I rarely leave reviews, and when I do, it is usually because I feel strongly that other homeowners should be aware of my experience. Unfortunately, my experience with Exxel Termite Co left me frustrated and concerned about how their inspection and repair recommendations were handled. My listing agent had used Exxel Termite Co for years and recommended them for the termite clearance inspection before I listed my property. I am a Real Estate Appraiser and have been in the industry for 22 years. Over the years, I have reviewed many termite reports and have been present during home and termite inspections, so I am familiar with what I would normally expect to see during an inspection. Before listing my property, I was proactive and wanted to make sure the necessary repairs were completed. I spent approximately $3,800 replacing and repairing dry rot, peeling areas, and other items that needed attention. After my contractor completed the work, Exxel came out to perform the termite inspection. On June 26, Johnny Flores conducted the inspection. My agent's assistant and I were present while he inspected the property. From what I observed, he used a flashlight and ladder. I have typically seen termite inspectors use additional tools to test questionable areas and take notes, so I was surprised by the inspection process. Afterward, Johnny provided a list of items he said needed to be repaired. During the inspection, he also commented that fresh paint makes him suspicious because, in his experience, people may be trying to hide problems. I explained that I was a Real Estate Appraiser and that I had intentionally completed the repairs before listing the property because I wanted everything properly addressed--not because I was trying to hide anything. After that conversation, I felt the tone became more pleasant. I then asked Johnny to walk my contractor through the items he wanted repaired. My contractor and I followed him around the property while he pointed out the areas he wanted addressed. My contractor made his own sketch and notes so that we could make sure everything Johnny identified was completed. When I received Exxel's written report, I carefully compared it with my contractor's notes and sketch. I noticed that some of the items Johnny had verbally instructed my contractor to repair were not included in the written report, and some appeared to be identified in different locations. Based on what we had been told during the inspection, we completed the repairs shown on my contractor's notes as well as the items identified in Johnny's diagram/report. Johnny cost for repair was $1500 and my contractor completed the work under $600. Exxel then sent a different inspector, Erick Ortega, to reinspect the property. He identified one item that Johnny had previously instructed my contractor to repair and quoted approximately $400 to correct it. Based on my experience and what my contractor and I observed, we believed the actual cost of addressing that item should have been less than $40-$50. At that point, it became a matter of principle for me. If the repair had been reasonably priced, even at $100-$150, I likely would have simply had Exxel perform it. Instead, my agent and I decided to obtain a second opinion from another termite company. The second termite inspector came out the following Thursday, inspected the property, and the property passed. I cannot speak to anyone else's experience with Exxel, but I can speak to myself. I left this experience feeling that some of the recommendations and pricing I received were questionable and that I was being asked to pay substantially more than I believed was reasonable for the repair. My advice to other homeowners is simple: If you are unsure about a termite repair recommendation or believe a quoted price is excessive, get a second opinion. Having another qualified company inspect the property gave me peace of mind and ultimately confirmed that getting a second opinion was worthwhile. read more

Read the negative reviews! This is a scam of a company. Used them upon moving into a home, work was never completed and termite activity persisted through a year. Their tech assured me it was leftover debris, however other companies have looked and stated that undoubtably there is termite activity. Since a year has passes Exxel is saying we are out of warranty and now refuses to address the problem. Stay far away! read more

I normally don't leave reviews, but my experience with Exxel Termite Co was so frustrating that I feel it's important to warn other homeowners. I initially contacted them for a termite service, and while the scheduling seemed straightforward at first, everything that followed was completely unprofessional. After communication started, I reached out several times via email to ask for clarification about the service, scheduling, and next steps. Despite multiple attempts, no one ever replied. I gave them the benefit of the doubt and waited several days between each message, but they never followed up or provided any explanation. It felt like I was being completely ignored after they had already committed to the job. What made things even worse was that instead of responding to my emails or attempting to resolve the issue like any reputable company would, they suddenly sent a threatening notice about placing a lien on my property. This was shocking and completely inappropriate, especially given that they had failed to communicate or clarify anything beforehand. I had been nothing but polite and patient -- all I wanted was basic information and a professional response. No homeowner should ever be treated this way. A legitimate service company should maintain open communication, respond to their customers, and resolve any misunderstandings respectfully. The way Exxel Termite Co handled this situation showed a complete lack of accountability, organization, and professionalism. I strongly recommend avoiding this company altogether. There are plenty of reputable termite and pest control providers in the area who will treat you with respect, respond to your questions, and stand behind their work. Exxel termite is a joke, waste your time somewhere else. They subcontract most of the work anyways, which they don't tell you, and then leave you to coordinate with their subcontractors when they don't arrange any of the work properly. They consistently promise follow up that they will call you or send you emails or photos of the work, and consistently fail to do so. This happened 6 or 7 times to us and the job took more than twice as long as they told us with the quote. They half-assed our $6k job, and then threatened us with a lien on our property. Most of all, their office staff is terrible, especially Nadia. Even if their crew in the field is tolerable, it is impossible to get anything done because they don't answer the phone and are consistently late on everything. If you want to make purchasing a home or dealing with an infestation twice as stressful, make sure to call Exxel Termite! -100/10 read more

We were recommended Exxel by our agent for our escrow termite inspection. When it came time for our inspection, no one showed up and no one notified us. I had to reach out the next day to ask what happened before they finally told me that someone would come out again to make up for it. They didn't inform me about the rescheduled inspection until after the inspector had already come and gone. The inspection was completed, and the report listed several findings, which were supposedly treated. Since then, communication has been one-sided. Less than a year after moving in, we discovered subterranean termites actively swarming inside our house. We immediately sent photos to Exxel, and they scheduled an inspection 10 days later. I understand I may not be an expert on termites, and maybe a 10-day wait was fine, but as a first-time homeowner dealing with an active infestation, I was extremely concerned. Instead of reassuring me or explaining why it wasn't urgent, they offered no communication about the timing. Then, they tried to push the inspection back another two weeks. I followed up, asking if they could schedule it sooner due to my concerns, and received no response at all. At that point, I decided to call another company. They were able to inspect within days, and after doing a thorough inspection, the new inspector was confused as to whether Exxel had actually done any of the work they reported. He saw the marks from the previous inspection but no clear evidence of treatment. I trust his assessment. The fastest response I received was after I decided to cancel my appointment, at which point they replied within 10 minutes lol. Do not hire Exxel. They lack communication, and I've completely lost trust in their ability to do the work they claim. I originally wanted to follow up under their 1-year warranty, but I've chosen to go with another company instead because I do not trust them. If I could give 0 stars I would. I was set to buy a house "as-is" and my realtor set up an inspection with this company. Their lead inspector came out and guaranteed that the house was free and clear. The next day I noticed termite droppings and I called Terminix to come inspect and they found out the house was infested. When I called Exxel back and told them that Terminix found evidence of an infestation they changed their report to say the house has termites. Be warned and stay away from this shady business, three cannot be trusted. read more
