My experience at 524 W Greenwood Ave has been some of the most unnecessarily stressful of my 50 + years as a renter. I was a homeowner a few times during this time also I am very aware of the responsibilities of an owner and as a renter. Roberts client, and defacto mother/tenant have made it nearly impossible for Robert to have managed my tenancy properly. I want to believe, given the appropriate opportunity, I would have experienced a more favorable outcome. Robert, to my knowledge, has not been directly involved in the nefarious actions of his clients. The turning off of my heat and hot water on several occasions in the past month. The hiding of my trash cans. The theft of my mail and subsequent use of my bankcard by a family member. The constant harassment, verbal assaults, physical threats and finally lying regarding my exclusive use of a patio and then in retaliation, excluding it as a punishment. I believe Robert was acting in good faith regarding his client. However I have and continue to suffer greatly at the hands of his client. I can only close my eyes, click my heels together 3 times and repeat, "there's no place like home," and hope a house falls on top of his client. When I open my eyes I will be transported to the home of my dreams, on 3/2/2026, far, far away from this scary horrible place. I will pray for the next tenant!

Hi All, I was a…read morevictim 11/24/ 2025 of a water flood stemming from upstairs, prior to thanksgiving it was raining in my unit downstairs. Tatiana notified me upon their learning of the incident while me being at my office and my teenage son being home asleep, my son had no clue. Tatiana immediately coordinated & managed my incident at the speed of lightning. Tatiana protected my son she shielded him as if he was her own, they notified me, inquired and brought every unit to secure and sanitize the unit with all precautions. The painter protected my son and adhered to him not turning on the light switch. I seen every event in my ring camera video, my eyes filled with tears of gratitude to Him & Tatiana. He knocked... asked my son are you okay he immediately stepped back and told him dont turn on the light! Told him it's upstairs you're okay, reassured as he Explained I NEED TO CALL THE MANGER AND LEFT. Beautifully DONE! Deescalation at its FINEST! As I drove and left my office she called me and calmed me down, I was frantic, she reassured me she would get all the water out. Tatiana was so patient, calm yet jumped at every need to resolve. As she walked into my unit she began picking up and treating my unit as if it was her own home. I was lost for words. I sat on my couch just taking it all in. Tatianas compassion, humbleness is to be noted. Tatiana has been sensitive, accessible, attentive in all matters. My heart and my son's heart are full of complete gratitude to her and Woodbrair Team. They have followed their chain of command for all matters responsibly brought in every crew, engineer, etc. The owner canvassing the grounds in his three piece suit. I want to ask why he is…read moreunresponsive, I was called by a management company because I am looking for another company, I was voted on the Board but the management company told me that they never added me as a board member. If you are an HOA and looking for a management company to run it, do not use this company. They take your money every month, never late at taking your money, but if you need them for anything, count on Gil, never calling you back. I will definately be contacting the better business bureau. I purchased a condo in 5 over facility, I put every penny owning a home to retire in. We just had…read moreour first reserve study probably two decades without adding plumbing. We are $1.4 million underfunded. and many of our major components are past due on repair or even replacement. Gilbert Taylor is the owner of Pristine management, our agreement with this company is ensure the health of our building and it's finances, they are supposed to be inspecting doing preventative maintenance hiring only licensed professionals to do any work on our building. Their website states reputable and respect for their inspections, (never happens), responsiveness( Nobody ever answers phone, Waiting two weeks so far for owner to return call), plumbing issue deferred, they say they comply with Federal, state laws (ha! By hiring Mickey Mouse handymen to do extensive plumbing electrical work? Who are these people because the invoice states we pay pristine but no name or tax info on who they paid) oh and we haven't had a reserve study in two decades, we are over a million dollars underfunded. On site management training? When I called for explanation of our governing docs they told me google it? They do not attend any of our meetings in fact we have no meetings. This management company says it has a general contractor on staff, I don't think this company has this and I question the owner having any HOA knowledge. Before you hire this company, research if they even have licenses or credentials. I sure am

Very slow when you complain or maintenance repair, vendors are not willing to cooperate with your time or convenience, i have to monitor every single request due to will noted completed, rent is too high for one bedroom, busy street N Lakewood Blvd. No issue before from previous property management, tenants are responsible to pay service for trash, check your utility bills..place is not well isolated. You could hear everything inside your unit, specially the speeding cars. Very HOT during summer time you need 2 AC to feel comfortable, one in the bedroom and one in living room, Not enough HOT water pressure at the laundry room, will ruined your clothes. Called SCE stated its pipe is pour, Been renting for a year and it's been a nightmare,. They will charge you arm and leg when you moved out, you will end up nothing to get to refund your deposit, they will charged you minor scratches on baseboard..discoloration of paint..Never late on rent. Awful!!!! Taking advantage of a good tenants.

DO NOT RENT FROM !!!!! Real Property Management was a frustrating experience from move in to move…read moreout. When we moved in, the house was visibly dirty and not move in ready. There were dirty walls, holes in the walls, hair in the bathtub, and even food left in the fridge. One closet smelled strongly like cat urine. I reported all of this right away and was basically told to just leave it in the same condition when we moved out. They did nothing to fix the issues. Fast forward to move out, and now the owner is trying to charge us $1,350 for cleaning and painting, even though the place was not clean or freshly painted when we moved in and the wall issues were already there. What's worse is Real Property Management has not been helpful in resolving it and won't provide the owner's contact information, saying they're selling the house. That doesn't help tenants trying to dispute charges fairly. They also charge a $41 monthly fee for air filters that they only send you after you file a maintenance claim for. The only bright spot is Kelly on the phone, who has been kind and pleasant. Unfortunately, everyone else I dealt with was not helpful and made everything feel like a hassle. Maintenance was also a headache. Our built in microwave didn't work when we moved in and they initially refused to fix it. I said I wasn't going to be responsible for it and would choose the cheapest replacement myself, and suddenly they were able to send someone out quickly. That kind of back and forth is not professional. To top it off, the owner was supposed to remove a bed before we moved in and never did. We ended up having to disassemble and remove it ourselves. This was a hassle during moving day. We lived there over two years and it was constant problems. I would NEVER rent through them again.
