Unprofessional and misleading. This company is led by individuals who have consistently misrepresented facts to HOAs and homeowners alike in order to serve their own interests. As both a homeowner and an HOA board member, I've experienced numerous issues--too many to count at this point!! There have been repeated discrepancies, a clear lack of organization, and, worst of all, dishonesty from the top. I personally caught the owner in a lie, which speaks volumes about the overall integrity of the company. We're finally transitioning to a new management company--one that values transparency, professionalism, and client trust. UPDATE**** Surprise the spa STILL does not work!!!!! Our building Manager Carol Delgado just got off the phone with me and said the spa works as I am standing there watching the jets do nothing. She told me she does not personally do the walk throughs and she gets the information from the vendor. Her and I have had about 30-40 spa emails since last year and it is still not fixed. 14 Homeowners requested Review of Financial Documentation including receipts, bank statements, income and expense statements, budget, contracts, insurance documentation etc of the Association for the period of 09/01/2015-06/01/2016. The Demand to review Financial and Legal documentation of the Liu Lan HOA Association was e-mailed to the Management Company and the Board of Directors (Sevak Amirian, Javid Afrasiabi and Guadalupe Marojevic) on June 13, 2016. The employee of the SF Valley Property Management named Michelle Rubio (Homeowner Manager) replied that they do not have an office for us to visit and they will e-mail requested documents within 30 days. As of July 17, 2016 nothing was received from the HOA and NO EXPLANATION was provided to homeowners. It's day 37th today and 14 homeowners (28% of total) are just IGNORED. ____ The last meeting with the SF Valley Management and the BoD was organized in the building parking area on June 27, 2016. Don't you have a location for conducting a normal meeting or you are paid for stand-up brief conversation with the homeowners in the parking area? That looks very unprofessional.During the meeting with homeowners the employee of your company Ms. Carol Delgado was screaming to the homeowners like we are her employees but not she is employed to serve us and our association. She was trying to interfere with the questions that were asked the Board of Directors where she has anything to do with. There is your company's work ethic? Are your employees trained on how to behave professionally and how to talk with howeowners? This management company does not have a physical address that a homeowners can visit and check documents. The provided address is only P.O. Box in Sherman Oaks and another in Las Vegas, NV. = The association corporation status is still suspended after almost 1 year of the new board took the management and already 2 months since SF Valley Management took the responsibility to run the association. The new management even not listed as an Agent for the corporation until today in the Secretary of State website. What do you wait for, guys? Why have you been hired that nothing is done for the Association? Don't you think that for a 50 unit building you need to work really hard?! = Increased dues and increased parking are collected and nothing is done in the building. No repairs, no cleaning and no landscaping at all. = All bushes and grass are dried out and never been even cared for, not even after you guys, took the management. You charge us for sewer, what is irrigated here? Nothing. Do you need pictures? I will provide! = Did you see a huge hole below #110 in the building ceiling and the wall that is almost 1 year old and is not fixed until today? It's a very small job but it is not still done! Should we (homeowners) fix it ourselves? = Was the rain stock water drain repaired? Do you wait for another global flood in the building area to call for a plumber? = The building pool is LOCKED forever. No homeowner or resident can access it! Why do we pay for it then? Have you ever visited the building? Where the collected HOA dues go?What for do we pay more and more if nothing is done?! You collect around $10,000 per money from HOA dues + extras for parking ( that you recently doubled!) + late fees from us and it's a huge money you can do required improvements. I am talking about regular necessary building care, not fancy upgrades, though for this money you could do a really great improvements! _____ This management company (like the previous one) closely cooperates with the corrupted BoD [all investors] who even do not live in the building or in the city. The primary decision maker is the BoD and especially the president Sevak Amirian who professionally manipulates homeowners and never gives an answer to any particular question that needs clarification. None of my questions were answered to. This management and terrorist BoD continue stealing our money and homeowners are kept away from any access to financial documentation. In fact, homeowners pay increased HOA but do not get anything in return. You, mr. Reimbold behave like homeowners are your employees, not the vice versa. You just think that dues are too low. Do you think $200 for one bedroom or $235 ONLY HOA dues are not enough for a huge building? Still, the homeowers are promised new HOA dues increase! REALLY?! This will be another 20% increase starting 2017. How convenient!!! The sky is not the limit! You, guys only promise to make improvements, but nothing is done in reality. NOTHING. Mr. William Reimbold, how will you comment on this review? There is the requested financial documentation? It's almost 2 months you took the Association. I never leave reviews because frankly I'm too lazy even if it's bad service but this was a nightmare experience. The office people seem nice but my property manager from this company, Michelle Rubio, is the most lazy incompetent worker I've ever experienced. If I could attach the emails showing her utter laziness and lack of communication (I say "lack" but she literally never called me back) I would. I asked her office to call me at least 20 times over a three month span. I had a flood in my condo and she took FOREVER to respond. I even tried asking her for the property managers contact info as to not have to inconvenience her with what must be the busiest schedule ever. And as of writing this review she still has not provided it. I don't mind doing her job I just want to get it fixed but she can't even be bothered to provide me with the contact info of the company she claims she submitted the claim to. If there is any other property management company you are considering use them because by no exaggeration she is the laziest employee ever. read more

We've gone through 2 other property management companies over the last couple years and by far SF Valley Management has been the best. While previous companies change employees every couple of months we've been fortunate enough to work with Carol on their team. She has been our primary contact who provides timely responses, by the book recommendations to protect the HOA, and her breadth of knowledge on how to properly execute/run our HOA that I'm impressed with. We have been provided more help in the past year than other companies have helped us with in years. Over three years later and I am still very happy with the working relationship our HOA Board has with SF Valley Management. William has been exceptional with organizing our Board meetings and keeping us on task with our agenda. He is extremely knowledgeable about HOA laws and makes sure our HOA is in accordance with them. The negative reviews on here seem to come from disgruntled residents. As a Board member who has to constantly deal with problem tenants and homeowner complaints, I know that people can be rather unreasonable. The association in my building has worked with Will and his management company for about 2 years now and we are pleased with all he has done thus far. He is always attentive when we raise concerns or questions and gives us many options when looking to resolve a problem in the building. Will is also great at making himself available for elections and HOA meetings if needed. He is very level-headed and fair and offers insightful suggestions whenever issues arise. On a Saturday My gate code to enter my community is not working and the emergency service line says I need to file a service request to have someone during business hours to look into it. Great experience working with the SFV Management team! While on the board we were searching for a strong team to get us up n running again being that our past company went out of business. Competitive rates and the team is outstanding. Carol was our direct contact. She is passionate and takes pride in her work! I have been a homeowner for a couple of years and they are a disaster. I am, again, dealing with a very pressant issue and no one from the management team has contacted me, it has been a week, and trust me, this is not something anyone would want to leave on the side. Any, at least decent manager, would make this issue a priority. Every time we have had issues, we have had to send them multiple emails, when you call and leave a voicemail, they won't call you back. They are not even average, they are simply bad and lack some serious professionalism. Oh and don't think they will at least try to be nice on the phone with you - just know this: you are bothering them and they will make sure you understand it! read more

The drain from the kitchen sink stopped one day. Found a plumber on the internet, he came in and snaked but we were told it was impossible to clear unless we hydrojet or descale, which would be major $$$. Called Carol at SF Valley Management. I have reported a leak above my car in the garage since one and half year ago and nothing has been done about it. They claim that there was a leak in my building so they sent another group of irresponsible plumbers who made two huge openings in my walls and it's been three weeks now that they have not sent anyone to patch it and yes I have been calling them every day and no response read more
