I'm long overdue on this review so my apologies... Early this year, we had a MAJOR dispute with Exxel stemming from significant termite and dry rot issues after getting a supposed "clean bill of health" from them during our home inspection at the time we bought our home in Mission Viejo. In short, they wanted to charge us for all new termite removal services claiming that their "clean bill of health" was "not valid" because they came back in different areas of the house after the inspection despite the fact that these severe infestations were never spotted and removed in the first place (which is why you have a warranty, right?!). We then had another termite company come out to do a courtesy inspection for a second opinion, and they pointed out a over a dozen locations in our home Exxel had missed that had severe infestations that had been there for years. We shared this information and the inspection report with Exxel, and they sent their GM Erick Ortega out to figure out what happened. He was AWESOME. Could not have been more professional, understanding, and apologetic. He took charge and explained what they were going to do to make this right for us. They also actually ended up firing that inspector from what I understand too and were going to re-evaluate their training process to ensure this didn't happen again. We scheduled the service and tenting a week or two later, and they did an incredible job with the quality of the work and in taking great care to not damage our landscaping around the house. I never got a chance to thank Mr. Ortega personally because I lost his cell phone number that he gave to me when we met, but hopefully Exxel reads this and shares it with him. I've recommended Exxel to a couple people since then because of him. Look, everyone makes mistakes...we're all human...but the professionalism and courtesy Mr. Ortega exhibited in making this right and the quality of work Exxel did was exemplary. This company is horrible. They were recommended to me by my real estate agent. They tented my house in a timely manner but when it came time to do the repairs it took forever. I had to call and ask when the guy was coming. Fernando finally came but the work he did was elementary at best. I spoke with Nadia initially and she told me the areas they repaired would be painted. Fernando painted and did a really messed up job. I complained and they said someone would be out to fix it. I specifically told them I wanted to schedule when I would be home to oversee the work. Crickets... no one got back to me. I come home and Fernando is sitting in my driveway. He had already started "fixing" the mess he made and then got defensive when I spoke of my disappointment, stating he was doing me a courtesy. He messed up my porch and had to repaint the area he messed up. Of course the color didn't match but what could I do. I spoke to Nadia and asked if they could discount it since they were the ones that botched but she said no and asked for the full payment. I don't have the energy to keep going back and forth with these people but do yourself a favor and go with another company. Don't be fooled. Their "starting at $150" for spot treatment of termites is, in my opinion, complete BS designed to bait you and then, they hope, you will just accept their ridiculous quote upon inspection. Like I said, this is my opinion. Exxel's technician was actually really nice and professional. He estimated spot treating 3 or 4 small areas in a 7' x 7' room (3 kickout holes and three, 2' long ceiling board/ tongue and groove joints that required recaulking would take him 30-45 minutes. When he called that in to the office I expected it would be $150 - a reasonable amount for 30-45 minutes of work. When I overheard him getting the quote for $450 I told him we were done and that I thought that amount, based on his own time estimate, was ridiculous. He actually agreed with me and also agreed that it made no sense for the company to send him all the way to my place for $0 dollars and not at least try to earn my business with a fair quote. So instead of $150 they got exactly what they deserved: Nothing. Instead, I went to Home Depot and bought a spray can of Termite spot treatment and a tube of caulking. I knocked it out in 20 minutes and it cost me less than $20! It's convenient to have services done for you but there is a limit to what sensible people are willing to pay for tasks that most able-bodied individuals are capable of performing. That limit is closely correlated to the amount of time the job takes and the level of skill and specialized tools required. Spraying a chemical in a termite kick out tunnel and sealing those kickout areas with caulking is not brain surgery. I wasn't looking for extensive termite control like tenting and/or ground treatments, etc.. I was looking for a quick, easy and temporary treatment. Their technician agreed that this was a suitable course of action and he had the necessary tools to do it on the spot. By being greedy, the company wasted their and my time as well as their technician's. Not a good business model. Again, my opinion. I would NEVER use this company again. read more

There is rat intrusion in property which wasn't identified by their so called experts I would talk to other companies before reaching out to them for work and only go to exxel if you have gun to your head. My sellers want to get what "has to be done" done, as close to 'Close of escrow' date as possible and have it all taken care of through the escrow company, for payment. Don't Not Give these people your Money they tell you need all this work done and You have all this damage that needs to be fixed replacing wood and roofing tile and when they arrived they only did a few patches and paint it took 2 1/2 hours of work that they told us needed at least 8 -10 hours of work when you call the office they give you the run around and the Hispanic girl which I don't think she's a manager but she claims she is extremely rude aggressive and she's pretty much a bully she bullied us to change our review otherwise they weren't going to release our paperwork to the inspectors what a shady people even The realtor that referred this company to us will no longer use them. I noticed droppings from the side of our house to which I paid no attention to. It didn't hit me as a red flag since I am not really sure what termite droppings are supposed to look like. A week following, my dad told us we definitely had signs of termites and needed to act quickly. I called Exxel and had them come inspect within the same week. The inspector was very professional and we were able to have the house fumigated the following week. Great service in a timely manner. DO NOT USE/TRUST! Inspector comes out and performs and inspection. He tells me he finds no evidence of termites. However, there is dry rot in several places. Lo and behold, when we receive the inspection report, these same areas are now infested with subterranean and dry wood termites. They even indicated there were termites in an area or our attic, where no attic exists. They offered to remedy the situation for a mere $1,400. I called them to complain about their less than ethical business practices and was basically told, "too bad, so sad." read more

The listing agent hired these guys for a property I was representing buyers on. As you can see in the pictures, the work is as sloppy as it gets. The spray painted the new wood they installed and got paint all over the stucco because they were too lazy to take the time to cover it. They broke the garage door which they left broken and failed to communicate with anyone and left trash on the property. You can also see they opted to test the spray paint on a piece of wood trim that is clearly visible to anyone that walks down the side of the house. As an agent that sells quite a bit of real estate, I can't imagine ever using a company that produces this quality of work. If I could give zero stars, I would. Exxel termite was contracted by the seller of a property we bought. Their inspection report recommended "local treatment only". I had an independent inspection that DEFINITELY recommended fumigation. I sent our report to Exxel and suggested they might want to reconsider their recommendation. They clearly missed several areas of infestation and damage. They declined but insisted we were covered under warranty for any issues. Over the next 6 months, we found evidence of termites in several locations and they made 3 recall visits, each time insisting local treatment was sufficient (because that's all the seller paid them for). Their last attempt to do "local treatment" was to send a guy into the attic. They explicitly stated in writing that the guy would "treat all areas". When I checked his work, I found over 25 places that clearly were not even treated. They flat lied, did poor work, and figured no one was going to crawl around the attic or sub floor to check them or know what to check for. After 3 attempts, I insisted the place needed to be fumigated because local treatment had failed. Eventually, even their inspector agreed but "the office" makes the decisions. They generously offered to fumigate at their cost...a mere $2000. No business offers to do work at cost unless they are wrong. I contacted the state pest control board and initiated an investigation. The State investigator immediately found discrepancies in their paperwork, like the inspectors name not matching the license number...things I'd have no way to detect. Also, when the state looked at our property, he said it was clear and obvious based on the type of building that fumigation was mandatory. Since Exxel had provided a written report to us saying the building was "pest free" (it wasn't)...they were bound to make it pest free. Exxel had made a sweetheart deal with the seller and was happy to stick us with an infested building. With pressure from the state, they came out and completely re-do all their repair work, including completely rebuilding two bathroom floors (the "repair" work they had done was totally shoddy), They also fumigated the building free. Since it is a 4 unit building, tenants had to be relocated during fumigation. Normally the seller pays for this to be done in escrow, but due the the sweetheart deal, the seller had dumped it on us, and Exxel was denying responsibility, even though state standards hold them accountable to report what is there and treat according to standards. By Exxel agreeing in advance to "only local treatment" at the sellers request, they violated standards and stuck us with the relocation bills. I insisted they pay. They agreed. Then when I invoiced them, they only wanted to pay half and tried to hold up fumigation to get us to agree. I took half payment, and now I'm suing them for the rest. When I filed our case, I discovered they hide behind a P.O. box. They refused to pick up a registered demand letter. The address that the P.O. Box is owned by is also the address of another Termite company that is suspended on the Secretary of State's list of incorporated companies. NEVER use Exxel. Run away...run far far away. read more

We needed to get our house fumigated by a certain date before inspection on the house. Exxel came out and got the job done in a timely manner. They got rid of the termites on the house and also got rid of the subterranean termites. The inspection came back with no signs of termites. You are receiving one star because I am unable to give you zero stars! We had an 8:30AM appointment today for termite treatments, and you need to know that we are truly disappointed with the behavior of the two technicians that were sent out to service my home. First, they showed up early to the appointment. My husband and I arrived to the home at precisely 8:30AM, and the technicians were already working. Normally, I wouldn't take issue with this, except that upon approaching my house, we saw the door was already opened. When I walked into my kitchen, I saw that the window was wide open and then one of the techs closed it suddenly and came around to the side door to talk to me. I asked him if my Realtor let him in and he said "no, there's a lockbox." I asked him "Where is the lockbox?" (Because there isn't a lockbox; it was removed yesterday). At that time he admitted that the kitchen window was open (unlocked) and that he came in through the window. Breaking into someone's home is absolutely illegal, unacceptable and dangerous! Nadia from Exxel contacted me to address my concerns and apologize, and it was very disconcerting to find out that technicians entering locked properties WITHOUT authorization is a common business practice with this company. All Nadia would offer me is her apology (with an attitude) for her HONEST mistake. She claimed to be the company owner and supervisor, but would not discount me for the ILLEGAL intrusion. I did not ask to have the termite service for free; all I want is a discount to make it right. Even after explaining to Nadia that breaking and entering is ILLEGAL, the tone of her voice showed that she didn't care. Don't do business with this company! They will (and Nadia admitted this to me over the phone) try to break into your home to start their work if you're not home. Nadia admitted this business practice to me more than once over the phone. No sense of Customer Service with this company when they admittedly are 100% in the wrong. So disappointing! read more

Great value. I bought a home "as is" and the selling agent handed me a termite report and quote from Exxel. After a little shopping for termite fumigation, Exxel's price was the lowest and they had good reviews, so I went with them. The overall experience was very good. Reception was punctual and courteous, they maintained good communication with me about details and changes in schedule, and the tenting team they contract with was friendly. Exxel coordinated the key handover with the tenters and gas company so that my time wasn't wasted. I was a bit sensitive after my brother experienced a break-in during tenting that looked like an inside job, but The agent assured me that they have never had issues. They even did me a favor taking my ripped out carpet from my remodel. (They need it to cover sharp areas of the house to preserve their tent.) I have been a Realtor for over 20 years. I need to use services like Excel Termite. Well I needed to get tented on my own home, and they where really easy to set the inspection and than the tenting required. They really prepare the homeowner on what needs to be done, prior to the tenting. They bring all the necessary supplies. When the fumigation company arrives, they re-inspection the entire home to make sure gas is turned off, and any edible items are bagged and sealed, from exposure. The tenting crew is making sure outdoor plants are moved away from the home, and safe. The job took 2 1/2 days. I was really pleased with their professionalism throughout the process. Exxel Termite completed a termite inspection and spot treatment on my town house April of 2017. I choose them because my in-laws recommended them. Their quote was competitive and the based on the recommendation I had them complete the work. The initial crew was good and seemed to do a good job. Come a few months later, termite droppings were found in an area that was treated. They were quick to come out and further treat that area. Since then I have had them out two more times for termite activity in areas initially inspected and treated. This made me curious, so I had two other companies come out and inspect my home and provide me quote for tenting, spot treatments and more intensive termite maintenance. Both companies noticed areas where Exxel missed some spots or did not properly treat the areas which was why the termite activity kept occurring. I didn't believe them of course, so I spent a Saturday morning climbing all over my house checking out the areas my self. Sure enough they were right. Exxel basically did a quick treatment job that probably ended up costing them money since they were out three times after that to do further treatments. When I called to discuss and area that was a foot away from an area that they just treated, I was rudely confronted by the office manager Nadia who without hearing me out said the area was not under warranty, and could not be safely treated so they weren't going to do the work. Warranty aside, her customer service was horrible, especially because I am sure the termite business is based on happy and returning customers. I live near the cost and termites are always a problem. At the end of the day, I won't be going back to Exxel for any additional work. I received a slightly more expensive quote from Orkin that includes much more preventive work and a 5 year warranty on the entire home. I ran the number and I will save ~$1600 over 5 years, and won't have to worry about termite damage on my house. The best part is the customer services at Orkin was so much better. read more
