I live there for 7 months, it was going to be a temporary stay. When it was time to moved, and did the move out inspection they charged me for paint, which I only had photos, no tv brackets. The paint was painted over paint When I moved in. Out of $500 I only got $200 from my deposit. Then on top of that the last utility bill they charged me $150 for trash. The rent might be a relief for some, but they will get you on the utilities and fees. The maintenance team responds quick, but they don't finish their job completely. They fix the problem but they won't clean the mess. And then they charge you at the end. read more

I lived at this location for 13 years. Not only did they not update the floors and paint they penalize you of you had maintenance needs. The maintenance team is awful. When I finally got new counters they raised my rent. If you are Short term it's fine but the utilities cost and rent increases are awful. They also have section 8 with people paying full price. The children run around unattended and have set fires and broke glass and the jacuzzi area. The office staff is so incompetent. They do not send paperwork on time and are never there. I can not stress enough to not rent with avalon or eaves communities. read more

Moved in end of December and I guess I didn't turn on my light services properly . I moved in in an emergency and of course didn't ready the 100 page lease . I've never rented in this type of places where they bill everything together so I figured it was added on through Edison by them . 5 months later I get double recovery fees that have put me in a financial bind . Out of courtesy why didn't they have a representative call me two months after I moved ??? Is this how they make $$ with recovery fees !!??? What happened to courtesy service for your tenants !?? Wait 6 months so you can get recovery fees . Can't wait to finish bay lease . I am a current resident and I am trying to get out of here because they are so unprofessional on fixing and keeping their words. I have been dealing with a nightmare of mold issue in my restroom where I had to move out a kid because it is asthmatic breathing. And now it's been going on for 3 1/2 months and all I wanna do is move out so I can move my son back in. I will never move or suggest the Eaves San Dimas to anybody because you will be living a nightmare I have multiple tenants who are suing them because of situation like this. My family and I have been residents here, at Eaves San Dimas for 10 years. Over this time period we have seen many maintenance technicians come and go. Most of them were capable and got their jobs done, (work orders) satisfactorily, however, Michael McGee is always going above and beyond. Every morning when I go to work I see him picking up the trash on the grounds and making sure everything looks clean and neat. Additionally, he power washes the pool area tables chairs, and floors to keep those areas welcoming to all of the residents here. I have lived at The Eaves in San Dimas for almost 4 years. I really enjoy the grounds and amenities. The employees are all friendly and knowledgeable. And every time I've put in for service it gets taken care of quickly and efficiently. The Manager Virginia is always available and is caring for your concerns and needs. If she doesn't have an answer for your question, she gets it and calls back right away. My dog loves to walk around the grounds and meet people and fellow pups. Its a nice place to live. read more

Pro: 1. Safe neighborhood. LA County Sheriff dept is a block away... I was walking my dog one night around 1130 and some car stopped at the corner wanted to talk to me. I had my music on so wasn't pay attention and police stopped by asking if I know them, I said no and he turned on the light go chasing that car. Later on the cop turned around telling me that he talked to that guy and he said he just wanted to know me. (so be really cautious when driving on this street) 2. Quiet neighborhood Neighbors and neighborhood are really quiet at night. Mainly the residents in this area are not people at their 20s. However, not so quite around 5-7 pm because the kids are usually playing around and you know kids can make lot of sounds!!! 3. Lot of storage spaces large closet, the upper shelves are good for storage larger stuffs, the cabinets in the kitchen are more than enough. Their's a storage room at entrance. 4. 3 Ceiling fans both bedrooms and dining room. It helps a lot with circulation so even on a 100 degree summer day the room cools down fast after dark. Also it's because their layout basically you will have window facing both east/west or north/south. So if you open them all it's very easy for air circulation. The bad thing is I think this made winter colder than other kind layout. They have heater in both bedroom so it is alright. My bedroom is facing west so it's always colder than my living room. Vice versa. 5. Pet Friendly (they accept Husky which some apartments home put Husky on the restricted breed list) The set up the dog waste bag stand just few days ago:) 6 Parking space is big and parking never an issue. 7. Nice location 8. Valerie is very nice and helpful. (It is a one person leasing office so sometimes you may not find her if she goes out showing the properties.) Maintenance guy Victor is nice and friendly too. Only 2 maintenance guys at this complex so sometimes Victor got super busy since the other took day off. 9. Since i never use pool/spa pool I cant really command on how it is. I went to the gym few times, It's ok, small with few machines and a TV. The gym has ac too. _________________________________________________________ Cons: 1. Ants problems. It is already existed the first day I moved in. I used spray and bait so the situation is kind under control but I still need to be very careful or I will be home seeing tons of ants in line at trash can or around my dog's food bowl. The problem was gone in winter but back when warmer. by 2014 summer we still have some ants crossing my bathroom but not too bad. 2. washer/dryer are smaller than I used to. The W/D spaces in the side of patio/balcony is kind small for you to move around. And there's no light in that small space that's really a very stupid design. The dryer did not work very well so normal load usually took me more than 1 round time to dry (If it has towel...etc). I think they just turn that storage space with W/D so they can charge more for rent but I can't live without W/D in unit my option in this area is very limited, or let's say, almost none. 3. Guest parking policy is confusing. There are three parking solutions for the guests 1) Park at Future Guest parking after business hour. 2) Apply guest parking online (this function is disabled after 9pm, however i don't think they ever enforce it since sometimes i missed the deadline to apply. 3) Street parking :purchase the overnight parking from City of San Dimas online for $2. 4. Dumpster area is dirty, people just throw trashes from distance. 5. The interior is not the best they could do. This place is old and they just wouldn't replace or remodel it. I can see some paint patch on the wall like done by non-professional. An artificial nail on the floor I found a month after move in apparently not mine. Not all cabin doors open smoothly. The blinds are difficult to turn especially the bedroom. Gaps on the ceiling and one part of floor at hallway was shallow under the carpet. 6. Once I went to the office, the lady, new face, was talking on the phone for some private conversation like what time to pick her up after work despite me standing there for 3 minutes listening. 7. If you have any problem about billing they will just telling you to call customer care which is based in VA and you can never find someone who can take responsibility to talk to. 8. Neighbors could be noisy. My next door neighbor has kids and they always run up stairs and pond on the door til someone answer the door. (sometimes i think its other kids came to ask their kids out to play).Called to complain but still no significant improvement. Few women across my unit like to chat loud during the day. 9. guy comes like 2am 3 am to pick up recycle bottle or glass from dumpster usually made some metal noisy that woke me up from sleep at night. The duration is not long but not pleasant. 10. Their carport has unit number on it. read more

This place is FANTASTIC!! I have lived here for almost 3 months and prior to moving here I lived in a townhouse for 8 years. I was nervous about going from a "house type place" to real apartment living. Well eaves San Dimas has been awesome. Its quiet, safe and just all around lovely. Fola is the onsite manager and she helps me with what ever I need. My dog started to get fleas from being exposed to more dogs and the grassy areas. I reached out to her to ask if the grass was treated with anything and she jumped right on it getting the grass treated with non toxic flea repellent. There are no more fleas. The maintenance team is the bees knees as well. I accidentally left my screen door on my bedroom door open while I was at work. and all I had to do was e-mail them, give them permission to enter my house and boom! My house was safe from intruders. Our other maintence request are serviced the same day if not the same hour we requested it. My favorite is Guillermo. Move in was so easy and the deposit was so affordable. They are a pet friendly community, which is hard to find and love my babies just as much as I do. I cant recommend this place enough! read more

My wife and I moved into our apartment in late June of this year (2014) and couldn't be happier! The pools and spa are always well taken care of as well as all of the landscaping which makes for a very enjoyable atmosphere. There are also several charcoal grills open for all residents to use which comes in handy when you don't want to shell out for a grill but still want to have a cookout with friends! The staff are very good about giving you notice for any maintenance and community activities. Our apartment is a two bedroom one bathroom and is really nice. When we moved in it was clean and freshly painted. We also love that we can have our dogs. We have two dogs, one being over 25 lbs, and it is surprisingly hard to find apartments that allow that size. We have a nice sized patio that over looks the pool and spa, super convenient! Everyone in the community that we've met have been great! Of course there are a few downsides but all apartments are prone to that. Our dishwasher doesn't work super well and the master bedroom doesn't have a ceiling fan. Both of these are pretty minor details though. As you will find anywhere there can be loud or annoying neighbors, but with the windows and doors closed you really don't hear anything. As I said before the staff is awesome. Ashely is super helpful with any question and Victor is awesome when it comes to maintenance claims. They are quick and efficient and work with your schedule. Apart from having your own house this is one of the best experiences you can have when it comes to housing! read more

I love living here. It is a beautiful community. Lots of trees and flowers. We have the best office staff who answers your questions and concerns immediately. We have one maintenance worker by the name of Jeff who is fantastic. He is friendly and polite. He knows his stuff. Every time I need help or a maintenance request he is here promptly and fixes it within a day. They always give plenty of notice when they are doing the maintenance checks such as smoke alarms, vent cleaning and any other yearly maintenance checks they do. This allows the tenant to prepare for their arrival. They never enter your apartment with out notice or your approval. My daughters apartment in Rancho Cucamonga maintenance staff comes into her place anytime they wish even though she has a note in file "do not enter without notice or permission" read more

They are horrible, gardeners make a lot of noise outside usually cutting grass and blowing leaves right outside your window and leave the machines on even when they are not using them just making all that noise and this is like 2-3 times a week, the sprinklers are always wasting water charging us for the water read more

These apartments are awful. Like living in a Motel. They lure you in with a low initial price than huge rent increases every year. They control utilities here so they can rip you off even more. They are owned by a huge corporation so if you have a complaint you are on your own. Car parts are stolen here from cars on a regular basis. These apartments are built so cheap that everything breaks often. The sink and mirror are outside of the bathroom like a cheap motel. Incredibly small kitchen so only one person can fit in kitchen at a time. Don't believe me ask people that live here. read more

I currently live in eaves San Dimas. Our lease will be up in a few weeks and I have loved living here. This place is both college student and family friendly. I have loved getting to know some of the other residents as well. The staff has been more than helpful during my time here and even now as I am moving out. Parking is always easy to find and having a washer dryer right outside on the patio has been very convenient. I want too thank the staff for all of their help. I only give this place 5 stars because of the location... and Mauricio (maintenance)! He is always attentive, professional, and friendly. He always follows up with requests quickly and usually follows up with me afterward to make sure I am happy with the work done. My latest request was regarding my sliding glass door. He came the next day and replaced the wheels on the glass door and screen door. He went ABOVE and BEYOND by cleaning the glass door that was full of my toddlers finger prints, too!!!! So we moved in to the eaves on wed. The move was easy and Natasha in the office made the process a breeze and she was always ready to answer any questions that we had, and when the original apartment we were going to rent became unaviab she provided us with 3 other backup plans turning what could have been an horrible disaster into a non existence issue. Upon our move in inspection there were a few things that needed to be fixed and Mauricio (or mo) as he says to call him respond promptly. He was pleasent listned to our request and was knowledgeable in his craft. I've had apartments before where mattiance don't really "fix" the issue but not mo. He fixed everything and even went above and beyond fixing what could have been a potential future issue ( loose toilet seat handle) So far I love it hear Natasha and MO are fantastic and everyone seems really friendly. read more

My husband and I had gone in and SIGNED a lease from the property. Two weeks before we were scheduled to move in I got a call from the managers saying that the current resident has not left yet. They asked me if we could move our move in date back a few days. I told them I could move it back 2 days. We were having furniture delivered a certain day and I needed the keys before then, not to mention that we had already given notice at our current residence. The week before we were scheduled to get our keys I get another phone call stating that the resident still did not want to leave so we would not be able to move in. This was the last week of July, but keep in mind we had a signed lease the end of June, giving them plenty of time to kick her out. On top of things, to date (now a month after they breached the contract) I still have not recieved my deposit check back. After numerous phone calls to their office, they still don't know what is going on with my check. Which everytime I call they seem to never know anything. A TERRIBLE COMPANY TO LIVE AT. I HAVE TOLD ALL MY FRIENDS NOT TO MOVE THERE. THE MANAGEMENT IS RUDE AND YOU CAN NEVER GET A STRAIGHT ANSWER FROM THEIR UN-KNOWLEDGABLE MANAGMENT AND STAFF. read more

I went to view the Eaves apartment complex in San Dimas. and the Girl in the office asked that I fill out a one page application and give her my drivers license which she gave back to me after the viewing. She said that was a mandatory procedure to view the apartment, to prove that I am who I say I am. I did as she requested.,. After the viewing I told her the apartment was very nice and IF i decided to fill out a full application I would prefer the unit she showed me. I told her we are still looking at others and would call her back the next day to let her know if I wanted to proceed or NOT.. I called her (Fola) and Said: we are not interested . she replied with : Okay Thank you for letting me know. Well 1 week later I get an invoice mailed to my home stating that I owe a $30.00 Application fee and a $119.33 Reservation Fee. Total invoice of $149.33 at bottom of the invoice it states: Failure to pay by a certain date will result in third party collections agency. WHAT?????? are they serious??? ALL I DID WAS VIEW THE APARTMENT... I have been calling the office, no answer...I have called the collection agency they wont help me unless I give them my SS#.. Okay like i am going to do that... I was told to look up Avalon Bay online to retrieve a tel #. Well, No Tel # available on the site. Word Of Advise.. DO NOT GIVE THEM YOUR DRIVERS LICENSE to view an apartment ... Very frustrated with this place. Not only when you contact the front office for maintenance request they say that they will schedule for you but then they never show up and call another day saying that you weren't home and even when you schedule with the manager of the apartments it still gets all screwed up. To top if off yeah they are small apartments and there are a lot of things that defiantly need to be updated and were not up to par when I moved in which I did mention to them but nothing was done they said that they just noted it in the file. Last year when our lease was up they asked if we wanted to stay another year or what ever and that if we stayed another year that it would be a 50 dollar increase my husband and I didn't mind the 50 but now this year they are asking for a 62 dollar increase. We were unsure if we wanted to stay for that amount as now it seems completely unreasonable for what we live in so we went to the leasing office to ask if they can possible re-evaluate the price and maybe just stay the same or maybe even just raise it 25 dollars instead of 62 they told us that probably not but they would put in a request and get back to us but yet again no one has gotten back to us. We called back again and asked why no one has gotten back to us and they said sorry again and what did we need after explaining again to them about the rent problem. We didn't want to move since that is such a hassle any time you have to move so we had looked for other apartments in the area to possibly move to which by the way are cheaper than where we are living and to our surprise there were apartments in our exact apartment for 100 dollars cheaper which we did bring to our leasing offices attention and her response to us was either we can stay where we are at with a 62 dollar increase or we can move into another apartment SAME complex and amenities for 100 cheaper but have to pay the deposit again and move, so we asked why cant we get our apartment for what they are giving to new residents but not have to move no one has gotten back to us yet about it and apparently they are completely Stupid about the whole thing. So basically I can get a brand new place, with a new deposit and the hassle of moving for cheaper instead of staying where we are at which is not worth what they want for it. AND THEY SAID THAT THEY RAISE THE RENT BASED ON THE GOING RATE OF APARTMENTS AND THE MARKET AT THAT TIME WHICH IS WAY BULL BECAUSE IN MY CASE IF I FOUND CHEAPER APARTMENTS AND THEY ARE SELLING CHEAPER APARTMENTS THEN THEY ARE LYING ABOUT ALL OF IT. I will defiantly be contacting an lawyer in regards to all this and maybe they will finally do something about it!!!!!!!!! read more

Going my second year here with eaves San dimas and I absolutely love it. This place is very pet and kid friendly, a great place for small families. It was our first time on our own my son and I and it was a great starter for us! A little playground in the community for the kids, kid friendly pools, and not to mention how living in the community made in very convenient when it meant getting to anywhere, shopping, dining, movies, parks, schools, downtown, library. The staff are great too, maintenance crew are always there when requested and especially ashlie! She is always going above and beyond for community events which I love because not a lot of apartment buildings you hear doing that. Whether it's giving back to the community or a little get together for the kids on Halloween it definitely brings the community closer and you meet some very nice people. She has been very helpful and attentive since we moved here and I couldn't ask for better. This place and the staff made mine and my son's first experience of being on our own great! The staff here is great! Kim at the front desk is always very helpful and will get back with a response to our needs as soon as possible. The residents are friendly and the apartments and community areas are maintained. We love that we can have our dog with us, being that he is over 25lbs it is hard to find somewhere to allow us to have him. Overall a good community to live in! read more
