This review is for the Public Storage (franchise), location: 7400 Alban Station Road, Springfield, VA. Wow - what a great place. I found/rented a 10x10 unit "on-line" (size and value - slightly lower costs than other nearby storage locations/chains), but what "sold me" was the management and facility. WOW! The most friendly and helpful management (Samina) and the cleanest, most effectively managed Public Storage franchise ever. I was immediately impressed when I arrived by how neat and clean the entire facility was maintained. The manager is Samina, and she is an exceptional "customer service / take care of you and the business" person. She knows every unit of "her" public storage franchise (and as I learned later, she also knows her customers). When she took me to my unit, she noted the roller-door was slightly ajar (needed maintenance). I thought it was fine, but she found me a nearby available unit with a "perfect roller-door" and asked if it would be OK to reassign me to that one (her concern was for me to be happy with the unit). She also sent a message to the maintenance team to check the other unit/adjust the door before it will be rented. On subsequent visits (loading items into my storage unit), Samina was helpful (making sure I found the carts, etc.) and recognized me remembering which unit I rented from memory (not needing to look-up my account). Samina's outstanding management and care about me "the customer" coupled with the cleanliness and value has convinced me the Alban Road Public Storage franchise is "best in class." I experienced exceptional customer service from Samina today. She is very professional and thorough. She called to introduce herself and when I arrived she patiently helped complete my reservation. There were technical difficulties and she kept trying until it finally went through. Where my unit was assigned would have been a bit inconvenient due to the elevator being temporarily down, so she gave me a different one. That is what I call customer​ service! Stuck inside of the cold building was not cool. Bad customer service system and management. I decided to be your customer because of your reputation (I saw you guys so many branches so I thought you guys are good.) until one day , I was there by myself at noon with 10 degree Fahrenheit. The guy who sat in the office saw me got inside. I parked in from of the elevator by normal sense of human the think you supposed to know that someone is inside. But nope!!! I came downstairs and saw the door was closed. It wasn't before. I thought they just closed but unfortunately also lock from outside! Great!!!! I tried to ran around and found another door was closed too but didn't lock from outside. So i went out and ran to the guy in the office. He didn't care. Just walked there and unlocked it. Not even say sorry. I made decision since that day. I won't never ever go back there again. No one see how dangerous it is. Do you guy think this is fun to stuck in the cold building alone with no emergencies help working at all inside the building and elevators? This must be a joke. We vacated our storage unit on time, spoke to the manager on site, said everything was good and our account was settled. They forgot to put in the paperwork to cancel our account, and then charged us for another month. They realized the mistake immediately and said they would resolve it, but forgot AGAIN and sent our bogus account to collections. Now my wife and I are being harassed every day by their shady collections agency. I am unable to comprehend the level of incompetence here. read more

I recently moved into this property, and I was instantly treated like family. Shairei welcome me and show me my unit, which was the perfect size for what I was looking for. The property was very clean, and when I came the next day I met Samina, and she also welcomed me with open arms and help me purchase a mattress cover. Both ladies customer service is beyond reproac. The only real complaint I have is there are not enough carts to move your stuff around because people keep stealing the carts or locking the carts inside their storage unit. She definitely over complicated things. Also, I walked to the front office so that I could ask the lady(Puja) for something. I had just got the storage unit an hour ago and had not memorized the access code yet I left all the information in the trunk thinking I wouldn't need it just go talk to her. After she told me that she did not have the item that I went up there to try to get I've been asked her if she could buzz me in because I did not have my access code. Then she actually told me no I'm not going to let you in , you have a code. And then she only barely let me in because I told her I didn't memorize it yet and it was in my truck... I have been a customer of this unit for over a year. My request to have the key cut has not been handled for almost 10 days. The store attendants sent an email to the property manager Mr. Costandov who does not respond to their emails or calls from the storage attendant. I called and left him a message requesting to have my lock cut. I received voice message that he will be out for 2 days (Thursday and Friday) and also Saturday and Sunday. I left him a message that I needed to get the lock cut as soon as possible. On Monday, I called twice, spoke to his staff who indicated to me that they also sent him email and he did not reply. What is even more frustrating is that there is no other number to call and complain to get things resolved. The storage attendants do not have any number to call. Therefore, I rate the customer service and store manager at 1 on a score of 10 (very poor) for non-responsiveness and poor management. Based on my negative experience and no-one to help resolve the issue, I have decided to get it cut (by hiring lock smith) and move out of this storage unit immediately. read more

Initially, I liked this Public Storage. The price was good and they gave good service in the office. A few months after joining, the unit rental and insurance spiked dramatically (more than 20%). Now, the price is not so good and i'll soon be moving my stuff. Seems to me to be a pretty bad strategy to exchange long-term, loyal customers for a quick buck. read more

Puja is the absolute worst customer service representative in the entire world. I've never seen someone turn a simple rental contract into brain surgery quite like this lady can. My buddy and I came in knowing what they had avaliable and what we needed and she made it the most stressful, cold , don't give a Damn about you as a customer experience ever. But their prices for a one month rental are unmatched just sacrifice all of the service and any hope of leaving with your previous blood pressure levels. WAAAY better service than other storage places in the Springfield/Alexandria area. Highly recommend Poonam and Pooja's courteous, competent service! Advice: -Reserve online for better prices. Their rates change almost daily. -Come with your own heavy duty padlock and avoid having to buy one of theirs for $12-15. -Also remember that the spaces don't have lights in them, despite a light being installed in the "example" space shown during the tour. -Self-storage insurance is not legally required. Because it's an upsell: the facility makes more money if they sell you a policy. Of course, if you don't have homeowner's insurance in the first place, storage insurance might be a good buy, so it's good that facility managers are making the pitch to you. But if they fail to mention that your existing policy probably covers everything already, they're being manipulative. Just like when a rental car company suggests you purchase collision insurance, the facility is playing on your fears to make an extra buck. Bait and Switch. Location advertised a rate for storage unit on their web page. I reserved the unit. On the day I arrived to complete the paperwork and move into the unit, I was told the rate they advertised was not available to me because I had been a Public Storage customer at a different locations. There was no disclaimer on the rate (I have the hardcopy). I will post this review on social media sites and will send complaint to the BBB and the County Customer Protection Agency. read more

I was moving to the Springfield area from out of state and made arrangements to store here through the national number. Customer service seemed helpful and friendly and gave me a great deal - $97 per month for a 10'x10' locker - awesome! Once I got to this site, I started to learn that this deal was indeed too good to be true. I arrived at the site, took the tour, and started to fill out the paperwork to sign for the locker. This is when the the hidden charges started racking up - $22 administration fee, $18 for a Public Storage approved pad lock (you cannot use your own), $11 per month for insurance. Then I read paragraph 2 (Rent) of my contract - The monthly rent may be adjusted by Public Storage one month after giving the renter written/email notice of a new amount. There's no limits specified on how much they can increase the rent (10%, 20%, 50%, etc.); there's no minimum frequency when they can raise your rent such as once every 6 months, year, etc. Nope, open ended and all to the advantage of Public Storage with no recourse. What do I mean by no recourse? The Property Manager has no ability to negotiate prices with you. They'll tell you prices are set by "Corporate" and hand you a customer service number on a yellow sticky note (super official). When you call the number, there is no option to talk to anyone who actually does customer service - it will let you 1) talk to the automated line to get your balance, 2) redirect you back property manager that gave you the yellow sticky note, or 3) you can talk to the sales department to sign up for another unit. So on my 3rd try, I talked to the sales person who had no problem transferring me to the customer service department. Asking the Customer Service person to discuss price and rent increases is met with, "Public Service Executives set the prices, there's nothing I can do." See where this is going? No customer gets to talk to anyone who has the ability to change the prices - or I haven't found them yet. The Customer Service person did explain that I was getting a good deal by only having my rent increased by 15.2% ($145) because the going rate for moving into my unit as a new customer was actually $10 more ($155) than my increased rate. Wow - thanks for the great deal, EXCEPT that when I checked the website for my location, they're offering my size storage locker for $113/month with the first month at $1. I'm sure it's a special rate to get another new naive customer hooked, but it's still the rate only being offered for a new renter at this location - no transfers. There's been no apparent improvements to the facilities in 2.5 years other than one coat of paint on part of the outside. Commercial real estate raises rents when they improve the property, not when they do nothing. So, apparently I was a little slow on the uptake but this seems like the Public Storage business model: 1) Offer a really good low rate to get a new renter 2) Surprise customer with the contract details that rent can be raised at any time by any amount 3) Let the customer have that low rent for 6 months to set the hook 4) Raise the rent claiming that the special rate was only good for 6 months 5) Raise the rent again and again - after all, the longer the customer keeps their stuff stored, the less likely they'll move their stuff 6) If the customer tries to call to object to the rent increases, then blame Corporate, then blame the Executives; but DON'T let them talk to anyone who can change the price 7) Prevent any pro-rates for early move outs (also paragraph 2 of the rental agreement) Other than that: A) Property Manager at this facility is hit or miss - sometimes there is a friendly helpful person and sometimes the person is less so B) Dirty with trash - every time I've gone to my storage locker over the past 2.5 years (minimum monthly) there is trash in the elevator, stair wells, broken glass on the outside grounds, etc. often with abandoned property left in various alcoves C) Sometime you can find a cart, they were getting stolen; now they're locked up and you have to get the property manager to unlock it for you who may or may not be in the office D) Definitely not climate controlled - very cold in the winter (bring gloves and hat even if you don't need them outside) and hot in the summer E) Automatic billing is helpful but if you're not closely watching your invoices you'll suddenly be paying higher rents. If you don't go with automatic billing and you miss one payment, they can put a lien on your property and sell it (paragraph 3a) - one late payment. F) The elevator makes you wonder if you're going to get up to the next floor or if you're going to need to call the fire department... G) The location seems safe; I've never worried about security of my stuff. Access hours are customer friendly. read more

Not upfront on pricing. I've been there for 5 months now, and all of a sudden with no warning the rate increased substantially each month. I asked for an explanation and they couldn't give me an answer - just said it had to do with operating costs. When I called into corporate, they said they've received a large number of complaints against this location but there's nothing they can do about it at the corporate level - and the only option available is to move your storage to another location.
