Wanted to like this company but it appears at least to me that for certain places they just want to collect application fees . I submitted an application 35 days ago and have reached out multiple times, even went into office. All to no avail. The place I put application in for is still for rent on multiple websites. If you don't intend on renting to an applicant or have found someone else instead, let your applicants know. Paying $50 application fees left and right to people that have no intention of renting the unit is crazy. They also have 7 day move in specials BUT the move in date passes and the unit remains vacant so you cant even take part of those specials. I guess that's the goal. Reel you in, take application fee and you never hear from them. read more

We paid $150 in application fees between three applicants, then waited over two weeks with almost no communication. The only response came from an AI chatbot that couldn't answer our questions or connect us with a real person. We were ultimately denied with a generic explanation despite having a qualified application. The lack of transparency, communication, and customer service made this very frustrating. Absolutley horrible, management company, everything is handled through a "Portal" no customer service no one to reach in case of an emergency , they essentially don't want to speak to you and they take forever to respond. Had a heavy water leak from the upstairs apt dripping into our bedroom which ruined the wood on our nightstand. No response for over 24 hrs, we had to reach out ot the actual owner of the property to let them know what was happening. Heater wasn't working in Dec, and we were freezing for a couple of days, and again they were not responding. My husband had to finally go to their office, only to find them enjoying they're "warm" holiday party. If you care about your investement do not have these people manage it for you and all renters, beware. If I could leave 0 stars plus negative I would! read more

My daughter and I lived at the 5626 Sultana Ave. location for a little over 2 years, It was a great experience! Property manager Arleen Mceachern was amazing and always so quick to resolve any issues. My other daughter currently lives in the complex and was the one who told me about the property. We never had any issues, any maintenance requests were handled and taken care of withing a day or two, always done with such professionalism and the best attitude . Neighbors in the complex are always friendly. It is a great neighborhood to take an evening walk with or without pets. I find this corporation no different than any other multi-million-dollar corporate slum lord. They all have the same robotic oversight by their business owner, who delivers digital tough guy responses in order to cover up their schemes. I have resided in the South Pasadena location for quite sometime now, and despite paying good money for this location, ¼ million dollars in 5 years, this region has turned out to be a roach infested-low grade motel 6 looking apartment complex. Motel 6, in the sense that this cute management structure requested all of the tenants to remove plants from their porches. Not only were they requesting plants to be removed, but apparently, they are demanding us to abide by their UNAMERICAN IDEALS. We cannot have decorations for Thanksgiving, Christmas, and any other regular holiday that were once practiced while growing up in CA. Perhaps the owner is attempting to push their ideals for personal gains by disregarding what makes their tenants content with living at the Motel 6. We once had presentable porches, that were kept in order, had self-dignity, and was not out of line. Nevertheless, these clowns forced us to remove all plants, and now our entire property has motel 6 looking porches. This location is riddled with roaches the size of your thumb, similar towards their corporate management team, they are incompetent, rude, and I have a suspicious hunch that this location is not in compliance with local government/building codes. Roaches climb in from the sewer lines and enter apartments through the sinks/toilet. As for my hunch, it was about a year ago that we had reinforced steel beams installed underneath the entire structure. Most likely because the building, in an event of an earthquake, could not support the infrastructure damage due to the building being created in 1962. Given the position this company chose to put us in, I am actively reaching out to our local governments by sounding the alarm, and hopefully we can find some imperfections throughout the property, so they could be held in contempt. Maybe it's a pipe dream, but hopefully someone will read this and understand how it is under this corporation. There are sharp corners capable of slashing any person over the height of 6 ft. while they are walking around the property. There has been severe personal property theft. There are multiple ADA accessibility violations throughout the property, in fact, this location discriminates against anyone perhaps in a wheelchair, there are no ramps, at either entrance of the region. When maintenance is needed, McIntire couldn't make it any easier. Recently I requested service on a Friday and in no time at all, I had an appointment for Monday afternoon. The maintenance associate was able to arrive a couple of hours before he was scheduled and completed the work in a timely and professional manner. All of my service calls are always this easy, everyone involved is always extremely helpful and treats my problems or issues as if they were their own. Issues resolved to date: Setting up the dishwasher, copy of additional keys, setting up door access app, leaky bathroom faucet, securing a parking spot, notifying us of packages, notices of building updates, establishing/enforcing new building rules, keeping us up to date when we are away for holiday. A fair update is needed. Although MK did a poor job of introducing themselves during their acquisition of the property's management 6 months ago, their communication has vastly improved. Many of the tenants are happy with the less cluttered grounds and small improvements to the property. MK's Integration Manager has said a new on-site manager will move in soon and individual unit inspections will be conducted to tackle any potential issues and required upgrades. During and after the Eaton Fire, MK notified tenants via text & email of relevant warnings and updates and did a fantastic job with the cleanup. These efforts greatly improved the overall opinions in the building. Hopefully, tenant-management relations will continue this trend as everyone recovers from the evacuation and moves forward. A lot of fear and distrust could have been avoided if MK had initially appeared more organized and forthcoming; a representative going door-to-door, introducing themselves, and offering a personal point of contact should have been their first communication instead of notices mail and taped to tenants' doors. After what appeared as a hostile takeover, several tenants still fear evictions; more so now due to the rising rental market in the aftermath of the fires. Everyone should know, that evictions require "just cause", and regardless of new management, the terms of an original lease must be honored; if forced to sign a new lease agreement, seek representation by a real estate agent or lawyer. read more

I have been living in a Mcntire Kingstone property since early June of 2023. I wish I had done more research.. To start off, my apartment wasn't clean when I moved in. There were dirty foot prints all over the floor, an actual full trash bag stuffed into a cabinet, and dirty handprints on the walls. Even the inspector who did the walk through stated that it didn't look like they had cleaned it. Also the stench in the artificial grass was overwhelming and I was told it would be deodorized or replaced before I moved in. It wasn't ... but more on that later. The first time I flushed the toilet, it clogged lol. It was fixed but like cmon man. There was and continues to be an overwhelming amount of spiders inside the apartment. I was bit by one and had an allergic reaction that caused me to break out in hives for 30+ days... but hey that could happen to anyone anywhere I guess. They still haven't taken care of the artificial grass. It attracts an obscene amount of flies. The owner of the property rejected the first quote done by the vendors, and has decided to use their own. Fine by me, just get it done. But nope, it's been 7 weeks since that decision was made. Not to mention they listed the maintenance request for the yard as completed in their system, even though it hasn't been completed. So, the paper trail on their end is inaccurate. I pay $2300 a month for a 500 sqft 1bd that has a small yard that I haven't used for 3.5 months. I have informed them that if they do not schedule it to be completed by the end of this month (September 2023). I'm going to pay for it out of my own pocket and deduct it from my rent. If anyone has more advice on how I can handle this, please help. I feel so defeated with this property manager company + owner. What are my rights as a tenant when it comes to the outdoor space? Update 9/19/23: I have received much improved communication and as it stands the maintenance request should be completed this week. I appreciate the sense of urgency that the property management initiated. I did come to learn that they were not getting consistent communication from the owner so they didn't have all the info to give me. The property manager has called me a few times to remedy the situation and take full accountability for the miscommunication which I greatly appreciate. We have a streamlined communication system now and I feel confident moving forward. And I'm just excited to finally enjoy the yard!! read more

I've had a really positive experience with McIntire Kingstone. Very professional, responsive, and take action on problems that have arisen in the building. Remy D. in the maintenance team has been especially helpful. The parking spot that was assigned to me was too narrow to fit my car, and when I reached out to her, she took my concern seriously and has been doing what she can to help me. She's reached out to other tenants to see if anyone would be willing to switch with me. She also reached out to the owners to see if I could take another spot near the trash bins as no one was parking there. She even called the trash company to figure out when they pick up the trash. We're currently still sorting out the situation, but I am grateful and impressed with the level of care I've received. The other person I've most interacted with is Heidy B. She's really responsive and competent. Her communication is clear, and any problem or request I've brought up has been promptly taken care of. For instance, she assisted me in having my inspector come in a day early so that the day of my move in I could focus on working with the move in company. She quickly and clearly described everything that would need to be taken care of in order for me to get my keys early and assisted me every step of the way. Her efforts really helped make my move in day go so much more smoothly. So far, everyone I've interacted with--from handymen to the inspector to the property manager--have been top notch. read more

Very unprofessional. They deserve 0 stars!!! DO NOT WORK WITH THIS COMPANY!!! Here's my experience: I decided to assist a loved one as being a guarantor. Filled out the application, paid the fee since my loved one was given written confirmation that she would be the next applicant to rent one of the apartments. They just needed a couple of forms from both the applicant and myself. There were 3 people working on our application and it appeared they were not communicating amongst each other as they were all asking for different things at different times throughout the month of December. Regardless of what they asked for, we provided in a timely manner despite it being the holidays. I sent all the documents that proved I make 6 figures, have assets, little debt, and am a part owner of a medical practice that has been around since the year 2000. We were trying send everything they asked for in order to secure the spot ASAP before the end of the year. Now comes the first week of January and we were notified that the apartment we were interested in has just been rented out. I am really disappointed because we were always the ones following up then they claim our application was incomplete after we were trying submit everything in order to complete it! What you fail to realize is that it was the lack of communication between your 3 employees with each other, and their lack of communication with me, that affected the entire application process. I was told in the very beginning that whatever I provided would suffice, and a whole two weeks later, after I was the one who followed up with your employees, did they tell me I needed to submit tax returns - a document that I was initially told I did not need to submit. So how is this an issue of an incomplete application when no one told me? I also have an email from one of the employees that due to the holidays she was not able to read the texts sent by my co signer. Totally get it. I was patient but I wanted to be diligent. But how can you admit you didn't have time to read a text or email, but have the time to process someone else's application? It seems like this is an ongoing issue because someone else posted a review detailing the same experience of her constantly reaching out and not receiving any updates. For your company to turn it around to us saying that it was our fault our applications were incomplete is BS. read more

As the neighbor of a property managed by this company, it has been an absolute nightmare having to deal with their inconsiderate and shoddy practices. They are constantly sending rude careless workers that park in and block our driveway. The workers perform low quality work (as they're always back and never fix the problem) and have to be constantly redirected away from our property. Furthermore the workers they send have consistently been hostile and beligerent. This company pretends to be receptive to feedback, but the issues never get addressed. Perhaps the most heartless thing they have done is the following. Our family lost their home and all belongings to a house fire. There were minor damages to the fence of the adjacent property which they manage. Rather than go through their own insurance, they demand our family cover the damages, personally. On November 8, 2020, I filed a maintenance request for a hole in my bathtub near the drain on our tenant portal. Danielle (whom was our rep at the time this request was filed and is amazing I hope you get her) our rep from Mcintire Management sent out two vendors who examined the issue and provided a quote to the property management company. The owners of our property came to inspect my unit on November 20, 2020 so they could look at the issue firsthand. A third vendor was dispatched to examine my unit and provided a quote on November 27, 2020 but never showed up and after repeated calls never returned them. Now 30 days later it's still unresolved and not sealed at all. The hole near my bathtub drain has grown in size as the chunks of steel and porcelain get eaten away by rust. The hole is exposing my unit to the ground (I'm on the first floor) underneath the building and I've become better acquainted with the insects and rodents that live there since the hole is quite large. The water from my daily showers has nowhere to go but down and has been pooling underneath the building for the last 30 days producing a musky, moldy scent. The outside is exposed to my unit through this hole in my bathtub near the drain and is freezing most days no matter how long I leave my heater on. Now I understand that maintenance requests take a minute to examine but I have no idea when this issue will be fixed still. It's been 30 days since I filed this maintenance request. At the very least, tenants should know the date and time these types of issues will be resolved. I don't have that for this issue which is what prompted me to leave an honest review for this property management company. Danielle is fantastic and was really the best property manager we've had from Mcintire Management but for some reason she's no longer our representative. I fear what will happen as a result of her no longer being our advocate. Our property has gone really downhill in the last year, we've got no working callbox so our UPS, Fedex and even USPS deliveries get delayed and sometimes we don't get mail for 4 days because the carrier doesn't have a key, the back stairs have trash, pie and other bodily fluids on them at the moment that make them treacherous, the garbage can near our laundry room is overflowing with dog poop and trash, the landscaper I don't think has been here in almost a month and leaves and other bits are all over the apartment complex. It's easy to lump in all these issues with just the property management company and I'm sure in our case some of the blame goes to the owners but Mcintire is the one managing these relationships and they're not doing it well. So if you've got an eye on a property being managed by this company, here's some tips from one tenant to a potential new one: -Document every single request. This includes writing down the emails, dates/times you've called and always include photos of the issue. -Send a certified letter to the company if the issue isn't resolved in 72 hours. This helps you add another layer to notification for the issue. -Always, always follow up with an email AND a phone call. -Make sure you know what your rights are and these two organizations: Los Angeles Department of Housing and the Los Angeles Department of Consumer and Business Affairs. read more

I would leave zero stars if possible this property management company has took over our complex for almost two years now and I still have unresolved issues from a year ago. They believe tenants are unaware of their rights and don't respond when you send according tenant law codes. We will be forced to take legal action as this company is unresponsive to my calls emails and voicemails over the last 12 months. Their service is not great for tenants. I don't know for property owners, but for tenants, they are not responsive when we ask maintenance. It takes months for them to respond. For example, one time when I called maintenance department, they answered my call first right away. I hoped they would do something about my request finally. The person who answered my call transferred me to the person in charge. She wasn't available, so it went straight to voicemail. I called back the maintenance department again right after, but no one answered this time. I tried multiple times, but again no one answered. It almost makes me think I am avoided. I really lost trust and hope for them to do anything for tenants. Every morning I feel disappointed to see some broken parts that I have been asking for repairs for. They just ignore us. I'm not sure if you're confusing me with another applicant because I consistently reached out to the leasing agent asking for any updates or if I needed to provide any additional info or documentation. And my application was approved just fine without me having to provide anything else since my application was actually complete. The only update I was ever told was "they must be swamped if they haven't gotten back with yet but i will keep you posted!" I felt pressured to move out by them for some time after being in the same unit for almost 6 year and paying well under market value. What I really loved is that they vetted us thoroughly before we could rent - they really care about who lives in their properties. That makes a huge difference because the neighbors are lovely and the building is well-maintained. I want to give a shout-out to Katie Mclemore, who helped me with the whole application process and was such a pleasure to work with!! She made me feel at ease and even helped me when there was a hiccup with setting up my utility bill. Any maintenance request is taken care of ASAP. So even after a year this management never contacted me and no one cared about my complaint. The strategy of Mcintire management is to make people tired enough so that they give up. Do not expect these people to be responsible or responsive. THEY DO NOT CARE. Not answering the phone and not responding to emails will eventually work and the management gets rid of complainants without taking any action. They are the worst service provider ever because the only service they provide is collecting money and that's it. On June 16, 2020 I requested maintenance as my closet doors came off the track, The maintenance guy arrived and because of COVID-19 pandemic he was masked and respectful of my space, he was professional and did excellent work in repairing my closet sliders I've lived here for 7 years and these closet doors have never worked so well. awful management company. they took over my apartment building last summer, and immediately removed the pool. guess what? they didn't notify the city they were doing this, and the city fined them. they then raised our rent. we had a TERRIBLE ant problem last summer. we had swarms of them in the kitchen and bedrooms, and i would wake up with ants on my body. when i reached out, it took them WEEKS to send someone to take care of it. i went to their office multiple times begging for help, but they didn't do anything but say "someone will come in 21 days". a fellow tenant told me they charged her $200 for a new light bulb. insane. we just got notice they're leaving our building in 30 days. such a useless company. avoid any buildings managed by this joke of a company. like all landlords out there, they just want your money. read more
