My first impression walking in was that the area was well kept, clean, & well organized. I like the logo sign & the stack of to go bags they had in front. Seating is limited to a bench, so this boba place is more of a to-go type spot. The first time, I ordered the mango matcha latte & my sister & partner both got the oreo cream boba fresh milk. All three drinks we had 100% normal sweetness. The mango matcha was not too sweet first sip - the majority of the sweetness came from the mango chunks & jam so mix well. The matcha itself is not a strong matcha taste, as the dairy dominates the drink. However, it's still good. Just a heads up if you want a strong matcha drink though cause you're not gonna get that with this drink. The oreo was really good! Sweet & tasty. I like the oreo chunks & how creamy the drink was. The second time I visited, I ordered one of their specialty drinks called the coconut mango pomelo & THAT was sooo good. I think it's my favorite drink out of the 3 i've tried so far. Burbank finally has a good boba spot in town! No more watered down boba for me! I've been wanting to come here ever since I heard it opened up in Burbank and it exceeded my expectations. The inside is super cute and clean. There's not much room for hanging out, but there's plenty of space outside. I ordered the Brulee Brown Sugar Boba Milk Tea. It was so good! Very creamy, but in a light fluffy way with the perfect amount of sweetness. The straws were the eco friendly kind and they use a foil lid with a flap, so it's great if you just want to peel it open to sip directly from the cup or if you want to finish your drink later you can just close the flap. S TIER BOBA! Let me preface this by saying that Omomo will forever be S tier and has been the only boba spot in that tier (for me) for a very long time. So for Jam Jam to fit that tier says a whole lot! I didn't want to put Jam Jam in any tier until I tried a fair amount of drinks - at this point, I've had the mango coconut pomelo, osmanthus milk tea, barley milk tea and peach yogurt yakult - all of them were 10/10. Zero misses! Osmanthus is one of my favorite drinks so I'm always inclined to order when I see it on the menu and it's not often that I find a milk tea version, so I was very very happy about this one. Brulee Brown Sugar Boba Milk Tea - the creme brulee top is okay, nothing standout. The milk tea itself is nicely flavored. I got mine 25% sweet and it was perfect. I like things on the fat less sweet side. The boba was soft, chewy and nicely flavored. Tangy Fresh Peach Slush - this was so delicious, even at full sweetness. The peach was a real peach, no weird flavored aftertaste. The yakult comes thru. Very refreshing! Would totally get this again, but I think it's seasonal? This is a really convenient location right outside the movie theater. It would be truly great if they got some tables outside and set up their ordering pads. I like that their menu is simple without 10,000 choices. I hope that lets them focus on doing what they offer really well. Staff was all very helpful and knowledgeable. The store is actually within a walkway lumped with other businesses like AMC Theater, Yard House, and Boiling crab. Limited street parking but plenty of parking garages. Theres a good variety of drinks from speciality, milk, fruit teas, and coffee. I got their 2nd most recommended, a Green Grape Smash, which was great for the hot day. The drink was pretty good, refreshing, and didn't have that medicine-y taste some grape drinks have. Theres a summer special still out that I wish I saw earlier, the peach yogurt yakult, but had already ordered. Seems like they have a bit more unique flavors from other boba spots that I appreciate. I literally prayed for this. My absolute obsession whenever I'm near Irvine. Their first LA location and it happens to be located conveniently near our most frequented movie theater! You're welcome :P The best way to describe their boba drinks are: classy. Not overly sweet. Not powder based. But delicious, refreshing and creative. Our go-to's are: White Peach Milk Tea Coconut Mango Pomelo Brûlée Brown Sugar Boba Milk Tea (for something more decadent) They have alternative milk options and a variety of toppings like Agar Boba (same thing as Crystal Boba). A self ordering kiosk is not up and running here yet but makes things easy once the lines start forming. My favorite way of ordering pre-movie is Toast Tab for pick up. They also have a small kids menu: Strawberry Fresh Milk, Mango Fresh Mik and Oreo Fresh Milk. My little one says, "this is soooo good!" Parking is free and easy with all the lots around. LOCATION: It is across the way from the Burbank AMC 16 (the main movie theater), so you have to park in the free AMC parking lot off Orange Grove Ave for the easiest accessibility. Sometimes it can get a little busy because of the movies, but its location makes it perfect for grabbing a boba and walking around Downtown Burbank. It's unfortunately not as easy to just drive by and get a boba to go, because you do have to park and walk a little to access it. AMBIANCE: Very clean and beautiful. It's got nice Instagram-ready esthetics! SERVICE/LINE: Jam Jam hasn't been too busy yet, so we've never had to wait long in line or even very long for our drinks. She noticed we were a little overwhelmed by the menu (in a good way, lots of options) and helped us out by asking what our preferences were! A welcome addition to Burbank's limited selection of boba spots and if you've been around area as long as me then you know that the city has a low bar when it comes to quality boba spots. I would consider Jam Jam to be somewhere in the decent category but the fruit drinks that include the pieces of skin like their peach offerings don't hold a place in my list. The flavor are tame but enough to not regret, let's say 2 out of 3 drinks, I'll try and the boba itself is soft, chewy, and lightly sweet which is a big factor. Another worthwhile consideration is the design and logo being very cute so when you receive that to go tote style bag you feel like you just got a free gift. I would recommend trying this place out but my overall ranking leaves me wanting more of a punch in the flavor department... Twice in one week, what else is there to say?! This boba shop is such a nice addition to downtown Burbank! Their whole aesthetic is so cute and makes you want to come back! The first time we came we ordered the brown sugar brûlée (50% sweet) and the Thai milk tea (100% sweet). Then we came back yesterday and tried the oolong milk tea (75% sweet). Personally I really enjoyed their brown sugar brûlée at 50% sweet just because I'm not a fan of overly sweet drinks. It was well balanced and the brûlée foam on top was a nice touch. My husband enjoys sweet drinks so his are always at 100% sweetness and he really loved the Thai tea! I tried it and it was delicious, you could taste the tea and the aroma was nice. Now I wanted to try something new and went for the oolong, however this one wasn't for me, it was a little too floral and at 75% sweet it wasn't even a bit sweet. I am excited to try the rest of their menu options! As a reminder they are still in their soft opening stages and there's some small quirks that need to be fixed like their hours and self ordering stations. I tried their cheese foam barley milk tea and it was really good and their barley boba was unique but appetizing. Their boba was actually soft which I love! The drinks are better than every other boba within a 5 mile radius of this spot. Their drinks are unique as well as high quality. The inside is clean, and modern. Their drinks are on the pricier side, but I felt the price was worth the overall experience. They know EXACTLY what's in the drinks if you have any allergy concerns.
