2025 Best in Design McIntire Kingstone Property Management

I find this corporation no different than any other multi-million-dollar corporate slum lord. They all have the same robotic oversight by their business owner, who delivers digital tough guy responses in order to cover up their schemes. I have resided in the South Pasadena location for quite sometime now, and despite paying good money for this location, ¼ million dollars in 5 years, this region has turned out to be a roach infested-low grade motel 6 looking apartment complex. Motel 6, in the sense that this cute management structure requested all of the tenants to remove plants from their porches. Not only were they requesting plants to be removed, but apparently, they are demanding us to abide by their UNAMERICAN IDEALS. We cannot have decorations for Thanksgiving, Christmas, and any other regular holiday that were once practiced while growing up in CA. Perhaps the owner is attempting to push their ideals for personal gains by disregarding what makes their tenants content with living at the Motel 6. We once had presentable porches, that were kept in order, had self-dignity, and was not out of line. Nevertheless, these clowns forced us to remove all plants, and now our entire property has motel 6 looking porches. This location is riddled with roaches the size of your thumb, similar towards their corporate management team, they are incompetent, rude, and I have a suspicious hunch that this location is not in compliance with local government/building codes. Roaches climb in from the sewer lines and enter apartments through the sinks/toilet. As for my hunch, it was about a year ago that we had reinforced steel beams installed underneath the entire structure. Most likely because the building, in an event of an earthquake, could not support the infrastructure damage due to the building being created in 1962. Given the position this company chose to put us in, I am actively reaching out to our local governments by sounding the alarm, and hopefully we can find some imperfections throughout the property, so they could be held in contempt. Maybe it's a pipe dream, but hopefully someone will read this and understand how it is under this corporation. There are sharp corners capable of slashing any person over the height of 6 ft. while they are walking around the property. There has been severe personal property theft. There are multiple ADA accessibility violations throughout the property, in fact, this location discriminates against anyone perhaps in a wheelchair, there are no ramps, at either entrance of the region. BBB REPORTED.

The first message is very welcoming and they already tell you what packages they have with the prices and even extra services like termites and general pool inspection. No need for back and forth messaging asking for prices or your number for them to call. I checked their reviews and that's it, I decided I want their services. I messaged back and her reply is almost immediate at a very strange time. I think I messaged her late at night. I just copied and pasted their message to my agent and there, appointment is set. We chose the platinum so the sewer inspection will be included and additional pool and termites. During the inspections, the 2 inspectors came on time. Home inspections took about 2 and a half hours which is really good coz it means they check every detail. They delivered the findings verbally and the written report was sent to my agent and me the next day. I don't even know how to share to you the result because there's a lot. Just trust Home Inspection experts. They got you covered. I recommend this company 100%.

I was worried about potential mold during the phone call, and Brandon addressed those concerns onsite without aggressively trying to upsell us to a more expensive mold test. That gave me a lot of confidence that his recommendations were based on what he actually observed rather than trying to sell us additional services. After the inspection, he took the time to walk us through both the major and minor issues he found and explained what should be done to address them. We had a lot of questions, and he was clear and patient with us. Instead of just pointing out problems, he showed us what he saw and explained what could happen if certain issues weren't fixed. The inspection report was also easy to read and understand, which made it much easier to keep track of everything that needed attention. It had the same amount of detail with photos explaining the issue.

He pointed out details and potential concerns that I would have never thought to look for on my own. The difference between inspecting a home yourself and having a knowledgeable professional conduct the inspection is truly night and day. For first-time homebuyers especially, finding a home inspector you can trust can be challenging. With Brando, I felt confident that I was getting a thorough inspection and that my money was well spent. Thank you, Brando, for your professionalism, attention to detail, and dedication throughout the inspection process.

Top-Notch Home Inspection Service!…read more I had a fantastic experience working with Raz, the phenomenal home inspector. From the very beginning, they were prompt, professional, and incredibly thorough. They took the time to explain everything clearly, answering all of my questions with patience and detail. The inspection report was well-organized, easy to understand, and delivered quickly;complete with photos and helpful recommendations. It gave me real peace of mind during a stressful home-buying process. You can tell this inspector truly cares about their work and the people they serve. Reliable, knowledgeable, and highly attentive to detail; everything you want in a home inspection service. I wouldn't hesitate to recommend them to anyone. Excellent service from start to finish!

I'm a Realtor and have had dozens of property inspections over the years. I wanted to use Raz for…read moremy personal property sale because he claimed he was so detailed, had construction industry background, and he has good reviews. Well, I got swindled. Believe the other reviews that say his inspections are sloppy and his reports are not detailed. (perhaps his good reviews come from people who don't know what to expect.) Basically, Raz is a scam artist. He sold me on the fact that his pricing is $500+ more than other inspectors because of his quality. But the inspection and report I got was the sloppiest and least detailed report I have ever received - for the highest price! Neither my hubby or I was home when he did the inspection. He said it would take 5 hours; he texted after 3 hours saying he was done. He missed a huge list of things, and then completely ghosted me when I pointed it out and asked him to come back. I included pictures and videos, so there was no doubt. Still no response. I have 2 attached apartments on this property. I told him one would not be accessible, but the other tenant would leave the door unlocked. I even told Raz how to access the attic space where the HVAC system is for that unit. He completely SKIPPED inspecting that apartment entirely. He made silly errors, like saying he could not inspect my fireplace because the gas key was not available. But you can even see the key hanging in the photo he provided! He said the lights over my bed were not functional, but he just did not notice the switches on either side of my headboard for those lights. He said the sliding door wouldn't lock, when he wasn't closing it tight enough to engage the pin. He missed appliances in the kitchen, and really didn't even test the ones he did show in the report (I know, because one burner on the stove doesn't light well, and he would have caught that if he'd done a thorough inspection.) I had a list of about 30 things a handyman was scheduled to do, that I knew a good inspector would catch. I like to say "Done, Done Done" on pre-sale inspection reports, so people can see what things have already been paid for and corrected. These were not minor things: tripping hazards, wood rot, bricks pulling away from the concrete, exterior electrical outlets that weren't functioning, outlet covers missing, etc etc. He didn't catch one of those things! The only exterior lights he mentioned were my rear deck lights. He missed 2 front porch lights, security lights, sidewalk lights, front columns lights? How? In the garage, he missed an entire room (where the electrical subpanel is, so that was not in the report either), signs of rodents, outlets not working, etc. He didn't even go on the roof, giving a lame excuse about worrying about falling through. He'd already been in the attics, and could see there was solid sheathing under the metal roof! Every other inspector I've ever had has included a roof inspection, and a referral to a roofing contractor if they see issues beyond their scope. I also told Raz he would not be able to inspect the pool and equipment, because the pool was empty - but to please note that the pump was a newer energy-efficient pump. And I provided photos of the water heater and whole house recirc system to him, which he would not have access to, and asked him to include those in his report as well (with a note that customer had supplied the photos). He included neither of those things. So many other things skipped too! He basically flew through my house doing the least possible, and then refused to release the report to me unless I paid in full - because he KNEW he'd done a completely crap job and would have to go back and do it over if I saw the report before paying. With all of the things I had already indicated would not be accessible or able to test, he discounted the price a little bit initially. But add those things to the apartment he completely skipped, and he really only inspected/reported on about 60% of my property, and even that was extremely subpar. Yet I paid $1200+ for 3 hours of his time. His "detailed 69 page report" basically just had boilerplate verbiage for most items. Do NOT waste your time or money with this guy. If he had done the right thing and offered to come back and make it right, that would be a different story. But the fact that he can do this shoddy work and then ghost me, not taking any responsibility whatsoever, shows the type of guy he really is. He's a sweet talker, but takes advantage when he can. Also be aware that the "home inspector" industry is the only sector that doesn't have any licensing requirements. So there is literally no agency to report him to. That's why he can get away with doing things like this. And he'll do it again. Hopefully not to you.

Here's an honest take of pros and cons though: Pros: - Super nice service and the workers who did the tenting portion of the job even did their best to clean up and fix up our landscaping since we had to rake away gravel and mulch to make this work. - Very competitive pricing, and was actually one of the lowest ones we had out of the few companies we quoted. - Billing is via credit card without any fees, so that was a nice change from the typical check asks. Note handled via phone in terms of credit card billing. Cons: - We still had a few broken tree branches after tent removal. Not removing any stars for that, but more of a watch out to any homeowners who have landscaping or are particular with their gardens to be sure to do all the necessary prep work and hire landscapers after the fumigation to ensure everything is back in order, because your landscaping will be changed up for making fumigation work (or at least that's what happened to our house). We had to do some extra work to shovel our zen garden. - Office was fairly hard to get a hold of. Any messages or emails often don't get replied right away.
