WARNING: AVA Pasadena is a Scam, I would give negative 5stars if I could. We had a nightmare dealing after moving out. AVALON slapped us with a ridiculous $946 bill with a FAKE "pet odor" and wall damage that never existed. The apartment was in perfect condition. When we asked for PROOF--photos, invoices, ANYTHING--they said they DO NOT NEED ANY PROOF TO CHARGE US, after we repeatedly asking, they said they will provide WITH COURTESY and would take 7-10 business days to provide it. But at the same time, they threatened us with a tight deadline to pay within 10 days or FACE COLLECTIONS. They tried to force us to pay without giving us any evidence and pressured us with an unfair timeline. After doing some research, I found out this company has a BAD REPUTATION for OVERCHARGING UNREASONABLE MOVE-OUT FEES and SENDING ACCOUNTS TO COLLECTIONS without proper communication. It's no surprise they pulled the same tactics on us. They clearly don't care about honest tenants--they just want to steal money by inventing damages and rushing you into paying. I am elderly and a cancer victim (chemo every day) but I chose to live at AVA because Assisted Living just did not feel right for me. And I have not been disappointed. This morning George arrived to clear ash and soot off my terrace after the Eaton Fire and winds dumped so much onto this important living area. It is magnificent--clean and ready to use. I could never done this project without a shop vac and tools and, most important, a protective mask. Short version: AVA hired contractors to remove the asbestos-containing popcorn ceilings in the hallways. After their work, debris that looked like the popcorn ceiling littered everywhere in the hallways, but management has no interest in cleaning it up. They are only interested in avoiding legal liability. Long version: A few weeks ago, the building managers notified tenants that they would be removing popcorn ceilings in the building halls and that since the building was built before asbestos was outlawed in building materials, they would take asbestos precautions including testing. For readers who may not know, asbestos is extremely toxic. Asbestos fibers may enter the air when asbestos-containing material is disturbed and cause mesothelioma, a deadly cancer, in those who inhale it. No level of exposure is safe. My wife and I were concerned, so we sent the managers emails asking them about the precautions and the results of the testing. After many rounds of emails, the manager disclosed to us, but not to all residents in the building, that it had been confirmed that the popcorn ceiling indeed contained asbestos. Out of an abundance of caution, my wife and I chose to stay in a hotel the day that the popcorn ceiling in our hall was removed (Tuesday). The managers sent out an email to residents around 5 or 6 pm that day announcing that the work was finished and it was safe for residents to return. I came back to the hall outside my apartment between 6:30 and 7 am the next day, before any contractors were in the building, and I took a photo (attached) of what I saw outside my door: little white pieces of the asbestos-containing popcorn ceiling were littered all over the hall. I made an urgent request through the building's service app asking them to clean it up. The manager denied that the crumbs were from the ceiling since hours had passed since the ceiling removal and reiterated that a third party had deemed the hall safe to return to. With nowhere else to turn, I had to ask the government to help me. After many phone calls, I learned that the agency in Los Angeles tasked with managing asbestos complaints is the AQMD (https://www.aqmd.gov/). They sent an inspector who arrived in the afternoon (Wednesday). The inspector looked at the debris and told me that he could not prove in court that the debris contained asbestos because he did not see who dropped it and that the individual pieces were too small to test. The inspector did say that I should not attempt to clean up the debris myself and that the contractors should vacuum up the debris with a HEPA vacuum. However, he had no authority to order AVA or the contractors to clean up the mess - he could only ask them nicely. After asking them to clean up nicely, they only vacuumed right in front of our door. On the second day (Thursday, still staying at a hotel), we said "No that is not enough, you need to clean the whole hall." Then they quickly "vacuumed" so poorly that no one could tell they had vacuumed at all. On the third day (Friday), I began to threaten to write a review if they did not remove all of the debris from our hall, and they finally put some effort into vacuuming the hall but still missed many spots. When I continued to press that they needed to clean all possible asbestos debris from the hall and the building, they ceased to engage with me. We have not heard from them since Monday (6 days after the ceiling removal) when they said "Someone from our management team will contact you shortly". read more

Let me start by saying that my husband and I have lived here for 3 years, and not by choice, but by the crazy housing situation in Los Angeles. We've been actively saving to buy our first home and living here at AVA has given us motivation to aggressively save so we can get the heck out of here! PRO: location...and that's it. It's walking distance to shops and food on Lake Ave. CONS: 1.) MANAGEMENT SUCKS: Avalon management is not reliable. I had a compliant about Andrew, AVA apartment manager, because he wasn't acting in the tenets best interest when there was obvious package theft going on in the building, and sent a complaint to Avalon's Executive office. You know what the Executive office did? They just forwarded the message back to Andrew to fix! Thanks Avalon...way to be receptive to criticism about your employees and how they represent your company. 2.) THEFT: I had, on two separate occasions, packages that were stolen right from our front door! The first occasion, there were 3 packages and the thief "cherry picked" and took 2, and left the one the didn't want for me...how kind of them. The second time, I signed up for UPS notifications and was cooking dinner when I got the notice that my package was left at my front door. No joke, 45 minutes later I opened our front door and it was gone! Andrew said that we could have packages delivered to the leasing office in the future. Sounds great but the leasing office is only open Tuesday - Saturday and if the deliveries don't coincide with their schedule, it gets left at the leasing office's door or your package gets rescheduled...super convenient right? I just had to sign up for UPS Choice so I could have the packages delivered to a UPS store for pick up. The theft is so bad here that residents have to take matters into their own hands. One guy had his car stolen in the middle of the day and had to post his own notice, since the leasing office didn't act on it in time. 3.) OLD BUILDING: despite the efforts to update and remodel this place, the foundation and walls are still from the 1970s. That means if you have a noisy neighbor, upstairs or next door, you can hear EVERYTHING! From kids jumping up and down, shaking the floors and walls like an earthquake is coming to younger residents and their "nocturnal activities" echoing through your wall. You can repaint and remodel all you want but you can't change the cheap foundation and infrastructure this place was built on. 4.) COST: they do consistently raise the rent every year. We've rented in Pasadena before and we were usually able to negotiate down the increase so that it was only a 5% increase or less, but that's not an option at AVA. It's either take the 10%+ increase or leave. Overall, this is the worst place I have ever lived for the price we had to pay...and I've had to live in the Antelope Valley! I agree, with the only reputable reviewer who said he lived here for 6 years, and sincerely question the other people who have reviewed this place. If you want a temporary place to live that's in a good location and have cash to throw around, come to AVA. If you're looking to make this place a home...keep on looking! read more

We lived at the AVA Pasadena for 4 years and feel we can give a very accurate review of both the positives and negatives of living in this building. The positives: the location is amazing. Quiet street but close to great restaurants. Really nice area to walk around and very dog-friendly. Clarence is great at his job and responds quickly to all maintenance requests. We've never had a recurring maintenance issue in our 4 years in the building. Appliances in the units are new and work well. Layouts of the units are nice. Amenities are great- nice, clean fitness center and clean pool and hot tub that are only occasionally out of order. The negatives: The floors/ceilings in this building are extremely thin so if you're a light sleeper, plan on being awakened by your upstairs neighbors footsteps throughout the night. Sound travels so easily that footsteps upstairs will actually shake our furniture. For the price you're paying in rent, this is a definite down-side. The biggest other drawback of this building is how inflexible the management is. We were interested in moving to a 2 bedroom unit that became available 1 month before our lease was up, but were told that we'd have to pay a huge lease break fee in order to transfer units. By the time our lease was up, that unit was taken. That on top of yearly rent increases led us to look elsewhere. read more

I've lived in this complex for 6 years when it was called the Mark and for the last 3 it's been owned by Avalon Bay. It was remodeled 2 1/2 years ago now called AVA Pasadena. Avalon did a great job of remodeling and updating the complex, but they do very little from the standpoint of creating a community the way the last management did. But don't plan on living here long, they want to raise your rent every year as much as they can!!! 12% this year, and 42% over the last three years. They give you no credit for being a current residence! So wherever the market is on the dynamic price Matrix at your renewal time, is price you're going to get. Don't plan to get to know anyone because their turnover is more than 40% I'm moving because I just can't keep absorbing the price increases and I make six figures. $32,000 a year for rent is just crazy! I've also had things stolen out of my apartment this year by someone that has a key! Only four people have access to my apartment and 3 of them are AVA Pasadena management and maintenance. If you're into the greedy corporate ownership and management style with no decision-making by the local resident manager, this is your place! Fyi There are newer building to live in Pasadena with better amenities for a lot less! As far as the other reviews, I don't even know any of the other people and I talk to everyone. I have lived here for just about a year now and really do love my apartment. However, I recently received my lease renewal and was informed my rent would increase $258 a month!! That's almost a 14% increase! I realize that Pasadena does not have rent control but that should not give the leasing company the capability to make it near impossible to afford your rent. No one to my knowledge has their income increase annually to afford such increase. I wish they valued having good long term tenants as much as they value making more $$$. read more

I have lived in this building since 2011, and wow! since AVA has taken over the place looks stunning! I love the remodeling of my unit, the hard wood flooring looks spectacular! Additionally, the staff are all extremely attentive and responsive, especially the maintenance supervisor-Clarence! My apartment functions not only as my living space, but as my warehouse space for my clothing line as well. Clarence spent an extensive amount of time helping me rearrange my furniture and set up a storage unit within the building to keep my inventory. Additionally, whenever something isn't functioning properly-broken garbage disposal, clogged air conditioning filters, etc- it is always Clarence to the rescue! He is extraordinarily helpful and extremely kind, Clarence always has a smile on his face and never makes you feel as though you are inconveniencing him. I would recommend living in this building to anyone who is interested, the community of people here are all wonderfully kind and helpful. read more

We have lived at AVA Pasadena for over a year and have loved it here. It is one of the few dog-friendly apartment buildings in the area and is within walking distance of Cal-tech, all of the Lake Ave. shops, and Pavillion's grocery. The maintenance supervisor, Clarence, has always been very responsive and helpful when we have needed something fixed, especially when we had an emergency plumbing issue. Since he lives in the building, he was able to come help us immediately when it happened. All in all, we've been very satisfied renting here, and will continue to do so in the future. read more

Living at Ava Pasadena is like living in a comfy hotel. You are so taken care of by Andrew, the supervisor, and Clarence, who is the best maintenance superman out there. Both are so willing to make your life easier and more comfortable. Whereas some apartment managers are always looking for problems and ways to catch you off guard, these guys have your back. The amenities (hot tub, pool, ping pong table, fitness center, life sized chess board, grills) at Ava are huge perks and always in good condition. The apartment is walking distance to fun spots but far enough from the bustle of Old Town. Seeing everyone's dogs is also a huge plus, because it's a dog-friendly community. We have resided in the community for 5 plus years. We moved into The Mark Pasadena and found the property to be a great place to live with an amazing local. Over the past 18 months the community has undergone a tremendous amount of changes which has led to a mass exodus of long standing residents. Although I could focus on things about the community that are different and I don't particularly care for I choose to keep it on a positive. The community is small with great amenities and I would not trade (many) of my neighbors for anything. Clarence our maintenance supervisor was brought into our community amidst the turmoil of construction in progress and most of the residents including me were not happy. I commend Clarence for hanging in there with us and I have found him to be very helpful when called upon. I am not sure what the objective is for our community however your living experience starts with your perspective and I have had to change mine. I was quite disappointed with some of the changes however not to the point where I was going to just pack up and leave. Therefore I had to come to terms with what is good about my community and changed my perspective. I am sure in time my husband and I will move on however until that time I choose to enjoy my community. I think a tour of other apartment communities in the area allows a greater appreciation for all that we do have here at AVA Pasadena. read more

AVA has recently undergone a comprehensive remodel. After living here a month I can say that nearly everything has been touched in the process. Impressive. Shopping around Old Town for apartments I viewed many in busier areas with the allure of being close to shopping/restaurants at the cost of busy streets and tough parking. AVA is a block from Lake Avenue with plenty to do and is on a stress free neighborhood street. Parking is ideal with an underground garage and guest parking is worry free. Staff is all-time helpful. In the leasing office you will either find Andrew or Lexus. Both are extremely helpful. Andrew went above and beyond to make me feel welcome and continues to do so. In charge of maintenance, Clarence maintains that feeling of welcome with as much thoughtfulness as he maintains the grounds. My first week here he made sure I had his cell number to contact "any time - day or night." A non-emergency service directed through their effective web portal netted a visit the next day - 0% fuss. Thanks Clarence. I am very happy with my stay at AVA. 10/10 would rent again. read more

I just want to send an update to the review I left in July. I had to move out of the apartment within my 30 day satisfaction guarantee, due to personal reasons. I was only able to do so because Andrew, the resident manager was upfront with me about all the rules. He was helpful with the transition and I felt so comfortable with the process. Recently, I ordered something online and accidentally had it sent to my old address at Ava Pasadena. It was too late to change the delivery address, so I called Andrew and he was so helpful and made sure that the package would be in his hands waiting for me to pick it up. Andrew is as good as it gets when it comes to helping residences and former residences with anything. Andreaw is the best leasing manager I have ever met! This place is already perfect: clean, quite, beautiful and good location. I fell in love with this place the first time I saw it. I've been living in this building for years, starting long before it became AVA Pasadena. The location is very convenient for people who work or study at Caltech -- it's a quick walk to Caltech and to South Lake Ave. Before the ownership change to Avalon Bay and the renovation two years ago, the plumbing fixtures were old and poorly functioning. However, post-renovation, the facilities are now modern and well-maintained. The apartments now have vinyl faux-wood flooring (all vinyl in the downstairs units), new appliances, and chalkboard walls. The in-unit washer and dryer are very convenient. The new community amenities include a giant chessboard, a ping-pong table, and more lounge areas. Andrew, the supervisor, is friendly and helpful, as was the previous manager, Monique. Unfortunately, my rent is increasing too much, which is why I'm finally moving to another Avalon property. If AVA had bigger two-bedroom apartments available, I would share one here. I'll miss the hot tub. read more

I just moved in in April. I'm really in love with this property. It is located in a safe and quiet area. The building is cozy, well kept and clean. Ashley and Clarence are really wonderful and charming. They are always ready to help and guide the residents. Since I moved in I needed many helps so every time Clarence answered me very quickly and helped me in the best way. The small poorly designed kitchen and all electric utilities means poor storage and overly high utility bills. (My monthly utilities are $100-150.) The maintenance is lacking with Gross Rusty Brown water from the corroded pipes and ugly stained carpet in the hallways. The revolving door of residential managers means no personal connection! (We are on the third residential manager in two years demoting the last guy because of vacancies.) They have no idea who I am, and I don't think they care as long as the rents on time. I often have to report problems multiple times and follow-up as to when the repair will take place. Owners are simply concerned with keeping the place full, and they justify rent increases by promising upgrades and repair/replace to the pipes and carpeting for the last two years and nothing, I just pay more and get the same! It costs an extra $300 a month simply because of the heated pool and so-so workout room over comparable apartment without one, nearby. You would think ownership would get a clue that high prices and poor maintenance (sick gross brown water) makes for a poor rental review and occupancy. I will likely be moving at renewal time unless they are at market price or below. read more

The AVA Pasadena has pleasant amenities, very nice rooms, and responds promptly to maintenance requests. However, their rent pricing strategies leave much to be desired. Firstly, after living in these apartments for 1 year, my rent is being raised by 15% ($300 a month increase), if I get another 12 month lease. No services or amenities were added to justify such a large increase - I am expected to pay significantly more for the same living conditions. The management's justification is that they believe this price increase reflects the change in market value of the apartment. In other words, they believe they can get away with charging me more so they will do so. Not exactly the behavior you would expect from a management that values and respects their tenants. I am neither ignorant nor obstinate and understand that rental rates may need to increase, but 15% per year is excessive. Secondly, a couple months ago I accepted a new job and will need to move out next January. Therefore, when my current one year lease ends, I would like to extend for 8 months only. AVA is making this exceedingly difficult. My current rental rate is $2100 and they want to charge me $3200/month for an 8 month lease extension. This seems WILDLY excessive. Again, I am neither ignorant nor obstinate and understand the need to charge more for a shorter lease term. Shorter lease terms increase the probability that the apartment will sit empty with no tenant. However, the proposed $1100 rent increase over 8 months equates to greater than 4 months of rent at my current rate. This means, AVA effectively wants to charge me for 4 months of vacancy at my current rental rate if I take the 8 month lease. However, I HIGHLY doubt that my apartment would sit empty for even 1 month. Bottom line, I have lived with AVA for 1 year, I have given them more than 8 months notice that I need to move out. Management refuses to give me a reasonable rental rate for those last 8 months. Their only offer is a rental rate 150% higher than my current one. I would not recommend living here unless you have the disposable income to absorb excessive yearly increases to your rent. You also need to be willing to live here for an exact integer multiple of a year - their short term leasing options will murder your bank account. read more

Do NOT live here! The building has been under construction/maintenance since I've moved in. The water has been turned off for maintenance more times than I can count. I've been forced to park on the street several times (each time I got a ticket!) even though I have to pay for garage parking because the garage was under maintenance. Our A/C didn't work for 2 weeks in July and the temperature was nearly 90 degrees in here. The A/C froze over and when it started to defrost, the water damage from the A/C led to mold in the walk in closet and bathroom wall. The kitchen is not a full size kitchen. The oven and stove top burner are smaller than the standard size oven. The refrigerator is smaller than a standard refrigerator. The combination washer and dryer are hard on your clothes and an older top loading model. The apartment does not have a real dog park as advertised. The "bark park" is roughly a 3 ft x 15 ft gravel ditch behind the building. And the dogs are not allowed to play off leash in this "bark park." There are two elevators, but one is always down/under maintenance. For the price of a one bedroom, it is NOT worth the grief. Storage space is limited, the walls are thin so you can hear your neighbors very easily, and the floor is not a hard surface floor throughout the entire apartment. My unit has carpet in the bedroom. And the ceilings are quite low. I was in a hurry to move, and rushing to move into the AVA apartments was a huge mistake. read more

After moving from Evo apartments in dtla, I've realized that it isn't the amenities that make you happy (though AVA has those too), it's the people who surround you. Andrew, the leasing manager, is more than friendly and makes you feel comfortable. No one has a fake smile and their luster is genuine, distinct from the painted smiles generated by wealth. Clarence, the maintenance supervisor -- who you are sure to interact with because, let's face it things break -- is an amazing person and never unwilling to help out. My fiance and I have lived here for a little over a year now since moving to LA/Pasadena from Chicago. We are so glad that we found this apartment complex! The location is amazing - walking distance to pretty much everywhere we need and want to go (Target, Walgreen's, S Lake Ave shops and restaurants, TJ's and Pavilions, parks, Hill Ave library branch, etc.). Plus we are both lucky enough to be able to walk to work - score! The location plus the amenities are enough to rationalize the slightly high rent. The construction over the past year has been frustrating at some times, but the management office has been very open and proactive with communicating with residents and trying to minimize the inconvenience. Plus, Clarence, the maintenance guy, is super responsive and helps out with anything that needs fixing, whether related to the construction/infrastructure improvements, A/C, or just resident error (i.e. when we had somehow messed up our shower drain). He usually comes to fix the problem the same day - awesome! He and the management team, along with most of the other residents, are very pleasant to be around and help make living here a great experience. read more

AVA is a fantastic community with great people, staff and amenities. The gym is well stocked, the two communal BBQs are very useful, and the pool/spa area is well done. All of these have been recently renovated, including the actual apartments, which are excellent and very comfortable. Clarence heads the apartment complex facilities management and he has been helpful, kind, and prompt: he is always ready to assist and to tend to any issues that might arise in the apartments or communal areas. He is excellent! Jason and Monique, the current and former building managers respectively, are extremely pleasant and are both a joy to deal with. Just moved to Pasadena and love the Ava. It has a homey yet chic feel to it. Very clean and elegant. Andrew did a great job accepting me into the community. Clarence the maintenance supervisor was integral in making the move-in seamless. When we first met, Clarence handed me his business card with his cell and instructions to call day and night. t is over priced. bad management, old building. The pool was dirty with fungi. The water quality really sucks in this apt due to old piping. We are happy we moved out. People are leaving right and left now. DO NOT move in here! It's terrible! read more

I'm absolutely in love with these apartments! The apartment and facilities are gorgeous, and the staff is wonderful. Ashley and Clarance are so helpful and accommodating. They truly help to make the community feel like home. Everything is clean and very well maintained. Regarding the apartments, they're well laid out, spacious and have so much storage! The complex is very dog friendly, which is helpful for my two pups. The location is fabulous, close to shops, restaurants and nightlife, but nestled on a quiet and safe street. I couldn't be happier with my decision to live at AVA Pasadena! read more

We have been living here since 2009 and love the place. Great community with lots of amenities. The community manager Andrew and the maintenance supervisor Clarence are great! They always help whenever we need anything. If you plan to move to Pasadena and be close to Lake ave and the Caltech campus this is a great option. Highly recommended. read more
