The units look to be at least 8 ft tall with concrete walls. I got a 5x5 that looks more like 4x5 but the price is good and there are no hidden fees or taxes. Unlike public storage, you don't have to buy their lock. The units are not climate controlled. Access is 7am to 8pm daily through a secured gate system that shuts after every vehicle, so tailgating is not likely. Great location on Ben white near congress. The folks are friendly.

It ended up that we moved three times during the five years we lived in Austin -- and we maintained our storage the entire time because we had different amounts of space at each of our residences. At one time we lived in north-central Austin (around Anderson Lane and Burnet Rd.) and still felt comfortable having storage in south Austin because of the atmosphere at BS&P. Plus there are multiple ways to get there if traffic is heavy in one particular area (for instance, major construction on Manchaca Rd. heading south). BS&P seems to take particular pride in the maintenance and appearance of their grounds. It was never trashy, the lighting is very good after dusk, and the buildings seem to be well maintained. I liked that there appears to be regular pest management, and again, it was always clean. Upon clearing out our units, we did not find any issues at all with small animals, and insects were at a minimum considering it was not climate controlled and we didn't use any additional pest control in the units. I also felt confident about the way the drives are slanted and the doorways a bit elevated that we didn't have to worry about water getting into the units. Our storage was in the older section, so I don't have experience with what's available in the expanded storage area. The staff and management were often quite friendly and were prompt to provide service. There is often an employee patrolling the grounds until close. That made me feel at ease when going by myself to storage after dark. I would have preferred that there be access to the property later than the close time, but I don't know what the industry standard is, and I'm sure they avoid a lot of headaches by setting a restricted access time.

There are elevators on site and carts to move your items in and out of the units with ease. I recommend purchasing a lock on site. It is easier with this lock than a normal padlock. There are four sizes of the rooms. The largest is a large 10x15. I find getting the largest unit was better and few dollars more for the unit value. The next is 10x10. They have two smaller units. When you select a unit, be to remember your access code. You are going to need it to where the units are and to ride the elevators. Be sure to return any cats you use, it's a good sign of proper use in a storage facility. The two top mangers Paula and Howard are super nice along with the rest of the staff. You have a three day grace period to pay your dues before a late charge is applied. To prevent late charges, they accept auto pay. The units are open 9:00am to 9:00 pm Monday -Sunday. The staff is on duty from 9am-6pm. Be sure to be out by 9:00 or you will get locked in. They also have boxes and pack stuff in the office.

There has been a known rodent problem since September that management has failed to properly address or communicate to tenants. Several of my belongings were damaged, and others exposed to mice excrement as pictured. The only response from management has been to place glue traps, which do nothing to resolve the larger issue. When I requested to move units because of the infestation, I was initially offered a new one at a higher rate, which I found shocking and poor customer service, and then moved to another unit on the same floor--only to find that one quickly infested as well. Despite acknowledging the rodent issue, management offered no meaningful assistance or compensation beyond insurance that didn't cover the extent of the damage. This experience was extremely disappointing. Avoid storing your items here, and if you are currently stored on the 3rd floor, I would strongly suggest checking your items for signs of rodents.

I got my lock code for gate 1234. I open the chain-link gate. Drove down to my outside locker (all lockers are outside), new doors have been installed so it was easy to open. Inside was my own lock with 2 keys. I had the combination lock put on by location. Removed the building lock and put it a lock box outside. Now I have my own key lock.
