Chris stated that he offered us assistance and a resolution to our financial hardship. That is simply not accurate. The only communication we received was a reminder that rent was due, along with notice of a $56 late fee if payment was not made on time, followed by the statement that after six days we would receive an infraction notice. At no point were we offered an extension, a payment arrangement, or any form of accommodation. Additionally, the unit owner never reached out to us directly to discuss any alternatives or support. During our tenancy, there were serious maintenance concerns that were not addressed in a timely or satisfactory manner. When our apartment experienced flooding and the air conditioning unit was deteriorating, Chris was nowhere to be found. The A/C installation was so poor that you could literally see daylight around the casing. The flooring, which is supposed to be white, appeared black due to the condition, and the state of the oven was unacceptable. We documented everything with photos and videos. My mother, who worked in property management for over 10 years, personally inspected the unit and identified multiple issues that should not exist in a properly maintained rental. There should never be mold present in a water filter--period. We were also told there was a separate heating unit, yet we were left without a functioning heat source while the apartment was extremely cold. This is not just an inconvenience--it is a violation of California housing standards. Under California Code of Regulations, Title 25, Section 34, rental units must be provided with heating facilities capable of maintaining a minimum temperature of 70°F in all habitable rooms, and those systems must be permanently installed and maintained in safe working condition. Portable heaters do not satisfy this legal requirement. We were further told that the overall condition of the property was "not their responsibility," yet our lease binds us to their management, and we were refused contact information for the unit owner when we asked to address these concerns directly. At this point, we are requesting that all communication be handled in writing via email so there is clear documentation. Phone calls are not acceptable. This ensures there is an accurate record of what is said and prevents any misrepresentation of conversations. I will be sharing documentation so others can understand what our experience actually was. This is not about "image" or "quality control," but about accountability and ensuring tenants are provided with safe, habitable living conditions as required by law.

I only received their automated email to complete an application or view the virtual tour for a property. IPM manages a rental home in my neighborhood that I recently went to view. This home is located in an area where homes are valued well into the millions. The property is in absolutely horrendous shape -- inside and out. The entire time the previous tenants lived in the home, the landscape was never maintained. There is no longer beautiful, lush grass, but rather very tall weeds. The trees are overgrown and shrubs infected with white fly. The inside of the property is in disrepair. There are rat traps, the house is filthy dirty because the management didn't (or won't) clean the house after the tenants moved out. There is, what appears to be, urine and feces on the floor. There are several broken items in the home that will likely not get fixed (kitchen island butcher block counter), wood floors are missing threshold and planks. I viewed this home before it was rented to the previous tenants and it was in great shape with a beautiful green lawn. I understand that this home is being leased "as is", but I see many health and safety concerns, as well as major fire hazards on the exterior. I'd be livid if this company were managing my investment property. I guess the homeowners are out of country owners, so they probably have no idea what their property or yard looks like now. In addition, I was told by a prospective tenant, that the future tenant will have to clean the property, make any repairs, rid the house of rats, and clean up the landscape...on their own dime! What happened to the security deposit from previous tenants that could have been used to clean the home, repair items, and tidy up the weeds, as well as trim the trees. IPM should be held accountable for their lack of property management. Many neighbors have tried to lodge complaints about the previous tenants and the tall weeds in the yard, but we never got a response from IPM. How unfortunate for the neighborhood that this house looks the way it does now. I sympathize with the neighboring homes.

It took 3 weeks correct on home warranty company, that asks me to pay deductible. Then in January, the Heater was not working for a month, we had a gas leak 3 times for a 10 day period, Gas company Tech was surprised the house did not go up in flames. Not worth the stress, and your life could be at risk. They only want your money. The backyard looks like a jungle, and they don't cover maintenance at all. I paid for it in the front the while time. On Avenida La Paz, Chino Hills.
