There has been a known rodent problem since September that management has failed to properly address or communicate to tenants. Several of my belongings were damaged, and others exposed to mice excrement as pictured. The only response from management has been to place glue traps, which do nothing to resolve the larger issue. When I requested to move units because of the infestation, I was initially offered a new one at a higher rate, which I found shocking and poor customer service, and then moved to another unit on the same floor--only to find that one quickly infested as well. Despite acknowledging the rodent issue, management offered no meaningful assistance or compensation beyond insurance that didn't cover the extent of the damage. This experience was extremely disappointing. Avoid storing your items here, and if you are currently stored on the 3rd floor, I would strongly suggest checking your items for signs of rodents.

This storage facility appears to be fairly well-kept. It's very clean, has cameras everywhere, and…read moreaccess codes are required to get into the storage area, to access upper storage levels. Construction of the facility makes perfect sense. The main office is located on the first floor, next to three large garage doors. You can back vehicles into the garage bay to unload, out of any inclement weather. Each bay door can be individually opened via keypad access code. There are also two sliding doors--one inside the garage bay, and the other on the opposite side of the building. Both require an access code. Near each entrance is an elevator. Individual floors, other than the first, are restricted by access code. There are also a few carts available for customer use. There appear to be at least 4 storage floors. Customer access is from 6am to 9pm. The managing staff are onsite. The storage units and each floor appear to be quite pristine. Climate control is set to keep the storage facility between roughly 65F and 78F. For newer rented units, they are transitioning to cylinder lock and key; no more lock combinations to remember or pad locks. The facility requires you to insure the belongings that you wish to store. They will automatically enroll you in an insurance policy at $12 a month for $2000 coverage. However, if you have your own insurance (e.g. renters) that covers property in storage, you can provide them a declarations page, and they will accept that. Other than that, there are one time fees for a lock (if you don't have a cylinder lock of your own) and an administrative setup fee. Rent is prorated for the move-in month, and then turns into month-to-month. So that means if you have to move out, move out by the last day of the month, otherwise you'll be charged for another month if you still occupy the unit on the 1st of the next month. Finally, there appears to be at least 4 pricing tiers for identical units, based on location in the storage facility. So you may wish to check out multiple units and their locations within the facility that strikes a balance between desired size, location, and price. Overall: well-designed, secure, and well-maintained.

The morning of move in, it was discovered that the moving truck would not be able to enter the facility. Not only could it not enter, but the employees and manager were aware that it would not be able to enter since they had a truck get stuck during the previous week. We had to rent a uhaul and shuttle loads, which added to the expense. Of course we didn't realize all of this until about 3 minutes after our contract was signed. We had already paid our movers (Bekins) prior to this issue, and then had to negotiate the new price. Thankfully, our movers were accommodating and helpful (Bekins will get a great review) but blue llama storage was not. I called to ask if we could possibly cancel our contract to find a new facility that our truck could access, and wasn't treated very friendly. Even though they worked it out in the end, initially I experienced resistance from the manager who didn't want to let us out of the contract that the ink hadn't dried on. I asked him to speak with the owner and he agreed to. After doing some research and communicating with Bekins, we were accommodated by Bekins and decided to remain at this facility. I called blue llama and I told the manager we would not need to cancel the contract. He seemed distracted at the time. And apparently he was because he called me again 20 minutes later stating that he cancelled all transactions and refunded our money. So I had to call blue llama yet again to remind them of our conversation. In the end, we decided to leave our belongings here due to the time line and our inability to research any other facilities. Had we known about this logistical issue, we probably would have made arrangements with our movers prior to or we would have used another facility. It really threw a wrench into the process and literally quadrupled the time spent unloading our belongings. What a hassle!! This is a nice facility, very clean and friendly people (as long as you don't run into any problems). But I am disappointed that they did not offer any kind of assistance, or even issue an apology for this miscommunication on their part. I wouldn't recommended this facility for storing more than a closet worth of stuff.

Mike, the manager, has the experience and the willingness to offer suggestions to make my life easier. And both Mike and Bryce are great! The facilities are immaculate. This time, as a 73 year old woman, I have had to move into and out of my 10 x 20 unit for the most part on my own. Since I have most often been at my unit by myself, I have appreciated the knowledge that very good security cameras and the attention paid to them are more aware of the total area than other facilities I have used. If I have to again be in the Austin area and require storage, this will be the only place I will call.

Showed up today to access my unit and noticed my lock had been cut off and replaced with a red lock that said see manager. Nobody is ever working at the office anymore so I called their listed number with no answer so I left a voicemail wondering what happened to my unit that is fully paid and why again I WAS NOT NOTIFIED about whatever is going on with my unit! It appears that it was broken into because there are many units near me that have the same red lock on them and evidence of cut pad locks on the ground. Spoke to a fellow renter in the complex and he said there have been people living in some of the units that have been trying to break into other units that he has had to run off before. There are cameras in the complex and supposed to have in-person security but he said it was so bad he installed his own cameras too. I've been trying to reach management for days and they will not answer or return my calls so I have no choice but to get a lawyer and press charges. STAY AWAY! UPDATE 4/21/20: Spoke to employee of management company that was hired by the owners last year and he told me that there were over 30 units broken into and they are going the video surveillance but the quality of the cameras the owners use is "subpar". Also found out that the on site security only comes by 4 times a night which consists of the security guard doing a quick drive through of the tiny facility (should take 1-2 mins) and then security leaves. Yet, their website says they have on-site security there "almost around the clock". A complete lie. Owners have known about the homeless staying in empty/broken units for years and have been warned about the subpar quality of their cameras for a long time but refuse to put any money into needed repairs or security issues. But it has a bathroom, free pallets, awesome customer service, and complete and total privacy, I do what I want when I want, and this is very important to me.
