomelo slush was my favorite, it reminded me of heytea's mango boom. The peach milk tea was pretty good but didn't pair well with the Caramel brulee foam

Visited: 1/11/26 Price Breakdown: - Tangy Strawberry Slush (100% sweetness, regular), with brown sugar boba: $6.75 + $0.75 - Mango Matcha Latte (regular ice), with brown sugar boba and fresh milk (default): $6.95 + $0.75 - Subtotal: $15.20 Both drinks were very good and high quality for boba. I would rate each of them around an 8/10. My only note is that I wish the Mango Matcha Latte had less mango jam and more matcha, as it leaned more toward a mango drink rather than a balance of both flavors. Moreover, as a general heads up, Jam Jam's drinks tend to be on the sweeter side. I personally enjoy sweet drinks, so this was not an issue for me, but if you prefer less sweetness, I would recommend choosing a sweetness level below 100%. The service was great, and the staff were super friendly! Our drinks came out very quickly, which was a plus. We were also given a free reusable insulated bag, which was a nice surprise and something I will definitely use in the future. The store itself is very bright and cheerful, which I loved. It was decorated with cute details, including Calico Critters, and the overall color scheme and aesthetic were really fun and inviting. However, keep in mind that seating space inside is limited, so it is not ideal for staying for long periods of time or for working inside the shop. You have the option to order at a kiosk, which I used, and the process was very easy and clearly laid out. When I visited, they were offering a limited time BOGO deal on a certain drink. I did not take advantage of it, but it is worth noting for anyone planning to visit soon. The bathroom was very clean and smelled great, which is always appreciated. Parking is fairly convenient, with multiple lots nearby. The best option is the lot closest to the AMC theater. Also, a quick tip: you can earn points and rewards, such as discounts, by signing up with your phone number through Toast for Jam Jam's rewards program.

First time having Jam Jam and this place is so cute and delicious! I had their seasonal oolong milk tea with cheese foam. The drink was delightful, not too sweet, and had an authentic tea taste. Most cheese foams can leave a slimy residue on the tongue after a while, but not this one! Ube slush was also delicious, definitely for someone with a sweet tooth. But I love that it was less "ice-y" and more creamy / milky.

I recently visited Jam Jam Tea Lab in Downtown Burbank and really enjoyed it. The Coconut Mango Pomelo was so good, with plenty of pomelo chunks. I swapped the agar boba for brown sugar boba, and it was soft and had just the right texture. They also have a new drink called Snow Blossom, which has a fragrant, floral tea. I added cheese foam, and it paired really well, creamy and slightly savory, complementing the tea nicely. We also tried the Green Grape Smash with Jasmine green tea, fresh green grapes, and green grape jam. It's on the sweeter side, so I would suggest lowering the sugar level if you prefer something more balanced. The shop is in a convenient location in Downtown Burbank, so it's easy to grab a drink and walk around to check out other shops. Everything we tried felt fresh and thoughtfully made.

BOGO on their Snow Blossom Jasmine Milk Tea until 1/11. Similar to 3Cat's Jasmine, but with less intensity of the tea. Enjoyed this drink a lot with the modification of oat milk (soy milk is also offered!) Ordered the Green Plum Smash at 0% sugar and less ice and barley boba - unfortunately I think my modifications weren't followed at all since the cup was mostly ice and the drink was too sweet. The barley boba was the best I've tried - very fresh and nice chew! I enjoyed the salted plum flavor of the drink. Overall a refreshing drink, despite the sweetness.

I love that there is free parking here! The servers are also so nice here! I found this new boba shop in the Burbank plaza. They have a lot of outdoor seating and inside is very cute and clean. I tried a few drinks here. The mango pomelo sago is really delicious. I got 75% sweet and it was really good. There's a lot of pomelo and you can taste the real fruit inside. Super flavorful and refreshing. I got one for my husband as well. I heard that their mango matcha is a best seller so I wanted to try the hype and it was actually really good. I'm usually more of a strawberry matcha girlie but the matcha they use here paired with the mango makes the drink very thick and creamy. It pairs really well. I got mine with oat milk. I also got a green grape smash for a morning pick me up for tomorrow. And my husband also wanted a tsubaki oolong milk tea. It was really good. Im usually not a milk tea person because it's too milky or artificial. But no they have very strong tea here you can really taste the oolong and the milk tea is super light. I really enjoyed it! I was super surprised. Their drinks are really flavorful here and taste really light and don't make you feel heavy or like you just had something artificial. Def recommend checking them out especially if you're in the need to quench your thirst!

The add-ons are great. My favorite add-ons are the honey bobas. They are never over cooked and mushy. Eew. Nope, these are perfectly cooked with a yummy chew to them! I have yet to taste a drink I don't like but I love the jasmine green tea, Vietnamese coffee, the grasshopper and anything with the mango. So good. The also creates her own foam top recipes. The lavender and rose foam (my faves) were her creations and the entire franchise started using them! Amazing. (Yes, I gushed about my love of the fancy foam tops and she told me this great story.) If you go often, you'll even be called "a regular" which is always fun! Atmosphere is chill and easy because it's in the mall on the top floor. Go get yourself some tea.

Unfortunately, the taste fell short to the pictures and description of the drinks. Place is located inside the mall and they have a small seating area with a few tables. They have quite a variety of drinks to choose from and they all sounded really good. And there was a fresh tea scent coming from inside so I was thinking the drinks would taste amazing. I ordered the taro lover and my husband the Vietnamese coffee. The taro consistency was more watery than expected, it tasted like a powdered drink, nothing special. I do appreciate the small pieces of taro but would have liked more of that and less of an artificial flavor. It also had an aftertaste, probably from whatever sweetener they used. Service also took a while to order.

The texture and taste isn't something I am able to find in other places near my area (I have tried looking). I have done both in store ordering using the tablet and via online. Both options were easy to navigate. If visiting in store, there might a wait since it seems this place is popular. There is available seating inside. There are little tables, benches and stools if you decide to stay for a little bit. Parking situation varies. Both times I went, on Sundays, there were ample parking and no issues. Wish they would come to the SFV.

Went to 3cat tonight and ordered the same drinks that weren't made correctly last time, safe to say…read moreit tasted the way it should(a relief) My previous review stated that the lime explosion wasn't made properly and that customers were permitted to touch everyone's drinks on the counters, my drink was taken by a patron and I waited a long time. Two signs on the counter instructed patrons to not touch drinks and show their drink number upon pick up. The owner was super vigilant and responsive about the issues and I really appreciate that. I have had nothing but great experiences at the other 3cat locations like Arcadia and San Gabriel so I'm glad to see that Ktown is finally catching up.
