We lived at a property managed by Cornerstone for over three years. The apartment itself was great even though it was on the older side. Sometimes maintenance requests took awhile to be taken care of, but they always ended up getting repaired. Lydia was a great property manager. She was very prompt at answering any questions and helping us out. We also worked with Trevor and he was very clear and professional. These people are corporate slumlords. They treat tenants like poor scum of the earth. Which I find hilarious since my partner makes 50k a year. I know DAMN WELL John and his little ponytail don't make that. They love to never fix a thing in this place. The best part was the hundreds of gallons of water that went into the wall. It left behind MORE black mold. Their solution you ask? Wait two weeks for it to "dry" then come paint over the water stain. It's ok though since we are taking them to court. I've had over 20 seizures since the water mishap. They also try to evict people on hearsay. It's a shit show of a company and JOHN is about to eat a shit sandwich. I'm not only a political law student but I work for an aclu attorney who is eating their little notice up. It's even funnier trying to watch their employees lie all over these reviews. Like people truly care to come about your garbage company. Get some employees who aren't so condescending as well. Turns out just because we live in your slums doesn't mean we make less. My boyfriend and I asked about the qualifications about an apartment, and they said we would qualify. I also asked if there was a reasonable expectation that we would get the apartment, because, why spend the $40 each to apply if we were going to be turned down anyway. We applied on Thursday June 10. Jayme was rude, and Dennis changed appointments on us the day of our appointment to view the apartment. And they didn't notify us right away of the approval or disproval of the apartment, when I finally called them on June 16, 7 days later they informed me that they had decided to go with someone else. That's quite alright, except when I asked why we hadn't been notified he said that our notification would be sent through mail instead of email, like the confirmation for our application. Somehow mail is more secure than email? Not only that he said that the mail would include things like our ssn and personal account details? Does a simple, yes you qualified, or no, you didn't require that kind of personal information? I got the rejection mail days later on June 20. It did not include any personal details. The reason for the rejection was "other: chose another applicant." I thought it was first come first serve and when we submitted our applications, they told us no one else had applied. They gave us false hope. If I hadn't called to ask for the outcome, it would've been DAYS wasted on waiting for a response when I could've been looking for an another apartment. I'm on a time crunch to find a place because my lease is ending soon. They were unhelpful and unresponsive. read more

I love this place. It is nice, quite, clean and secure. The apartment is great. It's very spacious and stylish. Always clean with a manicure lawn, clean laundry room and parking. And the most important thing is the building is clean and free of pest, always responsible and professionally managed, and Roger is the best manager ever. He is really nice and friendly. Whatever problem happens related to the apartment, it's going to be fixed right away. Also, electricity and gas are included!!! What can be better?! Best Pasadena apartment for sure. This is one of the most inept, unresponsive, rude and out right useless companies I've ever encountered. To imagine anyone would pay them to manage anything is comical and sad. Maintenance employees are tragically uninformed, slow to respond and in several cases have rotten attitudes. The employee I talked to on the phone rudely said "what's the problem?" when I was simply trying to locate the unit in the building. Roger specifically made me very uncomfortable throughout the process. This company has some beautiful properties but they are extremely difficult to coordinate with. Constantly unavailable at times they say they can meet, and then will call you back days later at random times asking if you can drop everything and come see a property right then and there. Unsure if they actually have any Saturday hours as one agent told me, as I've now been unsuccessful twice at getting a showing, and the office is always locked up when I stop by. It's awful living in a place where you don't feel safe. these people dont care about the safety their tenants! we live below a CRAZY DANGEROUS woman who plays her music BEYOND loud, had HER CHILD TAKEN from her by the state of California, CUTS herself, has had emotional BREAKDOWNS whenever police show up (multiple occasions), smokes on her patio (when the building is a no smoking), and to top it off her name isn't even on the lease!!! We have called Jamie a number of times to complain about the women upstairs. We were asked to call the police so there would be a paper trail of her behavior - supposedly to remove the tenant. we called the police, given them video of her screaming horrid things to her children at 1 a.m. and of her being taken away by the paramedics for a '5150 (mental case)'. we even wrote a letter to the owner of the company, Denis. Denis call us and said he would "work on the situation". 5 months later she continues to cause a ruckus, and as a result doing what was asked of us by the property management group, we are on the women's radar. To show how little they know/care of what is happening on their properties: we were called, by the owner Denis, to advise us that the women mentioned above had been asked to move out at the end of the month. A week went by and we got another call from Denis saying he got the women confused with someone else - a different tenant had given their 30 days so he (1) takes credit by claiming to have taken action when in fact they did nothing to remove/warn the tenant (2) shows how little he knows of what is happening on his properties as he confused, in his words, a long-time tenant vs a disruptive one !!!!!!! We should have seen the warning signs from week one - after going through the mail we realized the previous tenant of our unit had lived there for a little less than a year. Looks like we'll be doing the same. Don't rent from them!! read more

Cornerstone was so easy to work with. I live out of state and having someone else handle the day to day was huge. I dont have any leads on good handymen, plumbers etc, and they take care of everything. The tax statements at the end of the year are a huge help too. Fast response time, always polite! read more

I am a former tenant of one of Cornerstone's properties in Riverside. Cornerstone took over the apartments I was living in about 2/3 of the way into my lease. We received a letter from them introducing themselves and that was it. They tried charging double the late fee that was on my original lease. They clearly have no idea or do not care about what goes on at their properties. My neighbor would be blasting music at all hours of the night. I would constantly hear banging on the walls and heard noises I would rather not hear. There were always bums walking in and out of the apartment complex. They advertise security cameras and controlled access entrances, but the camera's don't record and the gates were not kept locked. We were returned $2 out of our $500 deposit. Only $60 were justifiable. $144 dollars of that were for a battery, some light bulbs, and removing cable. Really? $200 for painting & another $100 for cleaning. We left the apartment better than when we first moved in. Of course, I don't have any proof so that is my fault. Lesson learned. read more

We couldnt live without working fridge anymore so we gave Richard some out of the box ideas and he promptly solved the issue! Rent from Cornerstone at your own peril. If you don't mind having a property manager that takes forever to respond to any problems or make competent repairs, Cornerstone is for you. If you have money burning a hole in your pocket and don't mind handing over a good chunk of your security deposit at the end of your lease, Cornerstone is for you. If you don't care that you are treated indifferently and unfairly, Cornerstone is for you. Don't bother asking Cornerstone to do anything it doesn't have to by law or by contract because it will refuse. We were never late on our rent, never caused any problems and rarely asked Cornerstone to make repairs for the 20 months we lived at the house we rented. When we were in escrow on a property, I asked if it was possible to give less than 30 day's notice. Nope. We had to give 30 days notice per our lease, no exceptions. Right after we vacated the house, I asked if we could do a walk through to make sure we cleaned the house to its standards for our deposit. Nope. By law, the walk through had to occur before we left. Don't bother killing yourself cleaning your place before you leave because Cornerstone will nickle and dime you to DEATH for every last piece of lint, dust, or dirt it purportedly finds after you vacate. It will charge you to paint the property, no matter what, if your tenancy is less than three years. We spent 2 days cleaning the house we rented but Cornerstone still managed to deduct over $500 from our deposit. It even charged us to clean "water stains on bathroom chrome." After receiving our closing statement, I complained to the owner of the house, who I had a very good relationship with. She had walked through the house after we left and even she agreed that Cornerstone's charges were excessive and complained to it, causing it to refund us an additional $100. Cornerstone gets a "F" on the Better Business Bureau because it apparently has a practice of unfairly deducting from security deposits. Save yourself aggravation and money and stay FAR, FAR away from any property that Cornerstone manages. It will unapologetically rip you off and count on the fact that you don't have the time or energy to sue in small claims court. If this cautionary tale does not deter you, PLEASE, protect yourself. Take ton of pictures, before you move in and before you move out, and document everything in writing. I doubt that even doing all of that will protect you from getting screwed in the end but at least that might give you a fighting chance. read more

I am 36 years old and have rented from probably 10 places in the last 20 years and have never once had an issue with my deposit as we currently have with Cornerstone. I absolutely never post to social media but feel obligated to in this situation and will post to all social media outlets possible, so current tenants and future tenants are aware of the risk of renting from Cornerstone and plan accordingly. I lived in the apartment in Adam's Hill from July 2017 until January 2020, during that time we were quite happy with the place itself and location and although certain features of the apartment went unfixed (an extremely slow, almost unusable faucet in the kitchen that we brought to the attention of the site manager twice, who was unable to fix it...very bad water pressure at times, on-site washer and dryer that broke several times and took literally months to fix, a heater that worked sporadically, and small fixtures such as hinges and knobs not working properly shortly after we moved in), we were very happy with the location and the place itself as it was a decent deal for the area. The problem came when we moved out...Roger had come to our apartment a couple weeks before we moved out and looked thru the whole unit and did not reference any concern except a small bathroom vanity with a couple small cracks in the surface which I had brought to his attention as well and expected to pay for. He advised to clean the place before we left and to expect possibly having to pay a percentage of painting IF need be as we weren't there for the full 3 years where apparently that would be waived (we were there 2.5 years, so I was advised by him that we should pay about 25% of the total paint cost again IF need be). I was aware of and accepted that as well, but as we kept the place in quite good shape, after clearing everything out, wasn't even sure they'd need to paint it (there were a few small nail holes throughout the apartment from hanging pictures, probably 10 or so holes). When I got the Return of Security Deposit Statement, the "replaced broken bath sink counter" is on there, which is fine, professional cleaning, and damaged stove top for $100 (there only seemed to be normal wear and tear, we regularly cleaned it as well, but okay. The problem was the charge for "walls damaged, covered with writing, moldings too, vacancy paint to restore unit to a rentable condition" - $1400...there was not a SINGLE mark of writing on the walls when we left and other than the nail holes and a small nail hole in the front door from hanging a wreath, this is simply untrue. Besides the false claim of writing on the walls as there was not a single word, the walls were in fine shape and even if a fresh coat of paint was wanted, I paid $1800 to get my entire house (1600 sq. ft) painted Jan 2020 as well as small nail holes repaired (not considering the fact that we were supposed to only be charged a small percentage of the paint work). Not only was there not the damage that was listed, but using the type of handymen they use, this shouldn't have been anywhere near what I was charged. They have now not only taken my entire $1500 deposit but have sent me a bill for $644. Not something I want to do or can do to take time out of my work day to write a novel, but again, it is important public knowledge. Hopefully this will be resolved ethically and accurately, and I will post back as such if there was an error that is fixed. Otherwise will be reporting them to the Better Business Bureau and whatever other appropriate State Institution to investigate further as I'm sure there are other people that have had and will continue to have the same issue. read more

I lived at their apartment complex for 27 months. Outstanding service. You call if there is anything wrong and they send someone either the same day or next day depending on the severity. They stay out of your business, and they help you with everything. After 27 months my deposit of 1300$ was reduced to 620$ and not because of stupid charges, but legitimate reasons the we knew they would charge for (paint, screen door, wirings, etc). We expected no deposit back but we managed to get roughly half back which was awesome. I will always look for a cornerstone property in the future. Jaime and Dennis are awesome and very helpful. So i did, I took pictures of the place how it was before, sent them in, and they put them in my file and we are both on our way. It has not been an unpleasant experience at all. To keep this review honest, the only issue is that sometimes they can take a while to respond to emails, but not longer than any other company (usually respond within 48 business hours) that does property management. Cornerstone Management is an absolutely fantastic company. I will say that I own a property in CA and I currently live in FL and I had a total crook (Diane Saher of Town and Country estates) do unnecessary work on my property and scammed me out of over $10,000!! I had to take her to court and received a portion of it back. However, when I hired cornerstone to manage my property, they took care of EVERYTHING! They did the inspections, they did the repairs, they screened the tenants, they told me all pricing upfront. My tenants are happy there and they do communicate well as I am CC'ed on all communication. I am so happy with them and they put my mind at so much ease knowing that they are caring for my home. I would recommend them to any out-of-state landlord wanting piece of mind. They are fantastic and I hope to continue working with them for a long time to come. read more

Dennis and his team are very good at managing both the property and the tenants. They will take care of any repairs as time goes on and can handle the cleaning and repairs needed in between tenant. They collect the rents,pay the utilities and handle any evictions that, unfortunately do happen from time to time. They handle screening and selecting, with my input all new tenants. Been almost 2 weeks since I spoke with them and still not one reply. The last thing they told me was, "we'll call you if we need anything else." Show some kind of customer service and atleast send an email saying thanks for applying, but unfortunately we could not rent to you because of "whatever" instead of take my application fee and disappear. Gives the customer the impression they were cheated/robbed. One might think that I have no good credit or something. Checked my credit 3 days ago, 700+. No collections, no evictions, no law suits (yes that does ruin credit), and all my past landlord references will confirm I pay on time and in full, am clean, and maintain the property well. Never any complaints from neighbors and when I quit the property, it is in same, if not better condition (except for the areas of regular wear and tear). read more
