Bottom line: This place is shady as hell. But it has a bathroom, free pallets, awesome customer service, and complete and total privacy, I do what I want when I want, and this is very important to me. Luckily my unit wasn't damaged but I was shocked that nobody informed me of what happened. Showed up today to access my unit and noticed my lock had been cut off and replaced with a red lock that said see manager. Nobody is ever working at the office anymore so I called their listed number with no answer so I left a voicemail wondering what happened to my unit that is fully paid and why again I WAS NOT NOTIFIED about whatever is going on with my unit! It appears that it was broken into because there are many units near me that have the same red lock on them and evidence of cut pad locks on the ground. Spoke to a fellow renter in the complex and he said there have been people living in some of the units that have been trying to break into other units that he has had to run off before. There are cameras in the complex and supposed to have in-person security but he said it was so bad he installed his own cameras too. I've been trying to reach management for days and they will not answer or return my calls so I have no choice but to get a lawyer and press charges. STAY AWAY! UPDATE 4/21/20: Spoke to employee of management company that was hired by the owners last year and he told me that there were over 30 units broken into and they are going the video surveillance but the quality of the cameras the owners use is "subpar". Also found out that the on site security only comes by 4 times a night which consists of the security guard doing a quick drive through of the tiny facility (should take 1-2 mins) and then security leaves. Yet, their website says they have on-site security there "almost around the clock". A complete lie. Owners have known about the homeless staying in empty/broken units for years and have been warned about the subpar quality of their cameras for a long time but refuse to put any money into needed repairs or security issues. It started with speaking with Steve (One of the owners) about four months ago, as I informed him that I was moving 300 miles to town suddenly and desperately needed a place to store all of my stuff. Steve promised to have a specific size reserved for me, and if they didn't have a unit available when I moved down, that he would let me use his personal garage. That wasn't necessary though, as Steve made sure there was a space available (With about six hours notice from me, once I finally discovered when I was moving), and handled all paperwork over the phone as I was in the middle of a five-hour drive, leaving a lock in the unit because he knew I'd be getting there late in the evening and didn't have a fitting lock. My storage unit was spotless, the entire storage complex was/is spotless, and he was completely understanding and provided incredible customer service when I needed emergency access to my unit at 5am the next week. I've spoken to Steve a couple of times since. He was kind enough to remind me of my due date after I missed payment two months later, and didn't charge me a late fee because they're good people. I just finished a phone call with Steve's son, Mike, who provided equally great customer service and was incredibly accommodating to my requests. I'm removing my things from their unit, only because I've found a place to live in Austin. I would gladly drive back to Buda to continue using their services, because of the amazing customer service I've received. There's no need to storage unit shop. Call them today. Calling and talking to any other company is a waste of time.

When I inquired about the state of truck (mirror held with duct tape) and 86000 miles on the clock his response was that he also has another one with 300000. He did insist that I take the roadside assistance and lucky me, I did. Hardly 100 miles north of Austin on my way to Dallas the transmission gave up and I had to wait for 3hrs on the side of the road for a tow. Trying to call this place was fruitless. Calling budget proper required a 30-40mins wait every single time. Do go with a professional and get a truck that has been reasonably maintained and cleaned. This place is awful.

There are elevators on site and carts to move your items in and out of the units with ease. I recommend purchasing a lock on site. It is easier with this lock than a normal padlock. When you select a unit, be to remember your access code. You are going to need it to where the units are and to ride the elevators. There has been a known rodent problem since September that management has failed to properly address or communicate to tenants. Several of my belongings were damaged, and others exposed to mice excrement as pictured. The only response from management has been to place glue traps, which do nothing to resolve the larger issue. When I requested to move units because of the infestation, I was initially offered a new one at a higher rate, which I found shocking and poor customer service, and then moved to another unit on the same floor--only to find that one quickly infested as well. Despite acknowledging the rodent issue, management offered no meaningful assistance or compensation beyond insurance that didn't cover the extent of the damage. This experience was extremely disappointing. Avoid storing your items here, and if you are currently stored on the 3rd floor, I would strongly suggest checking your items for signs of rodents.

We moved from Missouri and needed self-storage until we decided where we wanted to settle in…read moreAustin. This location is super-South, but it worked out great for us for the price and space. It ended up that we moved three times during the five years we lived in Austin -- and we maintained our storage the entire time because we had different amounts of space at each of our residences. At one time we lived in north-central Austin (around Anderson Lane and Burnet Rd.) and still felt comfortable having storage in south Austin because of the atmosphere at BS&P. Plus there are multiple ways to get there if traffic is heavy in one particular area (for instance, major construction on Manchaca Rd. heading south). BS&P seems to take particular pride in the maintenance and appearance of their grounds. It was never trashy, the lighting is very good after dusk, and the buildings seem to be well maintained. I liked that there appears to be regular pest management, and again, it was always clean. Upon clearing out our units, we did not find any issues at all with small animals, and insects were at a minimum considering it was not climate controlled and we didn't use any additional pest control in the units. I also felt confident about the way the drives are slanted and the doorways a bit elevated that we didn't have to worry about water getting into the units. Our storage was in the older section, so I don't have experience with what's available in the expanded storage area. The staff and management were often quite friendly and were prompt to provide service. There is often an employee patrolling the grounds until close. That made me feel at ease when going by myself to storage after dark. I would have preferred that there be access to the property later than the close time, but I don't know what the industry standard is, and I'm sure they avoid a lot of headaches by setting a restricted access time.
