    We have done two business sale escrows through New Century Escrow with Helen as our escrow agent…read moreand support by Justin Suh in her office. She actually has an entire team that helps get you through, but these are the two main people I interacted with most. Helen's entire team is profesisonal and helpful. Our first escrow as the buyer of business assets was smooth and closed promptly. The seller had their own business broker and we, as the buyer, had our own business broker. Our second sale was "for sale by owner" as the seller of business assets. We hired our business broker by the hour to prepare the contract and answer a few questions. We were mostly on our own, remembering how our first escrow went. But with Justin's care, help and guidance, we were able to close escrow smoothly. In our second escrow, without business brokers, we were in contact more regularly with Helen and Justin, who kept us and our buyers apprised of exactly what deadlines we had to meet to legally be able to close escrow on time. Our buyers were professional and cooperative. Helen also caught something vital to our transaction. We thought we had the lease document signed off by the landlord fully, but Helen caught that we needed one more signature for the buyer's assumption of the lease to be valid. We received the signed document about an hour before New Century Escrow closed on the day that our escrow closed. Helen and Justin had all of our documents ready to go on DocUSign and helped us get everything signed off quickly. On our close date, we thought all the DocUSigns were Helen, Justin, and their entire team really care about their clients. Also, Justin made sure that I knew what kind of releases were needed from CA EDD and CA CDTFA and told me exactly what I needed to do to get those releases. Within a few days after we closed escrow, we had both releases and we received the balance of our funds. If we need to use an escrow company to buy or sell business assets in the future, we will happily return to New Century Escrow. TL;dr: Worked with New Century Escrow on 2 different sales of business assets. Helen and Justin and Helen's team were professional and extremely helpful. Helen caught a missing signature in one escrow that would have made the lease assumption not valid if she hadn't caught it and helped us fix it. Justin guided us on CA state releases in order to allow all of our funds to be released to us in a timely manner. Our second escrow was "for sale by owner" and was very smooth. If we need another escrow company for business asset sales, I would use them again.

As a first time home buyer, it was very challenging to navigate the real estate market. The seller of the home chose New Century Escrow as the escrow for the contract and we could not be happier. We will be saving this escrow company for all future business and home buying process. We had so many complications with our mortgage lending company and Justin was so helpful and was extremely communicative. He even went out of his way to come out on a weekend as our notary service and FedEx our documents overnight and even called to make sure we can close right after a 3 day weekend due to our lender's delay. He was just as friendly, professional and meticulous in person! He exudes so many amazing quality of professionalism and was so prompt and responsive. Highly recommend! What a joke…read more Security is now giving tickets when construction out of your control is preventing you from parking in your garage. HOA wants to call you out for every little thing but when their own contractors leave a dead bird and broken light in the sidewalk/green belt they turn a blind eye. I guess we all know HOAs are a scam but I swear it can't get worse than this one ....

I hope it won't happen otherwise my husband will jump and there will be a scene for sure. The landscape workers are super nice and gentle. There maybe things that can be improved in our community since the HOA here is quite expensive comparing to the new homes that are newly built in the last couple of years. If we can afford to buy the new homes there, we will definitely consider to move since our HOA is just as expensive. The new homes got salted pool but ours are using chlorine. The clubhouse is so old and I wonder if it is open to public at all. The rules are very strict here it could be a good thing to some people but can be a bad thing to some people. For the street parking, it is never a problem on my side of the street. We always have guest parking spots open at night and there are more parking spots by the pool. Parking with permit is only for overnight parking. If you need to spend a night here, we can call the number to let them know so they won't fine you, we have done it before when we got a rental car. Again, the neighbors on my side of the street are quite and nice. They usually mind their own business. Although, there is one family always like to park the car outside the garage, which HOA strictly mentioned it is not allowed. I hope HOA can do something about it. And also, I wonder if we are the only residential area that doesn't have a recycling bin in Brea??

Sent three emails already for their senior community manager and reception team to update a simple contact phone number and they still couldn't get it right. Proceed with caution because their level of service is subpar.

I live in a gated townhouse community, and…read morerecently I needed an updated insurance certificate from the HOA to provide to my mortgage company before the deadline. I reached out to Angela early in the month, explained the urgency, and followed up multiple times. For weeks, the only responses I received were either no reply at all or a brief "Not yet." Because of this unnecessary delay, I eventually had to contact the insurance company myself and obtain the document directly. Only after I informed Angela that I had already secured it on my own is when she decided to send it to me. When I told her that any penalties caused by the delay would be her responsibility, she suddenly responded immediately claiming she had no control once the board signs the document. That was simply untrue, because the version I received from the insurance company already had the HOA board's signature on it. At that point, to me it sounded like she either had the document all along or simply chose not to do her job. Who knows. Angela used to be responsive and reliable, but that is no longer the case. This level of negligence, lack of communication, and dishonesty is unacceptable for any property management company.
