Lordon has proven to be the shadiest and most incompetent HOA ever. There was an issue with pipes from our upstairs unit leaking into the downstairs unit. We worked with the owners downstairs quickly to resolve the issue and even worked with F&M plumbing who are contracted with the HOA, but the bill was sent to the downstairs unit since they were the ones who called F&M for repair, resulting in Lordon hounding their unit to pay the bill. Between us and downstairs though, we agreed to cover the costs as it was our pipes that were leaking. So, contacted the HOA and F&M plumbing about this and asked for an itemized bill to be sent to our unit/address for us to pay, but they made a huge deal about it in the email correspondence stating we'd need a hearing to determine who was responsible for the damages, which made no sense because we'd already agreed to pay! Eventually we were able to pay the bill through the plumbing company itself. However Lordon sent us MULTIPLE notices eventually including late fees saying the bill had not been paid and that we could discuss through a hearing. Absurd. We forwarded Faith the paid our invoice from F&M and to drop the late fee and that a hearing was not needed BECAUSE WE ALREADY PAID THE BALANCE. Now, two months later, we get ANOTHER letter from Lordon stating that the board had voted on the issue of our unit leaking into the unit downstairs and that the balance would be added to our association account which does not make any sense because we already paid the plumbing company with all the paid invoices and email correspondence with the association. Lordon managed to make an issue we'd already resolved with the owners downstairs into an absolute nightmare and are demanding we pay twice, once to F&M and again to them? This is straight up robbery and incompetence of Faith and Lordon who are just trying to collect to further line their pockets. read more

In the process of cash out refinancing and lender is asking me if the condo has an HO-6 policy. It's been many years since my parents lived here so idk if something changed. If I could give 0 stars, I would. I live at one of these HOAs properties in Azusa, and I have never experienced such poor management. The lack of maintenance and care for the community is unacceptable. Wood throughout the property is deteriorating, utility room doors are falling off their hinges due to rot, the jacuzzi never heats up, balconies and patios have termite damage, trash bin enclosures haven't been pressure washed, and numerous exterior lights remain broken. These issues have been reported repeatedly, yet the only response residents receive is, "It's not in the budget." Meanwhile, homeowners continue to pay HOA dues with no visible improvement to the property. It's incredibly disappointing to see such neglect. I have had an extremely disappointing experience with Lordon managing repeated water leak issues involving HOA-maintained areas. The most concerning part has been the lack of accountability and communication. On the first leak, I was initially told that I was the responsible party, even though the leak was clearly in an association/common area. Only after I asked them to identify where the CC&Rs actually said I was responsible did that position change. Since then, there have been three separate leak incidents. On the first one, it took nearly two weeks to address despite water visibly overflowing at the curb. On the most recent issue, the pattern has been the same: emails go unanswered unless I follow up by phone, updates are difficult to get, and basic questions about timing and next steps are met with vague responses or "confidential" explanations. When there is an active leak and water charges are continuing to rise, homeowners should not have to chase their management company just to get a response. The lack of urgency, lack of transparency, and repeated communication failures have made an already frustrating maintenance issue far worse. Based on my experience, Lordon has been slow to respond, poor at communicating, and difficult to work with when a time-sensitive property issue arises. We have spent all of our free time desperately trying to get Lordon to investigate and address this situation since AUGUST. We are now moving out, and breaking our lease to do so, because of your continued negligence and total failure as a management company to address this situation or even respond. If you are on the board of an HOA you know how important it is to have a good working relationship with your management co as well as the property manager you deal with. Our community had used Lordon for 20+ years and at one point a previous board had switched management companies to 3 others within 2 years. Prior to being on the board I had never had anything but positive experiences with Lordon's management of our community,, so when I got on the board I pulled old board packets from years past and was stunned at the wealth of information that was at the boards fingertips as the management co we currently had was not giving the board access to our financials which is a big red flag. We did multiple interviews with other companies and I even asked old board members why they had ever switched from Lordon. Not one board member could tell us why they had switched including the prior President who had made the decision. As there was no reason found to ever switch from Lordon, and from the information I had seen of their monthly board reports, we went back to Lordon and I have not been happier. This family run company has over 60 years experience in prop management and I have been extremely pleased with the results of their management within our community. They have multiple departments which specialize in areas such as escrow, collections, property damage, etc., with people who handle it all to pull the stress off the board members. I sincerely appreiciate the advice I get from our property manager as well as the VP of the company Donalea who I think must work 23.5 hours of the day as she is always available for a question and handles issues immediately. I also want to assure board members their collection depts is on it and within a couple of months got our A/R down to 2k which in actuality was even lower as monthly fees were still coming in. I dread every time I have to contact Lordon for any issues. I called to report damage on our garage and the increasing crime report in the community wondering if security measures could be increased. I was absolutely dismissed and cut off every time I tried to speak. I understand it's a personal responsibility but it is very unfortunate dealing with very unprofessional behavior. As a property manager, I would assume it's in their job description to be able to handle basic customer service or at the very least speak to someone respectfully over the phone. I would never recommend Lordon Management to any HOA or homeowner. Our experience with Lordon was marked by serious mismanagement, lack of transparency, and repeated failures to meet basic fiduciary standards expected of a professional property management company. Once they took over, communication deteriorated, financial questions went unanswered, and requests for records were delayed or ignored. As homeowners, we raised legitimate concerns about accounting practices, commingling of funds, vendor payments, and missing documentation. The worst HOA management company I've ever dealt with. Emails will not get responded to, and they will not apologize to you when they are blatantly wrong on the bylaws being applied to your condo. I had a long battle with them about installing an electric vehicle charger in my own garage, had called and emailed 10+ times, only to get a dear John approval letter without any effort of apologizing when the Lordon rep I was working with was completely wrong. My HOA fired them for their incompetence, and our new HOA company actually gets things done and responds to emails/phone calls. Do not use Lordon under any circumstances whatsoever. I recently moved into a community managed by Lordon. The property manager was supposed to help us set up a code to access the computer system used by the security guard at the entrance. However, despite repeated requests, I had no access for an entire month. I even went to Lordon's office twice in person, only to be told by the manager's assistant that I needed to contact the computer system company directly. I did call and email the company, but they never responded. Meanwhile, because the previous owner's address account had been deleted by the proper manager, my home address wasn't even in the system. This created a safety issue for my family, since in case of an emergency--such as a 911 call--my address would not appear in the system. On my third visit to Lordon's office, along with the warmhearted previous owner, the assistant once again told me to contact the computer system company myself. I insisted that she handle it instead. Only then did she go online, enter my address, and immediately generate my access code. The issue could have been resolved instantly in two minutes if they had taken responsibility from the very beginning. The absolute worst management company I have ever worked with, after living in numerous apartments over decades. Unfortunately for me, my HOA has chosen this management company and although I pay my monthly fees every month, Lordon Management and my property manager FRANCESCA, never seem to be able to accommodate any maintenance request in a timely or professional manner. I first noticed the incompetence of this company 2 years ago when I had a wasp nest on my front porch that took over a month and multiple calls and emails to Francesca to remove. I submitted the request to remove the nest as soon as I noticed it was becoming a hazard within the community. Although the request was submitted online through their portal, it still took weekly phone calls and follow-up emails to get the job done as this company will promise you someone has been dispatched and never follow through. Today, after inspection from the gas company, I was confirmed to have a GAS LEAK. I thought surely this was emergent enough to have a phone call from the property manager returned. Instead I have made multiple calls to the office starting at 11am, speaking to Jasmine from maintenance who was also unable to reach Francesca even though she was supposedly on her way to this property. It is now 5pm on a Friday and neither myself or her own colleagues have been able to reach Francesca. I now will go at least through the weekend without hot water, being able to cook or do laundry. As a homeowner I understand that these things happen and I am financially responsible. But as a member of an HOA, when reporting occurrences that potentially involve safety and well-being of the entire community, it would be nice to work with a HOA that is responsive, professional and timely in answering requests. Reported an issue found by the management company contractor and it took a long time to get a response and then was given a roundabout. After multiple attempts, finally got a response. Then there was no follow up. It's been a couple of months and there is still no resolution. HOA minutes was not uploaded accordingly and after several emails and weeks.. suddenly ask for proof and then went silent again. The response time is extremely slow and sometimes non-existent. Well, after a break from being on the HOA board for about a year, I re-joined because, well, nothing could get done without quorum. Let me just say that working with Polly was MUCH better than prior to my break. Communication was quicker and better, there were no (well, one small) unnecessary arguments, and we finally DID do something about a bad vendor experience. Polly was also instrumental in getting some paperwork and communication so I could sell my home. However, Lordon is still not great. Polly ended up moving to a different property and we were given someone new. She was on several E-Mails but I did not receive a single response from her. Also, the Escrow division/department for Lordon is not very communicative. It took them two days and three E-Mails between Polly and me before they responded. I get that no business is perfect, but I hope that Lordon takes these critiques as growth opportunities and learns from them. read more

I received a collection letter by mail for an unpaid assessment. I called the office to ask why I was never sent a letter or invoice by mail or email of the assessment and had the displeasure of being yelled at by the most unprofessional person I have dealt with in 20 years. A simple courtesy notification of an assessment is a common business practice. I have ALWAYS returned phone calls within two hours, four at the most, but mostly answered every single call, gave a personal..."hi, do you mind if I call you back?" This made me very successful. Outgoing messages like..."I will return your call in 24 hours" is nothing short of procrastination, and bad customer service. These are people whom remain in the same type of job forever and ever, no goals nor ambition. Some of us take time off to sit down, pay stack of bills, and other correspondence in relation to our own business, we need to go down the checklist and mark DONE! "I will call you back in 24 hours" means I have to put the bill or whatever on the side, and wait 24 hours for a quick one-minute answer. I attended an HOA meeting to address a serious issue the security guard who harassed me, which somehow led to me being fined after he claimed I harassed him. That could not be further from the truth. He was rude, didn't believe I lived there even after I showed him proof, and continued to provoke, taunt, and follow me to my car. I recorded the entire interaction and even had a witness present who saw what happened yet the board still sided with him and fined me. Apparently, the fine was issued because I stood up for myself and was supposedly rude to him after he was rude to me which makes no sense because he started the confrontation, taunted me, and harassed me all the way to my car. The fact that I am being penalized for defending myself is unreasonable and ridiculous. At the meeting, I was shocked by how disrespectful and the negative energy the board had, especially Karina Almeida. From the moment she entered the room the energy was just low, her tone and negative attitude toward me were filled with strong disapproval and condescension. She interrupted me repeatedly, literally every time I spoke she never let me finish a sentence to which I actually had to tell her an OLDER woman to to stop talking over me which felt risiculous to even ask just so that I may speak and tell my side of the story. No respect or basic human manners here!? Weird I have never been treated that way lol and she treated me in such a rude, demeaning way which was unnecessary. She also made a comment that felt racial and prejudice and judgemental towards my parents who accompanied me... Karina Almeida asked if my parents understood English, even though it had nothing to do with the meeting. The comment made my parents and me uncomfortable because they did understand English so why was this question even asked for? What was the reason? was is judgemental because of how they look? I dont know? But! It made no sense. Also the incident happened to me and the board was speaking to me directly and only me not my parents. My parents felt so singled out and uncomfortable because of that. The board as a whole behaved more like a clique than professionals. Even when I politely wished them goodnight, when the meeting ended one member responded sarcastically, "Oh wow, that's the first nice compliment we've gotten tonight." That says everything about their attitude toward residents. They also claimed that the security guard was wearing a body camera during the incident. I have video proof showing he wasn't wearing one because it was charging in his car. Instead, he recorded me with his personal cellphone, which is completely inappropriate and unprofessional. Then they went as far as to falsely accuse me of trying to jump the pool fence, when all I did was place my towel and purse on a bench to keep them off the floor. There's absolutely no proof of me ever attempting to climb or jump anything. All of these people are much older than me, yet the way they behaved condescending, rude, and childish was shocking!!!!! I've lived here my whole life, and for the first time, I don't feel safe. I don't trust being here I dont trust security. I don't trust the HOA. I don't trust Karina A.Almeida, I observed behavior that matches what some neighbors have mentioned about her treatment of residents. It is very frustrating dealing with the management. Received a $200 fine in April accused my tenant had "an unauthorized party" in December of last year!!! Luckily my tenant found his Ring video of four months old, showing it was his neighbor who hosted the party in the alleyway. In July boarding meeting, the security guard double confirmed it was not my address. Even though I had received an email stated it was up for the management approval. The Lordon Management and the Cottage of the LOrdon Management Co. Homeowners Association, through their HUBER computer system, made automatic payments without asking the homeowners and overcharged them sometimes double or more. This is illegal under Federal Housing Fair practices. Every month, double charges were made by TheLordon Management, which had hired Sunwest Bank. I called every month about these problems, questioning why they frequently changed banks and overcharged for their high HOA monthly fees. They say untruely cover their responsibilities to other banks as my Bank of America. They have not repaired the outside over put pebble stones to the wall blocking the water drainway. Only so many gardeners come lambling around even though no side street grass area and gone, we cannot understand where the HOA fees going to use the necessary repair of the homeowners. *WESTSIDE, FULLERTON* Finally got our mailbox replaced after having to pick up our mails at local USPS for over a month. However, now it's the problem with distributing mailbox keys to the residents. Left many voice messages and emails with representatives in charge of Westside (Fullerton) community for weeks now, still no response back at all. All the important mails including past due bills are now piling up in locked mailboxes and no one is willing to assist the residents here.
