Lordon Mgt is by far the best property management company in the business. They are honest,…read moreproactive, always available, and provide an outstanding service. We went thru several terrible management companies until we went to Lordon, and realized what a real property management company should be. They are outstanding in every way, at a very competitive rate. If your community or HOA is even thinking about changing your property management company, which you should because they are all horrible, except Lordon, you should call them now. You will NOT be sorry and wished you did it a long time ago.

Lordon has proven to be the shadiest and most incompetent HOA ever. There was an issue with pipes…read morefrom our upstairs unit leaking into the downstairs unit. We worked with the owners downstairs quickly to resolve the issue and even worked with F&M plumbing who are contracted with the HOA, but the bill was sent to the downstairs unit since they were the ones who called F&M for repair, resulting in Lordon hounding their unit to pay the bill. Between us and downstairs though, we agreed to cover the costs as it was our pipes that were leaking. So, contacted the HOA and F&M plumbing about this and asked for an itemized bill to be sent to our unit/address for us to pay, but they made a huge deal about it in the email correspondence stating we'd need a hearing to determine who was responsible for the damages, which made no sense because we'd already agreed to pay! Eventually we were able to pay the bill through the plumbing company itself. However Lordon sent us MULTIPLE notices eventually including late fees saying the bill had not been paid and that we could discuss through a hearing. Absurd. We forwarded Faith the paid our invoice from F&M and to drop the late fee and that a hearing was not needed BECAUSE WE ALREADY PAID THE BALANCE. Now, two months later, we get ANOTHER letter from Lordon stating that the board had voted on the issue of our unit leaking into the unit downstairs and that the balance would be added to our association account which does not make any sense because we already paid the plumbing company with all the paid invoices and email correspondence with the association. Lordon managed to make an issue we'd already resolved with the owners downstairs into an absolute nightmare and are demanding we pay twice, once to F&M and again to them? This is straight up robbery and incompetence of Faith and Lordon who are just trying to collect to further line their pockets.

I'm about to become an official tenant tomorrow, but wanted to share my experience so far…read more I had a 4:30 appointment to see the unit I was interested in. I wound up on East Dexter instead of West. Already late I called the agent John back because he had already called me to see if I was on my way. There was no answer and after figuring out where I went wrong I tried him one more time and he answered and said he showed the unit to one person and waited for a bit and figured I must have changed my mind. He said if I could be there in 5 minutes he would come back, which he did. I liked what I saw and got the applications from him. That left a good impression on me. Arcelli was in contact with me a few times during the application process and as she reminded me at one point was really working with me to get this application done. My son's job didn't return their call to verify his employment and they were about to do an alternate verification but my son's supervisor finally gave us a direct number so that they could do the verification. I had a bankruptcy discharged 3 years ago and it didn't come up, so there might be more to other's reviews. Getting to the signing my son and I have completely different schedules and the staff has been accomodating and flexible. My application originally stated February 15 as a move in date and they didn't hold me to that when we had these dealaysin the process. While the initial month was positive when my daughter rented a property under their management, things quickly went downhill. This reached a nadir over the final two months of the lease. A number of charges were posted against the account. While I can appreciate that utilities need to be paid, I don't understand how it is possible that an entire year of charges accumulated on the management's end without any notification to the tenants. It is inconceivable to me that any company with cash flow controls would let this happen. Further, I never understood why some miscellaneous magically appeared on our bill. As an example, we were asked to pay a $100 charge for "stucco." There was no accident. There was no damage. This was suspicious. Another example of this company's bizarre management of funds is that our family received a legal eviction notice AFTER our daughter (and all her roommate) had moved out of the unit. HOW DOES THIS HAPPEN?!?!?! The final straw occurred three weeks after vacating the rental unit. There was a $1300 charge against the deposit for painting. This was after getting the "all clear" from the management during the move out inspection. How is it possible that routine expenses should be charged against our deposit. Watch out for this company and be very, very cautious if you either rent from them or engage them to manage your rental property. If the way they pay attention to their cash flow is any indication to the way that they pay attention to the properties, look out!!!!! I would NEVER ever have anything to do with them in the future.

I am an owner and I deal with a lot of property managers. If I can use 3 words to describe…read moreprogressive property management, I would use "drag", "ghost" and "cheating". Unitiey and Cecilia are the two leasing managers I worked with and they suck. I'm risking my payout by writing this. I still have not got a penny from ppm after a week the cashier's check was deposited to ppm's account. Unitiey did great photos and great listing description and hosted 2 open houses and was able to locate a tenant for me within 3 weeks. I acknowledge her effort and give her credits for great marketing skills, but I scold her for missing most important point of being an owner's representative. She 1st didn't send out an inspection report before releasing keys. And I was told she would send out on 2 days before moving in. 2nd she released keys without my approval and without a renter's insurance policy in place, which were all agreed upon in lease. 3rd she omitted checking the interior of appliances and omitted dirty and unclean conditions of the fridge and then later on after moving in told owner it's "damages" in her inspection report sent 5 days after moving in .this is ethical issue more than breach of fudiciary duty. If she knew the issue, whyndid she release the keys unauthorizedly? if she omitted the issue, why did she use tenant's provided photo in her report. She is literally cheating on her inspection report. During the process, she asked me to reduce price because people is withdrawing their application, and 20 minutes after i said fine, let's reduce price, she told me ok, we have an application. She literally withhold that application information to push me for price reduction. When i confronted her boss about this, her boss explained that those 2 candidates didn't meet my qualifications requirements because I prefer dual income and no pet. I 'm like, they have 680 plus scores and have 3x income and they have enough qualifications and visited open houses. they are way better than the recommendation she made which had 2 collections and 634 fico. She even missed 1 collections from this candidate and she calls thos 680 plus one not "qualified " ? Cecilia's story is simple. she is a ghosting expert. Last week, because of unitiey's ommition of the fridge condition, tenants wanted to have a replacement fridge. So i drafted the fridge addendum and asked tennats to sign. One signed last week and the other one hasn't. I constantly asked her to remind tenants to sign promptly so we can move forward with an agreement and tenants can have the new fridge. From friday to today, no response from cecilia and my movers showed up at the door and wanted to have access. called her texted her and again, no response. had to call her office front desk to get connected to her and again she said she doesn't know about the signatures. I had to drop by and we heard water is running inside of the home, side gate was open, and water meter was running and had to text her and advised her this is an emergency situation. we got in after notifying her. and she then texted me I didn't give her 24 hour notice. Come on, imhave been asking for approval since last friday and she ghosted me like forever . i am done with progressive. btw, when you have minor issues and you need help. the entire office was just silent and owner would ghost you as well. Deven was the only one that can actually get things done and tried to help. he had to jump in to draft the lease and unitiey and cecilia would play ghosting whenever i really needed help. I mean, tenants are great qualified tenants and what they asked are reasonable and understandable. they were filtered off by progressive and I basically did all the screening myself because progressive failed to do their job. Btw, progressive sent me termination notices after their own omissions on inspection. I said fine, I'm gonna terminate you and are you open to do it by end of this month? deven said fine on the phone. When i actually switched the pm, cecilia said you didn't give me proper notice. I'm like, what the ?!! you terminated me and now you are complaining i didn't notice you..

The property manager Crystal is seriously the best of the best! She responds to EVERY maintenance request or any other concern immediately. The people in the Cameron Properties office are very nice as well. Once when late with a rent payment bc my job screwed up our pay, they were very kind to me when explaining my situation and did not make me feel bad after telling them I will have to pay my rent late. In my opinion there is only one con but it is kind of a big deal. The walls are SUPER THIN. This is technically no one's fault but it was an issue for me, which ultimately influenced my decision to leave (since I started working from home). In apt 14, I shared a bedroom wall with apt. 15. I was able to hear every word all of my neighbors have said throughout the years. It was bearable with some neighbors but others not so much. The current neighbors have a child who was not the happiest lol and it literally sounded like the child was in my bedroom when she was crying. It got to the point where I had to sleep with the AC on in fan mode just so I could have background noise. I understand that in apartments you hear some noise but this was a little extreme. Also, my whole apartment shook when my neighbor walked, which to this day I don't understand how that's possible bc she was next door not upstairs lol but it was so bad I had to take the mirrors off of my walls bc they continuously fell off when she walked and I didn't want one to eventually crack my tv. The apartment is on the 2nd floor with an empty apartment underneath that maintenance uses for their work room, which means they are in the room from about 8-4 pounding, hammering. drilling and sometimes singing lol This became an issue after I started working from home. I work in mental health and one of my clients complained to my supervisor bc she thought I had someone in the room with me while talking about her treatment. She was hearing the maintenance men downstairs. That's how thin the walls are. If you are gone between the hours of 8-4 this will not bother you but if you ever take a sick day and think you are going to spend a quiet day in bed... you're not haha I have now lived with my boyfriend for over a month in his condo and have not heard a trail of anyone's voice or no footsteps so I understand now when he said he had trouble sleeping at my place lol But overall the property is still a good place to live!! It just depends on who your neighbors are :)

When my daughters and I needed a safe place to begin again, I reached back out to MAP, hoping they could help. They did. What they found for us wasn't just another apartment. It became our sanctuary, one that I could afford on my own as a single mom rebuilding her life. For the past 11 years, my daughters and I have been able to build a life filled with something we hadn't had in a long time: stability. My youngest daughter grew up in this home, attended the same schools from elementary through high school, and graduated alongside many of the same friends she made years before. Those everyday moments may seem ordinary, but to us, they were everything. Throughout the years, every maintenance request has been handled promptly, every phone call has been met with kindness, and I've always been treated with respect. I especially want to thank Laurie and Patty. They have been two of the kindest, most compassionate people I've ever had the pleasure of working with. While they manage the property where I live, they've become part of the reason I can proudly call this place home. Home isn't just about four walls. It's about the feeling you get when you walk through your front door at the end of a long day, knowing you're safe, you're cared for, and you're exactly where you're supposed to be. MAP gave my family so much more than an apartment. They gave us a place to begin again. For that, I will always be grateful.
