I am very happy for the overall property management by Anthony as well as the coordinator of maintenance group, Sabastian and the vendor Marielle for the repair of the hot water of my kitchen sink as well as the drainage system of my bathroom sink today. for our apartment. I watched the whole repair and Corey replaced everything except the faucet of the bathroom sink. He took a lot of photos. He is really experienced and professional based on my observation and fast for his two years working for a plumbing job at LA Hydrojet or maybe other places too (not sure). We found no leaking water so far. It was dark and I held my flashlight to help out and desired to see better for my learning. It is nice if LA Hydrojet or any plumbing company has a lantern for all plumbers. Maybe plumbers are so familiar with what they do and they go by touching and do not need to see well??? Just a thought. I had a very frustrating experience with this property management company during my 1.5-year tenancy, mainly due to Anthony. 1. When I moved in as an additional tenant, I was initially refused a key, which made things unnecessarily difficult. 2. During balcony repairs, our assigned spots were totally occupied and we were required to move two cars and find street parking for about two months with no compensation. For another three months, the parking lot entrance was often blocked, forcing tenants to wait for workers/ask them to unblock. There was no disclosure of this six-month construction before signing the lease. 3. After our neighbor reported a leak, the next day four workers and spent the entire day resurfacing our bathtub, although we were told it would just be an inspection. The chemical fumes were so strong that we had to stay in a hotel for three days at our own expense. 4. At move-out, we were charged about $1,400 for repainting and cleaning despite leaving the unit clean (with cleaning service) and undamaged. 5. Communication was very poor. Anthony consistently dismissed concerns and was unwilling to listen or accommodate reasonable requests. Keep saying just bring me to court if you have complains. 6. Anthony threatened me to delete an initial review I wrote. All points backed by email/video evidence. Overall, the experience lacked transparency, caused significant inconvenience, and involved unprofessional communication. I don't recommend it. read more

Ivan has always been consistently friendly, professional, and extremely reliable. Every time I submitted a request or reached out to him, he responded promptly and followed through without hesitation. He was always punctual, always communicated clearly, and always made sure the work was done correctly. I never had to chase him down or wonder if something was going to get taken care of, he handled everything efficiently and with a great attitude. It's rare to come across someone who takes pride in their work the way Ivan does. He is dependable, cordial, and genuinely cares about doing a good job. Sad to deal with this company. An attempt to collect a bill from 2023 was finally replied to in 2025 with a denial saying they never called for service and it took 2+ years to get this reply. Then they claim we are harassing them by email by sending the invoice to them 6 times in a 4 month period. All for an ignored invoice from over 2 years ago. Today we received this email. 01/13/2026 This letter serves as formal notice that InveServe Corp. is not the hiring party for your services, nor did we authorize, approve, or consent to any work performed or any billing issued in our company's name. Any continued attempts to contact InveServe Corp. regarding this matter are improper and unwarranted. Effective immediately, we demand that all further communication directed to InveServe regarding this issue cease. Any continued contact, including but not limited to emails, phone calls, invoices, or collection attempts, will be considered harassment. Please be advised that any further communication from Hagen Plumbing & Heating, Inc. after receipt of this notice will be billed at a rate of $100 per hour, with a one-hour minimum per occurrence, for administrative time spent reviewing and responding. So unprofessional something needs to be done. Office isn't on top of anything! They have me signed on a lease for a unit we don't even live in or have ever lived in!!!! To start the website had the wrong building photos for the list (which seems to be a reoccurring issue in 2022?) and the application for the COMMERCIAL space was the same as a residential.. which struck me as odd... but not as odd as how The Agent Daniel treated me as a client... or wait I'm not a client until I made a deposit (his words) He was extremely unresponsive during this entire process and boasted about how he has 70 other properties to manage and that mine was not even on his radar get over yourself. Not to mention I tried to explain that the city needed me to complete my applications before the September 17th, 4 days from this post, or else the parking variance for the space would expire leaving me with a $7500 bill to conduct parking study and a 4 month waiting period (while still have to pay my lease.) Daniel's disregard for urgency and help was already a concern but when I told him of the issue he didn't even take the time to understand what was going on, and said it's not his problem then pushed me to sign the lease... I mean of course I'm not signing anything until I know for sure you will get everting completed!! What are you thinking?? Hear me out. I strongly recommend potential customers to view the negative reviews in a serious and concerning manner. This place was awful. Don't believe me? Let me share some insights. The manager, Patrick, who's the son of the legally registered owner of Inveserve, is incredibly dismissive and will blatantly ignore your requests unless it suits him in a mutually financial way. Here's some examples: (1) we initiated a lease transfer to a new tenant. When we asked Patrick to approve this, he demanded that we pay a near 2000% increase in the community cleaning fee. That's right. That's the fee EVERY establishment pays to have the lot cleaned. And they upped our individual price with a 2000% markup. Ask yourself -- what kind of new tenant would ever take on a lease like this? When I tried to explain how irrational this was, Patrick was utterly dismissive. He did not care. He only cares about his bottom line profit. You've been warned -- you will be met with unreasonable and unethical demands when working with Inveserve. 2) We once sent our monthly rent via mail, and it ostensibly got delayed in the mail system. Patrick sent his assistant, barging into our offices, and slammed an eviction notice on our desk and threatened legal action if we did not pay immediately. Again, we were not months behind on rent. It was probably a day or two after rent was due. We couldn't believe this behavior -- is this how you treat tenants? By slamming eviction notices? I've been at The Encore, managed by Inveserve, for a year and a half and couldn't be happier! Enhancements have been made since I've moved in, such as the greenery, a lobby trash can, holiday decor, security cameras in the gated parking garage, lobby and front door, a new intercom system and advocating for packages to be delivered in front of residents' door. When I put in a maintenance request, they've responded promptly, if not immediately, even on a weekend! Leo helped me ensure my AC was functioning properly on a hot summer day and unclogged my sink and helped clean up before leaving! Jorge Gil helped with my running toilet and clogged toilet. He was professional, efficient and even came back to the apartment complex (1.5 hours after he left) because I was at work. He fixed both my toilets without creating any mess. I've been at the Junipero property managed by Inveserve for 4.5 years. Interacting/communication with the main office hasn't always been great but never terrible and they are usually polite and pleasant. Maintenance tickets are generally handled well and on time. In the last 4.5 years we've seen 3 property managers at our site and our current manager, Christina, has been the best. She's always warm and friendly and wants to build a community in our complex in addition to maintaining and improving the property. She is very hands on when something is happening on site. She has personally followed up with every maintenance ticket we've filled and regularly checks in to make sure our family is safe and well. Our family has definitely outgrown the size of our unit but we've built a home here and aren't in a hurry to leave. read more

I have been having a terrible time with Inveserve Property Mgt. They continually drop the ball on managing my property. There is a lot of turnover and no one steps up to take care of tenant issues. I have a standing order to call me with any service calls and I will take care of any repairs. They don't advise me, they just do the work, and bill me. Recently, I was informed by my new Property Manager; Claudia DeValle, that a tenant was moving out....in two days. I was never notified of the tenant request to move out. What is going on at Inveserve? They have lost all good staff members and Patrick Chang, the person in charge, can't seem to get his staff on the same page. This review is for Jorge, the technician for Inveserve. I had a leak coming from an unknown area as water was pooling outside of the wall of my unit which was leaking down to the garage area. I put in a request and messaged the property supervisor and less than 30 min later I received a call from Jorge, who came by the same day to find the problem and fix it. We ended up having to cut hole into the wall and found the problem area. Jorge was very professional and kind about explaining what he was doing throughout the process. He even came by the next day to help snake some drains. This was probably one of the most reliable and quickest services I've had. September 10, 2021 After living at a complex operated by InveServe for 11 years (July 2011) in Pomona, California, my family and I are left in the dark and betrayed by the bewildered management team at InveServe Corporation. After a fire at my neighbor's unit, we lost everything. (The fire was caused by InveServe negligent). My family and I got a temporary apartment, which was empty and scheduled to repair until the original unit is repaired and ready for us to move back. I made it clear that we wanted to return to the original apartment that got damaged (Mabel Salcedo-former supervisor, Luis Enriquez-the Lier, Joey-office, and Nicole Urenda-current supervisor. Everyone agreed, so I believed in the apartment supervisors and everyone who spoke with me and mentioned they would do their best to help us in our challenging times. I found out last week that InveServe rented the original apartment that we have been waiting for, and no one contacted us regarding our return. (Since the unit is now renovated, InveServe rented it for more money. The united listed on their website for a higher price). When I called the office to enquire, everyone acting like they did not know what had happened. After the fire, we were giving a property supervisor, Luis Enriquez, and the guy lied to every one of us. Luis did nothing that he promised to do. Now, we have a new property supervisor (Nicole Urenda), and nothing has changed. It is like a cycle. It keeps on repeating. For the 11 years I have been dealing with this property management, all the supervisors are the same. They all lie to you, make promises, and never fulfill them. One of the most significant issues is that the rent increases even though the apartments are in CITY CODE violations. I live in a deplorable unit with broken windows, no heater, and the AC unit is not working correctly. Over the years, I have made numerous maintenance requests, and nothing changed at the apartment. However, last week, I received a letter that my rent will be increasing starting October 1, 2021. I am asking questions, but there are no answers. PLEASE TAKE MY ADVICE, STAY AWAY FROM ANY COMPLEX THAT IS MANAGE BY INVESERVE CORP. They promise, and the property supervisor lies or does not answer your message when you follow up. If you currently have maintenance issues at your apartment and any supervisors promised to do anything for you, make sure you received it in writing. I lived here for 2.5 years before moving out last month. It was definitely my favorite apartment that I've ever lived in LA. The Highland Park/Hermon apt. is in a great, residential, peaceful area that's close enough to dtla to feel like you live in 'the city' but it's still got that suburbian vibe where you can go on nice walks/runs in the surrounding area. I felt that InveServe was probably the most efficient website I've also used to pay my rent, schedule maintenance, etc. The property managers Steve and Toby were awesome. Super accommodating and just nice, friendly people. They really look out for their tenants and even come to the maintenance calls so that they can better assess the issue you have in your apartment. I've had a couple problems here and there, like with a leak in my window during the rainy season and Steve would come to check it out so the issue at hand would be dealt with promptly. He was also very helpful during my move out by offering his dolly and offering more of his time which gives you an idea of the kind of people Toby and Steve are. We've lived in the same complex here in Long Beach since the original owner built the place. Since his death and that of his son Inveserve has been our property manager. We are on housing which pays the majority of our rent as is at least one other tenant. Both of us have been receiving monthly 3-day notices for housing's portion. We've talked to housing which is angry because, if they haven't been paid which they always are, Inveserve is legally supposed to call them, not us. For their part, when we talk to Inveserve monthly, we've been told that the department sending out the notices does not interface with the department sending receiving the payments. Which is stupid and a waste of their resources. We're not planning to move any time soon and we've given up panicking but we sure haven't given up calling every month begging Inveserve to get their act together. Hasn't happened yet. read more

She answered any question I had and was so helpful getting me set up in a new town. Also, Ivan has been so helpful. My friends know me to be a patient person that never complains. INVESERVE's property manager for our Alhambra property is unresponsive, disorganized, and offensively unprofessional. In the rare occasion that she does respond, it'll just be all talk without helpful action. For example, when we reported basic ground maintenance and security issues, it takes over a month for them to acknowledge, 5 months to start a project, and almost a year of silence even after multiple follow up requests. Things got so bad and unmanaged that homeowners had to use their own resources to fix exterior issues in HOA's domain. I appreciate that people are busy. But I've never seen a work system so ineffective in my professional life. Not good. Do not recommend. read more

If I could rate ZERO stars I would. Where do I begin? First off, I am in property management myself. I am well versed in Fair Housing and California rent laws. The upper management of this company have absolutely no clue what they're doing. I have an extremely difficult situation I'm dealing with and provided them with sufficient information and documentation to receive prompt response and help. Instead, the property supervisor Priscilla tells me "as a mother and former social worker she can't understand why I haven't handled my situation differently". She also has an extremely condescending and passive aggressive attitude. As we were speaking on the phone, she cuts me off in the middle of explaining my situation and says "I'm going to have to stop you there, I'm now late to my meeting". Since that phone call, I've had no response from corporate regarding my issues. This company is setting themselves up for major lawsuits if they don't educate their teams properly. PUT TARP ON THE ROOF WHERE THE LEAKS WERE... mind you they didn't even put tarp right away. We put in MULTIPLE requests to have this issue fixed and it wasn't until OUR ROOF CAVED IN that they finally contacted us. That was just the beginning. We had just had a baby, our apartment had 2 different holes in the ceiling which had asbestos!! they moved us to a new unit which was DISGUSTING, smelled of mold, infested with roaches. And then we found out a few days later after they moved us into this new unit that the people who were in it before us broke their lease BECAUSE OF MOLD. Do you think anybody informed us of this? NO. mabel promised us we'd be back into our original unit within a month of them cleaning the asbestos and fixing the holes.... do you think we moved back into the unit? ABSOLUTELY NOT. They took their sweet time fixing it and cleaning the asbestos. we never ever moved back into the original apartment we leased, we were stuck in an absolutely disgusting unit for the remaining 5 months of our lease. nobody came in and bombed for pests even though we asked multiple times and according to our lease they're supposed to do REGARDLESS every couple months. There is a homeless man that actually has family living there at this apartment complex but doesn't let him go inside their home so he urinates and goes #2 in the laundry room/ back parking area and nobody does anything about it. EVERYTHING AND EVERYBODY about this PLACE is horrible I cannot stress it enough. Thankfully my fiancé and our children finally moved and got our deposit back IN FULL (otherwise we were going to have serious issues especially after ALL they they put us through in the year we lived at their property) and are living in a beautiful, SAFE home. Please do yourself, and your family a favor and do not rent, nothing from Inveserve Corp. I promise you, they will make your life an absolute living hell.
