Baldwin Property Management took over managing our condo complex about a year ago. Our previous HOA had a history of ignoring requests and communication - our place was a mess - so I'm sure many of us were understandably cautious when Baldwin Property Management stepped in, especially after seeing their Yelp Reviews. However, they've exceeded all my expectations. It's refreshing to finally have an HOA that communicates clearly, responds promptly, and keeps us updated on what's going on. Just to list a few things they've done since taking over: hired new landscapers and cleaners, cleaned a stairwell that hasn't been touched in literally a decade, brought out community gym to the cleanest state in years, fixed our garage doors, put water back into our fountains, turned on the gas to our BBQ grills, and installed security cameras near our mailbox. These sound like basic things but these are the things HOAs should do and from experience and from what I've heard, things that a lot of HOAs neglect. Unprofessional management. Had trouble with the building fire alarm system but their manager sent us bills without investigation. They even didn't know which unit was us but kept saying we need to pay for the trouble. The fire panel clearly showed that the trouble was caused by another unit but the build manager mocked us "It's amazing you agreed to pay but you want to walk away now" The building manager never showed up in the building to find out what was the problems at all but they wanted us to pay everything. They didn't do their job! read more

My condo is managed by Baldwin mgmt. There is a pot hole that is a hazard to the seniors here. It has been reported to the CEO who doesn't seem to care. Our unit #5 needs a new spigot to wash down the front pavement to avoid the slip/fall from rotten figs. No response from them. Wait till this management company gets fired or sued for injury. I will not recommend this outfit, to YELP audience, especially to seniors. read more

This company unfortunately manages the complex of our house. We reported a roof leak months ago with multiple follow ups and never received any reply or even acknowledgement. It has been raining and hailing very heavily lately which is severely affecting the house, specifically the bedroom. I spoke with our neighbors who have issues of their own, and NONE of them can reach the company either. Additionally the garden maintenance workers say they have NOT been paid in FOUR MONTHS. This is unbelievable and appalling. To top this off, the management fee increased and continues to increase. I am not stingy but I will not pay for services I do not receive. We will look into taking legal action with the rest of our neighbors. read more

Baldwin / Christie S is property manager for my condo complex' HOA. Christie S. lied to Pasadena Courthouse personnel during the morning hearings session on 3/6/24. She repeatedly stated to mediators and Dept A courtroom clerks that nobody there (explicitly including herself) was authorized to represent the HOA of which I am a member. Despite that, she then had the audacity to represent the same HOA in the same courtroom at the afternoon court session on 3/6/24. For the record, at least 1 of 3 board members on that HOA at the time, never saw any indication of any votes authorizing or pulling any authorization between that morning and afternoon. More alarming, the phone receptionist at Baldwin has represented that Christie S is owner and "the boss" at that company - can't help but wonder if anyone there can be trusted now. read more

As much as I would like to work with this company, the way they choose to deal with management and communications continues to disappoint. In particular, the "certified manager" they assigned to my HOA was horrendous at best - who repeatedly misreport messages and refused to admit errors. On top of that, the amount of fee they charge does not nearly justify the amount of service they provide, which is virtually none. read more

They charge money from tenants without reasonable cause. My roommates and I parked in the guest parking during the day time for short period for loading, without warning, they charge us 570$ for violation(violate WHAT?!). While there are no clear statement in the contract indicates tannest cant park there during daytime, it only says no more 2 times parking per month on an overnight bases. Think about it. read more

This company is the prime example of the word incompetence. Absolutely useless. They provide minimal service, with no follow through. I've had bad neighbors for months and theres been no communication so what does Baldwin do as the noise continues? Nothing. I honestly may call the better business beau with my issue with them. I am ending my business with Baldwin in July. My experience is that you throw away your money to have them manage your property. They do absolutely NOTHING. Every time my tenant had a need to have something taken care of, garbage disposal, dishwasher, or closet rod the tenant said they tried to reach someone at Baldwin and never heard back. So, I was the one getting the call to get someone out to make the repair. When you email them, I end up emailing a group of three people and they still do not get back to me and the one time I did get a reply it was a week later. Terrible management Co. I have a tenant leaving this month and we still have not scheduled a walk-thru date. Tenant said he has tried reaching them by phone because he had questions, I have emailed them going back to May to set up the walk-thru and still nothing. I will not recommend you to them they do not know their job and they certainly need training on returning calls and emails. Such a disappointment you do not get what you pay dearly for. read more

This is probably the best Management company you could have. These types of management companies are restricted to their responses by the association bylaws. I find this to be, at times, difficult for homeowners to understand. I have found that Baldwin does everything they can do to make life easier. Christi is the professional we rely on and does an outstanding job for our Association. We all makes things easier or harder depending on whom we deal with and Christi is the ultimate professional and relationships with reason make things easier when dealing with the rules from the HOA charter. If you have problems, look at your HOA for the limits given. read more

My homeowner's association employs Baldwin Property Management and we have Christi Shaefler. She couldn't be more useless. They just take our money and barely maintain the building at all. They provide the most minimal service and don't even attend all of the HOA meetings (which are bi-monthly). If I ever want anything to get done I have to personally attend the HOA meetings to raise the issue myself. There is a lot of resistance and intentional withholding of information. Our building was broken into multiple times before they were able to add additional security. They take a really long time to provide basic research and referrals. If it were solely up to me, I would fire this company in a heartbeat! read more

This is the worst property management company I have ever had the displeasure of working with. They don't return calls and they don't respond to emails. They are completely useless. I made several attempts since May 2019 to address a problem that was unsightly and violated the HOA rules. Giving they one star was generous on my part. Baldwin Property Management has the poorest communication practices and the worst customer service. I wonder just what they do with my HOA dues? The money certainly doesn't appear to go toward taking care of their HOA obligations and assisting its members. Think about it before contracting with for property management. Beware!! read more

The worst when it comes to customer service. My complex has the unfortunate luck of being "managed" by this company. Avoid these people and company if you can. I really question the validity of the posts of people who give this company 5 stars. This company is anything but. My personal experience repeatedly with them have been sub par. Examples below: - When I contacted Amy in regards to getting the key to the utility box, she told me she'll leave it with the front desk at a certain time. When I arrived at the given time, no one was at the front desk, I then walked around the entire office on my own and eventually found her. When I told her who I was and why I'm there, her first words to me were "oh i forgot about you." No hello or any greeting of any kind. - Another issue as other reviewers have posted is the parking situation. At some point my complex decided that "permits" were required to park in the guest parking stalls. Since when were documents made out of Microsoft Word and saved in PDF form qualified to be called permits? When I first heard "permits" were needed I asked Amy what would happen if I had guests staying over last minute on Fridays, holidays, or the weekends. Her response to me was to just email her the guest parking request so that they have a record of it and if anything where to arise from it, there would be email evidence to prove I tried reaching out to get a permit. Long story short few months down the line, this exact situation occurred where a friend was staying over for 2 nights, I sent a request for guest parking friday early evening, my guest parked in the guest parking for 2 nights and was issued a parking ticket on the second night. I contacted Amy, Carolyn, and Jerry at Baldwin and the only response back is they can't do anything to fix the ticket. When I questioned further about how they could give out permits but not fix any ticket issued (specially when I followed directions given to me) I got no response from anyone. - I had also asked Amy and Carolyn to give me the names of those people in my complex who are on the HOA board. The most ridiculous response of them all is they can't give them to me due to security reasons. I replied back asking how it makes sense that they can't give me the names of the people who are on my HOA board. No Response. read more

Do not hire Baldwin as your property manager. The way they conduct themselves seems to indicate all they care about is taking advantage of the owner. They cost me a great tenant. Their communication is atrocious. They don't pick up the phone and do not respond to emails from either the owner or the tenants. They purposefully break up repair expenses to be under the contract $250 notification cap so that they don't have to tell you the owner what they are fixing at the property. They also do this so that they can charge their 10% management fee on repairs/maintenance without you knowing. Then they don't respond to emails asking why. They ignore calls from the tenants with regards to fixes, to the point where the tenants had to reach out to myself the owner directly. I had a great tenant that wanted to sign a 2 year lease. Baldwin had them sign a contract for a 1 year even after I told them to change the contract to a 2 year. They ignored multiple requests from myself the owner to renew the lease with the tenants. Because of their poor service the tenants understandably decided to go elsewhere,. This is not a company that has your best interests as an owner in mind. read more

Horrible association rules. When owning a home somewhere regardless of the community it's placed, you want to feel like you're at home and you can't even do that here. The association rules are out of control, and getting the most ridiculous complaints of them trying to control how you should be living in your own home is not normal especially when you aren't a bother to anyone or invading anyone's privacy. This company has been managing where i live, south mayflower, for number of years. And today i have had it with the favoritism they are applying on homeowners vs board members. The direct person who attends to our issues is Mrs LeeAnne P. She enforces with all her powers the rules on me a homehowner of 19 years, while she gets to allow board members to advise her and approve what suits them. I have been treated unfairly and been discriminated and i have solid proof of that. Today i decided to take a step and protect my rights as a homeowner, protect my family and thier safety. My fence has had termites and broken, this has been on the agenda for a long time but since I want mine fixed the board memebers don t see this as an important issue. My daughter almost slipped was about to fall from the balcony because she leaned on that unsafe fence i replaced it at my own expense and matched it with the window frames. Board members want me to bring it down. And LeeAnne gives me a time frame to do so. While one of the board memebrs installed a salt water tank without prior written consent and kept it for 9 months and that tank is not for safety first nor protecting property from accidents. I will file a complaint with BBB seek city counsil help file a lawsuit if it needs be Dear Mrs LeeAnn there are no 2 sets of rules one for home owners and one for boardmemebrs. I live in a complex managed by Baldwin Property Management. In the past two years I've dealt with them on various instance from updating buzzer to resident's phone line to major water damage from the unit above me. Unfortunately, service provided have been mediocre. Often I need to make numerous calls/emails before request is performed. During the water damage situation, I had to call them numerous times asking when the clean up crew will arrive, what is the latest update, what is being done, etc. Each time I would be told they're working on it and will call me with updates. Yet hours would go by and I would be the one calling them again. When I approached them to please let me know when the restoration crew will be coming ( so I can make arrangement to let the crew in,) Baldwin Management assured me that they will let me know. Unfortunately, that did not happen and the crew came and could not get in (no one was home as I was not notified and went to work as usual.) This caused delay and I was yet again the one having to follow up instead of being informed. In other instances, my emails to Management were not responded or acknowledged. I'm in the customer service field as well and honestly all it takes is one minute to email back with "we received your email and will let you know when this is taken care of," follow by a 2nd email when the request is complete. Unfortunately that is an area Baldwin Property Management need to work harder on. read more

This company has managed my building for the ten years I've owned my condo. It does a dismal job. The personnel are consistently rude and behave as if the condo owners and HOA report to them rather than the other way around. I can t imagine how they remain in business. If I could give them less than one star, I would. read more
