I have been living here for approx 8 months and have had a great time. Moving into a new place is always scary. I would rate it a 4.5. Pros-spacious, luxurious units with in unit everything (washer, dryer, dishwasher) and patios w locked storage. Each area is quite large and can fit REAL furniture (large sectional couch, cal king bed) and the closet is big. Amazing amenities, i mean the gym has any machine you could think of and is always clean and cool. Awesome pool/jacuzzi/grilling area. Super friendly and actionable management/maintenance. I have never lived anywhere where the staff cares SO much about your day to day experience, and the maintenance team is timely and professional. The staff will constantly check in or follow up. We unfortunately had a major issue within the first few months of living here, but the staff was very helpful and actionable to support us. They were on our side and always responsive which was incredible and special. Anything that needs fixing is done asap and they genuinely care to make sure your issue is resolved, and not just trying to do a quick fix; they double check to make sure it's fixed. The security and gated community makes you feel safe and secure. Everything (keys, gates, requests) is done via apps & it is relatively smooth. Cons- it's a bit pricey, but to me it is worth it and on par for the area. Parking is tough if you have multiple cars and likely have to pay for an extra spot per month, minimal/no guest parking inside. The parking garage is also tight and people drive scarily, more so just the layout of it was not ideal. Technology package required. The trash area is sometimes unclean and overflowing even tho we pay for trash (95$/mo). At the beginning of moving in, we had a few packages stolen so beware. You don't think this would happen in a gated community but it did, many have a ring camera/subscribe to the package lockers which unfortunately costs money and the delivery drivers don't always deliver inside of it even if you request it with amazon (which kind of feels like a waste of money to subscribe to if they don't use it). However a lot of these things are "little things" and not in Avalon's control. Overall still very much worth living here. read more

this place is awful now. i've had my cars broken into in their parking spaces 2-3 times. management does NOTHING. it will take 1-5 business days to maybe get a response back by email. they're front doors to the office are always closed, covid is over, unlock them. there is no way to get ahold of them quickly if you need to. my packages have been stolen numerous times. my upstairs neighbors have been loud and sound like they are jumping up and down on purpose for a year, the security - i have no idea if they've ever gone up to alleviate the noise ever of the 4 times i've called. it cost me a couple eggs to my window... ghetto. this place isn't worth the pay. the unit itself is nice i love my unit but everything else makes it hell. there is the worst guest parking i've ever dealt with. there are only 3 spots that you have to reserve online and pay to reserve. it's ridiculous i could go on and on but i'll just hopefully help someone out who is interested, don't move in. also forgot to add, the new EV parking at the 6th floor garage, i got towed due to no signage, they are numbered spots but no signs that will read which are ev guest spots. since the ev has two chargers on each side you would notice they are per two spots. one spot belongs to a resident apparently. since it wasn't signed anywhere i parked and charged my car and was towed within 20 minutes. $500 to get it out of tow. the office was notified that there needs to be signs, either painted on the floor or put up on poles. they did not care. its been a few months and still no signs. hope nobody else is being towed. i'm attaching photos of the people who also tried to break into my car read more

Pros- new apartment complex, gated and everything looks up to part. The units are very spacious and the office staff seem helpful as that is their job to get you to rent from them. Close to stores, restaurants and pretty much a convenient location. Cons- The leasing office only does tours, you will need to apply for the unit online and they take forever to get back to you for a decision. They claim they are never in the office or at meetings. The main office is on the east coast and they have no phone number. I was looking to rent from them and waiting on paperwork to finish processing, and was told because of the time I could get my down payment and credit application back. Edgar told me he would wait 24 hours for the response before the apartment back on the market and he lied. His name is Edgar. The apartment was back on the market a few hours laters. That was not ok, because of this agreement that he made I made sure I got all my money back. People do not have money to lose. Into be honest I would say don't just move into a place because they are new or look like, find a place were you and your family feel comfortable knowing if you need to speak with someone they are always available. Also because these apartments are on the street there are complaints about the noise of cars, trains and people. read more

This is a smoking community!! When you visit and tour the community they state that it's " A smoke free community/ not allowed must smoke outside of the vicinity" on the other hand the residents of these apartments don't follow that at all. My family of 4 lived at Avalon Glendora for a full year and half and reported multiple time and had meetings with the leasing manager in regards to the neighbor upstairs in specific would smoke around the clock on their patio. Which was unfortunately above our living room window. They were provided multiple pictures and video of them leaving their smoke items on the patio and did nothing despite expressing my concerns for my family and child. Along with our downstairs neighbor harassing us constantly through our time there for noise complaints in regard to my child that is one walking and running back and forth. They have a specific rule in the lease when you sign saying " after 10 pm no more noise to respect everyone space and time" . Again was reported and nothing happened. They kept banging on their ceiling throughout the day ( Ex: 6pm, 8pm). The apartment itself was very nice but the smoking issue and some packages being stolen ( by other tenants) in the mail room which is on the first floor was a problem. So if you and your family wanna live at a smoking apartment community this is the place for you. read more

Moved in to Avalon Glendora last year and all I'm going to say is you do not get what you pay for. Rent is ridiculous AND finding parking is nonexsistant which means I have to park across the street at Albertsons and walk to my apt. Oh but if you want an extra parking spot (they have extras) for your one bedroom (most people are married and live w/ a partner like myself) you have to pay an additional $150 a month FOR A PARKING SPOT. Lol this place is nice but I can't imagine paying $2500 for a one bedroom apt and under 800 sqft. You can rent a house or condo for this. Not worth it. read more

The apartment itself is very nice, great appliances, good layout. But: 1: The door of recycle chute in the 2nd floor trash room broken for more than 2 month and no one fix it until now. This second floor trash room has bad smell and I always hold my breath before I enter to dump the garbage. 2: The elevator on the side always broken since Covid-19 start spreading...Leasing office staff told me because they are waiting Corporate's approve to fix it which is does not make any sense. 3: One of the main reason I moved to this fancy apartment is the nice workout equipment in the gym room; BUT I have zero chance to use them because of the covid-19 issue. It is hard to blame but more than 8 month, is it possible at least give some refund for tenants? I paid more than $2500 per month for 2 bed room....and no chance to enjoy the services from the day one I moved in. 4: The most awful thing is the sound insulation effect extremely bad. My down stair neighbor always hit ceiling loudly whenever me and my wife just steps in the living room, caused me and my wife felt has been threaten. Also, I can hear the dog is running and play toys from the upstairs, but I don't complain upstairs neighbor because I knew it is Avalon's responsible not tenant. 5: I saw other reviewers in Yelp has more serious safety issue which is that I could not imagine. Now I have hardship and need to break the lease but they not allow me to negotiate, so the last payment is $6673 which is unaffordable..... 6: You can smell the pots everywhere.....and how come let kid live in this environment By law : If your landlord does not provide habitable housing under local and state housing codes, a court would probably conclude that you have been "constructively evicted;" this means that the landlord, by supplying unlivable housing, has for all practical purposes "evicted" you, so you have no further responsibility for the rent. Half of the residents are great but the other half make it so annoying to live here. There are residents who harm their animals, residents who let their dogs pee in common areas (lobby, elevator), and residents who scream at all hours of the night. I am posting a picture of urine found in the elevator lobby. 5th time this has happened in the last week. Some lazy asshole can't take their dog outside so he or she lets their dog pee in the lobby. The apartment itself is very nice, great appliances, good layout. The down side is the noise from the street is exceptionally loud even with the doors and windows shut. The parking structure is not secure. Many cars were broken into while my stay there for 2 years. The hallways tend to smell and are very bleak; the trash area is constantly getting backed up with trash; the fire alarms went off several days a week for 8+ months even in the middle of the night; the jacuzzi stopped heating for 6+ months, then the pool stopped heating for 8 months and still wasn't working when we moved out; there would be dog urine or feces in the hallways and elevators; on major holidays the main courtyard bathrooms were locked and the club house as well so guests had to trek back to the apartment; guest parking is ridiculous (nearly none) and I stopped having my traditional gatherings because of it; often the homeless would sleep in the stairwells. We paid way to much money for all of that not to be working. We are happy to have left. The staff was always friendly, maintenance team was always friendly, just wish the amenities would have been up to the luxury living standard. read more

DO NOT MOVE HERE. It's not worth it and it is overpriced. I can't believe I'm stuck here for another year. I pay $2500 for a ONE BEDROOM. I pay $100 (they raised it to $150) for a second parking spot because parking here is nonexistent. There are a couple of guest parking spaces but they are never available and residents usually park there. I'm leaving this review after the pipes under my kitchen sink has burst and leaked everywhere in my kitchen. I just moved in in November, and I'm already dealing with multiple issues. Pros: relatively new with nice courtyards. Most people living here seem nice. Cons: Rents are high for surrounding areas. Noise is an issue. Doors are self closing and many people let them slam shut. If you have a neighbor who plays music it can be very noisy. Trash chutes are constantly broken so people leave trash on the floor. No parking for guests. There are only 6 visitor spaces for the entire complex! The apartment finishes are cheap. Cabinets are plastic coated wood grain. Route 66 traffic can make it difficult to exit complex. Apartments facing Route 66 get lots of road noise. Future: Goldline station will be located next door and I will be moving before that opens. Expect increase in traffic,noise and crime as other cities like Arcadia experienced when that station opened. read more

This is my third time updating this review. I keep on going back and forth on the rating but my wife and I are sick of the noise from upstairs. The noise is so bad I was able to use my iPhone to record the noise and you can clearly hear voices and foot steps(all from an iPhone!). Management was willing to let us move to the fourth floor but after I was told I was "sensitive" and had to pay a $500 lease termination fee and a new $500 deposit we decided to stick it out. Pros: The apartments, the pool, and all common areas are very nice! The gym is one of the best I have seen in an apartment complex. Cons: The rent is ridiculously high for the area. The one bedrooms starts right under $1900. I can hear everything my upstairs neighbors do. I am lying in bed right now listening to my upstairs neighbor snoring... What the hell!?!? I can hear every step their kids make. I'm surprised I haven't heard their bed squeaking... If you know what I mean. And don't even get me started on the trains! If it wasn't for the white noise machine that management bought me I would not be able to sleep. Sometimes that doesn't even work. Extra parking is $100 bucks a month. And good luck when people come and visit because people obviously are not paying the extra $100 in rent and just using the guest parking. $200 bucks to reserve the rec room (this was not the case when we first moved in, it was changed after) and the two guest limit for the pool and grill area is pretty ridiculous. If we are paying the ridiculous rent we should be able to rent the rec room for free and have at least 4-6 guest in the common areas. People in the community don't pick up after themselves. There has been a smear of dog poop in one of the hallways for the last two weeks. Also, people are always leaving a mess in the trash shoot room. It is supposed to be a smoke free community but people still smoke because I find cigarette butts everywhere. read more

I have been a resident at Avalon Glendora since 2017 (4 years). In that time I've had two 1BR apartments, one on the back side near the Pet Emergency business, and the other directly along Route 66. The apartments are fine, but location matters. Apartments along Route 66 are extremely noisy from street noise (trucks, motorcycles, emergency vehicles, etc. all day and night). If you can get a courtyard facing apartment, this will not be an issue. There is virtually no guest parking. Only a handful of spots at the main entrance and 3 in the rear that cannot be used during daytime business hours. Trash has also been an issue. There are only two trash rooms (one each on the east and west sides) for the entire main building (4 floors). The system is easily overwhelmed. The compactors were also replaced recently which helps with reliability but doesn't address the volume of trash. Communication from the front office to residents is OK but could be better. Sometimes they close with not even 24 hours notice. This hinders my maid service that requires 24 hours notice for cancelation. There is only one key per resident on the lease. No guest keys. I hope my review helps you make a choice of where to live. read more

I lived here for almost 3 years but recently moved but it had nothing to do with the quality of life at Avalon. It's been a couple of months and I already miss this place. Although it was bit of a shaky start for me and my fiancé, we saw constant improvement from management, especially from Ellie. She is personable and always responded very quickly to my needs. The maintenance team was also great as the facility was always kept very clean. This building is built well and has an overall great mix of people. We have not had a bad experience with the people living here. We always felt safe and for that we would return if the opportunity presented itself. Stay far away from this place! From the outside this place looks like a nice new building and the leasing staff pretends to care about the residents, until you move in. The second we moved in all the problems started, which is probably why we were out in less than 3.5 months. The day of our move in walkthrough, Ashely called me asking to reschedule and I told her no because I had taken the day off of work to pick up the keys and start moving in. I get there and Connie took us to the apartment which reeked of some kind of animal urine. There was dirt everywhere, a lot of broken fixtures and someone's belongings in the storage closet. She told us she would have maintenance clean it but that weekend it still wasn't clean and we had to track them down to fix all the broken items. For the animal urine all they did was give us a spray to cover the smell. Fast forward a month later and the people upstairs started washing their clothes at 10pm and leaving it going all night. They let their child put on the mother's shoes and run back and forth across the apartment in the middle of the night. Not to mention the apartment was directly above the gym and above the 2 big ass fans (literally the name of the company) they have on the ceiling of the gym. These were left on all night at top speeds vibrating the bed and floor of the room. The noise on that side of the apartment made it so that the room could not be slept in. One day while I was at work I got a notification on my camera that someone was in the apartment. I logged in and the maintenance man has unlocked the door and let someone in, then left. I called the leasing office because I was at work and Veronica yelled at me over the phone. All I was asking was why someone was in my apartment and her attitude was unbelievable. She kept screaming what do you want me to do and I had to hang up on her. For the leasing office supervisor she sure is a piece of work. She was probably mad because I was emailing her boss about the noise since Veronica and her employees had done nothing, despite the noise clauses in the lease. Around this time I contacted a lawyer about breaking the lease to the apartment because of all the issues. I sent Ellie (the manager) a letter via certified mail letting her know that I was involving the city of Glendora and LA County and she said she would speak to the people in the apartment above us. The man actually came downstairs after she spoke to them and started banging and kicking on our front door. I almost had to call the police. Even with the help of a lawyer they refused to break the lease without penalty but they offered to move us to an apartment on the 4th floor. We moved in to the new apartment and I immediately put in our notice to move out. The second apartment was quieter but the place reeked of marijuana from the apartment below. On top of all the issues we had with the first apartment, someone would constantly set off the fire alarm by smoking in the stairwell at 11pm or 12am. Everyone would then have to trudge out to the street and wait until security showed up to let the firefighters into the office to turn off the alarm. Every time it happened all the leasing office would do is send out an email reminding people not to smoke. If you do move in and have any issues that you contact the leasing office about they will tell you "living in an apartment takes getting used to and there is nothing [they] can do." They will also try to charge you during move out for carpet cleaning that is not done. Save yourself the hassle and carefully read the reviews on this page before even thinking about going on a tour of this building. read more

My wife and I did not take an apartment here, and after we didn't they took a pre deposit which we thought was the end and was bad enough. They have now called us multiple times daily saying we owe more money, that we have to pay for 5 days rent when they chose to take it off the market! No one says they can address it and I've been passed around to everyone. Now they are threatening to send us to collections. read more

I moved in a year ago and had been pretty content. It is time to renew my lease and I am beyond disappointed with the rent increase. My rent will increase almost 200$. The advertised rent is less than what they want me to pay for the next year. I wish I had known about this hike before now because I would have made plans to move before the lease was up. I too agree that the speed bumps are a problem. I live on the 4th floor and it is a great concern to me that the bumps will cause me to need un-needed repairs. It has NOT stopped the speeders. Edit: new review after living here for almost about 1 year. OVERALL: things have changed for the worse. what changes have they made for the worse? 1. Noise level (2/5): this seems to be increasing month by month. I actually live in one of the most quieter units but you can still hear stomping below me and partying with screams all night on the weekends. There is NOTHING I can do about it as the security doesn't seem to care. All they really care about is making sure that if you or your guest park in the wrong spot, they can tow you. 2. Guest Park (1/5): they keep changing guest parking rules that its hard to keep remembering what they are. Most recently instead of logging online and registering your vehicle via safe park, they request that you CALL and leave them notification of intent to park. this seems more of a deterrent to have guests use the guest parking rather than help with convenience of having guests park at all. 3. Parking Garage: (-1/5) am I allowed to write a negative? they have installed speed bump and god forbid you live on the 4th floor, you have to go thru 12 speed bumps to your parking spot. this is ridiculous. I hope that avalon will help pay for my alignment and shocks after they wear off just living here. instead they should've installed side mirrors to help with the safety of the garage. 4. Renewling rent (-1/5): so get this, they are pricing my renewal rate a 10% more than than what I pay a month while there are an additional 12-14 units of which the same 6-8 units are available for less than 10-15% of what I initially am paying per month. HEY AVALON, WHY ARE YOU PRICE GAUGING ME HIGHER PER MONTH WHEN YOU HAVE THE SAME OPEN UNITS FOR LESS THAN WHAT I PAID FOR INITIALLY? 5. Front Office (4/5): probably the best thing about avalon glendora is the front office. the front office staff is always nice and accommodating to help out with most or any of your needs. they are always nice and cordial to help you with anything. unfortunately they can only do so much. 6. Neighbors (2/5): There is a strong dichotomy between families and young professionals vs the college students gifted with fancy maserati's and bmws. The families and young professionals are always cordial, quiet and considerate. On the flip side, the younger college students have become a nuisance and constantly take the property for granted. Just feel free to read more about other's reviews regarding this. OVERALL: This place seems nice, new and gorgeous but it attracts a different group and crowd of individuals that are unfortunately destroying the reputation and environment of avalon. Unfortunately there are more and more open properties due to people not renewing because management keeps 1) up-pricing the units and 2) allowing inconsiderate tenants to continue to live here. It will continue to become nothing more than that. If you are a young professional or a young family, DO NOT rent here. I will not be renewing unless my renewal rate reflect my current experience here as there are other locations I am willing to move to if that ends up being the case. read more

Toured it twice and wanted so badly to live here in the 3 bedroom unit with my family. After learning about other's experiences I am definitely passing. Avalon needs to improve the following before I'd ever consider their community: 1) You don't violate any fair housing provisions by refusing to rent to tenants with co-signers. This community was clearly designed for working professionals, it's wasted on college kids with plenty of money for endless parties. Sorry. 2) I am a family of 5. You have 3 bedroom units. A restriction of 2 guests for enjoying the amenities is absurd: I cannot invite another family, or even my OWN family, for a day at the pool or a BBQ. No way. 3) For $200 to rent the clubhouse one would expect cleaning to be covered and at least a reasonable number of guests to be welcomed in the adjoining BBQ, fire pit and pool areas. The current policy prohibits this. Why would I pay $200 for my guests to stare at areas they aren't welcome in?! Crazy. 4) I had this experience with the Irvine Company and I know it's common in the industry, but I won't like in an Irvine Company apartment again and I'm adding Avalon to my boycott list: current residents should be offered rent at the lowest end of current market rent. Stable residents enhance the community significantly. I can tell you how many years I received rent increases that were hundreds above what other recent leasees were paying--absurd. Stop it. I hope management improves, I could imagine such a nice lifestyle at Avalon if they would only prioritize their tenants better. read more

The place is nice, but they don't clean the halls often. There is like 8 guest parking spaces for the entire complex with thousands of residents and hundreds of apts. Each time I renew the contract, they increase the rent. Prices for new tenants are way lower than for existing ones. It seems they want don't want to keep existing residents in the apt complex. That or they are trying to take advantage and squeeze money out of a long-term resident and customer who would like to stay living in the complex. read more

I have lived in Avalon Glendora for 3 years and the price of this apartment is very high comparing to other apartments in the area. The Avalon looks like a safe place from the outside, but it isn't. There aren't a lot of surveillance cameras in the parking garage or anywhere. My friend had a Mercedes-Benz C63, all four of his wheels got stolen one night. Last night, someone stole my carbon bumper trim. So if you have a decent car, look elsewhere! You should not consider living here. read more

They can't seem to control smokers and pot users from not doing so in the complex. Dogs pretty much pee and poop where they want, many times the owners not picking up their residue (there is one wall where dogs urinate with impunity and the cement is literally flaky away from the wall) and for th is I pay $2400 a month. Finally, they have these nice facilities that can't be used supposedly because of the Covid yet the weight room is not a "gym" and they could have it that 1 person at a time could use it since there are so few people who use or at least give us a price break on our quite high rent but no that's not the way Avalon thinks. There was a recent break in that involved a homeless man entering the apartment of 2 girls (roommates) and him showering in their bathroom. They don't know how he got in. Though it may be unreasonable to blame the break in on Avalon , one thing I am very upset about is their lack of transparency and communication with their residents. They are great at communicating their rent increases but when someone breaks into an apartment and gets charged with attempted rape and so forth, there is not even an email sent out to their residents alerting them of the happenings within the community. We found out about this break in through Glendora PD ( you can check their IG or FB and you'll see it there ). Following, with the construction going on outside (metro) a few rats started to invade the halls. The team was notified and did not sound surprised or even concerned. We spoke to the management team and some of them had no idea of what was going on. Do they not speak to one another ? How are these issues not being communicated within their team? These are just questions that arise as I have had these interactions living here. Also , if you have a storage unit here be careful , they have been broken into frequently even though we have "security" . This is a warning to anyone who is looking to move here . There are much nicer apartments for the same price elsewhere. We have given a try for 2 years now, and it's just proving to not be worth it. We will definitely not be staying . read more

Plan to walk a solid 3-5 minutes from your assigned parking to your apartment. Parking lot to apartment is quite a trek for some folks. The "dog park" is a 12'x12' astroturf urine and feces soaked gag-fest. The "children's park" is...two toys behind half a fence (seriously). It's a beautiful and modern new building, but a corporate nightmare. Upon move-out time I submitted my thirty day notice and was given a letter with dates and times for walk-throughs. I replied back that I would not be available during the offered times and stated no one was to enter my apartment without me present...yet management entered my apartment illegally. I then received a move-out quote that was $1100 less than what I was eventually charged. I was given 20 days from their notice date (which I received seven days later actually giving me 13 days) to pay the difference between the change charges and my deposit. I was charged for non-working windows for which I had submitted multiple maintenance requests, I was charged $850 to "replace" brand new carpet that only needed a steam clean, I was charged $250 for the "$120" cleaning crew. I was charged $550 for paint despite zero scuffs, holes or damage to any of the walls-I purposely never hung a photo just so as not to damage the walls. Complete rip-off. When I called to argue the charges I was told if I didn't pay them on time I would be sent to collections. I'm not about to lose my 800 credit score so I paid the charges. I hold a Real Estate license and I'm fully aware of tenant rights but I also know fighting a monster Trump-era housing corporation is a lost cause. While there I paid my over-inflated rent on time, I was quiet, clean and respectful. I heard sirens all day and night from Glendora avenue, parties and cigarette smoke were a common disturbance as the population seems to be a younger crowd of kids with parents paying the bills. It was miserable living there. I asked to switch apartments in my second month there due to the noise and smoke and was offered a smaller unit at a higher price, plus a lease break fee PLUS would have to sign a new lease. Well eff you too, Avalon! I paid the move-out fees just to be done with it all but in my 20+ years of being a stellar tenant I have never lost a dime in deposit or cleaning fees. Avalon apartments are everywhere and if this is the corporate apartment way I will never rent from them again. Don't move here unless you sleep like the dead and have money to waste. read more

We have lived here for over two years now and really like it. The staff has been very friendly and helpful. If you have an issue and need maintenance, they are quick to respond. Jesse i Maintenance has been especially helpful. We put in a request yesterday for a couple of minor issues and he came within a couple of hours. Fixed the problems and made sure we were satisfied with the results. He is always kind and efficient, as is the rest of the maintenance staff. Thank you, Jesse!! read more

We moved in in August and everything has been really great. However, within a month both shower faucets went out and we had to call emergency maintenance. But they responded quickly even 1am and Lucy and Matt handled everything wonderfully. read more

Front desk are helpful, the facility is new and nice. Very clean clubhouse, bbq area and pool. Not too happy with the garage gates, very difficult to maneuver. Biggest issue would be the walls being thin!!!! You can hear everything from upstairs. Sounds like the people from above us are always moving furnitures around. We hear their bath tub running, the washer and dryer, loud tv, their footsteps left and right and somehow furnitures being moved around every single night. On top of that, you have tenants that smokes around the hallway and people smoking pot in the garage. I know it's hard to spot these people, but given the nice facility, these disrespectful tenants is tainting the place to trash. read more

We lived in Avalon Glendora for just under two years. While we initially loved the community, as it began to fill up and more tenants moved in, things became unpleasant to say the least. First, the amount of trash was ridiculous. People would drop food, beer, trash from their cars, from their apartments, anywhere. They would stuff it into spaces in the garage, especially in the garage. We had trash cans in the elevator lobbies for awhile, but those were taken away because people would dump their actual apartment trash in those, which made them overflow, and so they were taken away (one of the office personnel informed my husband and I of this when we inquired). They put them back a while later, but the same thing happened (guessing) and they were removed again. I left my apartment one morning and went to access my car in the garage, and someone had spilled a large (Costco size) bag of blueberries in the elevator lobby, all over the floor, and left them there. Folks were walking through, stepping on them, and tracking everywhere. I had to file a service request to ask that they be cleaned up. I'm sure other folks did as well. That's just one incident. There were many many others, like someone building a beer can tower in the garage that blended in with the wall, bags of bread on the floor in the hallway, chewed gum stuck to the treadmills (yuck), you get the idea. Maintenance tried to keep up, but there was just so much. They hired a company just for cleaning, which helped, but it was still bad and gross. We saw a dead cockroach on the fourth floor shortly before moving out, and that sealed the deal for us. Not to mention all of the cigarette butts on the premises. It was supposed to be smoke free living. We did appreciate management's response when we reported smoking issues/concerns. There seemed to be many college students living there and it got quite loud. Not blaming it all on the college students, it was just really loud. At times we felt like we were living in a dorm. We regularly had to call security for noise complaints after 10pm, when it was supposed to be quiet hours (10p-8a). People would let their music blast, remain in the courtyard, just not caring that they might be disturbing others. Our apartment overlooked the courtyard, so everything echoed. Many restless nights. We also grew concerned over the increase in police activity at night. We didn't get much information from the office re: any of it, so that was a bit concerning. The best experience we had was with the maintenance team. Jesse is a rockstar, who always took very good care of us and our apartment. We were disappointed to see that he did not take the maintenance supervisor position at the community when they were searching to fill that position. He definitely deserves it. Additionally I would like to thank Tailor in the leasing office. She was responsive to our concerns. Unfortunately, despite these folks just listed, I would still not recommend living at Avalon. read more

Avalon Glendora has been a great place to call our home. Amenities are great, area is safe, and management here is excellent. Special thanks to Connie and Courtney for taking care of the smoking issues and also Matt and Jesse with the Maintenance team for accommodating our requests. You cant get any better than living in a new property with outstanding management at your service. 5 stars no doubt. read more
