We submitted weekly complaints to Lordon with daily logs of the abusive behavior we have been experiencing for MONTHS. Nothing was ever done, and Lordon only replied to our weekly emails once-- simply to ask if we had filed police reports. We have been at our wits' end for over 4 months while Lordon has failed to take action or even respond. And as tenants, not owners, we are not invited to board meetings. We have spent all of our free time desperately trying to get Lordon to investigate and address this situation since AUGUST. We are now moving out, and breaking our lease to do so, because of your continued negligence and total failure as a management company to address this situation or even respond. I have had an extremely disappointing experience with Lordon managing repeated water leak issues involving HOA-maintained areas. The most concerning part has been the lack of accountability and communication. On the first leak, I was initially told that I was the responsible party, even though the leak was clearly in an association/common area. Only after I asked them to identify where the CC&Rs actually said I was responsible did that position change. Since then, there have been three separate leak incidents. On the first one, it took nearly two weeks to address despite water visibly overflowing at the curb. On the most recent issue, the pattern has been the same: emails go unanswered unless I follow up by phone, updates are difficult to get, and basic questions about timing and next steps are met with vague responses or "confidential" explanations. When there is an active leak and water charges are continuing to rise, homeowners should not have to chase their management company just to get a response. The lack of urgency, lack of transparency, and repeated communication failures have made an already frustrating maintenance issue far worse. Based on my experience, Lordon has been slow to respond, poor at communicating, and difficult to work with when a time-sensitive property issue arises. The worst HOA management company I've ever dealt with. Emails will not get responded to, and they will not apologize to you when they are blatantly wrong on the bylaws being applied to your condo. I had a long battle with them about installing an electric vehicle charger in my own garage, had called and emailed 10+ times, only to get a dear John approval letter without any effort of apologizing when the Lordon rep I was working with was completely wrong. I dread every time I have to contact Lordon for any issues. I called to report damage on our garage and the increasing crime report in the community wondering if security measures could be increased. I was absolutely dismissed and cut off every time I tried to speak. I understand it's a personal responsibility but it is very unfortunate dealing with very unprofessional behavior. I recently moved into a community managed by Lordon. The property manager was supposed to help us set up a code to access the computer system used by the security guard at the entrance. However, despite repeated requests, I had no access for an entire month. I even went to Lordon's office twice in person, only to be told by the manager's assistant that I needed to contact the computer system company directly. I did call and email the company, but they never responded. Meanwhile, because the previous owner's address account had been deleted by the proper manager, my home address wasn't even in the system. This created a safety issue for my family, since in case of an emergency--such as a 911 call--my address would not appear in the system. On my third visit to Lordon's office, along with the warmhearted previous owner, the assistant once again told me to contact the computer system company myself. I insisted that she handle it instead. Only then did she go online, enter my address, and immediately generate my access code. The issue could have been resolved instantly in two minutes if they had taken responsibility from the very beginning. After weeks of unnecessary stress and living in fear, the matter was finally resolved. Based on this experience, I would not say Lordon is a responsible company. read more

The absolute worst management company I have ever worked with, after living in numerous apartments over decades. Unfortunately for me, my HOA has chosen this management company and although I pay my monthly fees every month, Lordon Management and my property manager FRANCESCA, never seem to be able to accommodate any maintenance request in a timely or professional manner. I first noticed the incompetence of this company 2 years ago when I had a wasp nest on my front porch that took over a month and multiple calls and emails to Francesca to remove. I submitted the request to remove the nest as soon as I noticed it was becoming a hazard within the community. Although the request was submitted online through their portal, it still took weekly phone calls and follow-up emails to get the job done as this company will promise you someone has been dispatched and never follow through. Today, after inspection from the gas company, I was confirmed to have a GAS LEAK. I thought surely this was emergent enough to have a phone call from the property manager returned. Instead I have made multiple calls to the office starting at 11am, speaking to Jasmine from maintenance who was also unable to reach Francesca even though she was supposedly on her way to this property. It is now 5pm on a Friday and neither myself or her own colleagues have been able to reach Francesca. I now will go at least through the weekend without hot water, being able to cook or do laundry. As a homeowner I understand that these things happen and I am financially responsible. But as a member of an HOA, when reporting occurrences that potentially involve safety and well-being of the entire community, it would be nice to work with a HOA that is responsive, professional and timely in answering requests. I received a collection letter by mail for an unpaid assessment. I called the office to ask why I was never sent a letter or invoice by mail or email of the assessment and had the displeasure of being yelled at by the most unprofessional person I have dealt with in 20 years. A simple courtesy notification of an assessment is a common business practice. I have ALWAYS returned phone calls within two hours, four at the most, but mostly answered every single call, gave a personal..."hi, do you mind if I call you back?" This made me very successful. Outgoing messages like..."I will return your call in 24 hours" is nothing short of procrastination, and bad customer service. These are people whom remain in the same type of job forever and ever, no goals nor ambition. Some of us take time off to sit down, pay stack of bills, and other correspondence in relation to our own business, we need to go down the checklist and mark DONE! "I will call you back in 24 hours" means I have to put the bill or whatever on the side, and wait 24 hours for a quick one-minute answer. I attended an HOA meeting to address a serious issue the security guard who harassed me, which somehow led to me being fined after he claimed I harassed him. That could not be further from the truth. He was rude, didn't believe I lived there even after I showed him proof, and continued to provoke, taunt, and follow me to my car. I recorded the entire interaction and even had a witness present who saw what happened yet the board still sided with him and fined me. Apparently, the fine was issued because I stood up for myself and was supposedly rude to him after he was rude to me which makes no sense because he started the confrontation, taunted me, and harassed me all the way to my car. The fact that I am being penalized for defending myself is unreasonable and ridiculous. At the meeting, I was shocked by how disrespectful and the negative energy the board had, especially Karina Almeida. From the moment she entered the room the energy was just low, her tone and negative attitude toward me were filled with strong disapproval and condescension. She interrupted me repeatedly, literally every time I spoke she never let me finish a sentence to which I actually had to tell her an OLDER woman to to stop talking over me which felt risiculous to even ask just so that I may speak and tell my side of the story. No respect or basic human manners here!? Weird I have never been treated that way lol and she treated me in such a rude, demeaning way which was unnecessary. She also made a comment that felt racial and prejudice and judgemental towards my parents who accompanied me... Karina Almeida asked if my parents understood English, even though it had nothing to do with the meeting. The comment made my parents and me uncomfortable because they did understand English so why was this question even asked for? What was the reason? was is judgemental because of how they look? I dont know? But! It made no sense. Also the incident happened to me and the board was speaking to me directly and only me not my parents. My parents felt so singled out and uncomfortable because of that. The board as a whole behaved more like a clique than professionals. Even when I politely wished them goodnight, when the meeting ended one member responded sarcastically, "Oh wow, that's the first nice compliment we've gotten tonight." That says everything about their attitude toward residents. They also claimed that the security guard was wearing a body camera during the incident. I have video proof showing he wasn't wearing one because it was charging in his car. Instead, he recorded me with his personal cellphone, which is completely inappropriate and unprofessional. Then they went as far as to falsely accuse me of trying to jump the pool fence, when all I did was place my towel and purse on a bench to keep them off the floor. There's absolutely no proof of me ever attempting to climb or jump anything. All of these people are much older than me, yet the way they behaved condescending, rude, and childish was shocking!!!!! I've lived here my whole life, and for the first time, I don't feel safe. I don't trust being here I dont trust security. I don't trust the HOA. Things used to be fine, but the new property manager Gail Diaz is absolutely awful.​ We have had this same request come up many times before, and it was always resolved easily and smoothly. However, this new manager simply said she could not assist. She has an extremely poor attitude, is entirely unhelpful, and even argued with me，and hang up the phone on me. This is unacceptable. Well, after a break from being on the HOA board for about a year, I re-joined because, well, nothing could get done without quorum. Let me just say that working with Polly was MUCH better than prior to my break. Communication was quicker and better, there were no (well, one small) unnecessary arguments, and we finally DID do something about a bad vendor experience. Polly was also instrumental in getting some paperwork and communication so I could sell my home. However, Lordon is still not great. Polly ended up moving to a different property and we were given someone new. She was on several E-Mails but I did not receive a single response from her. Also, the Escrow division/department for Lordon is not very communicative. It took them two days and three E-Mails between Polly and me before they responded. I get that no business is perfect, but I hope that Lordon takes these critiques as growth opportunities and learns from them. read more

The Lordon Management and the Cottage of the LOrdon Management Co. Homeowners Association, through their HUBER computer system, made automatic payments without asking the homeowners and overcharged them sometimes double or more. This is illegal under Federal Housing Fair practices. Every month, double charges were made by TheLordon Management, which had hired Sunwest Bank. I called every month about these problems, questioning why they frequently changed banks and overcharged for their high HOA monthly fees. They say untruely cover their responsibilities to other banks as my Bank of America. They have not repaired the outside over put pebble stones to the wall blocking the water drainway. I called and left voicemails for several days with no response, and on more than one occasion had an email reply claiming I was not the homeowner (I AM the homeowner, my name is on the account and the statements they mail to my house! This is just a beginning of my review, as time is passing I'll be updating it. This company who doesn't deserve even one star, is providing service for spyglass villas condominiums in Whittier where I live with my husband. The property manager Mrs. Tammy Hernandez is neglecting her responsibilities in helping with emergency plumbing situation with main pipe located inside the wall being clogged, and both bathroom sinks are not draining correctly which prevents me and my husband from using them (we have only two sinks in our condo). Mrs. Hernandez is not being cooperative, she's writing in emails one thing but doing something different, not reading my emails carefully and asking questions that I already explained in previous emails. I have a feeling like she has a problem with comprehensive communication or maybe isn't educated enough to be property manager. She keeps excusing herself and hiding behind the The Board of Directors of Spyglass Villas Condominiums. The owner Mrs. Bauer isn't helpful either and trying to find excuses to Mrs. Hernandez's lame work, excuses that are ridiculous and absurd... This review will be updated as time is passing, and together with my husband we wonder how much time Lordon Management will take to address this emergency plumbing issue? Lordon Management together with the Board of Directors are trying to push financial responsibility for this on me and my husband and requested from us to prove this is HOA's responsibility and not homeowner's. So we hired a plumber for providing unnecessary inspection, unnecessary because before I contacted Lordon with the emergency I took all the pipes underneath both sinks apart and realized that the blockage is located somewhere inside the main pipe that is located inside the wall (pipe that is HOA'a responsibility). I wrote in email this information yet they still insisted on providing some info. So plumber arrived today and wrote a statement which proves this is HOA's responsibility. We paid for inspection $117.00 and now we wonder how long it will take for Lordon Management and Board of Directors to reimburse us.... They are clearly running away from responsibilities and it looks like the lawyer should get involved and address those shenanigans. TBC... This morning o received email from Lordon Management that Board requested more documentation. I emailed to Mrs. Hernandez the pictures of plumber's statement. This is just not some random plumber, it a person who works for Vortex Plumbing-company that is a vendor for Lordon Management, yet that statement isn't taking seriously. I contacted Vortex company and they will forward statement to management and if this won't solve the issue, I'll start process of hiring a lawyer and then HOA will have to reimburse me for layer's fees TBC... To the Mrs. Bauer I'm aware of the process and policy issues by Board of Directors regarding plumbing. As I wrote very first email on Sunday evening, I clearly specified that this will be HOA's responsibility. The plumber who wrote a statement works for Lordon Management as vendor yet, Board of Directors didn't approve it and Mrs. Hernandez was sending emails requesting documentation despite the fact that the copy of the statement is sitting in her mailbox since yesterday. This is issue that is ignored by Lordon Management and Board of Directors. No matter how pretty you will try to picture this mess, the responsibility is on Board of Directors to approve fixing clogged pipe and for Mrs. Hernandez to call Vortex and inform that their service is needed at my condo read more

Worst management company I've ever come across. Do not care about residents, poorly managed. Never gets back to you only If it's something they need. If you see Lordon Management company run. The worst yet, they contracted our roofs to be done during the summer with roofers who had our ac units turned off the entire time of 3 weeks even if they weren't actively working on the roof, In 100 degree weather!! And of course since communication is not a thing with this management company they gave tenants a week's notice about construction. I'm ready to sell my unit to get out of here because this place will not thrive with this company onboard. Not sure why the board continues to use them. If it was up to me and many residents they would be gone. read more

Lordon Management will send notices to homeowners that don't "adhere" to HOA guidelines and will issue fines to those that oppose them, however, they will run your community into the ground with the lack of "property management". I have lived at Motif Townhomes in Glendora since it was built in 2017 and it has since deteriorated over the years. They have since taken over in 2025 and already see that it's just going to be a "Karen" like issue with the new property manager who's on a power trip to make her self look good for the board and HOA. I don't see her or management being beneficial to the community or homeowners at all. They have no issue threatening homeowners but can't manage the upkeep of the community with horrible landscaping contractors, window washers, maintenance repairs, etc. We apparently have security or a patrol company that only issues parking notices or will flat out tow your vehicle, but have yet to see any security actually patrol our community when there's people coming off the streets to utilize our bbq area and use drugs in our garage areas. They are NOT family or kid friendly. Don't move here if you have children or want a clean community. read more

It is a year later, and this management company has not improved one bit! I, unfortunately, have had 3-4 relatively major issues (water intrusion/leaks) with my property in the last year or so and Lordon's complete lack of customer service continues to be so frustrating. When you contact them for an issue, they rarely get back to you before noon the next work day, and if you're lucky enough to hear from them that late, they often don't have much to share that will help you with your issue. After you finally get some sort of response (usually by pushing and begging them for info), they will go completely silent again for days on end. As a homeowner, I feel completely left in the dark when I have an issue with my property. I recently contacted one of the VPs, Donalea Bauer, and in the response I received she blamed the lack of response and communication from Lordon management on the vendors being really busy. This was extremely disappointing to hear, as I know vendors can get really busy especially after major rain storms. My concern wasn't with the vendors; rather, it was with Lordon's consistently proven inability to properly communicate with homeowners in a timely manner with status updates. Blaming others doesn't demonstrate a desire or willingness to improve your business processes. Looking deep within and reflecting on how you can improve your service to the customers who pay your bills is what could eventually help change your management business for the better.
