I have attempted to reach Gil Taylor but he will not call me back. I want to ask why he is unresponsive, I was called by a management company because I am looking for another company, I was voted on the Board but the management company told me that they never added me as a board member. If you are an HOA and looking for a management company to run it, do not use this company. They take your money every month, never late at taking your money, but if you need them for anything, count on Gil, never calling you back. I will definately be contacting the better business bureau. I purchased a condo in 5 over facility, I put every penny owning a home to retire in. We just had our first reserve study probably two decades without adding plumbing. We are $1.4 million underfunded. and many of our major components are past due on repair or even replacement. Gilbert Taylor is the owner of Pristine management, our agreement with this company is ensure the health of our building and it's finances, they are supposed to be inspecting doing preventative maintenance hiring only licensed professionals to do any work on our building. Their website states reputable and respect for their inspections, (never happens), responsiveness( Nobody ever answers phone, Waiting two weeks so far for owner to return call), plumbing issue deferred, they say they comply with Federal, state laws (ha! By hiring Mickey Mouse handymen to do extensive plumbing electrical work? Who are these people because the invoice states we pay pristine but no name or tax info on who they paid) oh and we haven't had a reserve study in two decades, we are over a million dollars underfunded. On site management training? When I called for explanation of our governing docs they told me google it? They do not attend any of our meetings in fact we have no meetings. This management company says it has a general contractor on staff, I don't think this company has this and I question the owner having any HOA knowledge. Used Pristine Properties for 6 years before selling my property. They were great! Marina who usually answers the phones is absolutely the best! She exceeded my expectations every time I spoke with her and that of my tenant as well. They completed any maintenance issues immediately, and tenants paid rent easily online. Notified me immediately when there was a maintenance issue. Whenever a tenant moved out, they immediately found new tenants for me. They made owning the property extremely easy and stress-free. I have called several times about property in la habra on Hillandale. The Broad members have dogs and they let them run loose in the complex. The dogs handle their business and no one bothers to pick it up, they do this instead. No one has did anything to resolve this issue. I really need to move out. read more

Unprofessional in every way. They failed to vet professional scammers....we ended up getting a month and a half rent before they stopped paying. Took 5 mos to get them out. Pristine was not smart enough to see thru their phony check stub "evidence" and failed to take notice of credit check warnings and inconsistencies. Lost over 23,000 in damages and lost rent. Who knew a property management company would get 5 stars out of me? But I couldn't give any less. Recently my roommate and I were scheduled to move into a classic 2 bedroom bungalow in Pasadena managed by Pristine. We had signed and mailed the deposit agreement along with the funds but discovered the bungalow needed more work than previously thought before it would be ready. Fortunately we had nothing but wonderful customer service by Marina Lopez, and as soon as she heard our concerns and discussed it with her employer she immediately refunded our deposit so that we would be free to find something better suited to our needs. I was afraid that we would have to fight the company for a refund but Marina put our fears to rest by being so proactive. Pristine Property Management is lucky to have her. Terrible service, but you get what you pay for I guess. We used to have Hoag property management back in the day for the condo complex I live in. There were cost issues so the HOA decided to seek out another option. That brought us to Pristine. Well, we have had Gil here at the helm for some period of time and most of what was said by other reviews has been true. Issues - Promises to call back. I don't know if he has EVER returned a phone call. - He acts as if you are bothering him every time you call. - He's RUDE with virtually any dealings. - Gil is INCREDIBLY condescending. He will talk down to you every chance he can get. - Constantly "in a meeting" when you call. It's rare that you can get hold of Gil when you call the office. - SLOW service to get anything resolved. OMG, it's terrible. An under the slab water pipe broke under our unit 3 times (NOT Pristine's fault of course) and the repair process with dealing with the HOA and Pristine has meant that each time it has been an average of 6 months to get the repairs completed. 6 MONTHS! Really?!?! Twice we have had to pay out of pocket and get reimbursed after the fact due to the fact that we wanted to have use of our bathroom. - The contractors hired by the company are more of a handyman than a professional of any sort. Any interior work that we have had done by them has been of poor quality to say the least. No re-texturing of drywall before painting, etc. So what about pros? - He's inexpensive compared to other management companies. (you get what you pay for, and it's not worth it) - His office staff is friendly. It's much better to deal with them, although they still give you the run around. In short... our experience with Pristine has been horrible, and not worth the time and effort. Our condo complex has suffered dramatically in function and appearance since they have assumed control. Although this does not necessarily equate causation, the repairs performed by the contractors sourced by Pristine have always been poor and have certainly contributed to a more dilapidated appearance. I would not recommend, nor suggest putting Pristine on a list for candidates when trying to fulfill property management needs. read more

Horrible team!!! Where do I begin.. They never call you back or when set up an appointment they always cancel last minute not profesional at all ... Oh and the housing they say it's up to date but lies. Since we've moved in the plumbing sucks the drains always cloggs up and in the kitchen the sink after use it has an odor, carpet is old looks dirty. Ohh and the PARKING HERE SUCKS BIG TIME!! And the neighbours don't even greet you they tell you where you are able to park because everyone already has their parking.. Umm hello its fist come there is No private parking but in your GARAGE! some of these people are assholes they think that they own the curb to because it's in front of their house they OWN IT they will HAVE YOUR CAR TOWED But yet they will park in the FIRE LANE TAKE DOWN "NO PARKING" Signs but still park in the red.. (Wow right!..) park in front of ramps so they block the walkway. Double parked so the cars are side to each other.. Run the other way!! Stay away from this company they are the worst property management company that I have dealt with. If I could negative stars I would! They are so rude! they say they will call you back and they never do!! very unprofessional. They are not on the same page, one person tells you one thing and another tells you something totally different. It took them a whole month to "process" my application and to notify us that we were approved. We made an apt to go to their office and sign the lease as I was pulling up to their office we get a call telling us that the contract wasn't ready to sign and not to come in!!!! On top of that they told us the place was ready to move in and we just had to give them a date, so I told them the following week. I then get a call two days before the date telling us that the place wasn't going to be ready because they had to glaze the bathtub. A week later we finally get the OK and we get to the place its supper FILTHY!!!! Spiders and Cockroaches all over the "new" paint is peeling off, dust everywhere the bathroom stinks and the bathtub was NOT glazed. Its unbelievable how this company could continue doing business and rent out places like that. My Advise to anyone reading this is take your money somewhere else, somewhere where they value customer service and they care about their customers and want your business NOT this CRAPPY "property management". read more
