If the intent was to rent to someone else, we should have never been told to apply in the first place. This is not only disingenuous. The fact that the unit was still actively listed on multiple websites while they continued to take appointments and applications is completely unacceptable and a waste of our time and money, our credit report and backgrounds were never ran and were still waiting to hear back about being refunded our application fees.

I only received their automated email to complete an application or view the virtual tour for a property. IPM manages a rental home in my neighborhood that I recently went to view. This home is located in an area where homes are valued well into the millions. The property is in absolutely horrendous shape -- inside and out. The entire time the previous tenants lived in the home, the landscape was never maintained. There is no longer beautiful, lush grass, but rather very tall weeds. The trees are overgrown and shrubs infected with white fly. The inside of the property is in disrepair. There are rat traps, the house is filthy dirty because the management didn't (or won't) clean the house after the tenants moved out. There is, what appears to be, urine and feces on the floor. There are several broken items in the home that will likely not get fixed (kitchen island butcher block counter), wood floors are missing threshold and planks. I viewed this home before it was rented to the previous tenants and it was in great shape with a beautiful green lawn. I understand that this home is being leased "as is", but I see many health and safety concerns, as well as major fire hazards on the exterior. I'd be livid if this company were managing my investment property. I guess the homeowners are out of country owners, so they probably have no idea what their property or yard looks like now. In addition, I was told by a prospective tenant, that the future tenant will have to clean the property, make any repairs, rid the house of rats, and clean up the landscape...on their own dime! What happened to the security deposit from previous tenants that could have been used to clean the home, repair items, and tidy up the weeds, as well as trim the trees. IPM should be held accountable for their lack of property management. Many neighbors have tried to lodge complaints about the previous tenants and the tall weeds in the yard, but we never got a response from IPM. How unfortunate for the neighborhood that this house looks the way it does now. I sympathize with the neighboring homes.

In all honesty the problems we've had with CA Income Property far outweigh the positives of…read moreanything I could write here. Firstly, the apartment we rented when we first moved in was incredibly infested in roaches, fleas, and mice. Fleas were on our clothes, roaches were everywhere in sight in the kitchen and bathroom, and mice droppings could be found under our beds and in the closets. It took over a month of pest control appointments to get the problem in order. Secondly, the move-out charges taken from our deposit were incredibly high for no justifiable reason. A little under 1000 dollars was taken from our deposit for painting, cleaning, and "dry wall repairs". One of the charges was for blinds repair, which is understandable. But otherwise, we thoroughly cleaned the apartment before leaving, we spackled any parts of the wall that might've been damaged, and we even used the paint that was left in the apartment by the property managers to go over any parts of the wall where the paint had chipped. During our move out inspection they told us everything was fine and offered no further suggestions on what else we could fix so in order not to be charged. I asked for further clarification and specifics after we got sent the receipts for the repairs, and they showed us that the total of what CA Income property paid for in repairs was over 3000 dollars. The walls, the paint, everything was fine when we left but they acted like we trashed the place and damaged their walls. 3000 in repairs is outrageous for a place in good condition, and charging us a third of that is ridiculous. Make sure you sign up for a pre-move out inspection as well as the move-out day inspection. Ours was offered to us in the form of an email attachment file with no mention of it in the actual body of the email, which seems purposeful, so that we would overlook it. I don't typically make reviews but I felt the need to write this for any future tenants looking to rent with them, and this seems to be a common experience as another reviewer had a similar story. After we could no longer park anywhere close to our unit due to other tenants in the business park taking too many spaces for themselves, (This despite a specific number of spaces being allocated per tenant), having tenants next door to us constantly park in front of our roll up door at the rear of the building, have the same tenants keep or open UPS shipments, that should have been delivered to us. Add the fact that they had a lot of rodent problems in several units and it was time to leave. We gave our 30 days notice that we were leaving. Before we left we thoroughly cleaned the whole unit, the unit was in a better condition then when we signed the lease as we had the concrete floor in the warehouse power washed. When we handed our keys over to their representative during our final walk through, he remarked how clean it was and a nice change to not have to do any work after a tenant left. Fast forward 30 days, we receive a check from them for $780.00 instead of the $1425.00 we had as a security deposit. There were bogus fees (Cleaning and painting) deducted from the deposit. We were not given receipts for these, bogus fees, or even the opportunity to carry out this unnecessary work. It turned out that they wanted to change the layout of the unit internally (Knock out drywall walls and open a kitchen area, and obviously wanted us to pay for painting after this had been done. Be extremely careful when dealing with this dodgy company, they will rip you off.
