    2025 Best in Design McIntire Kingstone Property Management

    I find this corporation no different than any other multi-million-dollar corporate slum lord. They all have the same robotic oversight by their business owner, who delivers digital tough guy responses in order to cover up their schemes. I have resided in the South Pasadena location for quite sometime now, and despite paying good money for this location, ¼ million dollars in 5 years, this region has turned out to be a roach infested-low grade motel 6 looking apartment complex. Motel 6, in the sense that this cute management structure requested all of the tenants to remove plants from their porches. Not only were they requesting plants to be removed, but apparently, they are demanding us to abide by their UNAMERICAN IDEALS. We cannot have decorations for Thanksgiving, Christmas, and any other regular holiday that were once practiced while growing up in CA. Perhaps the owner is attempting to push their ideals for personal gains by disregarding what makes their tenants content with living at the Motel 6. We once had presentable porches, that were kept in order, had self-dignity, and was not out of line. Nevertheless, these clowns forced us to remove all plants, and now our entire property has motel 6 looking porches. This location is riddled with roaches the size of your thumb, similar towards their corporate management team, they are incompetent, rude, and I have a suspicious hunch that this location is not in compliance with local government/building codes. Roaches climb in from the sewer lines and enter apartments through the sinks/toilet. As for my hunch, it was about a year ago that we had reinforced steel beams installed underneath the entire structure. Most likely because the building, in an event of an earthquake, could not support the infrastructure damage due to the building being created in 1962. Given the position this company chose to put us in, I am actively reaching out to our local governments by sounding the alarm, and hopefully we can find some imperfections throughout the property, so they could be held in contempt. Maybe it's a pipe dream, but hopefully someone will read this and understand how it is under this corporation. There are sharp corners capable of slashing any person over the height of 6 ft. while they are walking around the property. There has been severe personal property theft. There are multiple ADA accessibility violations throughout the property, in fact, this location discriminates against anyone perhaps in a wheelchair, there are no ramps, at either entrance of the region.     Every property comes with its set of challenges. My partner and I enjoy the service of McIntire Management because: * They are responsive in communicating to us * They are welcoming and accessible by phone, sms, email, portal, office * They set expectations and take action. Issues resolved to date: Setting up the dishwasher, copy of additional keys, setting up door access app, leaky bathroom faucet, securing a parking spot, notifying us of packages, notices of building updates, establishing/enforcing new building rules, keeping us up to date when we are away for holiday. Helena Paredes is our current property manager. She is welcoming and has an empathetic, pragmatic approach to her work. We appreciate her leadership and her goal for us all to live in a great community. We have been in the building for less than a year and this is how much she has helped!

My experience so far has been very positive. I've heard great things about the tenant platform for paying rent and submitting maintenance requests, and I look forward to using it. I've already done my baseline inspection and reported a few minor repairs to Barkley the Maintence Coordinator, and her responsiveness was excellent, with a reply within a day! Just hoping the repairs will occur just as quickly. So far, so good! I'm excited to move into my new home and will be sure to post another honest review once the reported issues have been resolved.

In short, I found the management lacked substantial communication and respect for the tenants, renting us overpriced old apartments. Ultimately, the reason I had to move out was the unwillingness and inability of SGV to address a building-wide pest problem that lasted nearly a full year, all while still continuing to raise my rent each year (during COVID!). My time in this apartment started off rather well, dealing with this saintly salesman named Barry, who I believe is no longer employed at SGV. Brian Abernathy was my primary contact in management. To their credit, I appreciated SGV's online portal for enabling a tenant to pay rent electronically, and to be able to submit service requests. And sometimes, these service requests were dealt with in short order, like replacing a broken washing machine within a week or two. However, my negative experiences with SGV outweighed the positive ones. Looking at some of the other negative reviews on this site, I experienced similar patterns to what they describe: extreme construction noise at all hours without warning when we're at home working during a pandemic; painting a neighboring unit and then sealing it up so the paint fumes vent into your own apartment overnight which leads to you being sick and is a health-code violation. When I'd complain about these things to Brian, he'd either not respond or just say "Oops, I didn't know the workers were doing that." or some other such nonsense. Ultimately, I just have no confidence that SGV has its tenants best interests in mind when making decisions, and who wants a management company like that? But the straw that broke the camel's back was this fly infestation that started in the summer of 2020. There were flies all over the place in all the units in the building. It was pretty disgusting. Management brought a handy-man by to dump some anti-bug stuff in our sinks, to no avail. This went on for months. Management continued to raise our rents despite the infestation. Ultimately I left the apartment after a year of this problem, because I just didn't want to deal with this infestation any longer. I cannot recommend working with this company.

Our entire complex was issued three day notices to comply with a demand or move out (within three days!), ours for having a cooler and a bike rack next to our car in the car port. Many residents have lived here for 10+ years and some with kids (now potentially at threat of eviction). They never come to fix issues. And when they do come (finally) they show up randomly and expect to gain entry when they do. They don't help when we report safety concerns regarding theft and forceful entry's by criminals. Absolutely worst experience I've ever had with a management company and wish they had some ethical standards other than getting their paycheck at the end of the month. We didn't want to move but now are likely forced to given we have no idea when we will get another three day notice (and potentially end up homeless) over absolute bs.
