Black mold in every unit- no help with repairs when needed. Their maintenance BROKE our window with a 2x4 in front of out face then lied about it. When we finally got help, they took a week to replace the panel and never sealed it. Shower had a HOLE in the floor and we requested repair... It took them 5 days to get someone to LOOK at it after reporting then we had no bathroom access for 10 days. They did not offer or provide accommodations or assistance while our bathroom was being patched and covered in paint. They painted over the extraction vent. We have neighbors who sell drugs, have people over screaming and swinging SWORDS. Rampant drug users come in from Garey but the leasing office is more concerned about towing tenants who live here than dealing with the constant stream of drug dealers renting units and selling to people passing through the property. No safety for tenants. read more

My family and I have been residents at Terramonte for just over four years now and I have so much to say. Admittedly, our decision to move in was based on price and location at the time so I was willing to overlook some cosmetic things about our first unit. Management changed a little over a year ago and things are definitely on the up and up in terms of maintenance and beautification of the older units (no easy task I'm sure). We recently transferred to a larger unit in the complex, and we are SO happy with updated appliances, more modern fixtures, and far more professional paint jobs in the rooms LOL I've always loved the openness of the property, and that amenities are well maintained (we basically live in the pool). What I love most of all is the tight-knit community, lovely neighbors and families with kiddos who look out for each other and all hang out together. Shoutout to Joel and the maintenance team, and to Sabrina in the office - I do really feel that they are invested in this community. It's always nice seeing their friendly faces walking around throughout the day. Final thing - I know some people are uneasy about the surrounding area and the busy street. Just be mindful of your surroundings, get to your neighbors, don't leave your stuff vulnerable and out in the open, and look out for each other. Also, parking can kinda suck sometimes but that's just something I've come to accept lol read more

Man, this is one of the absolute worst apartments I have ever lived in. I wouldn't recommend this place to literally anyone. You would be better off living in your car. Firstly, we had cockroaches and pests the entire duration of our lease. The exterior of the apartments are absolutely disgusting, falling apart, dirty, and the overall sanitation of the entire complex is very subpar. Our neighbors had trash stacked on their patio, whenever waste management comes, there is trash literally littered all over the complex. There are roaches everywhere. Secondly, prepare to never have any peace and quiet. Everyone is partying every day of the week, people fighting in the parking areas, cars blaring their horns at 3 in the morning, it's awful. And I swear the management does not care about you. For the duration of our lease, I have emailed the office on several different occasions regarding a noise complaint next door, that would persist past 2am. I had to resort to calling the police (however, most of the time they would never show up), and the issue was never resolved. I was told they would "contact the residents", but I'm certain they never did. So I had to take it upon myself to resolve the issue, which is very unprofessional on the their part. Thirdly, prepare to be absolutely scammed out of your security deposit. There are required cleaning fees upon ending your lease, which are understandable, however they will squeeze every ounce of your deposit out of you. You will 100% end up having to owe them money. After filling a whopping 4 small holes in the wall with spackle, we were charged to repaint almost the entirety of the unit due to "wall damage". We were charged a ridiculous amount of money to get the carpet shampooed, and a mandatory 250 dollar cleaning fee. Which is hilarious, given that the units look like absolute trash when you move in. The walls had dust that was painted over, hair that was painted over, paint all over the floor. And speaking of the floor, it's concrete with basically a piece of wallpaper laminate over it. You can literally press down on it with your fingernail and you will make a hole. Lastly, the complex looks awful, including the appliances, overall construction, and furnishings. Our back gate was literally falling apart, the blinds are damaged upon arrival, our makeshift air conditioning unit stand was on the verge of collapsing, and there was intense water damage all along the ceiling. I'm pretty sure the units are also full of mold. There were constantly gnats in the bathrooms, and a mildew smell coming off of literally everything. This place is just not suitable for living. Do not make the same mistake I did, pay the extra money to live somewhere nicer. It's not even gated, and it's right off Foothill and Garey. There are squatters in the apartments, people literally smoking crack behind your patio, vandalism, theft, and violence throughout the complex. If this sounds like a comfortable place to live, you need to reevaluate your life choices. Don't live here. read more

My next door neighbor had the fire department come in because she has so many flys it looked like someone died in her apartment. The places have gnats all over coming from the sinks. Its disgusting. Lived here for a year. Here are my cons. 1.We had roaches the entire time since we moved in. Few surprises in our sink. And babies were hatching in the restroom like crazy during the summer. Tons of crickets inside as well. 2. Parking for visitors was never a option. 3. Raccoons making noise on the roofs and getting into your patios. 4. Homeless sleeping in laundry rooms & dumpster area. 5. Our car window was broken into when it was parked on the premises. Things stolen. 6. When you move out they expect you to leave the apartment ready for the next person to move right in. Charged 1,200 for replacing the paper floor. Charged for reglazing the tub. Reglazing counter tops. Even charged us for pest control when as I mentioned there were roaches since the moment we moved in. Two of our stove tops did not work the entire time we lived there. When I called to have it fixed it worked for one day only. I was told we were in charge of 75% of the cost for pretty much everything except floor replacement was 100% our cost. Mind you it was a one bed room apartment and the room had rug. Read the contract carefully. The neighbor did tell us that we would have a lot of charges to pay to be careful. read more

I wish I could rate zero stars. Since the day I even visited the leasing office four years ago the office workers have been so rude and unprofessional. I regularly get talked down to, and talked over whenever I have to deal with the office managers. Trying to get a hold of the office alone is almost impossible, not to mention the emergency line. I've dealt with several emergency situations at this apartment, only to be met with a automated system that names reasons to call the emergency line for several minutes. On the EMERGENCY line. I'm currently dealing with a shower that if I scrub it too hard literally falls apart, and a popcorn ceiling that caved in from some rain in the same spot it fell through a few years prior. The maintenance crew are the only respectful people who work there. The moment I can find a new apartment I will be moving, desperate to escape the slum lords that run Terramonte apartments. read more

If there is less than one star I'd definitely rate it under that.. since the old Venessa left, it's look like no one really care at all in the leasing offic, I'm moving out next week.. this morning I left my apartment at 6.45am to find the trash dumpster is out in the middle of the street inside the complex and all the trash are around it.. I had some gloves and took it upon myself to push it back, homeless people you can see them walking around and inside the dumpsters on a daily basis.. mail is being stolen from the mail boxes someone tried to break into my car, someone left me a very disgusting note on my motorcycle, and the "courtesy petrol" are useless, the prices definitely not worth it.. This review is specifically for their Terramonte Apartments at LaVerne on Falcon Street, not the main complex on Foothill. I've lived at Terramonte Apartments at LaVerne for almost 4 years now. The only reason I'm leaving is due to a job transfer out of state. Otherwise, I would love to continue living here. The location is perfect , being right off the busy Foothill Blvd. Everything you need is right on Foothill Blvd. The move in experience was seamless, and any issues that arose during the first month was rectified quickly. The maintenance crew is FANTASTIC! I simply enter the issue in the RentCafe app and within a day or two the friendly maintenance crew is at my door to fix the problem. There are drama free, quiet, clean, and friendly neighbors. I personally haven't experienced the major cockroach problem others have reviewed. I do keep my home clean and tidy, so I just question how clean others keep their home if it was such an issue for them. They also recently painted the exterior, re-surface the driveway annually, landscaping is done weekly, pool and hot tub cleaned regularly. read more

I found this apartment complex from just a random search to be closer to work. I called and was introduced to the apartments by Oscar and Veronica. After a few questions and a walk through I decided to sign a lease. I am very pleased with my decision to live here. Veronica in the office went above and beyond to make sure I understood everything and answered all my questions in a professional manner. She is amazing and made sure I was happy with everything just before I got my keys. They even honored a questionable request I had about the lease. The maintenance dude was also helpful and kind. The area is nice and quiet, and my neighbors are friendly. There's plenty of stores, a post office, and restaurants close by. I really like how my studio came with a closed separated garage. The moment I put in a work order online , The next day the maintenance man Leighton Anderson , was their for quality service , no extra talking , no feelings of creepiness, just quality. Overall the Terramonte co. shows fast quality service as well as a safe environment for college students , and working individual . The front desk Cynthia has also been an excellent communicator at the apt as well as fitting the needs for the tenants by calling and asking is their concerns or questions that we have , and is their any issues . this place is the definition of giving you the "landlord special". not even going to say anything about my unit because Maggie is gonna give me some canned, superficial response about how they would "love to hear from me about my experience" and they're "sorry " about my poor experience. the units are not "renovated"....they just paint over the fixtures with white paint and literally anyone you talk to in this unit will tell you that maintenance does not respond to requests...so if you come for a tour you should just bypass the leasing office and come knock and any one of our doors and we can give you a real thorough tour. they complain about our garage doors being left open but I can't tell you how many times the garage door won't even respond to the remote sooo there were some tenants who moved in just across the way from us who moved out just a week or so after moving in as they smelled mold but no one ever came to their unit to check up on it, so they just bounced... I just took it to the public health department instead because going through corporate (they are owned by Greystar) is futile thinking about calling the fire department on this place given all the garage door issues...maybe then they'll actually do something about it read more

I'm so thankful that I'm finally out of this place. To begin, our unit had an animal living in the wall/ceiling towards the end of our time living here. We could hear it moving around in the walls and hear thumps in the ceiling, so I contacted maintenance about it several times. The issue was never resolved, they either wouldn't respond to my requests, or when I brought it up in person the one guy said, "that sounds like a problem" and that was the extent to which they helped. We lived here for under a year and our unit was vandalized and broken into twice, so I asked if I could install a security camera. The property management on site said I could not install a camera, when I asked why they said, "because you just can't." I took the issue to MG Property Management, who responded saying that I actually could install a camera but there were a few guidelines I would have to follow. I returned to the property management on site with the email from MG stating that I could install the camera, to which they came up with a new excuse as to why I still could not install the camera. Honestly, it became a ridiculous game that I didn't want to play. The safety and security of the residents clearly isn't of importance, so from that moment on I began to look for somewhere else to live and got myself used to the idea of paying to break our lease. The apartments themselves are nothing fancy but they are clean and offer features that are hard to find, such as in-unit washer/dryers and patios (depending on the unit of course). I loved that the complex had lush palm trees and the grounds have been very well maintained; the pool was often cleaned over the summer, and the lawns/trees always look great. When we first moved in, I would have said that the neighbors were really quiet and respectful, but recently this hasn't been the case. Lots of neighbors smoking weed outside, and one of our neighbors regularly gets in full blown fights, screaming at her boyfriend. You will notice quickly that there is never enough parking, and that the dumpsters are constantly being picked through. Overall, the grounds of Terramonte are very welcoming and well taken care of. The interior is a nice, standard apartment. The on-site management has changed several times just in the short amount of time I was living here, so hopefully things improve and you have a better experience than the one I had. read more

I like my complex, however, there are always homeless people going through the trash at night.. my roommates have both gotten their cars broken into.. many people got their spare tires stolen. There was a few drive by shooting inside the complex with the few weeks living here. The complex lacks security. They have lame rules about using the pool. Hi there everyone I am currently going on 3 years here and so far our experience has not been bad . the management changes here and there but most importantly they are always looking for ways to improve. the whole trash being dug out you can't really have full control of that but they have put covers so I don't see this anymore there is also neighborhood watch and that's helpful . There is a security driver at night and that is a plus. Atmosphere has DEFINITELY changed since Vanessa and Michael left. Not only have every single leading consultant/manager have been rude, but they've also all be so quick to try and get smart with you as well. Had to say a couple words sometimes. New manager Vanessa (not previous one from my review) state, "There is always 2 people in the office at all times" I believed her statement to be true considering how adamant she was, but went every 20 minutes to the office for 4 days straight only to find no one in there after 12:00 pm. I understand lunch hour can vary due to the amount of work they have, but come on, until 6:00 pm when you're supposed to close? Here's the cherry on top, I went into the office to come speak with her about upgrading to a bigger apartment, and to continue being a resident, I explained to her my living situation and in no way, shape or form did I even say, "My roommate and I are separating," she misunderstood my what my leasing agreement was with Terramonte and had the NERVE to say, "Well, you didn't say you both were moving in, you just said you were." WHAT?! I get you need to be firm with your job, but to try and correct someone and be WRONG about it?! I just about had my sister go off on her. She is the reason why I will no longer be a tenant here, she completely ruined my vision of Terramonte as a home. So thank you Vanessa and Michael for the amazing experience you did give us! But sad to say to beware, and stay away!! There's also been break ins and mail boxes being tampered with. Not only were my debt cards stolen twice, but so were my sister's social security and her new credit card. When trying to speak with Management about how they handling this situation, they immediately told me to call Pomona PD, and the Post Office and that there was nothing they could do about it. Um, HELLO! 1) Upgrade your security 2) Surveillance cameras! Our rent goes up here every year, I would definitely pay more for more security, especially in this so called "family-oriented area." read more

The 1/5 stars is for the leasing office of Terramonte, as the apartment buildings and landscaping itself looks nice and well kept. I lived in these apartments for 3 and a half years, and the office has went downhill since the departure of Vanessa (from 2014). I don't remember exactly when she left, but since then, the office personnel have been rude, snobby and inattentive. I've called and left a message before, only to be responded to exactly 7 days later. And they claim that there is at least 1 person in the office at all times or that they get messages the next day. One person in the office will tell you one thing, then the other will tell you another thing. With much confusion, they don't seem to be on the same page, let alone the same book. Even when you try to correct them and they finally realize they are wrong, instead of saying "sorry" or "my fault" they will just say "well what I meant to say was..." which to me, proves that they will not take the blame for their own mistakes. Their confusion has actually cost me money. That is the only reason why I am writing this review because it is money that I will never get back. They charge for everything, I just hope they don't send me a bill for writing them a bad yelp review. I'm glad that the move is finally over and I don't have to deal with their office and rent that raises $90 every year. Like I said, the apartments themselves are nice but if you have to deal with the office, then good luck! Terramonte at La Verne, part of Terramonte Apartment Homes, is at a very handy location, the border between North Pomona and La Verne, which is accessible to various grocery stores, movie theatre, restaurants, coffee shops, etc in 5 mins by drive. It is lovely to see a good maintenance during the pandemic with newly paved drive road, brand-new garage door and exterior painting. The maintenance guys are awesome, they take good care of the property. Thanks to the garage and extra assigned parking lot, friends and family can come visit and park their car at breeze, not mentioned many street parking spaces around. Peaceful neighbourhood, pretty family orientated. Kids will usually gather and play outside at weekend afternoons, creating a lively and laughter scene that might disturb the home meditation, demonstrating a nice and safe living environment. My fiance and I had been looking into Terramonte for quite some time but due to our work schedules, we hadn't been able to schedule a tour. I spoke to someone from the office and she was very nice and told me they had an open house on Saturday and that she would be able to show at 5PM. My fiance gets off work at 4:30 so he and I both rushed in order to make it to the appointment from Covina & El Monte. We did arrive 10 mins late and I walked in alone and stood there for a while until someone actually acknowledged me. She looked at me up and down asked what I needed and I told her that I had scheduled an appt at 5, she asked with whom and I told her honestly that I had forgotten the name. So she checked her computer then said "I don't know who you spoke to but I can't show you an apartment because its late and I am alone in the office and have other customers here." Which is understandable, but I was willing to wait since we had already driven all the way over. Then she said she can show me pictures on her computer. I am sorry, but we didn't rush all the way to La Verne to view pictures on a computer, so I said no thank you and left. So Monday rolls around and I really wanted to find out who I scheduled my meeting with so I could possibly reschedule. I called and explained to Samantha what had happened on Saturday and that I would like to find out who I initially scheduled a tour with just when- I really hope she didn't hang up on me but lets just say the phone somehow got "disconnected". So of course, I called back and said "Hi its Rebecca again, I think our phones disconnected" and her response was "YA". She said she could give me a tour I let her know I just wanted to find out the name of the person I had originally made my appointment with in which she said it was Vanessa because she always works on Saturdays. The point is, Vanessa was the one that I had scheduled my tour with. Vanessa was the one who didn't know she had an appointment at 5, and is also the one who turned me away... and Samantha hung up on me lol. So far so good. Vanessa really won us over when we came to tour. Even with the people coming in to make payments (hello, do it online) and not knowing how much they need to pay because utilities are added in (hello, keep your bills handy people). Vanessa still smiled and handled everyone. Let's start with a perk----Washer dryer in my unit is AWESOME! Not a little apartment size washer dryer, but a normal washer dryer. Parking can get fuzzy when people don't follow the rules, but talking to them seems to work. We moved in and the a/c unit wasn't working...that took a bit to get fixed, but it happened, even though they needed to call for outside help. We had issue with the dryer not working, but they came and switched it out with another in 3 days. I have to call for my screen door to get fixed. It was written down on walk through, but so what if i need to remind them. Dog poop, come on dog owners, they can't make it any easier for you-- there's poop bags and trash receptacles ready for you to pick up after your pooch!!! No other place ive seen does that, and yet.... Oh, it's quiet here too...that's nice. Shopping and restaurants are within walking distance. Freeway is crazy close access. The main office is CRAZY busy, but they seem to get it done. It's apartment living people. You want amazing, buy your own house. It's been better here than where we've been before. With MG Properties, there is no mutual benefit to renting an apartment. The company abuses its power. You will have countless notices posted on your door (minimum once a week) for inspections, price increases, forced maintenance that will require you to move out for a month, pay for a closing and reopening your utilities, and sell some of your furnishings at your own expense. This may be legal, but is this ethical? As if that is not enough to make you stay away, they now want their residents to make donations to support Breast Cancer; a cause that I consider very important however very inappropriate to ask for donations from your residents who should not be solicited from their landlord! The management likes to micromanage the residents. Instead of addressing residents that do not comply with the apartment rules, management takes sides and contradicts their first suggestion of action. Both Vanessa and Virginia assume what you are going to say and do as a resident. as well as lie about communication to spouses of residents. Now they also want us to go to a "Fall Festival" to meet our neighbors and donate on Saturday October 25. NEWSFLASH! I work on weekends to support living here and will work a lot more now that my rent is raised. MG Properties clearly trains their management team to treat the residents like dictators. I'm sure that they do not act this way when showing new residents apartments, but I assure you that If you have a question you could just call and say that you are from one of the units and they would treat you like dirt. We are a number, not a resident. There is zero consideration for the residents from the management . Most communication between the management and residents is always poor and inaccurate. I did contact MG Properties about these stressful life changes and never got a response from the company that proudly proclaims on their website "Enriching Lives Through Better Communities", little did you know that it would be by alienating its residents one unit at a time. I am not the only resident that feels this way. One resident reported them to the California Housing Authority who recently cold called many of the occupants about discrimination charges. Their website also boasts "By concentrating on apartment investments in Southern California, Phoenix, Tucson, the San Francisco Bay Area, and Seattle, MG Properties Group has gained strong local market knowledge. Focusing mostly on underperforming or value-add communities, MG Properties Group possesses a unique expertise that has proven invaluable in identifying attractive investments and renovating and managing its communities to their highest value". What this means is that if you live in an area of lower income, your rent will be raised. Honestly, the only reason I still am here is because I cannot afford the cost to move yet, but am still looking for a place close to my own work. read more

My wife and I really like it at Terramonte. We moved here from another place near downtown Pomona. If you have ever lived downtown, not living downtown is in itself an upgrade. We have been here for over two months and so far things are going really well. The staff have always been very helpful, and even remember your name. The maintenance staff are responsive when there is an issue. These buildings are old, so don't expect brand new perfection. Our unit has had some issues, but the management does their best to deal with them. Everyone that comes to visit is always impressed by our place. Crap apartments crap staff every few months there's new people in the office. Not enough parking, and the people in the don't help or care. People don't pick up after there dos, so there's dog poop all over the grass and sidewalk area. Mailboxes get broken into and no security on premises. Can't wait. To leave these apartments for good. read more

I've been here for two years. When me and my bf moved in this was such a nice place to live. Since Mg properties took over its been a constant battle. I regret resigning mg lease. But unfortunately I don't have the extra Money to pay to cancel it. I wish they would understand that and let us leave peacefully. I recently have been extremely sick and asked for an extension until the end of the month to pay rent and they've sure to hit me with legal(eviction). I am paying like 400$ more for the exact same apartment I was in before the "renovation" it crap here. Management knew I was without a stove for two months I call corporation and they fix it that week. So sad here. I would not recommend moving here. So many other apartment complexes with more to offer at a better price and better area. ! Nothing but regret here. Don't sign a lease here. read more
