"The pool use to be so nice and I mean USE to be, now its overcrowded by people who don't live there, they have policy (JOKE) where you need to wear a yellow kids wrist band and bring your ID to show you are a resident or a resident guest but NOBODY is enforcing it whatsoever, so disregard any and all emails you get pertaining to this RULE. Its a free for all. The new staff that works at the AVALON is a complete JOKE, they hide away out of fear and yet we are supposed to feel safe there?????? They all sound robotic with the same response for everything that happens in that community, the seminars they attend to be trained are an absolute waste of time because they are not only unprofessional, but they are also rude, defensive and half of them lack the knowledge of simple questions. Once Brain and Clarice left the Avalon, this community has become run down, dirty and totally unsafe. I have footage of blood being all over the elevators, different floor levels and ZERO response in cleaning the areas it took 3 days for them to clean the areas. There has been vomit and graffiti all over the elevators and around the premises and left for days on end. People there leave the barbeque propane on full blast and when you open the lid it nearly burned half of my husband's face off. THEY HAVE NO SECURITY and yet they say they do. There are pitt bulls and king coros and all the breed of dogs that arent supposed to be there and one came in contact with my small dog and nearly killed it. THEY don't enforce their rules and are afraid to do so. The elevators get stuck all the time; they don't service them or monitor them. I've witnessed people there jam the mechanism with sticks. I lived in fear at the Avalon for 3 years, 3 years of my life that I can't get back. When I tried to get out of lease they wanted thousands, and guess what I PAID THOUSANDS AND I WOULD HAVE PAID MORE!!! Did I also mention the new Metro line is near by?! I really like my neighbors they are super nice and polite, they range from students, couples, families, even retirees. I haven't had any issues with any of them (knock on wood!!...lol) It truly is a great community in a great location!! The property manager Jackie is SUPER nice, and very professional. She really goes out of her way to make sure her tenants are happy. I've had a couple of small issues and she made sure to address them rather quickly. She's in constant contact with her tenants. It's nice to have a property manager that REALLY cares about her tenants. I couldn't be happier to be living here.

The amenities are great, and they're always keeping things updated. The property is super clean, well maintained, and very quiet, with a no smoking environment. We never had any bug issues, which made a big difference for us. They also stay on top of things like annual smoke detector checks and gutter cleaning, which not all places do. Maintenance is amazing. Sal and his team are always quick to respond and get things fixed without a hassle. The front office team is also fantastic. Macelda before and now Alyssa have both been great communicators. They always keep residents in the loop with texts and emails, especially for things like scheduled water shut offs. They also make it fun to live here with little community events, even for the pets! We loved the Halloween and Christmas door contests, Easter egg hunt, and the treats for the dogs. Not every place will be perfect, but the hospitality and response time with Amy and Luis definitely made our stay here quite memorable. Since the time of my application process I have had nothing but positive experiences with the office and maintenance staff. Lorraine, Christopher and Al are the long-time core staff members on site. They are always responsive, professional, and friendly. The few personal maintenance requests I have needed were addressed impressively FAST. The grounds are meticulously groomed and beautiful. I am on the first floor and have a spacious patio that I have personalized into a relaxing outdoor space for me and my dog. The environment is more like a condo complex rather than a boxy apartment building. The clubhouse is clean, comfortable and welcoming with board games, coffee (all day), and social events (bingo, donuts, and bagels) three times per week. The gym is perfect for an "old-timer" like me and has all the cardio, free-weights, and machines that I personally use. There is even a large TV with cable broadcasts in the gym. I haven't used the pool and jacuzzi, but those are clean and inviting. Maybe some day... If I have one "complaint," I miss the tall sycamore trees that were removed last year. I understand the roots were invasive and they probably needed to be removed, but I miss them. They provided wonderful shade and beauty to some now-barren areas. I hope the management can consider some less-troublesome replacements. I plan on staying here a long time and wouldn't mind watching a small tree or two grow old with me. I had one senior tenant threaten me so I had to go to court and obtained a restraining order against him. How about having one of your neighbors playing his tv/music full-blast at ONE in the morning (1am)? Don't believe me? I have Glendora PD police reports showing they responded to his apartment that early in the morning to get the guy to turn down the volume! My neighbor is another chain smoker who is allowed free reign to do as he pleases, he starts going out of his apartment to walk his dog and smoke at the unGodly hour of 3am, sometimes as early as 1am....and does that every 15 minutes or so until he finally leaves for work at 5:30am. And parking is a MAJOR issue, cars parked taking up 2 SPACES, I have reported ALL these issues repeatedly over the last 21 months yet management does absolutely NOTHING about it, they have non-residents come and leave their cars parked here. Management parking spots are reserved and protected by security cameras, NOT SO for the residents, we are left to fend on our own devices....I had 3 of 4 tires of my car slashed and my car keyed/scratched all over in April 2025. Management and worse yet their Corporate Offices in Pasadena are pure and simple DESPICABLE human beings. Take my advice, LOOK ELSEWHERE. Do your due diligence and stay far, far away from Heritage Oaks. I would dare say that being homeless is better than living here. I have sent 2 emails still no response. Furthermore, Cardinal Management did not update a homeowners Name and Last Name for 18 Months, the name on the Owners Registration payment log is incorrect, all mail from Cardinal has been address to the previous owner. This is deeply concerning , not updating the owners name can potentially compromised communications and is a serious breach of responsibilities as a Management Company. I do not recommend this company. The worst Management Company.

Her competence, professionalism, and genuine care give me such a strong sense of certainty and comfort. I always feel heard, understood, and confident that whatever the issue may be, she is already on top of it. That kind of reassurance is priceless. I recently did a unit transfer, upgrading from a studio to a one-bedroom, and she made what could have been a very complicated and stressful process feel completely seamless. Throughout the entire transition, I felt so taken care of. She communicated clearly, stayed organized, and made sure every detail was handled smoothly. It truly meant so much to have her guidance during that change. I have left a car apartment complexes before because I didn't feel like the staff cared which to me is one of the most important aspects of an apartment.
