I'm very pleased with the friendly service of Riegel Property Management. I have been living at my location for quite a number of years. There have been a number of owners. Throughout all of these changes, Riegel Property Management has been consistently diligent and helpful. I have had typical apartment issues that have been addressed immediately by their subcontractors. They have an app that is used to pay rent as well as indicate maintenance issues. When I have had any questions or needed clarification it was easy for me to contact the main office by phone. I appreciate that they have fully vetted subcontractors that come and work at the property and apartments. It is apparent that they take pride in the excellent service that they provide. I have had direct contact with a number of staff members and appreciate their immediate follow-through. It is easy for me to recommend Riegel Property Management. read more

I would not hire this company to manage any property whatsoever. I was a tenant in one of the buildings that they managed. During the time they were managing this property they would never come to check on the property or provide proper maintenance. If we had an issue, pest control or water leaks in the wall it would take them days weeks or months to come fix the issue. As a property managers they are supposed to offer you heat or air when your AC breaks down they never offered it. I had to tell them to offer this it and as a tenant that's my right to be provide with heating or cooling when the units break down. Last summer the units here had a pest control issue, Riegel asked us to sign a release of responsibility to let a stranger come into our apartment. I was not shocked that they were not going to come while they sent pest control to enter our apartment and no one would be home. the while no one is home. I never understood how they can still be in business and do these kind of things what kind of property management company are they? there are a series of things I could complain about but I think I'll just end this review here. WOW JUST WOW. I can't believe what this management company tried to pull on me and my husband. I went to go look at a rental property on 10/1/20 and I filled out the applications for me and my husband and dropped them off at their address along with the $60 fee for both of us to do credit checks. The next day 10/2/20 they call me and say that they cannot continue the application process because my husband has a "forcible detainer" on his record. WHAT??? My husband is only 23 years old and we have only lived in one other apartment where we left the right way and the landlord never put an eviction notice on us! We just moved into an apartment in May 2020! I spoke with our current property manager and she said they would have never given us the apartment if my husband had an eviction on his record! I also did 2 BACKGROUND checks on my husband through 2 different reputable online websites and nothing pops up! Ko, you LIED to us and you should be ashamed of yourself! Either you lied or whatever company that you did the background check with has the wrong information. If you do not want to give us the rental property you need to be honest about that. It just doesn't make any sense at all and we are disheartened and offended. This is not right at all. I know we don't have the highest credit score but you should be honest with your applicants and not say there is a "forcible detainer" when there is nothin of the sort. Ko said he would send me the background via mail but at this point it doesn't matter since we checked twice and there is no eviction notice on my husbands record. If I could give NEGATIVE Negative stars I would ..This company(Riegel property management in South Pasadena) doesn't deserve even ONE Star! I'll start off with the 1st time they screwed us over. We were looking at a 2 bdrm at 622 Sunset BL, Arcadia(upstairs unit for $1,550) and Spoke to Brian the whole time I delt with them. My bf and I handed in our apps with our Credit report (saved us $15 each per app) and he said it was finished and ready to move in but I told him I had to give my current apt notice and wouldnt be able to move in RIGHT away ...like in a couple wks. He told me that we needed to move in right away if we wanted the apt. Ive lived in at least 6 diff apts in 18 yrs here in So cal and no apt or management compny has ever declined my application for a move in or said "You NEed to Move in Right Away" ...This was def a 1st ! That should have been my 1st red flag but I REALLY liked the place so I let it slide. Then he kept giving us the run around EVERY time I would call in and also I called in once and he was COVEINTLY on vacation. So long story short because we wern't ready to move in RIGHT away we got passed up on that upstairs unit(probably bc he manipulated them in to paying more $$) .He did say there would be another unit avail dwnstairs and since they already ran our Credit and even called our landlords to check our references as well we would be 1st in line 4 this other unit. ANd Here we go AGAIN ....we were getting the run around on this dwnstairs unit also. I have EXCELLENT credit (768) bf as well and HAVE NEVER been Evicted or EVER been late on rent and combined my bf and I make $6,500 month so in hindsite I should have known he was playing games and trying to get more $$ for rent when he passed us up the first time because there's no way we wouldn't have been able to qualify for an apt for $1,550 month. SO back to the 2nd run around on the dwnstairs unit- 622 Sunset Bl, Arcadia- ... he said this one would go for $1,625 and we went and saw it ..FLoor was uneven all througout the apt had SO MANY DIPS, bathroom had ceiling damage and the flooring was NOT laminate/fake wood flooring like he had said (was some cheap vinyl crap) or like the upstairs unit so I asked why was it going for more $$ when the upstairs has WAY more amenities and is NICER and CHEAPER. And he again gave run around answers. HE told me after I OFFERED TO come in and put a deposit down on this dwnstairs unit that there were other people looking and he didnt know he had to speak to the owner. LIES LIES LIES!! HUGE RED FLAG ..if our credit had been checked and approved plus our income approved and they already had ALL the info why wernt we 1st in line and WHY wouldnt someone take a deposit frm a couple READY to move in with all passing apps/credit etc ?? yeh exaclty .....LIES LIES LIES !!! So in my conclusion I think they are just listing apts with cheap prices to get lots of interest and then manipulating people into offering more $$ to get them. I ONLY WISHED I would have looked on yelp after my 1st red flag to research and then I would have found ALL the bad reviews and not wasted my time with this company to only get lies and manipulation. WE could have spent the time that we wasted on this MANIPUILATIVE company and looked at a LEGIT apt complex/managemnt company!! As somebody that works in real estate development/management, I'd be extremely reluctant to recommend Riegel to any property owner. I lived in a property that they manage and was consistently surprised by the company's sloppy contract work and inability to abide by even straightforward legal processes. I'll keep this short with with most poignant examples: -After living in the unit for a year, my girlfriend added me and a friend to the lease (replacing her former roommate). We were told that because she had already lived there for a year, the renewed lease would be "month-to-month." This language was written out very clearly on the "Rental Term" line of the contract (see picture). Several months later I found out that Riegel Property Management altered the contract with handwritten additions AFTER we signed it. As you can see, they retroactively tried to change to lease from "month-to-month" to a "12 month lease." They added this handwritten change after the fact, never asked us to endorse this revision and tried to charge us $500 for "breaking a one year lease" when our roommate decided to move out 8 months later. -Soon after pointing out that they improperly altered the language of the lease, we were targeted for calling them out on what we was clearly an improper business practice. Richard Riegel spent twenty minutes trying to convince me that we were "breaking a one year lease," but a couple of weeks later I received a call from him informing me that they would be "taking back the unit" in sixty days. Almost four weeks passed before we received any written notice of this request, at which point we received a "30 day notice to vacate." Not to get too technical, but the California Civil Code requires a written 60 day notice to remove a tenant that has been there for at least a year (which was the case for my girlfriend). Riegel didn't seem to understand the proper protocol for removing a tenant, and if we didn't have anything better to do, we could have easily fought their careless legal work and the contradictory language in their contracts. Instead of exercising the myriad set of rights that are available to tenants in California, we decided to move out as soon as possible. We have better things to do than fight with an unprofessional and unethical property management company that made no attempt to find common ground with a tenant that consistently paid rent on time and maintained the unit like it was our own. To be clear, if you're a property owner in a need of a management company that understands the legal intricacies of removing a tenant, do your self a favor and look elsewhere. Bad contracts, improper notices to vacate and an owner that was entirely unwilling to work with a good tenant-- this sums up my experience with Riegel Property Management. read more

I have been continuously harassed by my neighbor to the point if them hurling death threats. I've complained for months. Nothing is being done. My hot water in the bathroom isn't working and apparently has been an issue for over a year, as per information by the plumber. In the middle of Covid no less. Still nothing is being done. My wife and I had a great experience with Brian and the Riegel team for the last 3.5 years, renting an apartment from them in the San Gabriel Valley. The unit we lived in had some minor issues from time to time, but Riegel Property management was always quick to address things by immediately sending out a contractor to fix the problem. In most cases the fixes were just a matter of replacing older appliances or fixtures. For example- we noticed that the ventilation fan above the stove was a little weak, and the handyman Riegel sent replaced it with a new one which was more than twice as powerful. All in all we felt that any concerns we had about the apartment were taken seriously and dealt with without any delay, including when things came up outside of normal working hours. During Covid, Riegel was also respectful of our preference to limit outside contractors' access to the inside of our apartment. Upon moving out, our original deposit was returned in full within 21 days. Having heard horror stories about all the ways rental situations can go wrong, we will always be grateful to Brian and the Riegel team for making our experience with them a pleasant one. read more

I had rented a property through Riegel Management many years ago. So when it was time for my daughter to get her own place I advised her to contact Riegel because we had a history with them. When she called and spoke with RICHARD he was rude and dismissive. She told him what she was looking for and he said "good luck with that" and hung up in her face! first of all they have NO listings on the website so you pretty much HAVE to call to find out what is available. UNACCEPTABLE I called him back and asked for Richard to tell him how rude he was and that it is appropriate and professional to advise someone who is calling what listings you have. DO NOT UNDER ANY CIRCUMSTANCE EVER MOVE INTO ONE OF THEIR PROPERTIES. THEY DON'T EVEN DESERVE ONE STAR. There isn't enough space to write everything that is wrong with riegel property management, but I will try. 1. They trick you with the low prices of the rental units. There is a reason the prices are so low. The tenants at our property were SO rude. They constantly called the cops on us, complained to management, and made up blatant lies about us to Riegel. Instead of investigating both sides, Riegel completely sided with them, and gave us an ultimatum. THEY TOLD US WE CAN BREAK OUR LEASE AND EVEN TRIED TO KICK US OUT. Keep in mind we were clean, respectful tenants with no cause for the constant harassment we were receiving. On top of that, the property manager was friends with everyone else in the complex, so she constantly harassed us as well. Several of the employees at Riegel were completely rude, disrespectful, and off putting. Richard and Janna especially. Instead of trying to hear our side of things, they attempted to kick us out, and made us feel unwelcome. After all of that, we finally found a new place and got ready to move out. They wanted us to pay for an extra 30 days and threatened to take an extra 500 dollars out of our deposit, then GIVE THEM THE KEYS FOR AN APT WE WERE PAYING RENT FOR BUT NOT ABLE TO ACCESS. Only after threatening them with legal action did they give us our full deposit back. Whatever you do, please do not rent/lease from this company. I couldn't get my money back from them: Around 4 weeks ago I filed an application with them to rent an apartment, I paid the application fee (60$) After 2 weeks without even running my application they rent the apartment to some one else They didnt even bother themselvs to call me and update me with the status of my application. It is around 2 weeks now that I ask them for a refund and I didn't get my money back yet. Oh wow, the reviews from others are quite frightful and far different than my experience with Riegel. I wasn't planning on writing a review (I was looking up their info for reference) but feel like there should be some balanced reporting. My husband and I just moved out from living in a very well-kept building in Pasadena. We lived there for about 1.5 years. From start to almost finish (I have not received our security deposit back yet - again, we just moved out last weekend) their services were superb. I think the best word to capture every single person I came across, starting with the showing agent, Tracy, Janna (who I don't think is there anymore), Richard, Ko, and down to their awesome maintenance - Bertine & crew is EFFICIENT. I'm not going to say they were like super caring but whenever there were issues (not many), they addressed it politely and promptly. I see a lot of negative experiences with Janna but my experience with her was a positive one as well. She went through their extremely lengthy lease thoroughly and was very patient with our questions. I can't say enough good words for the managers of the building who were super friendly and sweet. The application and screening process was a bit of a b*tch. They ask & look for more things than I think other companies BUT, the tenants living at the building were quality, drama-free, courteous people. I did have a bad experience when our locked bikes were stolen from the bike racks; I reported it not expecting anything beyond letting them know that they need to tell others that bikes, even locked are not safe at the bike racks. To my surprise, a week later, they sent me money for the loss of our bikes. It wasn't enough to buy back our bikes but I thought that was an extremely kind gesture that speaks to the companies' integrity and the way they take care of their tenants. So, I am awfully sorry to have read all the horrible experience others have experienced but my experience was truly a great one. Now I guess I will have to update this post to report the outcome of our security deposit. By law, they have 21 days. Brian was my go to person at Riegel for the apartment unit in Temple City I lived at for the last 4 years. The apartment itself was old and outdated, but it was in a very nice and quiet neighborhood of TC. My experience with Brian has been outstanding. He's always been responsive and quick with work order requests, not like I had very many, but when I did they were taken care of right away. I called Friday afternoon. Lady said they close at 6pm and they're closed on the weekend, so I can drop off the application with documents on Monday. My wife and I each filled out a 2-page application, got our bank statements, tax return, and letter of recommendation from our current landlord. I call on Monday morning and Glenn tells me to bring the documents. I get there at 10:30am and Brian tells me they're no longer accepting applications, as of Sunday 6:00pm. Are you kidding me? First of all, you're closed on weekends. Second, I was just told to bring my application. Now, you tell me you have 8 applications and can't take mine??!! What a waste of time! I sincerely wish I would have read the reviews about this place before I applied to an apartment with them. They're a mess. I was looking for a unit for my mom and I and first Brian tells me theres only a couple applicants. Once I submit my application and pay the fee to run the credit Brian explains that there 8 or 9 applicants and its not first come first serve its going to take some time. After three days I have to call them and Brian tells me its been rented. He tells me theres going to be a 2 bedroom in the same complex.. but theres also 8 or 9 people. My second, and hopefully last, experience with a property management company to take care of our home while we were living elsewhere. At first, I was so happy to have found this company, but the good feelings fizzled out after about a year as a result of the management company's mishandling of a tree removal and planting. After that, responses to my few requests were very often delayed or nonexistent. While I appreciated that they were at least pleasant to deal with (much more so than the prior management company), the property manager handling my property was not as organized as he should have been and cost us money with his mistakes. The sad thing is that I really liked the guy! Perhaps it depends on which person within the company handles your property. I think our guy just wasn't very experienced. Further, as we were preparing to return from overseas to our house, the management company owner was not straightforward with us. To minimize his potential liability to the tenants, he refused to charge the tenants what he considered to be excess cleaning fees resulting from their leaving the house dirty AND he threatened to withdraw unless we paid the the "excess" fees ourselves. His behavior really drove home to us that he wasn't working for us, it was all about him...a real failure of his duty to his clients (us), in my opinion. As with all things, document everything, every conversation, in writing. On the plus side, my tenants were happy with this company, and they were responsive to tenant needs, which is saying something. read more

My family and I have had a great experience with Riegel Property Management. Brian and Glenn Riegel in particular have been wonderful to us, very understanding and responsive, and I've had nothing but positive interactions with the rest of the staff. Whenever there's been an issue at our home, Brian Riegel was proactive and professional. He never made me feel as though I was bothering him, and he responded promptly to every concern and service request. The individuals and companies they've chosen to work with for maintenance, repair and general upkeep are also excellent. The handymen they've sent to work on our property are accommodating and friendly, but most importantly - TRUSTWORTHY. I'd have no problem leaving any one of them in my home to run an errand or two when dealing with a home repair issue. When my husband and I first saw the property Riegel managed, we were shocked that it was still available and not in high-demand. We could scarcely believe that it would be affordable or available to us, but Brian Riegel was very encouraging and seemed to really root for us as prospective tenants. Over the past 5 years, I can honestly say that his attitude and balance between compassion and professionalism hasn't wavered. He always had a pleasant word for me and my maintenance and repair requests were handled in a timely manner. read more

I lived in a property managed by Riegel for almost four years and have nothing but good things to say. From the very start they were easy to work with and accommodating. Whenever there was a problem, they called me back immediately and sent someone over right away. Rarely had problems though. Jana was great. Very attentive and very understanding. I've lived in probably 6-7 apartments and this was without a doubt my best experience. If it weren't for my roommate moving out I absolutely wouldn't have left for several more years. I was having a lot of trouble trying to find an apartment in Glendale from out of state, until I contacted Riegel Property Management! Once I explained my situation (I wanted to fly in and go to a few showings within 2-3 days to decide on a place), Jana at Riegel was kind enough to let me see an apartment one day before its first official showing. I felt extremely lucky! The unit was a one-bedroom apartment. It was well-maintained with brand new flooring, the rent was within my budget, and the neighborhood felt very safe, so I immediately fell in love with the place! My experience with Riegel Property Management was great to say the least. I was originally looking to find a small house in Pasadena, however I was disappointed in the selection for my price range. Most of the properties had houses that were built in the 1900's and only offered the amenities and upgrades of what I would consider "camping". I decided to see a couple of smaller units, which most didn't have parking. I was shown the unit by a real estate agent with parking on the first day Riegel Property Management posted the listing. At the time I was planning on getting a dog and the real estate agent said via text that that wouldn't be an issue. When signing the contact, I was surprised to find out that she had not cleared it with the owner, but Jana who was helping me with the application called the owner of the property and made an exception for me to have a pet. She even lowered my security deposit to include the pet deposit. Living there was a great experience. Jana made sure that everything was up to my standards. Fortunately, I only had a couple of issues and she made sure that they were taken care of. I had expressed concern with a window that did not lock and within a week she had a contractor replace that window and the rest with new ones. Also, one of my drains clogged up and that was also fixed within a couple of days; both at no expense. I would highly recommend Riegel Property Management for anyone. They are responsive and know their tenets by name. I would like to recognize Jana, whom I worked with, as she is reliable and really cares for the needs of tenants. I left due to work obligations, however she would be my first call if I ever intended to move back to the Pasadena area. read more

My husband and I were looking for a place to rent in Pasadena Area and had contacted many different properties from different sources, one source had led me to a rental managed by Riegel Property. I was greeted by Brian who I am so thankful to be greeted by. He is a very prompt person and very responsive to his phone calls and emails. He is also an easy going and a nice person to chat with. Their properties are nicely managed, they are very clean and the prices are very reasonable.Brian ran our credit the next day we had decided to rent one of their property. He was so quick in his action, that we were unable to tell him we had changed our plans from renting a home to buying one. Brian was kind enough to refund our credit check application fee and also send us a copy for our credit check for our reference. I had a wonderful experience with Riegel Property. They service in my opinion is very hard to find today in the housing rental business. They have caring people with a good attitude. Went to see someone by the name of KO and some jerk who sits next to kim killed it for him by jumping into our conversation and giving his two cents! He was trying to make us look stupid but he made himself look stupid!! Sad part is he made his coworker Ko look stupid by saying he doesn't know what he's talking about and that he knew the answers because he had seniority! Beware of this management company STAY AWAY. This company does not refund your security deposit. They are not a honest company and stole our security deposit. Upon giving our 30 day notice to Richard Riegel and doing a walk through inspection of the rental with him. We had the Marlboro floors professional cleaned and all was left in the same condition as when we had first moved in if not better, several years prior. We put a 3,500 deposit down and left the rental home in great condition and was told by Richard that we would be getting our deposit back upon our inspection. He lied to us and kept half of it. He charged us for things that where not working correctly when we first moved in that they never repaired. They charged us for the garage remote controls that where brand new which we never used and even $5.00 for a candy rapper left outside. RIEGEL PROPERTY MANAGEMENT COMPANY IS A SCAM. Please don't let this company take advantage of you like they did to us. I have called them several times requesting the rest of our security deposit back , if not returned to us we will take Riegel Property Management to small claims court. BEWARE read more

I found this a very irresponsible dishonest property management company, or, this might be the way this business runs! After being given run-around with some sample answers for 2 weeks and receiving no feedback for a rental unit that we applied for, we found that someone else was chosen, besides our complete and flawless application and almost-certain qualification. I went there in person to get some updates, again received diplomatic answers that we were used to from the person who seemed to be a supervisor. That's fine with any application process, though. BTW, we requested a copy of our credit report, the natural right of everyone whose pays for credit check (60$ for the 2 of us) and his credit is ran in the U.S. Of course we were eager to have it ASAP to get our chance for other applications. They told that we always request it from the credit checking company to mail it directly to home address. This, usually takes 5 business days to reach us. By time of writing the review, we wasted 2 weeks and lost 3-4 additional opportunities for rent. Every time we called their agent or the management company, they again enjoyed giving us another run-around. I again talked to their supervisor to see what has happened, and received this answer: "We always run credits and request a copy for the customer. The rest is never our responsibility nor could be followed by us (seemed weird as there is no request in US that does't come with an invoice, a reference number or a way to follow up!). Besides this might be an error in address so the company sent to a different address (besides very clear address printed in both our applications); Or the company may be located somewhere outside LA or even CA, so it may take 14-21 days even a month to receive the report(!!). We're afraid that we can't help you anymore at the point". He refused to give me the number of credit checking company so I could follow in person. He insisted that this is the way that credit companies work, just by a phone request and that'a it! He advocated referral to congressmen to complain about the credit company systems and so on... I found the situation very frustrating. So did a little more research and found the company that does background check for most property managements: American Apartment Owners Association (AAOA) phone number: 800-363-5296. Address: 6445 Sepulveda Blvd # 300, Van Nuys, CA 91411 Although one needs a membership to connect to a representative, after explaining the Situation, she was happy to follow with my SSN, and let me know that no one requested a copy to be sent to our address which was quite clear in their records! But they couldn't send it to us before the property management calls and pays for the fee, which apparently was not performed. and we probably waiting for an unsent parcel for 2 weeks. Called again to Reigel's, and talked about situation. Another representative advocated not to waste their time and stop conversation, instead give them my phone number and "exact address" so they can follow. I insisted to talk to the supervisor who sounds very confident in his words (although they told he won't speak to me at that humble tone anymore), and finally was referred to the credit controller who requested this background check, a lady called Cyndie, who was not first willing to talk to me b/o very busy schedule. She also approved that they definitely requested our credit to be checked and our report be sent to our address, per their report and per invoice from AAOA (the same morning they were supposed to have no footage of than mysterious company). I was aggravated by tons of dishonest replies and told them I did such a research in advance. Anyway, seems Cyndie called them and finally found the answer. They requested our copy, and besides our request for the fastest way to get the credit report, they sent it in a regular mail, which took anther 3 days. We lost our 4th choice in this time. Yet not understanding what was the reason for this whole 2 weeks game, that costs only 5$ per person for additional report for applicants. I think this is the worst and most dishonest way of making money out of blind-ended applications, which are probably prejudged. I found this company and every single member of them very dishonest. Hope this review is enough for a reform in respecting their customers rights. read more
