I lived here for 2 years in 2 different units and think overall, Acappella is a decent choice in Pasadena. I'm sad to leave the area, but had to because the rent increase surpassed my budget, and I also had been itching to live somewhere new. My advice overall is to live on the 4th floor here and to have a unit that doesn't face the freeway. What I liked: 1. Residents are friendly but also keep to themselves. 2. Leasing staff, past and present, are responsive and helpful. Thanks to Skylar, Brendan, Julie, Claudia, Ricky, and Chloe. 3. Convenient parcel room with Luxer One lockers for secure deliveries. 4. Units, although showing age, are clean and comfortable. 5. Spacious walk-in closets compared to that of other nearby complexes. 6. Location, location: within walking distance to Old Town and is close to groceries, restaurants, and City Hall. The complex is also right by the 210 for easy coming and going. 7. Jerry and Erica in maintenance are polite, helpful, and patient. 8. The inner courtyard is peaceful with its string lights and makes for a nice view as the sun goes down and into the night. What I didn't like/think could improve: 1. Unit front doors are self-shutting and slam full force, causing sudden bangs and shaking walls unless manually held. Most residents do not observe this, which sucks. 2. Elevators break down multiple times a year; major repairs can take months. The larger service elevator always seems like it'll die any minute. I was even trapped in it once for 10 minutes. 3. There was a persistent error-message beeping from the fire alarm panel by leasing during my first year. It was less frequent this year, but the beeping appears to be an unfixable Bay Alarm-specific issue I have heard and seen in other plazas. My current place actually has the same issue. 4. Maintenance became understaffed this year and rotates across Equity properties; many of my tickets went unaddressed my last 5 months here and I had to resubmit to receive service. 5. My SmartRent doorlock battery died within a month of my first move-in and I was locked out on Thanksgiving night; I received zero low-battery notices until it was at 1%, and SmartRent wasn't able to find out why this happened. The battery should've been checked prior to me moving in. 6. The complex doesn't really have amenities. The gym is sub-par, as is the social room. Yearly Equity resident surveys hint that they are trying to add things here/at their properties, so there may be future potential. 7. On Bilt, your final month's rent will not show a prorated amount, but rather, your lease-renew amount, even if you have already given notice to leave; you have to speak with leasing to know your actual payment amount. I found that odd and there was no communication about this when payments switched over to Bilt; leasing said it was a Bilt issue. And if you turn your keys in early, there will be a line item in your SODA statement notating an early-termination amount (but it's not a charge). It seems some system/software tweaks could help alleviate confusion for residents leaving/who have left. You will also be charged for paint and cleaning, no matter the final state of your unit. This seems standard across complexes though, unfortunately. read more

I have really tried to adjust to this place. I can tell anyone that wants to live here to make sure and have an alternative mailing address. The constant mixup with the building across the street which is 160 Chestnut, with this building which is 160 Corson St, and not 145 Chestnut St. I've noticed now when maintenance requests are submitted, they take a month later to see about doing the repair. I had already fixed the issue by the time they showed up, with the high rent here, there should be no issue with timely maintenance. read more

I lived here for 3 years, and here are the things to know. The good stuff: The location is great. You're in Old Town Pasadena. It's walkable to many amazing places and a metro station. This includes about a 10-minute walk to Rose Bowl viewing. The neighbors are respectful, and I never really noticed a huge noise problem. Now the stuff to be aware of: The building is older, and it shows. The units are outdated with older appliances and design. Rent went up every year, usually closer to the max 10% allowed. This can happen even if the same unit on the same floor is listed on the market for less than your rate. There are unlisted monthly fees on top of the rent: $66 tech fee $45 parking fee for an assigned spot Expect the fire alarm to always be beeping. Decent flooding in public areas when it rains. Some gates/elevators stay broken for weeks or months on end. Mailboxes are broken into often. The move-out process was pretty normal with no notable issues. Acappella is OK for the location but is highly overpriced for the quality of the property and units. read more

DO NOT MOVE HERE. I'm writing this review so that other people won't go through the same trouble as I did. 1. You won't get any of the security deposit back because they will charge you with cleaning & painting fee of $500+ even though we left the apartment in pretty much the same condition as when we moved in. The unit was not even freshly painted when we moved in, and they're charging the painting fee now. 2. I moved out in the middle of the month so I was expecting to be charged about 50% of usual monthly utility amount ($80), but I was actually charged double the amount ($160). So either somebody did the math wrong or there is something fishy going on with the calculation of utilities. 3. The elevator inspection was never up-to-date during the whole year I lived here. The elevator eventually broke down and was never repaired for 2 months until the day I moved out, so I had to pay several hundred dollars more to the movers in order to move out from a 3rd floor unit through the stairs. 4. When I placed maintenance requests, things were never fixed properly and they would just close the case, so I had to put in the requests over and over again to "re-fix" things, which caused a lot of discomfort and hassle. 5. If your unit is near the gym or someone lives above you, you're gonna have to put up with a lot of noises and thuds, even at 3 am on a Sunday. 6. If you have 2 cars, you will never get a spot for the second car in the apartment. You would have to pay $100+ a month to park in another lot or on the street. I'm guessing most apartments managed by greedy corporations and landlords especially in places like Pasadena would have a lot of issues like Acappella that make the place unlivable and would treat their tenants unfairly. But please avoid Acappella if you can and avoid the stress that I had to go through. read more

My move in was so seamless thanks to Claudia in the Leasing Management Office. It's difficult to have to choose a new home when I don't live in the area or live close to the area. Claudia provided top service during my tour and the tour was so memorably pleasant that I decided to make Acappella my home. She answered all my questions and brought up topics/preferences that I did not even think about that aided in my decision. Upon move in day, I was so stressed because of my movers and Claudia was a huge help letting me know where they can park and which elevator would be the best one for a faster move. Her recommendation of which unit to move into was PERFECT! I am so glad to move into a space that I am happy with without having the chance to see it. She is one of the best and most personable leasing/ Apartment office managers I have ever worked with - and I've moved 3 times with Equity already. Additionally, Jerry (sorry if I got the name wrong) on the maintenance team was so helpful with the lightbulbs that were not working in my unit. I felt it was such a welcoming feeling when he was walking down the hall way and took his time to help me find my unit since I was lost. Overall, the team at Acappella provided the best move-in and tour experience I've ever had. Excited to call this place home! As victims of the Altadena fires, we were less than thrilled to go back to apartment living. When we found the acapella apartments, we were just thankful to have a place in an area saturated with fire victims. However, I have been very impressed. It is clean, quiet, and I don't even hear my neighbors. I have been particularly pleased with Kyle Briski, the leasing manager. He had been kind, professional and has gone above and beyond his job. Kyle was the leasing manager who gave us an initial tour, helped us through our application process, and transitioned us into the residential community. Kyle came early to meet me at 9am because I was expecting a bed delivery on move in day even though the office doesn't open until 10am. Since then he has helped orient us to all the various technology apps , has also been extremely helpful when we had questions, helped us with getting assistance on repairs and even came to the door one time to deliver packages when the luxer room was not working! Who does that? Once when a refrigerated medicine package came for a resident , I saw him call the resident who was unable to come home soon, and then volunteered to put the package in the residents home. He is an asset to the acapella/equity community. Furthermore, he has made our transition from the fires into apartment living just so easy. I highly recommend the Acapella apartments. read more

I lived at Acappella for three years before moving out of state in winter 2020. Our family was growing and we needed a bigger home. We chose the apartment, because it was spacious, had large closet / storage space, and it was quiet and tucked away from the busy streets while being walking distance to Old town Pasadena. There were also a lot of kid-friendly activities available nearby. Some of the places I visited often were Kidspace Children's Museum, PlayLab, Southern California Children's Museum, Vroman's Bookstore (story time), South Pasadena Public Library (story time), South Pasadena Farmer's Market, Arboretum, Lacy Park, and the list goes on! But what really sets Acappella apart is the people: the leasing staff and the maintenance crew. Summer was very friendly and helpful when we were moving in as well as the maintenance crew Jose and Richard. Subsequently, Katie and Alex joined and were there for the larger part of our stay. They were so incredibly helpful, accessible, and hard working. I cannot say enough good things about them. If there was an issue, they made sure it got resolved right away. But what ultimately got me to write this review was Taylor, who is currently at Acappella. I had recently made the mistake of sending some packages to my old address at Acappella even though I now live on the opposite coast. I needed help retrieving those items, and Taylor went out of her way to help me out when she could have very easily just ignored my request. I am a former resident after all, but she was so sweet about it and I could tell that she really cares about her work. I had good memories during my stay at Acappella and I am still impressed with the team at Acappella. Highly recommend if you are looking for an apartment to rent in the Pasadena area! read more

Our review of Acappella Apartments is long overdue. We've lived here for 3 years and we've had a wonderful experience. Everyone from the manager to the cleaning and maintenance staff is amazing. First and foremost, the manager, Katie, is incredibly dedicated, kind, and genuine. From the day she started, there was a noticeable improvement in the operations at Acappella. She works so hard to make the community look great and will personally take care of any concerns or issues herself. Many mornings I see Katie arriving early to make sure the community was looking it's best for the day. From the day she started, she's built a relationship with us and was very approachable if we ever had a question or concern. In addition to Katie's great leadership, Alex also provides incredible customer service and always attends to any needs with a high level of professionalism and politeness. He's quick to respond to emails and I can tell he genuinely cares about his current and potential tenants. The two of them together really make the whole place run smoothly. In addition to the management, the maintenance and cleaning staff are timely and professional as well and always say hi to us when we see them around the complex. Overall, we love Acappella. The gym has a great selection of equipment (squat rack, barbell, treadmills) the package lockers were a great addition to make getting deliveries quick and easy any time of day. The community area was always clean and nicely decorated and the grills were always in tip-top shape. Since the start of the COVID-19 era, the staff has jumped into action, taking the initiative to keep things clean and following all the guidelines and protocols in a graceful way. In 2020, We had to vacate earlier than contracted year and move into our workspace due to the rising cases of Covid-19. We paid all the remaining rent before we vacated and they charged a penalty fee even with our difficult circumstances. Back then, not all the information was provided when that was due and we haven't heard anything about it since now for the last two years. And now the debt collecting company is contacting us and threatening us that we owe a debt which will have a negative effect on our credit status. They've been quiet for the last two years -- we never got a call or email or whatsoever and now they just sent the case straight to FCO the debt collecting company. Very frustrated and such a bad experience. I cannot believe they do such a TERRIBLE HORRIBLE job in notifying us! The WORST service ever. read more

When I moved in, Summer from the leasing office took care of the whole process, so it was very smooth and left me only a positive impression. I have lived at Acappella for about 4 years now. All I can say is I'm definitely going to miss living here as I have called it my home for what seems like a long time! I am moving to West Los Angeles because of a job transfer or else I wouldn't be leaving! This community went through some beautiful (and needed) upgrades throughout the years I've been here. The interior of the apartment no longer have that not so appealing plastic counter tops and white appliances and upgraded to black quarts and stainless steel appliances. The exterior of the building and Gym received a much needed face lift and looks AMAZING! Here are some pros in living here that i've experienced: 1) 5 minute walk to old town! 2) quiet street and avoids all the business of old town. 3) price is quite reasonable compare to other old town properties 4) office staff is AMAZING! 5) apartments feature great upgrades! 6) parking garage is under ground and gated 7) community is gated and we all have FOBS to get in 8) Freeway & Metro Line are literally a block over! you can't beat that! Now there are some cons if I'm gonna be honest but the pros greatly out way the cons: 1) when I first lived here there were some homeless hanging out at the building next to us, but since they got the 24 hour security guard it does seem that pushed them towards the park. I see one straggler passing by every now and then (as most people in old town probably experience) but nothing major. 2) street parking is pretty terrible probably EVERYWHERE in Old Town Pasadena, but I don't seem to have trouble on the weekdays or early enough on the weekends. People found out about our back street and park here now. BOO! 3) some of the parking spots are a little tight but where are you going to find the PERFECT parking situation anywhere? TELL ME! Other than that, i've been glad to call Acappella my home for nearly 4 years! I will greatly miss this place but I'm off to my next chapter in life! read more

I moved in to this complex during the pandemic. I chose to rent it without ever seeing it in person. Alex made me feel extremely comfortable and spent hours going over everything with my prior to my move in date. It was not fake, it was very sincere. Moving is very stressful, but I'm extremely happy with my choice. I opted to go with a 2-bedroom for myself and my dogs so I could have my own office. The apartment has so many windows and does not feel like I am living in a cave. I would highly recommend this complex as it is off of the beaten path and is very quiet. The tenants seem to be friendly, and as a young woman living alone, I feel extremely safe here. read more
