I contracted Marti Templeton to rent and manage my condo as well as her crew for remodeling. I followed all the recommendations and dutifully paid. In the 3mos she had my contract she never once showed the condo (even though I was told she would during remodeling), collected all the fees and never left any touch up paint (needed), or floor pieces (that is loosening up in less than a year). Drawers in the bathroom were falling off and needed repair. Over promised under performed. Paid over $27k! read more

Toni and Marti have been amazing. As a tenant I had a wonderful experience. The move -in and move-out process was so easy and straightforward. During my lease period they were communicative and responded very quickly with issues I encountered. I received my full deposit very quickly in my mail as well. It is fair to say that it is common sense and clean the property back to the origional condition to get the full deposit back- no one is going to intentionally "keep" your deposit for no reason. Toni was helpful enough to send a checklist for me to follow through on what area needs to be cleaned. Highly recommended their professional services! read more

Marti and Toni, as well as their maintenance team, have been an absolute pleasure to work with! Today is our last day at our property and they made it such an easy move for us. They were flexible with our lease date and accommodated our requests. We are moving because we are relocating to Northern California. My only regret is living in this beautiful home during the pandemic where we couldn't share it with our loved ones! We were able to grow our family by 1 in this home. (formerly A+ Property Management) does business in Bad Faith as evidenced by withholding monies without submitting lawful documentation/receipts and RODENT PROBLEMS left unresolved. I would NOT recommend that anyone do business with them! After reading the negative reviews, hopefully you will do yourself a favor and RUN! Even though the company name was changed from A+ Property Management to Perfect Time Property Management Inc., the same people (including Marti and Toni) are still actively employed there. There were RATS within the walls of the property and Perfect Time Property Management Inc. DID NOT do due diligence and they DID NOT fix the problem. They sent a worker to "spray foam" in the holes the rats chewed to enter and live within the walls of the house. We notified Perfect Time Property Management the very next day that the RAT PROBLEM HAD NOT BEEN RESOLVED and we never got response back! I share this review in hopes of saving someone else from going through what we did. Again, do yourself a favor and run. read more

In applying for a property for lease, it felt as if I were applying for a job and Marti would be my supervisor. It was even suggested I send a picture of my home to prove I keep my place clean and she even wanted to dictate when I give my current owner his 30-day notice to vacate; she is too controlling. Their primary focus is the property owner and they are not accommodating in processing new tenants; it's Marti's way or no way. When viewing a home posted by this agency, view as if you are inspecting and take pictures of deficiencies, because you are required to give them $1,000 upon application approval which is nonrefundable. Keep in mind, you pay the money before they address your concerns and HOPE they meet your expectations. After being approved and questioning their procedures, Marti decided she couldn't get along with me and went with another applicant. I do not get the impression this is a reputable agency given the number of available properties listed on their website. There are many other property managers to work with that will make you feel comfortable leasing with them, do not waste your time with Perfect Time Property Management; you can do better. read more

As a renter, my fist concern renting from a management company is will everything get fixed when it is needed, the second is will my rent get raised if I do need something fixed. Lastly, from the reviews below I see that Deposits are a common concern here. Renting from perfect time has been an absolute pleasure. Anytime I had a concern it was addressed in a timely manner. One year my toilet was leaking on Christmas day. We had 2.5 bathrooms and I even said I could wait a day or two. However, Alfonso was out within the hour and replaced the toilet immediately. I never had to deal with different people in my home. My husband travels a lot for work and I have small children, always having Alfonso be the person who knocked at the door made me feel safe. I rented my home for almost 17 years, I had a handful of minor concerns that can be expected in a home as old as ours, each time my concerns were fixed almost immediately. If a outside vendor needed to be used like when we needed a new thermostat for our air conditioner, the vendor had a long business relationship with Perfect Time. The vendor called in advance, explained what he would need to do prior to arriving. Again, having children in the home this was extremely appreciated. In nearly 16-17 years of renting this property, my rent was raised twice and it was very fair. Lastly, regarding deposits, one needs to be fair to the owners. If you leave trash it cost money to haul it away, if you leave holes in the walls, they need to be patched and then textured, damage needs to be fixed. This is in addition to normal wear and tear on the property to get it in the right condition for the next tenant. Expect your deposit to reflect the condition in which you left the house. To owners considering Perfect time for your management needs. I originally rented from private owners. When Mr.'s health was in decline, the owners reached out to Perfect Time. We received a call, in person consultation of the change and a magnet of the numbers we should call if we needed to. While was nervous at first of the change, you can read above that those concerns quickly went away. You could not be putting your property in better hands. Lastly, we did not leave the rental property to rent somewhere else, we left because we are officially new homeowners. We raised our children in our rental property and loved it as our own. We hope the next tenants have the same wonderful experience we did. read more

I love this property management company - Marti is amazing, on-time friendly, and helpful. She tells me when to fight things with my HOA and I have only had great tenants through her. The number one thing I learned the hard way is: BEFORE buying a rental property, find a good property manager and bounce the location and potential rent $ off a good PM - they will tell you whether it will work out well for a yuppie renter or to look in a different area. When our mother died in 2017 both my sister and I inherited quite a few residential rental properties. Our father and mother had started investing in real estate in the 60's; purchasing homes and apartments you would now label as "fixer upper's". To save money my dad and mom did most of the work themselves and handled all of the management aspects of the investments. After our mom died, my sister and I knew we would need the services of a professional property management company. We were looking for a small company, run by the owner and an assistant or a few assistants. We knew from experience that the owner would have a vested interest in managing client's properties as if they were their own. Very much like our parent's had done for all of the year's they managed the income properties. So began the search for a firm meeting our specific criteria. Needless to say we interviewed quite a few firms. It wasn't until we met with Marti (the owner of A+ Property Management) and her assistant Toni that we knew we had found the perfect fit. Marti and Toni are very hands on and communicate with us whenever the condition warrants. They handle everything from screening and renting units and homes to repairs and remodels. Every month both my sister and I receive a computer generated itemized statement reflecting income less expenses and our net income. Toni even goes so far to personally deposit our monthly incomes at our respective banks. It goes without saying that myself and my sister have been extremely happy with Marti and Toni for the last 3 years. We expect to continue this relationship until the time Marti decides to retire (which we HOPE never happens). The idea of trying to find two individuals to fill both Toni and Marti's shoes is overwhelming to say the least. I am posting this unbiased review in the hope it may possibly help property owner's searching for either a new management company or to replace an existing firm for which they have lost confidence. It is certainly true that finding a great manager is very difficult, however, I can unequivocally recommend A+ Property Management. read more

As you can tell from reading the comments. Marti Templeton makes landlords (through her claims of knowledge) happy and acts criminally towards tenants. I was told the same thing as many of the others in this thread. Needed repairs can not be made because the owner is a meany or is stingy, and all of my deposit was kept I later found out the charges were fraudulent, so I called Marti in good faith expecting that she would fire Andre the maintenance worker that invented the fictitious damages. This was a bad move on my part. She then proceeded to have the 'repairs' made so she could refute my experience in court. I think I should report her and Andre to some authority to have their business practices examined now that I have read the other comments in this thread. read more

I totally do not understand the negative reviews for A Plus Property Management. We have rented 2 homes though this company. They are nothing but WONDERFUL! I have never had a negative experience in 9.5 years. The staff is professional, caring and all our repairs have been done professionally and timely. As a tenet our experience with A+ was very mixed. The move in process was smooth and the house was clean and in good shape for the most part. They were quick to send out a handy man for major repairs and the rates did not increase during our 2 years residing in the home. When it came time move out we spent a great deal of time cleaning the home and doing minor repairs that were needed. A+ waited the full 21 days allowed to return our deposit and we were shocked when we received only a quarter of the full amount. The list of charges were outrageous. We were charged over $30 to replace 1 light bulb - labor and parts. We were docked for scratches in the sink even though our move in check list stated those were already there. The list goes on and on. We sent a letter disputing many of the charges and asking for a reasonable amount of the deposit to be refunded, and were told we could take them to court. If you decided to rent from A+ I recommend documenting every repair request you send them no matter how minor, and take photographs showing the condition of every part of the house when you move in and out. Without this type of documentation you won't have a leg to stand on when you receive the list of outrages charges when you move out. read more

I rented a house through them for 3 years with no real damage. My rent was always paid on time. When it came time to leave, I spent 8 hours cleaning the house, making it pretty much spotless. Even though I had given them a month's notice, they somehow could not make it to a walk through on my last day. A week later they did a walk through without inviting me. I then got a letter stating not only was I not getting my nearly $1000 deposit back, but I owed them money! These people are very dishonest. Again, do not rent from them. read more

Only landlords are saying good things about Marti and A+, but all the tenants are speaking the truth. Any time I had an issue, she never took care of it, but rather found some way to blame me for it. She never once fixed/repaired my apartment, claiming I was going to get the house instead. After lying and decieving me for 5 months, Marti took the house I was promised and instead rented it out to the sub-tenants I had lined up. In fact, she told me I had to make them sub-tenants, then changed her mind the day she took my home from me and gave it to them. Since then she has made threats, harrassed, continues to lie in order to cover up other lies, and has the audacity to claim she has over 20 years in the business and is a responsible property management company. While it may be true that she is a great property manager to the landlords, she obviously is a joke to the tenants. She really otta be ashamed for the way she conducts business and the way she treats people. read more

Anyhow, Marti @A+ is resourceful, diligent, and trustworthy. She gave me good advice on how to get my property rented out, found a good tenant for me, and was very thorough during the entire process. Warning! In the 10 yrs we used Marti's service she confirmed she did not physically visit our property for the last 8 years but continued to take her monthly fee for services not performed. She also paid for repairs by her hired handyman without inspecting any of the work done. She hired a handyman to install rain gutters that will now cost us to replace the structural patio beam on our awning that was cut to insert the small piece of gutter resting on 2 nails hammered into the face board. We found the tenant broke our Granite counter top and damaged our stove but never reported or found by the property mgr since they do not visit their properties as stated in the contract. I guess we got off lucky with only $4-$5K in damages. The property she managed for my parents cost them $20K+ in repairs. We both fired A+ Property Managment. Oh, did we mention the building constructed behind my parents garage by the tenant without Marti's knowledge. The city was not amused nor my parents when they were contacted to pay charges for permits and penalties for the build. ZERO STARS Do your homework before hiring a property manager. So I have been a Glendorian for almost 6 years now and in 11/2014 I leased a home on Essex street from this company. We had no problem renting it with their high standards as we have great credit and make a great living. In the almost 2 years we lived there we never ever called the management company for anything. We took care of the home my husband did any work that was needed plumbing and what not. Upon moving out as we bought a new home I took it upon my self to pay for a 2 man cleaning crew to come and clean that house from top to bottom so that this house would be rental ready as I really had a great relationship with the owner and wanted to leave it spectacular for him. I also took it upon myself to rent a carpet cleaning crew to get the carpets in tip top shape for the new tenants. I spent over 500.00 of my own money so that our deposit of $2495.00 could be returned. Upon the walk threw they stated they found things that still need to be cleaned. We are talking a few spots around the sink the light switches some windows. Now mind you the home had been cleaned on 6/4 and 6/5 and 3 weeks later is when they came to me to tell me that there was dust on blinds and grass in outside slider, knowing full well gardener had come 3 times that month and dust was created as a home accumulates dusts in a week and was sitting for 3. They went even so far is to call my carpet cleaning crew from a block number probably hoping he would not answer to state the carpet was not cleaned and that the cleaning crew they had pulled up a bunch of hair out of the carpet. Which was ridiculous as that carpet was cleaned thoroughly. I could not believe it when my carpet cleaning company that I had hired called to advise me that they had left a message. I met them back at the property to see what they were talking about and sure enough what was pulled up was stuff taken out of the dryer vent and tried to pass it off as hair in the carpet. That house was cleaned very well I even have a video of it. A few things that they found i agreed upon but not over 150.00 dollars of cleaning they said the house still needed, when for the most part it was done. They charged for a broken blind piece that they just had to pull it from the bottom and bring it up. The charge for that was 57.00 when the part was already there I guess labor for 10 minutes of work. And a cleaning fee of over 150.00. Clearly my carpet company stated he could see scratches in the dryer vent hole showing someone was trying to extract the debri out of there and say it was hair in the very clean and steamed carpet. We took very good care of that home and left it unbelievably clean. If you rent from this company just know what tactics they use to try to keep your deposit is pretty devious and outright unprofessional. I was never late once on rent I never called them for anything and this is the thanks I get them trying to find a way to keep every penny that was mine in that deposit. Out of the full deposit they kept almost 3 hundred dollars which was ridiculous. We were good tenants and trust me when i say this if you want your deposit back do the best you can to clean it like we did but trust in the fact that they will find what they can to take your money from that deposit. read more

I agree with some other reviews - might be a good fit for property owners but not for tenants. I was told that they wouldn't hold my long-time rental for me while they did some much-needed renovations. One of the women even hung up the phone on my Mom who tried to establish some rapport with them - very rude and unprofessional. Myself and the tenant who moved out from the other unit refer to them as "D-" Property Management. I was told by the other tenant that they flatly refused some of his repair requests and usually lay the blame on the tightwad owner. I've since happily moved on and am now dealing with another property manager - Affordable Property Management in Covina, CA. Steve and the others at Affordable are professional and a pleasure to deal with - the exact opposite of my experience with A+ (or D-, as they've come to be known to some of us who had the misfortune to deal with them). read more
