They're extremely clean, and you'll never have to worry about bugs etc. I moved to another part of L.A. five years ago, and I can say that no other landlord has put so much work into continually improving their units. I'm often on Craigslist looking for rentals, and I'm always happy when I come across their listings. The apartments I previously lived in have been remodeled and look incredible. My husband and I have compared all other rental homes to their properties. As for the negative reviews on here, I just wanted to add that they were nothing but nice to me, even when I wasn't always pleasant. For example, one time our in-unit washer wasn't working, and I contacted them. I was impatient and in a bad mood, and they got someone out to fix it fast. When my cat destroyed flooring in a unit, they were very understanding. They charged me to fix it, but it was a lot less than I expected. I mostly dealt with Brian and Mark, and they were great. If you ever see an opening at their 633 W Sierra Madre Blvd property, I highly recommend jumping on it. The units are so private and charming -- Especially the downstairs units with patios. No one can see into your unit, because the area surrounding the windows is gated in, and it's so peaceful there.

I have sent 2 emails still no response. Furthermore, Cardinal Management did not update a homeowners Name and Last Name for 18 Months, the name on the Owners Registration payment log is incorrect, all mail from Cardinal has been address to the previous owner. This is deeply concerning , not updating the owners name can potentially compromised communications and is a serious breach of responsibilities as a Management Company. I do not recommend this company. The worst Management Company.

We submitted a request through property management regarding an early lease termination and were initially told they were waiting on the owner's response. However, we later learned that the owner was not aware of our request at that time. After we contacted the owner directly, the owner immediately followed up with property management upon learning about the situation. When we followed up again later, the owner informed us that he had already responded to Gemma 2 weeks ago and believed we had been updated. However, there had been zero communication provided to us throughout the entire process. Overall, there was a complete breakdown in communication between property management, the owner, and the tenant, which resulted in unnecessary confusion and delay. A simple timely update would have prevented this entire situation. As of today, we still HAVE NOT received any update.

My husband & I were interested in a rental property. They make it a little difficult to schedule viewings. You have to make an account on a website they use called Showing Hero. You then have to upload your ID and a selfie. If they "match" your pictures, then you're allowed to schedule a viewing. Their system was having issues. My husband kept trying, but the pictures weren't matching. My husband & myself called to ask about it & Dexter suggested having any friend or family member do it to get the showing scheduled. He also explained that several people have been reporting the issue, but they had absolutely no back up plan. So I did it & after several tries, it finally worked. I was home with our kids, so my husband went. He got there for our appt & I had to text a code to a phone number which then tracked my location, but wouldn't provide the code to get in the property because I specifically wasn't at the location. I called Dexter, gave all the necessary proof & they refused to provide the code. I explained my frustration & explained that Dexter never said I personally had to be there. He wanted us to use any friend or family member to make the appt, but not once did he say we would have to pick up the person who did it & bring them over there. I told him that the miscommunication was done on his part, but he refused to do anything about it & then proceeded to hang up on me. If he truly is a manager, it just shows how poorly this company is run. Complete waste of time & horrible customer service. If you do have to work with this company, avoid Dexter at all costs. Highly unprofessional.

Generally, our experience had been positive overall until we moved out. The property was quiet and the few things that broke while we were there were fixed quickly. While we were there, we also fixed a couple minor things ourselves, such as replacing the sink strainers (the ones provided didn't fit well), adding a handle to the garage's side door (so you could close it without pulling your key to close the door), and adding a pull to the yard gate to make it usable. The one thing that was less than perfect while we were there was the gardener, who frequently didn't do about half the gardening work. I ended up buying some hand tools so I could clip the plants along the back walkway to the garage because the gardener did not do this even though it was part of his job. Until I became pregnant and the weather hit over 100 degrees, I would go out and clip the plants so we (and our neighbors) could use the pathway to get to our garages. We didn't report this because we didn't feel it would be worth the hassle and inevitable animosity from the gardener. My husband did ask the gardener to address the pathway once I was no longer able to, and thankfully he started clipping is a week or two later. It should have been done the entire time and without us asking though, since it was part of the common area of the complex. The biggest issue we had, and the reason I decided to write this review, was the poor experience we had around our move out. First off, shortly after we gave notice, we were being pressured to be available to show the unit to prospective people. This was a small unit that was already cramped, and adding boxes being packed made it very hard to move around, so we had to decline. During our pre-move out inspection (before things were fully packed), we went over the space with Frank and were told as long as we cleaned and patched the holes (from hanging photos and such), we would only be charged for a prorated painting and basic cleaning. In the past 10 years I have moved multiple times and have cleaned and patched holes every time, each time getting the full deposit back (minus any standard stuff in the contract like the pro-rated painting). We had requested the final inspection on our last day in the afternoon, but they would not do one unless we agreed to do it first thing in the morning and allow painters in at that time. Our move was difficult, we needed the time for cleaning, and we were coming from 2 hours away, so we needed that final day to complete cleaning and moving the last of our stuff. Because of this they moved our inspection to after we were out of the apartment. I spent two days cleaning and patching, (again, while pregnant), to make sure everything was in order so we could get our deposit back as usual. Imagine our surprise when we are get our deposit back missing $1000, including a charge for "excessive holes in walls." I had literally patched every hole and the charges seemed like they were really trying to get the most they could from the deposit. When we asked about the "excessive holes" charge, we were given a vague answer about the patching "wasn't done right" (which is false) and provided "proof" in a cell phone video too grainy to see any details, with a worker walking around in the dimly lit apartment mumbling in Spanish and filming the walls after he had apparently done this "repatching." It's a shame that our move out experience was so poor and the company chose to abuse the deposit charges this way, because I would have otherwise recommended them. However, after this, I can not recommend them unless you want to be excessively charged at move out.

By far the worst renting experience I have ever had…read more We rented the place and it had an INFESTATION of pests and vermin. I was told by Danny that we would refund everything if only we moved out that month and it was already halfway through the month. Who is going to be able to find a new place that quickly?! I was constantly told by Carolina that they would "follow up with me that day" and I was calling almost every day to find some kind of resolution. After two pest controls visits there were STILL droppings from the vermin and live pests found all over the unit. The dishwasher that was originally in the unit wouldn't work because the vermin had chewed through the power wire! Not only that but i'm my wife is pregnant and I have a toddler and we were constantly displaced due to the things that needed to be addressed in the unit. Not to mention when I moved our fridge out of the unit so we could treat it for pests and the next day they had taken our fridge and stove! GONE! I have never been more neglected, disrespected, and illegally handled. I have been in constant communication with Los Angeles Health and Housing Departments and things are going to get very hard for for them very quickly.

Staff and management are negligent and response to any question you'll most likely receive is "I don't know" Below outlines the most recent episode in the saga with plumbing issues. After several weeks of maintenance visits the issue persists. When we advised the office we were contacting Health Department they asked us to please not to and to allow them to fix the issues. We've allowed weeks to pass for a resolution...none yet. I've contacted the Health Department regarding the ongoing issues with the plumbing in the first bathroom in unit. Maintenance requests show that for the past several weeks we have reported plumbing issues with toilet in bathroom. This began the same week there was a team out here working on the plumbing. The Health Department suggests sending a notification in writing so there is a trace of contact along with the work order receipts for each time we have requested this online or by calling the ER number. When maintenance comes out they unclog the toilet but the issue is reoccurring and is a Health code violation. I am sending this message along with an actual written notice that I'll deliver to the office. We have been tenants for over 5 years not missing a rent payment. The level of neglect for this matter is evident. The Health Department also suggests along with sending this notification that I ask for any communication from Courtyards at Southcoast regarding this issue be in writing. This morning when contacting the leasing office my roommate states she was asked to NOT contact the heath department but rather allow courtyards to handle the situation as if this were the first instance of this. This is a repeated situation. Reason for complaint: For the past several weeks my toilet has either reached the rim of the bowl or has overflowed spilling contaminated water onto my bathroom floors. We do not use wipes or excessive amounts of paper. When maintenance comes out they unclog toilet but as soon as the next flush, water again remains in the bowl laying stagnant. This a Health and safety concern that has been negligected by Courtyards of Southcoast management.

While the initial month was positive when my daughter rented a property under their management, things quickly went downhill. This reached a nadir over the final two months of the lease. A number of charges were posted against the account. While I can appreciate that utilities need to be paid, I don't understand how it is possible that an entire year of charges accumulated on the management's end without any notification to the tenants. It is inconceivable to me that any company with cash flow controls would let this happen. Further, I never understood why some miscellaneous magically appeared on our bill. As an example, we were asked to pay a $100 charge for "stucco." There was no accident. There was no damage. This was suspicious. Another example of this company's bizarre management of funds is that our family received a legal eviction notice AFTER our daughter (and all her roommate) had moved out of the unit. HOW DOES THIS HAPPEN?!?!?! The final straw occurred three weeks after vacating the rental unit. There was a $1300 charge against the deposit for painting. This was after getting the "all clear" from the management during the move out inspection. How is it possible that routine expenses should be charged against our deposit. Watch out for this company and be very, very cautious if you either rent from them or engage them to manage your rental property. If the way they pay attention to their cash flow is any indication to the way that they pay attention to the properties, look out!!!!! I would NEVER ever have anything to do with them in the future.
