Community is friendly and community events every two weeks. Noise-wise, it's quiet when all doors and windows are closed. One neighbor had a baby and another has a husky, we only hear them when they open their door. The loudest part for us was the fountain waterfall. Parking is assigned. There's a couple spots for guest parking too, but the resident needs to reserve it through an app, street parking for guests might be easier. There's some reviews that said the fire alarm goes off constantly, but it only went off a few times during his stay and most of it was scheduled maintenance. Just a note, the upper cabinets and shower head are installed higher than other apartment complexes.

Unfortunately, my experience with management, package security, and move-out charges fell far short of what I expected for the price. Package theft was a major concern during my time there. An irreplaceable piece of artwork shipped to me went missing, and management spent more than two weeks telling me they were working on obtaining security footage. They then told me I needed a detective to request it. After I got a Pasadena Police Department detective involved, management told the detective there was no footage available. The lack of clear communication wasted everyone's time and left me feeling that my missing property wasn't being taken seriously. The pool and grill area was one of the main reasons I chose Luxe. It eventually reopened, but it was closed for months during much of the best swimming weather. That was a significant disappointment while paying for a property advertised around its amenities. Moving out brought another frustrating experience. I was charged $879.09 for painting, cleaning, and carpet cleaning that I disputed. Management ultimately acknowledged that the full paint charge was not warranted and removed all three charges, but getting there required detailed emails, reviewing their documentation, and repeatedly stating that I was prepared to go to small claims court. There was also an accounting mistake involving my security deposit. I had paid $1,000, but only $200 appeared as being held at move-out. I had to dig through old payment receipts and move-in records to question the discrepancy. Management eventually confirmed that they had failed to transfer the other $800 into the deposit ledger and had applied it toward rent instead. The money had been credited to my account, but sorting out their mistake became my responsibility. After management confirmed that I owed nothing and was due a $30.84 refund, I still received paperwork showing an $848.25 balance due and had to follow up again. I appreciated the manager who reviewed and corrected the charges, but the overall process was unnecessarily stressful. Staff were pleasant in person, but I often found their communication over email and the phone rude or dismissive. There were also mandatory extra fees, including roughly $30 a month for valet trash that I never used and couldn't opt out of. Those costs added up. As a graduate student, I didn't have spare money or time to spend disputing charges and untangling accounting errors. I've since moved somewhere more affordable and closer to campus. Luxe was a nice apartment, but the management experience and extra costs made it somewhere I would not choose again.

The people who work in the office are always extremely friendly and helpful. The building has its own cleaning and maintenance crews. Everyone does a wonderful job!! The building is in a lovely neighborhood in South Pasadena. I can walk to the library, the senior center, Trader Joe's, and numerous restaurants and coffee shops. I really don't need to drive anywhere. The other residents who live here are also very nice and friendly. I have made friends here. My grandchildren love coming here and playing at my apartment. Advice to the people to researching Yelp reviews while looking for a new place = IGNORE 1 STAR and 2 STAR reviews. No place is perfect. This is a large apartment complex in the middle of a city environment. There are ALWAYS people who are going to be unhappy. ALWAYS! I recall my excellent working relationship with Manager Keith, Assistant Manager Juan, Community Manager Melanie, and Leasing Representative Rachel. (Perhaps the staffing has changed...) I also give many thanks to the maintenance staff. These good people care about the community, facilities, and amenities. And every tenant is respected. Unfortunately, I am aware of others who did not return that respect. I am incredibly thankful for the assistance of the named staff who came to my aid twice when I experienced medical emergencies. I was even trapped in it once for 10 minutes. 3. There was a persistent error-message beeping from the fire alarm panel by leasing during my first year. It was less frequent this year, but the beeping appears to be an unfixable Bay Alarm-specific issue I have heard and seen in other plazas. My current place actually has the same issue. 4. Maintenance became understaffed this year and rotates across Equity properties; many of my tickets went unaddressed my last 5 months here and I had to resubmit to receive service. 5. My SmartRent doorlock battery died within a month of my first move-in and I was locked out on Thanksgiving night; I received zero low-battery notices until it was at 1%, and SmartRent wasn't able to find out why this happened. The battery should've been checked prior to me moving in. 6. The complex doesn't really have amenities. The gym is sub-par, as is the social room. Yearly Equity resident surveys hint that they are trying to add things here/at their properties, so there may be future potential. 7. On Bilt, your final month's rent will not show a prorated amount, but rather, your lease-renew amount, even if you have already given notice to leave; you have to speak with leasing to know your actual payment amount. I found that odd and there was no communication about this when payments switched over to Bilt; leasing said it was a Bilt issue. And if you turn your keys in early, there will be a line item in your SODA statement notating an early-termination amount (but it's not a charge). It seems some system/software tweaks could help alleviate confusion for residents leaving/who have left. You will also be charged for paint and cleaning, no matter the final state of your unit. This seems standard across complexes though, unfortunately.

The area has everything one might need: gyms, SPAs, cute little cafes, and major restaurant joints, quiet streets to jog. The best part is that the building is brand new; everything is stylish, minimalist, fresh, and clean, and we've never had anything break or give us any problems whatsoever.

It was a nightmare leaving the house! Secondly, management was HORRIBLE!! It seems there's no communication between the landlord, manager, and property manager. When rent was due, you had the manager who's in charge of that letting you know you had a late fee because rent was never received while the landlord would tell you it was fine because he received the rent (their rent process is only wire transfer or money order). We also had horrible neighbors upstairs that would be jumping up and down, stomping, and throwing heavy objects onto the floor (our ceiling). After we talked to them in person (mind you, it was 2 adult women), they retaliated! The noise got worse and it was at all times of day and night. The property manager was notified of this along with the landlord, presenting them timelines of what occurs and even the manager stating she heard the stomping too when meeting up with them. They knew of our jobs in the healthcare field with our crazy work/sleep schedules and NONE of them cared one bit! We felt discriminated against them (they were aware of it and our legal matter) and it all made sense why they have such a high turnover moving rate there. We are happily living elsewhere with a much bigger space and less expensive monthly rate. I would STAY AWAY from there if I were you!
