Communication was consistently poor--multiple emails and phone calls went unanswered, and meaningful responses were rare. After move-out, funds were deducted from our security deposit without clear justification. We repeatedly requested itemized documentation and physical evidence to support the charges, which tenants are generally entitled to receive under standard tenant-landlord practices. Despite multiple requests, this information was never provided. We were charged for items and installations that were not present at the start of our tenancy, and the deductions appeared to exceed what would typically be considered normal wear and tear. Based on what we observed, the charges seemed more consistent with property improvements or upgrades rather than tenant-caused damage. We offered photographic evidence of the unit's condition, but it was disregarded. What was most troubling was the complete lack of transparency and good-faith communication throughout this process. I interacted with two individuals named Cindy and another named Hope, and despite repeated attempts, no one took responsibility for addressing these concerns or providing proper documentation. Given our experience, tenants should proceed with extreme caution. Security deposits are meant to be handled according to clear standards and accountability, and that was not our experience here. I am in the process of reporting this matter to the appropriate consumer and housing authorities for review. I was told by Danny that we would refund everything if only we moved out that month and it was already halfway through the month. Who is going to be able to find a new place that quickly?! I was constantly told by Carolina that they would "follow up with me that day" and I was calling almost every day to find some kind of resolution. After two pest controls visits there were STILL droppings from the vermin and live pests found all over the unit. The dishwasher that was originally in the unit wouldn't work because the vermin had chewed through the power wire! Not only that but i'm my wife is pregnant and I have a toddler and we were constantly displaced due to the things that needed to be addressed in the unit. Not to mention when I moved our fridge out of the unit so we could treat it for pests and the next day they had taken our fridge and stove! GONE! I have never been more neglected, disrespected, and illegally handled. I have been in constant communication with Los Angeles Health and Housing Departments and things are going to get very hard for for them very quickly.

Staff and management are negligent and response to any question you'll most likely receive is "I don't know" Below outlines the most recent episode in the saga with plumbing issues. After several weeks of maintenance visits the issue persists. When we advised the office we were contacting Health Department they asked us to please not to and to allow them to fix the issues. We've allowed weeks to pass for a resolution...none yet. I've contacted the Health Department regarding the ongoing issues with the plumbing in the first bathroom in unit. Maintenance requests show that for the past several weeks we have reported plumbing issues with toilet in bathroom. This began the same week there was a team out here working on the plumbing. The Health Department suggests sending a notification in writing so there is a trace of contact along with the work order receipts for each time we have requested this online or by calling the ER number. When maintenance comes out they unclog the toilet but the issue is reoccurring and is a Health code violation. I am sending this message along with an actual written notice that I'll deliver to the office. We have been tenants for over 5 years not missing a rent payment. The level of neglect for this matter is evident. The Health Department also suggests along with sending this notification that I ask for any communication from Courtyards at Southcoast regarding this issue be in writing. This morning when contacting the leasing office my roommate states she was asked to NOT contact the heath department but rather allow courtyards to handle the situation as if this were the first instance of this. This is a repeated situation. Reason for complaint: For the past several weeks my toilet has either reached the rim of the bowl or has overflowed spilling contaminated water onto my bathroom floors. We do not use wipes or excessive amounts of paper. When maintenance comes out they unclog toilet but as soon as the next flush, water again remains in the bowl laying stagnant. This a Health and safety concern that has been negligected by Courtyards of Southcoast management.

She recommended adding a stair railing, installing a pool fence, and removing a tree that could eventually cause root damage. I appreciated that she was thinking beyond simply listing the property. Where things changed was once we started discussing fees. Her leasing fee was 50% of the first month's rent. Since I treat my rental as a business, I asked whether there was any flexibility. She explained that the fee was non-negotiable because of the amount of work involved, which is a perfectly reasonable position to take. I later followed up by email, letting her know she was still my first choice, and proposed an alternative fee structure that would tie part of the leasing fee to the rent she was able to achieve. I thought it aligned our incentives while recognizing the value of her work. I never received a response to that proposal. After following up by text a few days later, I got a brief reply saying it "wouldn't work for her." I then asked a few additional questions about how she handles maintenance, and I never heard back. I completely respect that she has a pricing structure she doesn't want to negotiate. My disappointment wasn't that she declined my proposal. Furthermore, Cardinal Management did not update a homeowners Name and Last Name for 18 Months, the name on the Owners Registration payment log is incorrect, all mail from Cardinal has been address to the previous owner. This is deeply concerning , not updating the owners name can potentially compromised communications and is a serious breach of responsibilities as a Management Company. Even with all of the issues the transition was very smooth. Once Accurate was onboard, they really helped us solve our issues in a short amount of time.
