They only respond back to you when they need something. To ensure I don't get anything charged on my deposit, I paid cleaners to clean the apartment. I left the place so spotless I found the unit listed for rent on Craigslist the very next day. It's not even about the $150 at this point but the principle. I emailed Kevin and advised last year when my tub and toilet was filled with shit water and I emailed for compensation or a cleaner no one responded. I gave them 24 hours to respond back to the attached email, however no one has gotten back to me. I've attached a copy of my email and the back flow pictures caused by the buildings plumbing. LEASE SIGNING PROCESS ONLY: I recently signed a lease with Focus Property Services and wanted to give my honest opinion of the process. When I showed up at a pre-scheduled time, the receptionist greeted me and walked to the back to tell her boss I was here. 5 minutes later, she comes back out and asks if I have a cashier's check ready (1st month's rent + security deposit). I told her I didn't, because I was told over the phone (a week ago) that they would need to crunch some numbers to determine my first month's rent (prorated, plus a discount for signing the lease at the time that I did). She left me again to ask her boss what to do. I'm not sure why her boss couldn't just come out to talk to me... it would have made the process a little bit easier. The receptionist returned and asked me to get a cashier's check for a specified amount. I left the office, got my cashier's check, and returned. This wasted about 20 minutes. The rest of the process was smooth sailing, but I was miffed about the inefficiency of the earlier portion of it. I ended up missing another appointment that I had scheduled. I will update my review of Focus Property Services and the services they provide as time goes on. read more

Nelson (Property Manager) responded to my inquiry about a certain property in a timely fashion. Within the same week I was able to view the property, and Nelson followed the social distance guidelines. While showing me the property Nelson was professional and friendly, which made it comfortable to ask questions. Before I left I asked for an application and within about a week I received the good news that I had been approved! Upon moving in I have found several repairs that were needed and I informed Nelson. That very same day Nelson responded and let me know that a repairman would be at the property the next day. i can't stress how disappointing, stressful and sad it feels to have to write a review for a property management company like this. i wholeheartedly hope that you learn from my mistakes when working with them. Here are some tips that i've come up with so you don't end up like me: 1. make sure to put everything in writing. be prepared to be ignored for days, weeks and months with no follow-up. you WILL be neglected and you will feel walked over, disrespected and like they are doing YOU, the rent-paying tenant, a favor by renting you a place to live. sad, right? nobody deserves this type of treatment, but that's how Focus rolls and they want you to believe via their manipulated and altered five-star reviews that they are amazing. and you know, maybe the other agents are amazing, who knows? We deal with Kevin Wong and have been renting since January and its now August and we've had nothing but problems. if you want a measly shower rod fixed or if your skink in leaking, be prepared to be ignored for months and be prepared to live with broken, nonfunctional things and pay rent for it. 2. be prepared to lose your shit. everything will start off fine - like you're friends, like they "get you", understand you, and want to make things work and make you happy... but in time, it'll get ugly...gross, and really unhealthy. just be prepared to be ignored (like i said above,) but be prepared to actually lose your mind because before you know it, 8 months will roll by and you'll realize that you've been ignored for SERIOUSLY THAT LONG. And also, your emails and attempts to communicate with them will be ignored, too. so just keep a nice little record of them not responding in case you end up like me and have to have extremely high blood pressure in order for something to actually get done. you might want to take a yoga class or listen to some zen music to get your mind off of it because you'll feel raped of your rights, you'll wonder why you're paying rent in general, and you'll realize that only you are the one fulfilling your end of the contract. 3. the city did a nice thing and helped me by giving me the info to the Housing Rights Center so keep them on your phone and on speed-dial if you rent with Focus Property - i'm sorry, but you'll need it. their website is: www.hrc-la.org and you can also visit them in person like i did. they will help you sort out your problems and give you real legal advice. they also help you find an attorney and fill out all the forms to take your landlord or management company to court and you sadly, might have to when dealing with focus. its a pure nightmare. 4. be prepared to know that your contract means nothing and only you will be abiding by it by paying rent on time. you'll also be dealing with an array of people such as 3 handy men, the dude who built the house, the landlords, and the management company - oh, and you'll also need ALL of their permission if your shower rod or closet door is broken. so, don't expect anything to actually make any progress for a good three to four weeks - yes, even small things like a shower rod takes that long, but not for it to be fixed even, it'll take four weeks for them to say they're going to call you to schedule a time to fix it and then they'll schedule it in maybe 6 weeks. 5. just don't trust anything they say without it in writing. if they tell you that you can plant a flower in your the soil outside your house, just make sure you follow-up with an email b/c at a flip of a hat, they'll tell you to remove that plant. basically - you have to live in the property and just pretend you are going to eventually be in court one day. just. save. everything. in. writing. 6. oh! be prepared for them to just randomly show up in "common areas." so, if you're hanging outside or in your garage, be prepared for the landlords to walk around sometimes w/ their friends laughing or staring you down every now and then. they also might just ring your doorbell at 6am and then profusely apologize. sometimes, they'll ask if they can touch your baby and say crazy things like they'll babysit... you'll be put in very awkward positions where you will feel like you need to adhere to their harassment and weird ass convo just b/c you're a rent-paying tenant. avoid them if you can, but if you cant, follow my suggestions above and you should be fine - only very stressed and unable to function. read more

They have exactly zero agents available. We've been trying to view one property for three days now and no agents were available. They called us about four times promising to put us in touch with an agent and placed us on hold for 20 minutes each time with the same exact result in the end -- no agents available. I was wondering if it was just due to covid-19 but after reading the reviews it seems like a common occurrence. Let's start off with Deborah, the day she handed us our keys she treated us with the most utter most disrespect I ever witnessed and encountered in my life. She was talking down to us about not flushing used condoms down the toilet in front of my parents and family members helping us move in that day. She is unresponsive and rude if you ask her for help. You can't even get a single word across. She knows "everything." Which leads us to Winnie. Winnie has never even introduced herself or made any effort to get to know to any one of her paying tenants. The only time she ever spoke to us is when she aggressively demanded that we help her get into another unit that another tenant had just moved out of, probably due to the same reasons we decided to move. She didn't even thank us..........Lastly, our neighbor. He complained the first day we had moved in. When we had our parents over to help us with some stuff around the apartment, he continued to complain. Management didn't even try to talk to us and hear our side of the story. We were continuously threatened with an E V I C T I O N notice!!!! However, we had the same neighbor who continued to make complaints about us, step onto our property in the middle of the night, after curfew, when we had all of our lights off! He continued to send weird text messages throughout the day. It was terrifying. We didn't have any support. The only person involved in the entire process that actually gave us support was The owner of the property, Nelson. Nelson, we thank you so much for being so kind, supportive and understanding. We wish you the best! Our family is very fortunate enough to have found another residency within only a month of being at focus properties.
