What was once a well-run community has steadily deteriorated, especially since Cristal left. Since then, there has been no consistent on-site property manager, constant turnover in leadership, and a complete lack of accountability. Residents are left guessing who is "in charge," emails and calls go unanswered, and issues pile up with no follow-through. This is not a one-time complaint -- this is a pattern over years. The most concerning issue is the excessive and unexplained utility and trash charges. On top of regular rent increases, residents are now paying hundreds of dollars per month in additional fees. Trash alone has reached $130-$150 per month, despite the property having only two trash bins. With approximately 32 units, this comes out to nearly $4,800 per month for trash alone. No transparent breakdown has ever been provided, despite repeated requests. What makes this worse is that residents have documented illegal dumping on the property, which management continues to ignore -- yet tenants are financially penalized for it. Charges go up. Transparency does not. Maintenance issues have also been consistently mishandled. Over the years, I have submitted multiple work orders involving mold, water leaks, broken appliances, and bathroom repairs. Some took months to address. Others were never resolved at all. Billing happens immediately. Habitability issues are treated as optional. The condition of the property speaks for itself. This side of the complex is neglected, dirty, and visibly falling apart. Landscaping is poor, trash areas are overflowing, and common areas are not maintained. Meanwhile, the other side of the complex -- where management or a manager typically stays -- is clean, landscaped, organized, and clearly prioritized. The difference is impossible to ignore and deeply unfair to long-term tenants. I have attempted to resolve these issues the proper way -- through emails, calls, follow-ups, and in-person communication. Responses, when they happen, are often dismissive or defensive. In some cases, the only response has been an attempt to quiet complaints rather than fix the underlying problems. Long-term tenants should not have to fight this hard for basic management, transparency, and respect while rent and fees continue to rise. This property urgently needs: * A consistent, on-site property manager * Transparent and fair utility billing * Timely maintenance that meets habitability standards * Equal care and investment across all areas of the complex I am posting this in hopes that someone in ownership or upper management will finally take notice and take responsibility. I am open to direct communication and resolution -- but continued silence and inaction are no longer acceptable. People deserve to know exactly what they are signing up for.

The amenities are great, and they're always keeping things updated. The property is super clean, well maintained, and very quiet, with a no smoking environment. We never had any bug issues, which made a big difference for us. They also stay on top of things like annual smoke detector checks and gutter cleaning, which not all places do. Maintenance is amazing. Sal and his team are always quick to respond and get things fixed without a hassle. The front office team is also fantastic. Macelda before and now Alyssa have both been great communicators. They always keep residents in the loop with texts and emails, especially for things like scheduled water shut offs. They also make it fun to live here with little community events, even for the pets! We loved the Halloween and Christmas door contests, Easter egg hunt, and the treats for the dogs. Trust me we started our search in May and after who knows how many disappointing tours we landed at Le Med by chance. Let's start with the property itself. The grounds are nicely kept and maintained. The common areas are always kept clean. You have assigned parking spaces! and they are serious about it too. Washer and Dryer in unit. The property is gated and located in a nice quiet area. Easy access to the 210 and 605 freeways and just a 20 minute drive to the Azusa Canyon and all its wilderness glory. Did I mention it's 3 minutes away from COSTO! Alyssa and Kevin at the leasing office are amazing. From our very first tour, Alyssa was kind, helpful, and patient as we explored different units. Although the apartment we wanted was initially tied up, she kept us updated and called as soon as one became available. After a few near misses, we finally got the call that the original unit we loved was available for us to apply--and I've never applied so fast in my life! Alyssa made the whole process from application to move-in seamless. Kevin was also wonderful, taking the time to help measure every wall so we could be sure our furniture would fit. Together, they made the entire experience smooth and stress-free. Now let me tell you about the maintenance team. While it is a two person team it is mighty! Sal and Horacio go above and beyond in keeping the grounds looking exactly like they do in the pictures here on yelp and on their website. Both are super friendly and know every tenant by name! Sal is always willing to help and once a ticket is submitted they are on it. The team here is truly outstanding! Anytime we have a question, they're always ready to help. Unlike many places where the leasing staff disappears after you sign, this small but mighty team stays with you every step of the way--and even beyond. Like I said look no further and come live here. If an apartment pops up on their website that you like don't hesitate to apply as soon as your tour is over because I can guarantee it won't last long.

I really love how attentive Reign, Richard and Nate are. Every time I stop by for a small inconvenience they are always willing to help and make things right. Not once have I had a bad experience here. They are very easy to get a hold off and always follow up if they don't know the answer . Now, I would also like to compliment the Maintenance staff. David and Leo Sr have always been great at getting the repairs done. I don't think I have one negative thing to say. Maybe I'll be back again in the future but for now this place I called my home will live in my memories . Thank you everybody for the lovely year and cherish memories. Richard provided so much information, making sure we did not miss out on any details. He also guided us on what we needed to get done before move in day and we did not feel rushed to do so! Move in day was smooth, simple & exhausting, but fresh coffee was provided in the lounge and that was all I needed. Two days living in our new apartment, and it has been everything we wanted. I still bother Richard till this day for help, as I'm new to this whole "living on your own", and Richard is STILL helpful and kind. It's not worth the price to live here everything in the apartment was falling apart walls peeling off shower and ceiling peeling as well. My car got broken into and so did my family members since visitors can't park inside after 6 pm. You only get 7 parkings for visitors per month after that you have to park your visitors in street which there is a lot of homeless people breaking cars. The managers Pricilla and Karla treated us so rude and condescending didn't even say thank you when there was an apartment on fire which my family used our own fire extinguishers to put out no thank you or not even acknowledge how we saved the building from burning! No idea how they have there positions as managers during our time of living here people were constantly moving in and out poor management and insane rent increases explains that in my opinion. If you're looking for a calm quiet place this is not it. I never write reviews but wanted to on this because I know family's struggle and it's hard to get stuck in a 1 year lease. If you're looking there are much better places for the same price with much better living conditions.

Huge dog park, kids playground, legit gym (not just a few treadmills but a solid gym setup), in unit washer and dryers, business center with tables and games for public or private use if you want to rent it for a party, big pool and jacuzzi, food trucks that visit, and great staff that run the property. Everyone in the office is super professional and available to answer questions and address concerns. They are also very good at communicating upcoming events and address concerns in the community. And the office lobby always has snacks and drinks to come grab while they are open. I'm all about quiet! Especially as much as I work and always on the go. I prioritize my sleep. So I love my 3rd floor unit. 3rd floor is always quietest. I got PTSD from my last apartment living on the 1st floor. When it comes to apartment living it really does depend on who your neighbors are, above and below and next door. I have the fortune of living next to people that are quiet and low key. I visited one of my friend's apartment last night in a different building. She has a two bedroom and I was like dang. Super nice. Made me a little envious haha. I have a one bedroom and it's perfect size for me and my dogs (2 Malitpoos) but her two bedroom was legit. Her rent is obviously more expensive than mine but still reasonable for the amount of space and how nice it is. The only drawback here is that there is not a lot of guest parking here. Very limited parking if you have guests over that stay the night. But this is a very fair priced complex with great amenities and services. They do pick up your trash from in front of your porch most nights of the week. And they also have ring cams that come with every unit free of charge! Super great for security and if you get a lot of packages delivered and any end up missing. Can always check the camera. But I haven't heard of any packages ever going missing since I've lived here. The people that live here at The Crossings are cool, chill and mind their business. I've gotten to know a good amount of my neighbors and they are the best people. We get together and have dinners at the pool, roast s'more's in front of the fireplace and talk for hours, chill in the jacuzzi, or hang in the dog park with all our dogs. Great community and place to live!

Jacuzzi is constantly broken, and they swear that the pool is heated, but it is freezing even in 95° weather. People are always smoking, even though it's supposed to be a non-smoking property. I've seen residents jumping the gate instead of using their pool... Just things like that, but I feel really cheapen the overall experience of living here. The property itself is beautiful and the amenities are great, especially the huge dog park and the complimentary drinks and snacks you can get from the office during business hours. Also, their gym is the nicest gym I've ever seen at any complex. They also do fun little things like free smores kits during the winter. The best part of living here for sure is the modern property and the people that live here!
