A few years ago, I rented an SGV-managed studio apartment in a small building with 6 units at 2001 Linda Rosa Ct, Pasadena for almost four years. In short, I found the management lacked substantial communication and respect for the tenants, renting us overpriced old apartments. Ultimately, the reason I had to move out was the unwillingness and inability of SGV to address a building-wide pest problem that lasted nearly a full year, all while still continuing to raise my rent each year (during COVID!). My time in this apartment started off rather well, dealing with this saintly salesman named Barry, who I believe is no longer employed at SGV. Brian Abernathy was my primary contact in management. To their credit, I appreciated SGV's online portal for enabling a tenant to pay rent electronically, and to be able to submit service requests. And sometimes, these service requests were dealt with in short order, like replacing a broken washing machine within a week or two. However, my negative experiences with SGV outweighed the positive ones. Looking at some of the other negative reviews on this site, I experienced similar patterns to what they describe: extreme construction noise at all hours without warning when we're at home working during a pandemic; painting a neighboring unit and then sealing it up so the paint fumes vent into your own apartment overnight which leads to you being sick and is a health-code violation. When I'd complain about these things to Brian, he'd either not respond or just say "Oops, I didn't know the workers were doing that." or some other such nonsense. Ultimately, I just have no confidence that SGV has its tenants best interests in mind when making decisions, and who wants a management company like that? But the straw that broke the camel's back was this fly infestation that started in the summer of 2020. There were flies all over the place in all the units in the building. It was pretty disgusting. Management brought a handy-man by to dump some anti-bug stuff in our sinks, to no avail. This went on for months. Management continued to raise our rents despite the infestation. Ultimately I left the apartment after a year of this problem, because I just didn't want to deal with this infestation any longer. I cannot recommend working with this company. read more

STAY AWAY!!!!!! Worst experience I've ever had with a property management. If I could give zero stars I would, hands down. Our entire complex was issued three day notices to comply with a demand or move out (within three days!), ours for having a cooler and a bike rack next to our car in the car port. Many residents have lived here for 10+ years and some with kids (now potentially at threat of eviction). They never come to fix issues. And when they do come (finally) they show up randomly and expect to gain entry when they do. They don't help when we report safety concerns regarding theft and forceful entry's by criminals. Absolutely worst experience I've ever had with a management company and wish they had some ethical standards other than getting their paycheck at the end of the month. We didn't want to move but now are likely forced to given we have no idea when we will get another three day notice (and potentially end up homeless) over absolute bs. read more

Response to Brian: You know what's more disrespectful & threatening? A tenant being abusive towards the person they live with. These tenants were screaming, fighting, pounding walls, slamming doors multiple times before I confronted them. You expect me to tolerate domestic abuse ? He didn't learn anything from me calling the police and contacting you guys. Of course I'll get fed up when nothing works and he keeps the environment hostile. He even got worse and kept doing it after the confrontation. I never approached him since because at that point, it was meaningless to bother. And what's more interesting, neighbors claimed that he's been doing this before we moved in. In terms of the camera, I contacted Danny and I have screenshots of all of our conversations. He gave me permission to do it. Someone was leaving our trash on our doorstep and someone threw our door mat to the pool. The actions may not be drastic but the message was loud and clear from the person/s doing it to us. They were aiming at bullying us. That's why I asked to install the camera because I noticed a pattern of strange behaviors. The camera is focused straight to our door( I read the California laws so I can make it right) If it was such an issue then why am I being told now? And what's funny is that the camera has saved me from these two getting comfortable with being toxic towards me. the neighbors feeling uncomfortable? It's been neutral with a good amount that I've spoken to so far. Im guessing the complainers are the two who caused issues towards me. The domestic abuser and the one who tried taking off the camera and started flipping us off. All I was doing is trying to protect myself and my partner from these two. So me compared to the tenant who repeatedly abused their roommate, (he even broke the windows the other day by the way) and the dude who kept spying on me and flipped us off and such- I'm the bad guy because I said a curse word to the abuser? And because I got permission to install the camera to protect myself from the disrespectful pattern of strange behaviors? They started being disrespectful to us first and my reaction was to defend myself and all of this happened within the first month of living there. It's a lot to take in for a new tenant and it dragged for the rest of the year. It's strange that you're trying to make it seem like I started the tensions where in fact the bigger picture is that there's obviously someone who's a domestic abuser that has no respect towards their roommate, no respect to the people and their surroundings. I rented three different units from SGV Management between 2007 and 2014 -- A studio, a 1BR, and a 2BR, all in Sierra Madre. Their units are BEAUTIFUL. They're extremely clean, and you'll never have to worry about bugs etc. I moved to another part of L.A. five years ago, and I can say that no other landlord has put so much work into continually improving their units. I'm often on Craigslist looking for rentals, and I'm always happy when I come across their listings. The apartments I previously lived in have been remodeled and look incredible. My husband and I have compared all other rental homes to their properties. As for the negative reviews on here, I just wanted to add that they were nothing but nice to me, even when I wasn't always pleasant. For example, one time our in-unit washer wasn't working, and I contacted them. I was impatient and in a bad mood, and they got someone out to fix it fast. When my cat destroyed flooring in a unit, they were very understanding. They charged me to fix it, but it was a lot less than I expected. I mostly dealt with Brian and Mark, and they were great. If you ever see an opening at their 633 W Sierra Madre Blvd property, I highly recommend jumping on it. The units are so private and charming -- Especially the downstairs units with patios. No one can see into your unit, because the area surrounding the windows is gated in, and it's so peaceful there. read more

Truly I am shocked at these positive reviews! This company is the WORST. Not only did I have trouble from the very first moment I moved in, I continue to do so. I wanted to really enjoy the place I moved into that was managed by SGV, however, the paper thin floors and noise complaints started immedeately. SO quickly, in fact, I was still living at my old apartment and had already had 4 noise complaints on me. Truly insane. I literally had not even spent a night in the new place, to my surprise, I had a notice after 2 weeks that I was asked to leave. After calling and explaining my complete shock, I was told that I should have checked my emails and that the company management personnel did not know anyone under the age of 50, whom did not check his or her email every day. Yes, they have an online portal system to pay your rent and will fix things eventually when they go awry. However, if you have an issue I suggest you complain, complain, complain, and be the first one to do so. Maybe because I try not to be a bother, I suffered the consequences of these terrible people. I was treated beyond rudely, consistently. LITERALLY LIKE A CRIMINAL FOR WALKING IN MY OWN APARTMENT. Furthermore, they charged me for everything under the sun, including touch up paint, even though I painted the cabinets, under the sinks, walls (same color- asked maintenance man for the exact color of the walls) IT took me forever, to clean every nook and cranny and re-paint all the walls and everything else. They charged me for the moving truck in the lawn too. First of all, I repainted the walls, but literally that is normal wear and tear on any property rental. If there was a mark it would have been small. These people are scammers without a heart or decent bone in their bodies. I wouldnt rent again form SGV if they paid me to live there. Headache after headache after headache. SO unbelievable rude and they will treat you ilke a criminal if anyone complains about you first. I am quiet, I have never had complaints like the one from SGV, constant emails, talking behind my back and coresponding creating drama with the lady living under me. I wish I could send a picture of the text she wrote me, stating that she was upset that, "I vacuum too much, my cats running back and forth are too noisy, and I have a squeaky floor board. Truly insane. I was asked to not renew my lease (best thing to happen to me) but at the time I was sincerely upset. I am a nurse and pay on time and never meant to do anything to upset anyone. I rented an apartment in 2009 in North Pasadena and aside from being on a very busy street, it was by far the best renting experience to date. Soan from the property management company was very responsive when there was anything that I needed. The apartment was beautiful, clean, modern and with all new appliances. There was one ocassion when the refrigerator stopped working and some of my groceries went bad so they sent me a gift card with an apology card for the inconvenience and so I can replace any lost items without me even having to mention anything. I deeply regret having moved out but I needed to be closer to my son's school. read more

It's not uncommon to run across unprofessional real estate or property management personnel when looking for apartments. There's the good, bad and the ugly, but when it comes to bottom of the barrel, deceptive scum, Mark takes the cake. Back in March, I expressed my interest in an apartment for my senior disabled mom. Applied for it with co-signers, went there to check it out. It was one of those lockbox viewings, so I never actually saw him. We communicated in texts. He said the apartment is ours and they will run our applications. Then he said he needs another co-signer so I had my brother co-sign that night. Next day, he said "apartment gone". Alright. So, he told me to stay tuned for other apartments if I'm interested and that he'll carry my application towards one I'm interested in. Showed me a studio in El Molino, and said it will be available in mid to late May. I said "that's the one. I'm not going to spend more time searching." I asked to make us priority, since we are already pre-applied and he said sure. Always assured me through April, once probed, that I don't have to worry. Meanwhile, I had my mom living in Airbnbs and then moved to Ramada Inn, while I was getting hit with bills. I had no reason, I thought, to doubt this guy with all the assurances. So on May 10th, I receive a text with a link to an apartment posting, and it caught me by surprise. I replied that I want the apartment ASAP, and Mark suddenly goes mute. No follow ups next day. So I go on the site, and schedule ASAP. When I'm there, I'm disappointed to see a couple there at the same time. They leave and another woman comes in. They happen to all be asian and I mention this because it warrants an investigation into whether they are giving preferences, but I'll settle for lack of conclusion on this. As soon as I see this, I send texts and make several calls. Another guy answers and tells me Mark is the one responsible and he can't make arrangements with me to get the apartment. Transfers me to Mark, and Mark is unresponsive, so I leave him a message. No callback. I call again and leave another message. He finally calls. The conversation went along these lines. "Hello. Yes how can I help you?" "We've been texting all along Mark, since March. I'm the guy who's been waiting for the apartment on El Molino. I want it. My mom has been in hotels" "Sorry I don't recall. You know when you text it scatters to several people and it gets lost in communication. The apartment is being given to another woman who came in before. She is supposed to sign for the lease tomorrow morning" "Are you serious Mark? I've been paying hefty bills, having my mom wait, while I took you guys for your word. You said I'm first in line for the apartment, then you post it for public and don't respond" "You know, sorry, I'm very busy. I'll call you back later" "Ok, so does that mean, you'll work on it and make exceptions, since I was kinda screwed on this?" "I'll call you back" Well Mark doesn't call back. I call several times later to leave messages saying that I need to know what's being done. I needed to know whether I should resume my search and settle for the reality that I got screwed by a scumbag. Finally, I talk to another guy, relaying messages, and he says "Mark will call you later today". Mark never calls, adding "spineless" to his repertoire. No apologies. No elaborations. He just thought it's ok that he misled me, causing me financial loss and frustration over being blindsided. In a twist of good luck, I was able to get an apartment a few days later on Washington & Hill. Much shorter distance from me, cheaper by $150 and a 1 bedroom instead of a studio. But I'm not ready to thank SGV just yet :) read more

I write to say I had an astonishing experience with SGV management. I found my apartment by serendipity. I was just wandering around on line looking for rentals in Pasadena when I found what turned out to be a lovely, clean one bedroom one bath near old town. Some months into my rental I discovered that the slate floor in the kitchen was impossible to clean... no matter how well I scrubbed, my white socks were still grey after walking in the kitchen. SGV recommended I call Nico Floor Cleaning to see if they might offer a remedy. Nico himself had a look at the floor and explained that it not been sealed which resulted in a sand like substance weeping up from the porous (beautiful) slate. He said the floor must be cleaned and sealed to properly remedy the problem and that it would cost $450 to complete the job. I told SGV Nico's diagnosis. The company said of course it would pay for the work and to schedule a work date as soon as I it suited me. There were no questions about how or why the floor became a problem. Just boom and the problem was fixed. It seems to me this is a rare response for a property management company. read more

This review/score solely reflects my recent experience with management & maintenance at SGV Management. Overall, I had a positive and extremely efficient apartment viewing/application/lease and move in experience with Mark and Barry, maintenance has been quick to conduct any repairs, and my apartment has been great. After weeks of non-stop noise/renovations to TWO apartments next to mine that occurred between the hours of 6am and 7pm, I was prompted to reach out to management because I became aware of yet another resident in our small complex who was moving out which means several more weeks of renovations/noise. I am living and working from home during a pandemic so this has impacted both my sleep and ability to work. Soon after my initial email to management, I came home from a day out to a newly painted stairwell/hallway in which the fumes had entered my apartment and it reeked of paint. No notification was given to me ahead of time or I would've made sure my windows were open and definitely planned to sleep elsewhere that evening. With no place to go, I had to open every window in the apartment in 55 degree evening weather and hope I didn't develop headaches/dizziness/skin irritation from the toxic fumes. In reading the other reviews, it sounds like it's common practice for SGV to proceed with noisy renovations with no communication to residents. Linkha was apologetic/sympathetic in her response to my email and did take measures to ensure work would not happen before 7am (which is good because work before 7am is a code violation) and said I would be given updates for future apartment turnovers. However, when speaking with her supervisor and I guess the owner, Brian, he was very short with me on the phone/not empathetic at all and would not consider my request for a one-time rent reduction due to the inconvenience and code violations. Brian's response to my concerns about the lack of communication about work happening was simply that it's not required by law for them to disclose. It's unfortunate when a business simply chooses not do something relatively easy because the law doesn't require it rather than doing what's right and in the best interest of your residents. My last property manager left written notice on our doors about any work being done that would potentially inconvenience/negatively impact residents at least 24 hours prior. Even a quick text would've been sufficient and helpful. Simple measures like this go such a long way for resident safety/comfort. Also, after reading the other reviews, I can confirm there are residential informants who share information with management about ongoings within the complex (this was told to me when I moved in by Barry who it seems is no longer employed with SGV). Unfortunately one such informant decided to racially profile one of my friends as he was entering the complex because "he looked suspicious". She apologized when asked about this discriminatory behavior but it's truly unfortunate when a resident feels empowered to take measures like this. I'm a current resident under lease so hope I don't face retaliation for sharing my experience and feedback and truly hope there is an effort to do better by residents in my situation in the future as all that was needed was simple communication. Also, I encourage anyone experiencing code violations to submit an issue/call the Pasadena Citizens Service Center. Update 6/1/21- thanks for the response Brian. The other residents and I can confirm that work did occur between 6am and 7am on some days and this was not simply painting and changing light bulbs, these are full on renovations which includes banging, hammering, shouting from the workers. Definitely not something you'd want to hear for weeks at a time outside your bedroom/office which is why it's helpful to get an update or heads up from management. It helps to show some empathy for CURRENT residents having to go through this not once, not twice, but 3 times in a row/simultaneously. read more

I haven't had a ton of experience dealing with Property Management companies, but SGV Management literally made it such a painless and easy process. When you call and need help they are very friendly and they care, they actually get the work done and follow up with you. When you submit a maintenance request (online thank god) you get a call the next day for someone to come and fix the issue. When it came to getting the Deposit check back, they had it done within the time frame given and did not deduct things they did not need to. Honestly would be happy to deal with SGV again next time I am looking to move in that area. Thank you! read more

I have never had such a phenomenal experience with a landlord as I had with SGVM. This company is organized, prompt, and compassionate. Living at an SGVM complex felt like being part of a family, thanks in no small part to Barry Allen, the property manager. I called Barry on a Friday afternoon - I was moving to the neighborhood and needed a place ASAP. On Monday, I was touring apartments with him. He helped me choose a unit that took all my criteria into consideration and was close to my work. Choosing from several properties saved me an incredible amount of time and hassle. By Friday, I was moving in. Soan, another person st SGVM, actually came to the property to measure it and make sure my moving pod would fit, so I wouldn't have to pay several hundred dollars to park it on the street (city laws). They really go above and beyond. I was able to sign the lease and complete all the paperwork remotely via the (remarkably well-designed) online portal, which saved me a ton of time. Barry has always been unfailingly warm and welcoming. He sends out a wonderful newsletter several times a year with news about the area, interesting observations, etc. When I moved in, he told me he viewed residents like family and wanted them all to have safe, clean places to live. What a kind sentiment. On Thanksgiving, I had a minor issue and called Barry. He wasn't annoyed in the least and actually chatted a bit, making sure I had family to visit over the holiday. The apartment itself was clean, airy, and recently renovated. The sole maintenance request I filed was answered within a day. I would have stayed with SGVM if work hadn't taken me elsewhere. It was actually sad to leave! If you're looking for a great apartment in the SGV, I highly recommend that you reach out to SGV - you won't be disappointed. read more

My experience has been almost identical to Lyndsey C. Seems like the Abernathys like to strategically plant anal-retentive neighbors in every building so they can find petty excuses to churn out residents raise rents. In the year I lived there, they didn't renew a single lease that came up for any of my neighbors. These guys are a couple of spoiled rich kids who inherited daddy's wealth and now have nothing better to do but run around town acting like a couple of arrogant snobs, harassing their tenants over the most mind-boggling petty issues. Unless you plan on staying in your next apartment for no longer than one year, and you don't mind getting stalked by a miserable prick for not parking your car exactly parallel to the lines or walking, yes WALKING, on the lawn, then give these douchebags a pass. They don't need your money and you don't need their grief. In the meantime, take comfort in knowing that the Abernathys are walking proof that all the money in the world can buy neither happiness nor self-worth. read more

I figured it was time to update my review as I last posted almost 2 years ago. SGV Management has continued to be an excellent property management firm + landlord. My husband and I are still living in one of their apartment complexes since almost 2 years ago. They've been so thorough and reliable when it comes to maintenance and housing requests, always listen mindfully to our needs, and have made our apartment complex and unit a pleasant place to live. I also give special props to their maintenance man, Frank, for responding promptly to our needs as well. I'm still amazed at the affordable rent rate that we have been given for our place, and often tell my husband how thankful I am to live in such a nice apartment at such a good price. If you have the opportunity to rent from SGV Management, take it! read more

Class Act from start to finish! I've had very good rental experiences but my experience with SGV was exceptionally awesome. I rented for 1 year at 46 E Highland Ave in Sierra Madre. The unit was brand new when I moved in. Everything was very well done. I really loved the convenience of being able to pay my rent online and submit my maintenance requests online. I worked with Mark and he always returned my emails promptly if I ever had any questions...which I tried my best to keep to a minimum. :) I hated having to leave but it was my fault. I kinda bit off more than I could chew and ended up a little over my head on the rent but that had nothing to do with SGV and everything to do with my poor decision making. I really want to buy a house but if I ever have to rent again, I will definitely try my best to find another unit with SGV. ps I am a real human. read more

SGV Management is truly top of the line when it comes to management companies in the greater Los Angeles area. This is the third apartment I've rented from them- the first being in Long Beach, second in Pasadena, and third in the San Gabriel Valley. They care about their properties AND their tenants. All units are renovated and clean. Maintenance requests are completed with efficiency and in a timely manner. Most of my interactions are with Soan and Brian, who are professional, courteous, and helpful. Most recently, I locked myself out of my apartment right as their office was closing for the day. Soan waited for me outside and provided me with a replacement key with a smile on his face. He also apologized for MY inconvenience, even though it was 100% my fault! Brian has also always made himself available for me whenever I have any questions or inquiries. When our water heater began leaking at 10:00pm, I called the emergency hotline frantically, and Brian answered with empathy and handled the situation with ease. If you're looking to rent, and want a company who cares about your needs, this is definitely the place to rent from! *Also, when looking at the negative reviews, I see a post from someone named Lyndsey. I lived at the same building as Lyndsey and I only know this because of the comments she made about getting charged for her moving truck being on the grass. This grass was used by many tenants for picnics and exercise. Her moving truck was too heavy and got stuck. As it tried to pull off the grass, the spinning wheels dug deeper and deeper into it, causing there to be deep, muddy holes - making the grass unusable for all tenants. read more

I was a tenant at an SGV property for a little more than two years (lived at A+J Apartments on South Sierra Madre in Pasadena). On the whole, it was a very positive renting experience. The people at SGV are great to deal with. I dealt with Soan a lot, and Barry became more involved as my lease was coming to an end. I wound up moving solely because my job changed locations from Arcadia to West LA, and the commute just got to be too much. It had nothing to do with the people or the property! My only concerns about my experience came from the after-hours maintenance crew and a shift in an internet policy on my property. The after-hours crew isn't stellar (they don't have keys if you get locked out, for instance), and they significantly changed the internet at my place following a copyright complaint from Charter (the firewall they set up stopped many third-party devices, like my PS3, from connecting to the internet). Still, those issues were minor (even though that's the reason I gave four stars, not five). I wouldn't hesitate to recommend SGV Management to anyone moving to Southern California. They know what they're doing, and they treat their tenants right. read more

I haven't dealt with a lot of property management businesses, but SGV Management did an excellent job for the year and a half I rented from them. I always had pleasant interactions with Soan and Barry, and they were always swift to address the few issues I had that needed fixing. They even went out of their way as I moved in, and furnished the apartment with a brand new fridge, rather than just replacing a broken shelf in the old one. Moving to the US from abroad, they were the first company willing to work with me, having zero credit history at the time, which was really helpful. In addition I highly appreciated that they have set up an online system both for paying rent, as well as submitting maintenance requests. That way automated payment of rent can be set up, and you don't have to worry about mailing checks and such. Particularly handy if you happen to travel a lot. They were also always quick to get back to me when a maintenance request had been submitted, usually within a day. When it came to getting my security deposit check, and learned that I was moving abroad, they were extremely swift about it and had it ready less than a week after I moved out, rather than the 21 days they are entitled to take. And nothing un-needed was deducted. Much appreciated. Would definitely rent from them again! read more

We rented from SGV just under three years ago. The place we rented was very clean, in good repair, with modern double pane windows and AC but SGV left the classic cabinets and tile countertops, letting the apartment retain some vintage flair. Always nice to have a place where someone didn't "improve" the kitchen with tacky veneer cabinets and formica. The rent was very reasonable, as was the deposit. The landscaping was terrific and always well maintained. The entire time we lived there we never had to wait more than 1-2 days to get anything repaired (we never had any emergency repairs needed). The staff was always polite, professional, and they came when they said they would not hours later or earlier. We had to move for family reasons, or we'd have loved to keep renting from them for years to come. We lived there for a few months less than three years, which is usually the limit for charges for paint/blinds, but they didn't nickel and dime us on the deposit. There were absolutely NO attempts to charge us any bogus re-keying fees or inspections fees or anything like that. In fact, all they charged us for was steam cleaning the carpets which was perfectly fair after three years of us walking on them and our pets shedding (even a good vacuum doesn't get everything). If I was ever looking in the northern San Gabriel Valley again, they'd be first on my list. I worked for years doing maintenance for a property management firm when I was young, I know the industry, and these guys just don't pull any of the shady tricks I've seen other property management firms pull. The only thing I can complain about at all is that the washer and dryer always seemed to get "kinda fixed" when they needed replacing - but that's not worth a whole star in my book. And in fairness, they always did come out promptly when they broke. It's just that at least one broke at least once a month, due to age. read more

Let me tell you something, this is the best management company I have ever worked with. They are fair with their rules, their requirements, and their expectations. And they are more than willing to work with you on whatever you need. When my boyfriend and I moved in to an older building of theirs, we had a decent list of things that needed to get fixed. They responded to every single one of our requests. You can't expect perfection but everything did eventually get fixed. But above all, we needed to get out of our year long lease after four months because we had to move across the country for my boyfriend's job. They were very fair about what we needed to do and we found someone to replace us within a week. Brian Abernathy, who I believe manages all Long Beach apartments, has gone above and beyond for us. We probably called him a hundred times during the week that we were trying to find someone to replace us and he was never frustrated or rude to us. He always got back to us as soon as possible and I honestly don't know how he manages to do it all. Really a great guy. From my experience, this company genuinely has your best interest in mind. Just because a company can't bend and break all of their policies for you doesn't mean that there isn't anything that can be done. They've been very fair and VERY nice to work with. SGV Management is a totally rip-off and waste of $50.00 for application fees. We applied on line and never heard back from them after completing the showing. We sent an email, text, and called and finally reached them for them to tell us they decided to go with a more qualified tenant but the reasons provided were not sufficient. One issue they expressed was they could not get in contact with our current landlord but never reached out to notify me as I could have provided an alternative number. Then they stated there was an issue with verification of second applicant when the secondary applicant is not even paying the rent but is over the age of 18. Racism/Discrimination is alive and well in some areas like Arcadia, CA as it is a crime to be African American. Thank you for SGV Management for wasting our time and money. It is a shame when a primary person applying on lease has ample income and a credit score over 700 but yet because of his skin color is denied rental properties. Never again will I ever apply with SGV, I am okay with rejection but not okay with BS excuses. Life is not fair but why make everyone pay an application fee when running credit is free!!! read more

We applied the apartment on the Thursday night, and got approved on the next day! SGV offered very professional services, and the transaction was really fast and smoothly. After paying the deposit and the first month rent, we received the key immediately on the Sunday. The property manager was extremely helpful and and friendly too. This is a PREDATORY property management company! Anything negative you've ever heard about property management, this company has likely engaged in. These people bought the home I was renting and gave me a 60-day notice increasing my rent by $550! Then, they tried to penalize me for not giving them a 30-day notice to vacate - something that was impossible to do under the time constraints I had. One of their employees told me I did not have to submit a 30-day notice; therefore, I did not and then they assessed me a $75 "late fee" for not paying the rent on August 1st, even though I was moving out that week. The invoice they sent me with the $595 ding on my security deposit had absolutely no clarity as to what I was being charged for (That is ILLEGAL!) and I had to call them in order to get any details. I wrote them a letter, at their request, outlining my issues and of course they ignored it and kept my money. read more

Ever single problem that occurred was addressed promptly and swiftly and he even was able to help us out of our lease to go back to Ohio. Please RECONSIDER before signing a rental agreement with SGV management! I was a happy tenant for 3 years before SGV management took over. As soon as they took over, not only they raised my daughters rent who was living next to my unit from $850.00 to $1450.00. They started remodeling the outside with heavy construction noise everyday, early morning without previous notification. It was pure musical Hell! I myself was still on a lease for 8 more months. I happen to call their office after the shocking letter of my daughters rental raise just to know how much of a raise I was gonna get after my lease would end, I was told my lease will Not be renewed, without any explanation. My daughter had to move out right away, I myself found a place to move out as well. However, after taking a good care of the unit by placing rugs everywhere to keep the carpet clean, I was charged not only for carpet cleaning when I moved out, but for painting and plumbing issue that was on their part that required attention. There were no stains nor marks on the walls that they charged me on painting or touch ups. But here's the interesting part, when my unit was inspected by Steve from SGV before my move, he said everything looks good, no mention of carpet cleaning nor painting charges. It looks like none sense charges are part of SGV management practices. I'm SO Happy I don't have to deal with SGV predatory management system. read more

Im pretty sure that SGV management discriminated against myself and my husband. My husband initially called to schedule a tour to view a property and spoke with Seth who was initially very helpful. However, on the day of our tour I called to inform the management team that we were on our way and we spoke with Mark (who was very rude on the phone) perhaps because it was at this point that I informed them that we have a service animal. From there on the entire staff was very rude to us discouraged us from applying and even tried to remove the application off online so we could not apply. I qualified for the apartment both with my credit score as well as income alone, my husband did not for his credit score but did have a awesome cosigner yet we still were denied and they told us this is because they do not accept cosigners in account of credit. They told us cosigners are only for "college students." I am currently in the process of filing a form complaint against SGV Management. read more

SGV handled business in a professional manner except when I was forced to move out because I could no longer sleep in my apartment. The manager allowed a new tenant to move in above my unit who is up throughout the night. There are wood floors and loud, creaking floor boards. I was sleep deprived and could not function at work. Brian kept all of my deposit, charging me $350 for "breaking my lease," even though I had been there over 20 months and had no intention of moving at that time. He also charged me broken window which I did not break and cleaning fees. The place was spotless and now I have to go to small claims to try and get my deposit back! I paid my rent on the first of every month and feel I was advantage of under the circumstances. This is the first review I have ever written. SGV Management gave an exceptional rental experience. While my housing plans changed, they would be my first contact if needed in the future. SGV Management could not have been more responsive. I had made an online inquiry late Christmas afternoon, received a response the same evening, and had a scheduled showing for the next day. Barry is very considerate and knowledgeable, took the time to get to know me, and let me know about and showed me an additional, more attractive listing. Also, as a previous reviewer stated, he/SGV Management focuses on creating a community, and prioritizes helping people and nurturing a neighborhood environment. Part of me feels the twinge of missing out. Brian, another associate, was similarly responsive, efficient with processing my application, communicating with the owner, and showed the same consideration and regard for my needs as Barry. I was very impressed with SGV Management's professionalism and at the same time how they go above and beyond to not only show but to promote a genuine human side. read more

I think this company is unfair that you need to have a 650 or higher credit score to even try to rent. Not everyone has that now a days. People struggle to survive from past mistakes and if they have the income and no evictions then i don't see why you can't take the time to work something out. The gentleman wants to say that the owner of the property doesn't want anyone with a score lower then 650 but when I asked was it for all properties or only this one. His response was all properties.! So yes I think this company is Ridiculous! read more
