I never write reviews. MAP Properties is a predatory business run by a woman who was handed the business when she was in diapers and it shows. They do not know how to manage a tenent of a rental home (beautiful Brea home i rented for 18 months). They did nothing to warn the homeowner of sprinkler issues after I sounded the alarm for 1 year straight. Water bill was $800, $600 for months. The lease literally says tenent is not responsible for grass. Homeowner never gets told of issues so her loser husband storms in to take photos thinking im maliciously killing his grass while water spills into China and I pay for it. I just moved out on good lease terms. MAP takes my $7k deposit and bills me $3k more for grass. I think she's used to dealing with vulnerable people w less resources. Needless to say my demand letter is coming along nicely. read more

Lived at one of MAP managed property in Rosemead and was satisfied from the beginning till the end with Patty. Management would respond promptly whenever issues arises and made sure the items in questions are resolved. Management was very easy to work with, we had to extend our move out date a week, then an additional day and they were very flexible about it. I called MAP PM on 2/13 when looking through Zillow for places to rent. I had just gotten declined for another rental property my wife and I applied for. Our situation isn't the best and so at this point we were a little discouraged at this point. Marie answered the phone and we started talking about one of the properties they had available. I started explaining our situation to her, asking questions, listening to her advice and even after all she still invited my wife and I to go see the property the next day. 2/14 comes around and we go look at the place. We like it and decide to apply. All weekend Marie worked with us to make sure we got everything we needed squared away. A lot of ups and downs, stresses on my part mainly and at a certain point I'd given up and thought we weren't gonna get the place. Marie didn't give up as fast and I pretty much did but I trusted her after only knowing her for less than a week and I hoped for the best. Almost a week later on 2/19 I got a call from Marie and she asked if I wanted to good news or bad news. I said just give it all to me at once. Her next word was CONGRATULATIONS! We had gotten the place after a very long week. Marie is the best and MAP is smart to have her as first contact when looking for a rental through them. We then started working Patty and she has been amazing on helping us get everything set up for move in day and to go down and sign the lease and get the keys. My Bf and I have been living here since May 2024, and our experience has been nothing short of fustrating. In June, we discovered a roach infestation in our apartment. Naturally we reached out to the property manager multiple times to report the isue and ask for it to be resolved, but nothing was done for several months. We were left living in unsanitary conditions, which eventually led us to make the decision to end our lease on Jan 1,2025. Whats even more upsetting is that we are still being charged a penalty fee of TWO MONTHS RENT for leaving due to a roach infestation. -It is incredibly unfair that were being punished for their failure to address the problem in a timely manner. I have tried making an agreement and have sent out several emails to Patty & it took 7 days for a response. It is only now, after we've decided to leave, that they are finally taking the time to fumigate the property. This delay in action makes it clear that they do not prioritize their tenants well being or comfort. we no longer feel safe or comfortable living here and the management has proven themselves to be unresponsive and unprofessional. I strongly advise anyone considering this place to avoid it. The lack of care, the health risk, and the unfair penalty fees make this experience horrible. read more

Typical landlords. Great at charging and increasing the rent any chance they can. Nice little letter sent to us during Covid to intimidate us to not think we were protected under the rent moratorium. We fortunately didn't need the assistance, but the aggressive letter was still felt. This landlord Makes no repairs or improvements. Laundry facilities were never kept. At one point it was broken for 6 months, but it was made clear that laundry was a "privilege" and not a right. Terrible at responding to tenants. The ladies that work there are all miserable people. Misleading Rental Experience I recently applied for a rental property through this property management website and had a deeply disappointing experience. Map Prop Management recently took over my apartment complex and it's been a better living experience since then. I like that now there is an option to pay or request maintenance services through online tenant portal. Patty is an angel and is always able to help me with any questions I may have. I had forgotten to submit a request for a carbon monoxide sensor to be installed and to my surprise I got home one day and found that 2 had been installed while some other work was being done. I was relieved because I had completely forgotten to submit that request, so thank you! My family and I lived in a house for less than a year and half and during the time we asked and asked to have our fence repaired until the fence that divided me and my neighbor fell down and we also compliant about large cockroaches. Finally when we moved we were pretty much robbed from our security deposit...we were charged $400 painting, $225 carpet, $125 stretching carpet, $100 for cleaning, and $135 for 3 broken mini blinds (which was not true). They did a quick clean and repairs before we moved in and the carpet was already stretched out and stained...there was also mold on the walls but we had the need to move in, but I did point that out to MAP. I suggest you take pictures before moving into a MAP property and make sure not to be charged for things that were already damaged before you move in. We also had an A/C unit professionally installed and didn't get any credit back, we dealt with a broken fence that was unsafe for my girls, and dealt with roaches...but what do we get...not much of our security deposit back. But after reading other reviews, i guess call us "lucky" we got some back unlike others getting nothing in return. My husband once rented property from Whittier Brokers and received most of his deposit back after 3 years...so I recommend ALL who are looking to rent property to go with Whittier Brokers. read more

I met with the owner Lauri and she assured me all of the repairs in the rental would be done by the time we moved in, and that the fire place was in working order. A few weeks later hardly any repairs had been done. Within 2 weeks of moving in there was water heater issues, rain water was coming in through all the windows in the bedrooms, door bell not working, the dryer connection had never been cleaned and was a fire hazard, the flooring & rug were not new as I was told they were with marks, scuffs and stains and the front door threshold was literally falling apart with rotten wood. There were so many issues and when I voiced my concern, I was spoken to like I was stupid, Lauri likes to talk down to you and speak as if you are beneath her and for this we were paying $3000 plus $5000 security. When I had the gas company check the fire place, it was deemed hazardous and unusable and it was one of the reasons I agreed to rent the house in the first place. Not only do they not check and repair issues but the house could have burned down. We only lived there 6 months and we could not get out fast enough, Lauri let us out of our lease and we followed line by line the huge move out check list and did everything it asked of us and yet she still kept a portion of our deposit for carpet cleaning & house cleaning (which we did do) This company are slum lords & takes advantage of people. We left that house cleaner than when we moved in and I regret not checking their reviews before we moved in. After speaking to people about our experience come to find out I know people who have rented with Map and had very similar stories. I also think that these "positive" reviews are friends/family/employees of Map who are posting fake reviews. The way my family and I were treated was horrible, frustrating and not fair! If you wish to live in a pleasant environment without friction, or have a piece of property you need help managing, do yourself a favor and don't work with MAP management. They're unable to create good cynergy amongst tenants and are a headache for property owners. This comes after many years of experience with people in general. Think up any possible scenario that is unfavorable, and MAP Property will not be able to manage it in a way that is pleasant. It's that simple. Finding middle ground is not their fortay. In a nutshell, you cannot contract MAP management to handle a piece of property because you would end up doing the work yourself. They're unreliable, and do as little work as possible. Sitting in an office and doing the bare minimum is not helpful to anyone. That's not how you produce positive results. read more

***THINK TWICE BEFORE LEASING WITH MAP*** Completely in disbelief with how this company handled our experience. We found a property and Laurie scheduled a meeting with the owners- We met with them, discussed tenancy at the property & fell in love with them (they were so genuine and extremely responsible in the manner they kept their place up) so we felt this was a great fit. A few days later, we get an email from Laurie at MAP that we were approved for the place, please come and make your deposits. I showed up and was given the form to sign, paid everything- it all looked good. They then proceed to tell us we need to obtain rental insurance to obtain keys. Great, not a problem at all- However, all of the rental listings we saw for this particular property did not have any mention of this being a requisite, which is something we obviously need to have known as we are taking all expenses into consideration... Maybe I missed it, wasn't mentioned but ok-Move in date is the NEXT day, so I am now scrambling to call several places and get reasonable quotes and tally up my property (which isnt easy when everything is in storage) not a big deal, but would have been nice to know with time. About 30 mins later, get a call & email telling me they "forgot" to mention there is a pet deposit for $750 FOR EACH ANIMAL. Now, I have no issues paying this, my dogs are super old and have a gold medal is sleeping so I don't see anything wrong here- Except for, again- NONE of the listings posted asked or mentioned a Pet deposit. This threw up a red flag and honestly upset me because I felt like this was a "hidden fee" scenario, especially since we only looked into pet friendly places and eliminated several other rentals we had already put time and money (applications/tours) into based on what was told to us. We had several email communications and this wasn't ever mentioned- Until moving day. Patty, the lady who was assisting with paperwork (she was very sweet & was just doing her job) said she needed the info back that same day. I told her to please give me until the next day (we had a meeting 5/1 @ noon, move in day) to get them an answer as I had to throw this new charge into my books and figure it out. She mentioned we could do payments, but I still needed to discuss this with my husband. A few hours later, we get an email saying they're willing to wave the fees. Ok GREAT- We got that email, now to finish what was asked of us. I now can refocus on the insurance quotes and transferring utilities, which was asked of us. They also mentioned we had to create a profile on their tenant portal, which I filled out and sent. We them get an email from Laurie, stating its in the best interest for us to just come get our 5400 deposit back since everything was on hold at my request. Excuse me? Not only was there important information excluded throughout our communications regarding deposits and requisites for this property- But you gave us less than 24 hours to obtain and provide these requisites, and somehow, we end up screwed? I am 7 months pregnant. Do you realize how long & how much effort we put into selecting a home for our family? The information provided was incomplete, we still went through with obtaining what was requested and having staff "being out sick" doesn't make up for information being omitted, especially when it played a huge factor in having chosen that property to begin with. The way Laurie handled this was extremely unprofessional, she had us running around for 24 hours getting everything ready and did not care about how this sudden choice to terminate our rental agreement affected us. After contacting her, she simply said "Talk to your husband" then said they both agreed to cancel the rental, which was false. She had sent us BOTH and email stating they changed their minds. Thankfully, we will not be using such a unprofessional, ridiculous excuse for a property manager as she clearly has no regard for her tenants. I only hope the owners of the property see this an choose to protect their investment with a decent company with better business etiquette. Not listing complete information on rental postings only to have fees and deposits come back seems like a dishonest practice- they should refund our credit application fee, since we applied without having complete info. We could have applied somewhere else that provided everything UPFRONT & PROFESSIONALLY instead of wasting our time and money with this joke of a company. read more
