The camera/property situation left me confused because it felt like decisions were made without full clarification, and that was hard for us -- especially with special-needs kids involved. What can I say about 644 Claraday? We moved here in April 2022, and we got lucky enough to get the apartment next to the manager Crystal. Crystal has been the best since day one! I've lived in apartments my whole life, and it's not every day that your apartment manager becomes your friend. If we could stay here forever, we would, but unfortunately we are relocating to a home, or else we wouldn't be gong anywhere. My girl is court at this very moment , because they wanted to evict us based on the managers personal dislike for us personally (Only black Residents in apartment building ) . We paid Rent , we followed the rules , only think maybe is parking our car in front of our door (which we did because other residents did also) . They are trying to charge 10k in fees to this company and we are hard working normal people. BTW, some of these reviews are bots or fake. Real Resident, still here. If you want to live in a apartment complex that looks like it was a motel from the 70s, this is the spot! We've lived here for 3 years now. It was a nice start up place which we planned it being. We started paying $1250 for rent in 2019. After Covid they started raising everyone's rent as it happened everywhere. We are now at basically $1700, with the apartment falling apart. 1 bed room, 1 bath. Very small. Maintenance: The paint on the walls is pealing. Leak from the knob of hot water all the time. Washing machine room is always broken. Always activity in the washroom late at night. The machines are out dated, and rarely stay intact. Cabinets are falling off in the kitchen. Every step you take the floor creaks and moves. The pool guy is the nicest guy, he is an outside contractor, and he says CAMERON PROPERTIES IS CHEAP!!! The restroom is small, and was not constructed by professionals. I feel they have someone telling them what to put or how much to spend. The maintenance workers never want to work. You say "hi" to them they just give you this old man stare, and breath hard while they walk away all mad. Parking: Parking here is shitty! Be prepared to scratch your car, or have someone break into it. The storage units are made of plywood, and can be broken into by anyone. They paved the park lots, but it is already cracking. Hasn't been more than 8 months. Cameron properties Management: I have no problem with our property manager who is new at Villa orlando. She has been nice with me, and I've always been nice to her. Our old property manager gave us wrong information about late fees. So I asked cameron properties to give me the old rental agreement. (Still waiting on that Stephanie) never got that old rental agreement. Stephanie tried to say I was shown me favoritism when every tenant was told the same thing. The previous employee of them has "violated" cameron properties guidelines" How is this my fault ? It was their employee, so maybe they need to take responsibility for their own actions and stop blaming the tenants like we are the ones who are the bosses , or giving out the rules. If everyone is told The 10th, don't make it seem "favoritism" is in the frame when you don't have control of your own properties. If that was your employee, you take responsibility. (Sending that email about the old manager was pointless, Stephanie. Is that blackmailing? I had already received a call from a nicer lady, but that letter was very pointless of you. I know your ego is bigger than Cameron properties funds, so you have to give the last word and not leave a email to reply back. Only a phone number that you never answer. but I have a family and I am a honest man. Don't point your dirty money fingers at me saying I was shown favoritism because I haven't been shown any type of favoritism.) Rent: When people weren't paying their rent during Covid, people got away with it. I never missed a payment, may have been late but never missed a payment. Now that they have raised rent $500-$700+ for different units, they are now starting to be the #1 management team they always wanted to be. They recently got audited, so now they are asking us to pay them the money they have lost. They Covina is the safest, IT IS NOT!! Orlando way, and Navilla St are the most active streets ! Don't believe the hype about Covina, it's just like Fontana but with shittier Management who work behind a desk. Pest control: If you are in pest control, come here and make your money! Endless ants, bees, wasps, spiders, Rats, roaches. I've got bitten by spiders here so many times that it has put me in the hospital about 3x. I never see a pest control worker come by. This is my last month here, they have already threatened lots of tenants because they want to be "big bosses" out of no where. Keep raising rent with nothing to give back to their tenants but shitty labor and shitty office management... read more

I haves lived in Buena Park for 3 years and our places are constantly being broken into to. Our cars, they steal our packages and we are left with the expenses while still paying rent. There is so much to be said about my on-going experience with Cameron Properties and renting one of their apartments in Tustin, but I will try to keep it simple with just some of the drawbacks of living here. * The management and maintenance teams are unprofessional and ineffective. * OVER-populated (too many people living in each apartment) * The onsite manager does not do anything about the same tenants who continue to disrespect other fellow tenants and damage the shared property. * Since Cameron took over the property it has gone down hill. * Overpriced utility bill. They stick the tenant with everything. * The police show up at the complex more often that one would like. I hope to find a new home soon. Lived in these apartments for 7 years, renting a studio to moving into their one bedroom. Rent is increased every November and trash fee was added last year an additional $35.00 or so. My car was vandalized twice. Both apartments were flooded numerous times, the carpet wasn't changed. It wasn't until new tenants rented out the one bedroom next to me that they decided to change my carpet to laminate wood. Closet and bedroom carpets were not switched out despite of the floods. When it rained their were ceiling leakage and rain would seep in from the window. The next door neighbors lived their 20+ years and they failed to change their entire cabinets until their eldest daughter made a huge stink about the quality of their apartment and the continuous rent increase. When I moved into the one bedroom the built in microwave door wouldn't shut so they replaced it and charged me for it. That was odd. Management on property was mediocre. Most part they did what they could however the husband of the manager tended to yell at the kids quite often instead of speaking with the parents. Apartments were roach infested and I had to use my own remedy to take control. Often giving the roach bait to my neighbors so that I don't get their infestation problems. I only stayed being a single mom going through nursing school living out here when rent was affordable was helping me out. Once I started getting my career off the floor thats when I was able to save and move out. I left running I just couldn't take living their any longer. They started renting apartments out to families that were beyond the capacity limit per room. The landscape started suffering there was no more greenery or grass it was all dirt. It looked lifeless. The pool plumbing needed an entire makeover as NO AMOUNT of CHLORINE could disinfect it. GETTING MY RETURN DEPOSIT IS A NIGHTMARE. I was given a prorated amount for my last month, I paid it before I left. I have been chasing my deposit now since March 2019. I moved out January 29th. I never get a phone call back, I haven't received any follow up and today I called to speak to STEPHANIE ORELLANA, whom cut me off my conversation, Spoke in a rude manner, placed me on hold mid sentence, said I couldn't speak to anyone else. As i mentioned my attempts to contact someone she said the was HE SAID SHE SAID as my efforts weren't valid. I got frustrated and used the term "shit" as in they need to get their SHIT together as their office displays lack of professional communication between one another and their tenants. She got more upset and ended up hanging up the phone saying their is nothing more to discuss. Mind you I have yet to receive any check. The manager LIZ, from the apartments confirmed the amount she told as my pro-rated rent for february was the amount she received. She stated once that was collected everything is out of her hands. STEPHANIE ORELLANA, one day you will be frustrated needing quality customer service and I hope you are treated in the manner you have imposed unto me. Hard to believe in these times, there are STILL companies that do not care about the people that actually make it even possible for them to have a source of income. RESIDENTS are the reason you have a place to come to everyday to earn a living. RESIDENTS are the reason you have benefits and you and your families eat. RESIDENTS are how your over head costs are covered. One would think RESIDENTS have a high priority for respect and care. This last year has been impossible, but my rent has been PAID ON TIME and I have not caused a single problem. How is that reciprocated? When I report my AC not working in TRIPLE DIGIT WEATHER, I'm told AC is a luxury. Is your salary a luxury? Benefits? Ability to provide care? No. It's not even a expensive repair. I was really impressed by their above & beyond customer service when a problem came up with our new rental. Our place wasn't going to be ready when expected because the previous tenants had trashed it. As a result, my roommate and I were going to be in quite a bind. They provided us with free storage and a truck for move in day and compensation. Pretty awesome seeing as there was nothing they could do to prevent that situation from happening. I have lived in the 660 Claraday property for 10 years and was very happy living there. There are lots of pros; extremely clean, the building is well taken care of (they even pressure wash the outside of the building regularly) and no bugs!! The property manager Crystal is seriously the best of the best! She responds to EVERY maintenance request or any other concern immediately. The people in the Cameron Properties office are very nice as well. Once when late with a rent payment bc my job screwed up our pay, they were very kind to me when explaining my situation and did not make me feel bad after telling them I will have to pay my rent late. In my opinion there is only one con but it is kind of a big deal. The walls are SUPER THIN. This is technically no one's fault but it was an issue for me, which ultimately influenced my decision to leave (since I started working from home). In apt 14, I shared a bedroom wall with apt. 15. I was able to hear every word all of my neighbors have said throughout the years. It was bearable with some neighbors but others not so much. The current neighbors have a child who was not the happiest lol and it literally sounded like the child was in my bedroom when she was crying. It got to the point where I had to sleep with the AC on in fan mode just so I could have background noise. I understand that in apartments you hear some noise but this was a little extreme. Also, my whole apartment shook when my neighbor walked, which to this day I don't understand how that's possible bc she was next door not upstairs lol but it was so bad I had to take the mirrors off of my walls bc they continuously fell off when she walked and I didn't want one to eventually crack my tv. The apartment is on the 2nd floor with an empty apartment underneath that maintenance uses for their work room, which means they are in the room from about 8-4 pounding, hammering. drilling and sometimes singing lol This became an issue after I started working from home. I work in mental health and one of my clients complained to my supervisor bc she thought I had someone in the room with me while talking about her treatment. She was hearing the maintenance men downstairs. That's how thin the walls are. If you are gone between the hours of 8-4 this will not bother you but if you ever take a sick day and think you are going to spend a quiet day in bed... you're not haha I have now lived with my boyfriend for over a month in his condo and have not heard a trail of anyone's voice or no footsteps so I understand now when he said he had trouble sleeping at my place lol But overall the property is still a good place to live!! This is a review for the 661 Claraday apartments in Glendora, CA. 1. Stephanie O., the apartment manager for the last year was amazing. Naturally things such as repairs and issues pop up and she handled all of them timely and professionally to our satisfaction. This was by far not my first apartment complex but easily ranks #1 in my books. 2. The community was always clean, tidy, in good repair and the neighbors were all quiet. The atmosphere was definitely family oriented, not a party community and certainly not disrupting to our lives. I've had zero complaints about noisy neighbors. Point being, we loved it here and I was sad to leave. The only reason we left was due to an employment opportunity that took us away from the area and we would've stuck with Cameron Properties but they didn't have one in the area we needed to move to. For sure, we're keeping them in mind if we ever have to move back to the area, and I hope we have Stephanie as our apartment manager again. Five stars. read more

I lived in the property off of Foothill in Monrovia. This property was the most ill-managed, dishonest, vermin infested, no maintenance place I have ever rented. The manager and upper management are both slow to respond to maintainance requests if at all. These include emergency calls such as raw sewage backing up into the entire living area, no working hot water, no working cold water, and electrical outlets blowing up. The property also will not properly fumigate for pests such as bed bugs, roaches, spiders, and ants. They will not spend the money needed to properly take care of the pest problem, nor do they inform the tenants that there even is a problem. This property and the other one down the street on Violet Avenue both have extensive bed bug infestations. This is why a lot of people on the community always see a lot of mattresses and furniture on the Violet side of the street. They also have a problem with burglary. The back patio of my unit was burglarized twice as well as my storage space above my parking space. Other tenants in the property have had similar experiences. They also are not consistent with the property rules when it comes to all of the tenants. Some tenants are allowed to have dogs and others are told they cannot keep their animal when the entire complex only allows cats in the first place. My family and I could no longer live at this property due to all the hazardous conditions. We were forced to contact the City building and safety office as well as the health inspector. We had unresolved issues such as half the electrical outlets not working, leaks under the sink in the bathroom and kitchen which caused mold, no working cold water, no screens or broken screens on the windows, chipping lead paint on the windows, no carbon monoxide detector and broken smoke detectors. The rent will also increase every year around November by at least $75. Just a warning, the cheap move in and low rent for this area come at a price. Hopefully they can do better... read more

Worse Company Ever!!!...Our place was flooded 3 times rug was moldy so they have to change it 3 times. The building ended up having bedbugs all they did was gas the house up and yet they still here. Mind you we called the Health Dept they came by and saw EVERYTHING. We been asking them to come fix this place up for months we don't even have cold water. So they kicking us out because we didn't pay rent while we have to wash our entire clothes every month from the bed bugs and etc. So today they told us we have until Wednesday to get our stuff out the house then we brought up the health dept if they had called them. Our previous on-site managers were great and always resolved any issues in a timely manner, but our current team of Stephanie and Oscar go above and beyond. They will always take our calls, respond, resolve and follow-up to ensure our issue is resolved to our satisfaction. They also enforce community rules in a fair and unbiased manner. Sadly we recently moved from 645 E. Claraday in Glendora, which is one of the Cameron properties because we had the opportuntiy to be back in a home. Had it not been for that, we would have loved to stay at this property. This was a great place to live and the managment team Stephanie and Oscar were unbelievable. The woman I spoke with was unwilling to give her name & was sooooo rude & unhelpful that I just hung up. Every question I asked had an attitude to follow... Not to mention I never received any of my answers. Also, The 4 apartments that were listed weren't even available & the ones she began telling me about was nowhere to be found online.... Where she directed me to get the information! Luckily i had my computer with me while i was on the phone. But the cherry on top was when she told me that she couldn't give me a list of the ones she'd mention & to go online...To the website... that didnt have any of the information like I just had explained to her .30 seconds prior. The pricing was even wrong....So I told her to have a nice day & respectful hung up. I completely wasted my time even calling. Aweful customer service Wish I could give - stars. read more

I live in the 660 Claraday complex, with Crystal as manager, and I must say that my experience was great! Even though the apartment was older it had new paint and flooring. Everything worked well in it but the best part was Crystal. She is a great manager very attentive and helpful. We had one major problem with our hot water heater and she was in my apartment helping me in no time at all. Everything was fixed within an hour! Overall very good experience :) read more

My son drove me around Azusa to find a place for him. When we called the property they asked us to call the manager at the place. We called no one answer we left several messages no call back for weeks. We spoke to the office again and they were very curt and rude. We asked residents we saw on how the place was, they confirmed what we suspected: Great building, delayed response in maintenance, very Rude apartment manager (The gentleman said that's why he moved out), and at times office doesn't care about tenants and can be rude too. Signed a lease for my son at El Monte Apt this week. Looking at other reviews here, I can see why these are cheaper. Affordable but not worth my blood pressure being high. read more

Cameron Properties in Glendora on Claraday is a great place to live. I've lived here 2 years and have loved it the whole time. My apartment manager Stephanie O. is the best. DO NOT MOVE TO THEIR PASADENA LOCATION****** Greenwood address I cannot believe such a small location with NO AMENITIES has so many issues. Low quality material used to do repairs and build structures. On top of that the property manager, Teresa, is the worst one I have ever worked with! Teresa gives generic answers for solutions and ZERO effort for tenant satisfaction. I called her supervisor Sonya and received even worse service- including her stating she "does report to me." That is correct I would never hire someone so rude and inept. Maybe if she took the time to improve her service skills rather than responding to bad reviews on yelp - she would not have tenants moving out and complaining. I have been living here for over a year and spent almost $20,000 and I cannot wait to find a new location to live in. I lived on their 644 Claraday property for 2 and half years with my husband and son. I give Cameron Properties a 5 stars because their apartments are well kept, NO BUGS, and the property manager, Crystal. She is so nice and on top of things. Very professional too. Anytime anything was wrong or broken she would make sure it was fixed. Having her there made a world of difference!! Our apartment was fully upgraded with central a/c, real tile, new windows. I loved my apartment, miss it in fact. The only reason why we moved is because of us getting a house. Perfect little place especially for families. Everyone is super nice. read more
