Unfortunately this was a horrible experience. John was paid as a general contractor on a major project for us in 2019-2020 (more than $400k) and did not do his job. We had to terminate him after many MANY issues and repeated attempts to ameliorate. He was rarely on the job site supervising or ensuring work by either his crew or his subs was done correctly resulting in us as owners having to manage much of this project and catch many MANY errors and issues. Some of which were major (ie foundation not built properly, plumbing in wrong locations, poor framing, and more). Worse, though he collected progress and final payments for work done - he did not pay his subcontractors, resulting in multiple lien notices and stress as we then had to step in and deal with subcontractors. His billing was always incorrect by significant amounts and it was very clear our job was not a priority, despite being large. He would try to bill us for work not completed. When we were out of town for two months he sent his crew elsewhere, while providing no notice that our job would effectively be stopped while we weren't there to see it wasn't happening. There was no cause on our end to slow or stop work - he simply knew we were out of town and sent his crew to other jobs. We were NOT delayed by COVID - as we were designated a critical project. Our project was more than 9 months delayed due to his poor management, and because of poor workmanship and his failure to pay subcontractors we are now pursing litigation and bond claim alongside an investigation by the state contractors licensing board. I would stay far away from this one. He's clearly got some major cash flow issues. Happy to provide more detail and documentation as needed to substantiate all of the above - and the mismanagement and poor work alongside criminal behavior of diverting money we paid him in good faith for subcontractor work. I should mention we have discovered he also overbilled us - charging far more than the agreed upon 20% markup on subcontractor costs.
