We told them right away and they got a guy to spray the apartment but it did not help. They told us they did not find roaches and I sent them pictures so they came to spray the apartment again. I got a allergic reaction to the sprayings and my entire face was swollen when I woke up one night. I told the management this and that this is not livable and they just keep on sending people here to spray the apartment. I asked if they could move us to any of their other building and they refused and said we had to buy ourselves out. We are now newly moved to LA and have to live under these circumstances because they wont let us move without "buying ourselves out". We need to keep the lamps on every night which gives us trouble with sleep because if its dark they come out in the living room area. We have spotted them every night and morning and now also during day time. The funny part is that the first lady I talked with said that is was not unusual here but Desire told me that she never heard about problems. This is really hard to believe as I have seen them in the apartment, in the laundry room and in the trash area. We also have one that is painted into the wall in the closet so they knew about the issue and did not tell us. I do not know what to do and are completely devastated. Our new start turns out to be our biggest nightmare.

Our apartment manager is always kind, responsive, and on top of everything. Any time we put in a maintenance request--even for something small--someone shows up within a few hours. No waiting days or following up multiple times like in other places! The property is also kept super clean and well-maintained. You can really tell the staff takes pride in the work they do. It makes a big difference knowing that the manager truly cares about the residents and their experience here. It's rare to find a place where things run this smoothly and professionally. Highly recommend living here if you're looking for peace of mind, quick maintenance, and a great team that actually listens and gets things done!

Not being from LA, I've moved from complex to complex. Of all the managers I've encountered, Tamica is the very down to earth, respectful, and helpful. 2) Located between the outskirts of ktown and the start of Mid-City, the apartment is in a prime location for your daily activities. Good Korean food is just a few blocks away. The 10 is also a convenient distance away. 3) The price is probably the best part of living here. I have a two bedroom two bath apartment for the same price as most singles around the area. The location may seem a little grungy but the neighbors are extremely friendly, and in my time staying here, completely safe. Cons: 1) The location outside of the apartment may look kind of sketch. I was skeptical at first because it was located on "Crenshaw". But the complex is not located in the heart of Mid-City and once you're through the gate, it's like you are in a different neighborhood. You can walk outside but be smart about it. Not the streets of Irvine. All in all, a great place to live. If you are looking for a bustling, loud, animated place to live, this is not the place for you. Predominantly occupied by families and working individuals, the apartment is peaceful and seldom reaches a concerning volume.

I especially loved the layout of my studio -- it made the space feel fun and thoughtfully designed. A huge part of what made my experience so positive was the community manager, Robin. From the very first day, she made me feel so welcome. We instantly connected over a shared love of French Bulldogs, and she mentioned another one living in the building -- that small, thoughtful moment honestly sealed the deal for me. Throughout my time there, Robin was consistently responsive, kind, and on top of everything. Whether it was helping resolve a call box issue or answering questions quickly over email, she made it clear she really cares about the residents and takes pride in her role. She's a big reason why I felt so at home. I also want to mention Ana (or Anna?), who helps keep the property looking beautiful. She brought such a warm, friendly energy to the building. Seeing her always made my day better -- she'd ask about my job, we'd chat regularly, and it felt like we were neighbors, not strangers. While I did have some concerns at the end of my lease regarding my security deposit -- I want to be clear that my experience living there was overwhelmingly positive, and Robin was always a bright spot throughout. I'll be addressing those other concerns separately, but they don't change the fact that the team on-site made a big difference during my time at Villa Francisca. If you're a kind and respectful tenant, I truly think you'll enjoy living here.

I lived at the Palms for 5 years and it had it's pros and cons, however it was the most enjoyable living experience I have had in an apartment. I will start with the kindness of the staff. From touring the apartments, maintenance, to answering questions and concerns, the staff have been very responsive and helpful, particularly Erika, Christian and Luis (I hope I have that right). The staff (office, maintenance and cleaning staff) would always greet me and say hello as I passed through the apartments and sometimes even pet my pup. The security guard (a black gentleman with locs) would always see me and check in with conversation (don't ask why I was up that late all the time lol). My interactions with the manager Gaquaiel were always very helpful and he would assist with concerns in a timely manner, super responsive and would joke here and there. He also was so patient and helpful during my move which did not go as planned AT ALL and was causing me a lot of stress. He really eased a lot of my anxiety and I can't thank him enough. Thank you again. The Palms is close to a park across the street with an outdoor skating rink. The apartments are close to the freeway which can be a pro and con but I found it super convenient (especially now not living close to the freeway, underrated convenience). The maintenance and cleaning staff really maintained the property well. I also feel like the inside of the apartments maintained noise pretty well. I rarely heard my neighbors. Now the cons, which I feel are typically apartment living so I don't hold this against the Palms but like laundry room drama (which stayed pretty clean by the staff), people sometimes not taking the recycling/trash downstairs or leaving open boxes in the recreation room, more people stuff than the apartment or management. The last con was the outside parking entrance. People at times disregard the sign that says "wrong way" and come out the entrance which can be dangerous at times because you can't really see coming from the street when you turn in. I know management continued to address this issue so it is not their fault people keep doing this. Overall, I really loved it here!! The nature in the apartment would provide nice views, the pool and gym were always maintained. I really have no true complaints about this place, if I wasn't trying to be closer to family I would have moved from my one bedroom to a two bedroom. I really appreciate the staff and management who made this a wonderful experience.

The first 3 months we got 8 packages stolen in the span of two weeks. It was diapers, baby formula -- all essential for my son. When we went to management with a list of packages and days/times, they refused to check the security footage. It didn't matter we had an hour window it was stolen for some. They told us to get a warrant. The theft slowed down but we're still over TWENTY BABY PACKAGES STOLEN year to date. We and others have made subsequent complaints where the package magically shows up immediately after in a new place. We receive a pic of it in the mailroom and it's now out front. Me and some friends in the building all notice this trend. I abhor this place and the people who run it. Me and a group of people are actively working with LAPD to subpoena this footage and determine who is working with the building to steal mail from families. Don't move here. I could go on about the maintenance guy that insisted my newborn son was "blind", telling my wife this over and over until she became visibly upset 1 week postpartum. Don't bother responding, Palms. We've spoke 1-1. I know who you are and so do your residents.
