Hi All, I was a victim 11/24/ 2025 of a water flood stemming from upstairs, prior to thanksgiving it was raining in my unit downstairs. Tatiana notified me upon their learning of the incident while me being at my office and my teenage son being home asleep, my son had no clue. Tatiana immediately coordinated & managed my incident at the speed of lightning. Tatiana protected my son she shielded him as if he was her own, they notified me, inquired and brought every unit to secure and sanitize the unit with all precautions. The painter protected my son and adhered to him not turning on the light switch. I seen every event in my ring camera video, my eyes filled with tears of gratitude to Him & Tatiana. He knocked... asked my son are you okay he immediately stepped back and told him dont turn on the light! Told him it's upstairs you're okay, reassured as he Explained I NEED TO CALL THE MANGER AND LEFT. Beautifully DONE! Deescalation at its FINEST! As I drove and left my office she called me and calmed me down, I was frantic, she reassured me she would get all the water out. Tatiana was so patient, calm yet jumped at every need to resolve. As she walked into my unit she began picking up and treating my unit as if it was her own home. I was lost for words. I sat on my couch just taking it all in. Tatianas compassion, humbleness is to be noted. Tatiana has been sensitive, accessible, attentive in all matters. My heart and my son's heart are full of complete gratitude to her and Woodbrair Team. They have followed their chain of command for all matters responsibly brought in every crew, engineer, etc. The owner canvassing the grounds in his three piece suit. He makes it his job to pick and choose who he wants in the complex and will make exceptions when he is willing or not when he is not. The worst property management ever, from management to the admins answering phones. Jackie, Ana and Jim/James are the worst people to speak to. Horrible attitudes and poor communication skills. No manners. The apartment I was renting was covered in mold and moisture and they did absolutely nothing about it. Trying to get a check for security deposit has been a nightmare. For 300 dollars they are trying to cover their ass!!! They should be sued by all the tenants who live in these moldy apartments. I would give them 0 stars if I could. Dishonest property managers and office. May try to STEAL your security deposit! I lived at L'Abri Management's residencies in Lakewood/Long Beach, CA. The unit I lived in was first owned by J. Scott Saunders. Ownership transitioned to L'Abri Management near the end of my lease with J. Scott Saunders. Upon moving out of Villas East Apartments on 2525 Carson St in Lakewood/Long Beach and returning a good-condition apartment, L'Abri Management not only depleted my entire $700 security deposit, they also charged me an additional $325 for "painting, cleaning blinds, slight mold" and I was also charged for the repair of a mysterious "hole" that was not seen, mentioned, or noted during the Move-Out Report process! There was 1 legitimate damage to the apartment - a small bleach stain in a small portion of the bedroom carpet and a small knick on a bedroom wall. Certainly not enough damage to deplete a $700 security deposit and an additional $325 for a total of $1,025! The Judge certainly agreed (see case# 19BFSC03992 at lacourts.gov)! The judge awarded me the return of my security deposit minus legitimate repairs (bleach stain in carpet and small nick on wall) for a total of $560. Thank you Judge! THIS MEANS THAT L'ABRI MANAGEMENT OVERCHARGED ME BY $465. L'Abri Management has also been extremely dishonest and conniving after losing my civil lawsuit against them. Firstly, attempting to send me falsified court documents (Request for Postponement; SC-150), seemingly an attempt to trick me into not showing up for the court date so they can show up and win. I showed up anyway despite them sending me this - and won. Secondly, post-Loss L'Abri Management has contacted me both via phone and mail asking me to sign the court's "Notice of Entry Judgment" and send it to them. This goes directly against what the form states "sign and send to the Bellflower Courthouse and ONLY after the judgment has been paid or otherwise satisfied" - which the judgment has NOT been. It is sad that dishonest companies like L'Abri Management are among us in LA County.  If you're considering suing L'Abri Management because they've wronged you, I HIGHLY encourage you to do so! Small Claims Court is easy and affordable and L'Abri Management is extremely disorganized, with what appears to be frequent office turnover. read more

We came home Christmas Eve and the apartment smelled weird. I went into the restroom and the foul order was intolerable. The tub is filled with dirty toilet water and fecal particles that came up from the pipe. We called the after hours emergency line and were only getting a busy dial tone. We have been complaining about the smell from the bathroom pipes since we moved in. read more

First of all the management company LaBri does not take care of any repairs once you move in. We have mold and have them on camera talking about the mold. They wanted us to let them paint and cover it up. I had to get code enforcement involved. One tenant was told to use a shower curtain on their carpet so they don't ruin their furniture with all the water leaking from the slab. The manager is never on site. She will let repair people walk in and she does no follow up. We requested blinds after 6 years and they measured/installed on the wrong window in the wrong room. We rented a unit with a backyard but when the sprinklers broke the grass died. Now we have mud, mice and slugs. This mud will add to the mold we already have. No amount of complaints seem to work. The city of La Mirada should watch this management company closely. It truly is horrible conditions at HIGH rent. Don't get tricked by seeing a pretty unit. The location is good with the exception of the catalytic converters that are stolen from the parking lot. Why? Because they leave the gate open as it breaks they have no concern for their tenants safety or valuables. They have cameras yet never pointed at the gate. This is across from the railroad tracks on Stage if you live La Mirada you know what happens in that area. read more

I have good and bad experiences with L'Abri management properties. The bad part is property managers will not pick phone calls 90% of the times personally my phone calls were not attended 25 to 30 times and 99% of the times they don't respond to the voicemails, if you are lucky you would be in the 10%. I have been to multiple properties managed by this management and half of the property managers are not welcoming. They don't mind if the unit is rented or not may be because of the demand in rental market. I have to say this, I have seen couple of good managers too who were very patient in explaining everything walking through the property. Also the case is similar to the supervisors in the management, they don't respond to your calls even you call 10times and leave multiple voicemails. And the good part is the management phone attendants always respond to the calls. read more

L'abri should not say they accept Section 8 if they are not willing to work with Low income families. My mother is 71years old she's on a fixed income of $960.00 a month therefore she does not use credit cards or credit of any type because she can not afford it. She does not have any evictions on her record and comes with good rental references and yet L'abri will not accept a co-signer they said she would have to pay the rent in full for an entire year in order to rent an apartment from them. I understand completely that owners/managers can put any rules that they want to when it comes to renting. But this makes it impossible for people like my mother and it's very disheartening to say the least. Especially at times like these when people are struggling due to the pandemic. Do better or stop saying you accept Section 8 only because the law says you have to. read more

I had rented a 2 bedroom apt near Uptown Whittier for about 3 years, from this management company. I was happy and satisfied there, but after becoming an empty nester, decided to move to something smaller. I found another building managed by L'Abri, and decided to apply and move in. This complex is not good. The apartments have no insulation, they have single air conditioners that are old and subpar. The windows are single pane and provide no protection during summer or winter. The central water heaters are often on the fritz and they are continuously being repaired. The washer/dryer facility has a seasonal water seepage problem and the flooring has been replaced at least three times, since I've been here. L'Abri has spent money on driveway slurry, painting the exterior and otherwise sprucing up the outside, but not in what makes apartments a possible home. The neighbors, west of the complex, have a large muddy field with a dozen roosters and chickens that daily make an ungodly racket that interferes, or outright impedes sleep. This company raises the rent yearly by about 4.5%, for no apparent reason, other than they want to. The only good thing at Centerpointe Apartments is the onsite manager, Ms. Rosie will respond to a text or call almost immediately, and within reason. The ads refer to this facility as Centerpointe Apartment Homes, and some hint at "luxury" there is nothing luxurious here, there is no high speed internet, (unless you buy it and install it yourself) the "controlled access" security is a total lie. Anyone can walk/drive or n and out from this building. I realize that this evaluation is scathing, if I am evicted from here, I will let you all know. read more

If I could give them 0 stars I would. This management company is in the business of taking hard working peoples money because they think they can get away with it. They took over our property in August 2019 and within two month raised our rent. My wife and I hoped that all the bad reviews we read weren't true but when we moved out in December 2019 we got to experience first hand how shady they actually are. After giving our 30 day notice to vacate we spent endless hours along with a Professional Cleaner getting our apartment ready to turn it back over. We left our apartment cleaner then we actually received it. During our walk-through Malia told my wife how great it looked and that the new owner was going to completely gut the apartment and remodel it. We also provided 98 pictures of the condition we left the apartment in but when we received our deposit check (which was late and after the 21 days they have) they charged us $200.0 for Apartment Cleaning. This charge is a complete joke. Who pays to have an apartment cleaned before they gut it? Hard working people who always paid rent on time and took the time to clean an apartment just to be taken advantage of by a shady management company. We will be taking them to small claims court. There's nothing positive about living in one of their properties. As a current tenant, I feel taken advantage. The apartment I have lived in has had ongoing plumbing issues for the last six years; we've had leaks from the ceilings in both the bathroom and the kitchen and every 4 - 6 months we have a toilet back up problem that causes our toilet to overflow and seep water all over our floor. The toilet issue is caused by a tree that is currently growing into the water line out front, but the management company refuses to cut the tree down - so I've lived this way for years because moving is just too much. Our lease was just given to us yesterday and our month to month contract went up 12.25% with only a 25 day notice. The lack of professionalism is astounding, the carelessness of the staff is jaw dropping; if you really want be unhappy and waste your money, I highly recommend living in one of their moist, unkempt establishments. read more

I'm going to give them a 2 because of the handling of projects pertaining to the property. Every time something is done, it's without the tenants in mind. They do NOT value their tenants. It reminds me of the Jared Kushner and how he treats his tenants. Our parking structure was closed for over 9 months and once opened, our designated spots were no more. It's every man for himself or herself! That's not fair to your tenants. They've tried to do right but not enough to make up for their mishaps. Tracy (apparently the president of the company), is by far the rudest person I have ever dealt with. She felt it was ok to give me attitude over the phone and when I gave her a little back she wants to tell me to stop yelling at her. Lady, please. If you really are the president, you are not a very good business owner, and you need to learn a little about customer service. The residents are your customers. Instead of having an ego and just saying that everything is non-negotiable because it's the way you like it, try actually listening to the issues and concerns people have. Maybe you wouldn't have multiple complaints from residents about how run down your properties are, and how your policies make no sense at all if you actually gave a damn. read more

I been at the Beverly Apartments for 12 years now. I love my manager Ronda she takes care of us. She's easy to talked to and every time i have some issues with my apartment she always make sure she'll look and figure out to fixed it. With the management of L'abri and the new owner I'll give them 2.5 stars ive been requesting for the windows to be changed because it's really really cold at winter and hot in summer, hopefully before summer or my rent will renew and increase again they can give me a new windows. I have been living at Cypress apartments in Downey for almost 3 years now and I have never had a problem here at this complex. Rhonda the property manager is very friendly and every time we call with a repair or something going on with our unit she answers right away and someone comes down within that day. It's almost impossible to leave this place because of her. This is one of the reasons we stay and want to continue to stay. A lot more people need her management skills. I applied for a apartment in Downey from a off site manager! It was so difficult to even apply as she seemed to be late to show me the place as well as the communication was off. They also charge $200 to hold on top of the $25 application fee which I've never seen before! As they run my info which took the same day it comes back not approved mind you I have fair credit and make $7,000 a month. They did not give me any explanation for the denial. I then call the office the next day to ask about the denial as the rude lady tells me they do not have to disclose this. I then ask when I will get back my $200 she said in 10 days so I said so you guys take my money deny me in 1 day and gain interest off my money and now I have to wait? I called one of the properties managed by L'abri when I was searching for an apartment and although they did not have one available at the time, the property manager was super nice and helpful and informed me of the upcoming openings. She reached out to me once units were available for viewing and assisted with the application process. Got approved in a matter of days. Linda, the property manager, was so nice and helpful. The apartments were large but complex was small and felt like a nice community. Definitely a warm welcoming environment by the property manager. read more

It's very concerning when the property managers don't respond and then when they do they respond extremely vague. Turnover of property managers was 5 people in a year and a half. Yikes. I wasn't a fussy tenant at all. I always paid my rent on time. I didn't even expect my deposit back even though I didn't so much as put a pin in the walls. In fact I did repairs that weren't done when I moved in such as the toilet seat worn down to the wood! They have great locations but you're on your own. read more

I wish I had read these reviews before renting with this management company. After living at one of their properties since February 2021 I'm about to go to battle with them over $537 of withheld rent. Plumbing problems since the beginning of our tenancy. The last one was, and I'll quote what the plumber said, "You have a big problem. It's a slab leak so I'll have to come back and jackhammer in several areas to find the leak." We found several flooded water areas the size of a basketball underneath our bed on the carpet. Turns out it wasn't a slab leak but condensation from the pipes underneath the carpet. When we asked the plumber if it was black mold he held his hands up and said, "Legally I can't answer that question." We spent Five days at an Airbnb and Four at a private room in a rental. The inconvenience was more than I have time to write. The property manager just likes to play the blame game. I requested a copy of the mold inspector's report, denied. I requested an air quality report, denied because we didn't pay for the inspection. I've hired my own mold inspection company. They have started a battle with the wrong tenants. We've obtained an attorney and have stacks of printed proof against them which will end up costing them much more than the $537. They are horrible mean people. In a world filled with hatred a person just wants peace in their home. You can't have that at Huntington Palms. It's a beautiful property and the owner is super nice. When he hears of this situation I'm sure he'll be apologetic and show human kindness unlike his property management team. More to come....... read more

Perfection of an onsite manager - Mrs. Michelle Rivas. From the time I called about the place in Downey to the time of signing my lease to the actual mov-in. There was only one instance when I did not get a call back right away, and I called the office, but this was my fault cause I'm a very impatient man, other than that she was excellent in the whole process. Now here we are at the day after the move in. Late night of the actual move-in I noticed no cold water, I didn't want to text here that late so I waited till about 8 am the next day to let her know. At 1030 Oneway Plumbing arrived and said it's too old to fix and that I will need a new one installed but they need approval from the manager. I received a call 30 minutes later from Michelle, she asked if it can wait till the next day for their authorized service or something of that term to come out the next day, I explained I haven't showered in a day. She understood and 45 minutes later Oneway Plumbing arrived again but now installed my new water heater. This is the way apartment mangers should be, professional and caring about their tenants. read more

If I can give 0 stars I would. This property management company is horrible. Nothing gets fixed, they never answer or call back regarding issues with the unit. I had to report them to the BBB in order to get their attention. The manager on site breaks all the rules in her favor and also doesn't respond to text or emails. We are having problems with noise from the managers teenage son and have spoken with them more than 5 times about it without resolution. We had to Escalade and call the cops to file a noise complaint at 130am because the managers are never home on the weekends and he refuses to keep the noise level down waking up everyone is our unit including my 4 month old baby. I emailed and called the manager and still have not received a response and this occurred a couple of days ago. Calling the management company and the supervisor doesn't answer or call back either. I've been at this L'abri managed property for a little over a year and can honestly say that they are quick to respond to all issues that are brought up and they really do their best to make sure the tenants are happy. Property is always well kept and they frequently have a supervisor show up to talk to the managers, walk the property, and to make sure all issues if any are being taken care of. I definitely recommend renting from any of their buildings! read more

I would not recommend renting from any property they manage, or hiring this company to manage your property. They are ripping off people by charging and keep security deposits for charges that are not being done, and the generic invoices they gave me went from carpet replacement, then no it was carpet cleaning ,and then now we are changing it again to apartment cleaning for $75, oh hand also a $55 charge for window cleaning on three windows. Keep in mind lived there for almost 8 years and was told by manager at property by email which was provided to not worry about carpet they are replacing and gutting the whole apartment to upgrade it. And they did new ceiling and fans, and then why would you charge me for carpet cleaning, and when I push on this issue I get the " we can by civil code -----" and well also in that same code says more and they are just screwing over and ripping people off on deposits refunded and even though my issue is only $130, and been fighting for over 4 months now with them, will continue to fight cause I am not first person they are ripping off and wont be last, but it is not right. I am sure many accept when this company states that civil code of CA allows them to charge these fees and think they can not get this money but you can, read into the civil code, or go to Consumer Affairs page on state of CA and information there will explain better how and what they can charge for. The only way to discuss or dispute any fees charged against security deposit is by MAIL only, not email but old snail mail, this is their policy and it just adds weeks to any process or dispute. What company does this one that knows people won't wait or take to long to dispute to issues and so LAbri ends up keeping more money. I waited and wrote back and forth and I now have all these correspondence, and as I disputed fees it shows how they changed reasons for fees charged and not refunding security deposit back to me.
