I'll start with the only reason I left was to be closer to family. I am actually sad that I moved away and miss living here due to the convenience. I lived at the Palms for 5 years and it had it's pros and cons, however it was the most enjoyable living experience I have had in an apartment. I will start with the kindness of the staff. From touring the apartments, maintenance, to answering questions and concerns, the staff have been very responsive and helpful, particularly Erika, Christian and Luis (I hope I have that right). The staff (office, maintenance and cleaning staff) would always greet me and say hello as I passed through the apartments and sometimes even pet my pup. The security guard (a black gentleman with locs) would always see me and check in with conversation (don't ask why I was up that late all the time lol). My interactions with the manager Gaquaiel were always very helpful and he would assist with concerns in a timely manner, super responsive and would joke here and there. He also was so patient and helpful during my move which did not go as planned AT ALL and was causing me a lot of stress. He really eased a lot of my anxiety and I can't thank him enough. Thank you again. The Palms is close to a park across the street with an outdoor skating rink. The apartments are close to the freeway which can be a pro and con but I found it super convenient (especially now not living close to the freeway, underrated convenience). The maintenance and cleaning staff really maintained the property well. I also feel like the inside of the apartments maintained noise pretty well. I rarely heard my neighbors. Now the cons, which I feel are typically apartment living so I don't hold this against the Palms but like laundry room drama (which stayed pretty clean by the staff), people sometimes not taking the recycling/trash downstairs or leaving open boxes in the recreation room, more people stuff than the apartment or management. The last con was the outside parking entrance. People at times disregard the sign that says "wrong way" and come out the entrance which can be dangerous at times because you can't really see coming from the street when you turn in. I know management continued to address this issue so it is not their fault people keep doing this. Overall, I really loved it here!! The nature in the apartment would provide nice views, the pool and gym were always maintained. I really have no true complaints about this place, if I wasn't trying to be closer to family I would have moved from my one bedroom to a two bedroom. I lived there in the late 90s when it was still called Sawtelle Apartments. I used to be able to see my unit fr I-405 before they built up the fence for soundproofing. I couldn't open the door/windows to the patio bc the noise fr the freeway was 24/7 awfully noisy. I still thought I had the best unit next to the laundry room. I loved the super spacious wall-to-wall cabinets that they changed a bit. The lush greeneries were awesome and I had a great time with my friends playing in the nice swimming pool. The location was great bc it was near every place. read more

This complex is a security disaster. In 1.5 years of living there, my car was stolen from the gated parking lot TWICE. The second time, after the staff had assured me that "security measures would be increased." No such changes took place, and although I installed an anti theft device on my steering wheel, that was not enough. Gates are routinely broken and left open to the world. Anyone could waltz in at any time and case the joint. And that appears to be exactly what is happening. The building is compromised beyond belief. There has been severe package and mail theft as well, and who knows how many other vehicles have been stolen or broken into. They refuse to notify the other residents when these breaches occur. The staff is attentive and hard working, but they have not delivered on promises they made about improving security. This place is clearly a target, and it's professional criminals committing the crimes. They infiltrate the building easily to scope out targets, then come back in the dead of night and pick off whoever they want with little to no resistance. I seriously worry for the safety of future residents. My car has been stolen twice, but next time, it could be someone's apartment burglarized. Someone could get hurt or worse. If you value personal safety and security at all, do not even consider moving into the Palms. It is not a priority, and your property will be at serious risk. Or worse. read more

I've lived here for two years and there's lots of pros and some inevitable cons. PROS: -Incredible cleaning/maintenance team. All leaves and dirt are constantly swept. Pool area clean, as well as gym and rec room. Shout out to the hardworking cleaning ladies and gardeners. The complex shampoos all the hallway carpets once a year too. -Leasing office was a breeze to deal with when I moved. Such an easy process. Friendly and communicative. Once I requested new pool table sticks and the next week they got some...I was impressed. -If you put in a maintenance request, it'll be fulfilled either the same day or within a couple days...always. So nice. -The mailroom locker system is SO nice. Knowing your package is safe and locked away is a very nice feeling. -Literally the best location. -5 min walk to Starbucks...because that's all that really matters. CONS: -Loud streets surrounding entire complex (405 & Sawtelle) -Seems to mostly be decent tenants who live here. Cops have shown up several times (but I think for the same tenant). -Mar Vista park across the way, which for the most part is cool, but you get a lot of homeless roaming around. -Rude tenants leave their laundry in the washer for hours. So annoying. -Our mail has been stolen (someone got a hand on the USPS key which opens the mass mailbox). Happened twice. Locks have been changed. For the most part I've really enjoyed these two years. I'm comfortable. I also have nice neighbors though. Anywhere can be a living nightmare or complete heaven depending on who's on the other side of the wall.:) read more

I end up on hold for several minutes while the line tries to "transfer" me, only to end up in a voicemail box. To really show you how well they treat you, no one ever calls me back. If you don't intend on picking up or returning calls, why even have a line? Why not just hang up on me to begin with? read more

My family has lived at the Palms for almost nine years. We have loved it from the first day we moved in. We love all the amenities, they are really great and it's just a beautiful place to live. The property management team, led by Anastasia is just the best. She and the staff have taken care of any request I had promptly and professionally. I can truly say, this is the best property management team I've had in all my time renting. Prior to living here, it was not as easy to deal with property managers. Anastasia makes it so easy and I'm so glad she's back. Talking to any of the staff is like talking to a friend Our neighbors are great, there is a real sense of community here. I have been living here for about 9 months. I am now considering other options. Due to security issues . Despite, being a gated building complex, with video security camera,and physical security on site (over night only) . My car got broken into over the weekend, while parked at the gated garage. Items of high value were taken ! A garage , Where only residents with keys should have access to . After contacting AGPS Inc .(the security onsite ) I was informed , that no suspicious activity was noted during those dates . The person , I was in communication with ,also showed every intente to farther investigate and make report of it. By asking questions, taking my information and making themselves available to any future assistance . After making a quick assessment of what was taken. Which was over one thousand dollars in stolen items . I personally informed Erik Carl , (at the main office )about the break in and my immediate concerns in regards to what had been taken (Work laptop) . I asked if there was a protocol in place in regards of taking information or taking farther action. Unfortunately , our interaction was a very frustrating experience . He was of no assistance. I requested the video footage to be set to me. Which he denied, unless it was formally requested by the police. In which case , it would be sent to them directly . I was met with a clear lack of initiative and casual response by Erik Carl. Leading me to ask , how frequent the break in were occurring here. His response was, a vague and recurrent number. On top of all the inconvenience created by the situation, the absence of support and lack of leadership met by him . Added to the increase of my frustration and vulnerability at that moment. The only suggestion, made by Erik Carl was for me to make a policy report. He never left his chair to assess the situation. Did not ask any specific information, Never took responsibility for the security provided by the building. Never offered to make any phone call . Did not take any notes. Displayed no interest in solving the issue , repeatedly stating how he was alone in the office . Showed no intentions to farther investigate the situation . 8 hrs after , I reported the incident , no one from the administration called nor email me to follow up . Once the police report was made my interaction with the LA police was very helpful and informative. 24 hrs later, still no emails have been sent out to residents informing us to be extra caution . read more

We have been living here for over a year and we absolutely love it! Even though the amenities have been limited, the office staff and maintenance personnel have always gone above and beyond for all the tenants. They keep the property well cleaned and sanitized and their turnaround time is fast! They are all approachable people and wouldn't want to be anywhere else. read more

Erick, I appreciate your reply. And you are correct regarding not being charged a carpet fee. That was a typo. I meant the apartment cleaning fee. I'm just curious why we got charged for cleaning, painting, and defea ? Our dog never had fleas, did you find some? Or is that just a mandatory fee for pet owners? Next, the paint we ensure was left prestine, why did we get charged $205 for this? I ensured that we left after 18 months so we would not be charged for this. Finally, the apartment cleaning fee $110, is this mandatory or did we not clean good enough? Honestly, Erick, I'm most concerned with the $205 painting fee as I spent hours scanning the walls to ensure no scuffs were left. I just feel our deposit was not so much a security deposit but more of a required payment which makes no sense. To make this right I'd greatly appreciate at the least that paint deposit back as that would make us respect your buissness more. read more

My girlfriend and I were put through an extraordinary amount of negative experiences since the start of our lease, some of which have been building-wide and others specific to our unit. To begin, within 2 weeks of moving in on September 22nd, 2018 work began to repair the roof of our building. We would have been okay with this had we been notified that this was clearly going to affect our unit before we signed our lease. However we were very upset to learn, not from management but experience, that the construction workers were using our particular roof space as their main base of operations for the next 6 months of repairs. This meant that we dealt with loud and constant footsteps overhead from October 2018 through February 2019 starting as early as 7 AM and ending as late as 7 PM. This also entailed the majority of removed roofing being thrown from over our balcony and crashing into a giant waste container that remained directly under our apartment for the entirety of the roof repairs. We would also awaken to things being thrown from the ground level up to the roof and hitting our windows or being dragged along them as items were raised from below. After over 2 months of noise, I called and emailed the leasing office on 12/15 to ask if the workers could relocate their base to a different roof-space and was told that this was not possible. Again, prior to a note left on our door notifying us about the roof repairs shortly after moving in, we were never informed that any repairs were to occur when we signed our lease (let alone that they would so heavily affect our unit). The second major issue came as a direct result of the roof repairs. We first noticed containment zones on our floor less than a month after moving in and learned from newly displaced and very upset neighbors that asbestos had been stirred up in their apartments by the roof repairs. These tenants had nearly all of their possessions condemned and were forced to leave the building. At this point in October, we had not been informed of the asbestos issue from building management despite so many of our neighbors being forced to leave their apartments with all of their contaminated possessions left inside. These concerns were heightened when we realized that the removed roofing (which was possibly contaminated) was being thrown directly over our balcony while our windows and screen door had been open. When we expressed these concerns to the leasing office and asked if our apartment was safe we never received any confirmation that our specific apartment had been checked. Through the completion of the asbestos issue, some 6 months after we moved in, we watched as hundreds of contaminated items were stored in the unit next to us. Slowly each apartment on our floor was sterilized and re-leased, but next to no notification regarding the asbestos issue was followed up on by the leasing office. The third major issue occurred when we learned that despite all of these repairs, the building had been in violation of several fire codes the entire time we had been living there. This culminated in a number of frightening notifications being left on our door regarding the now imminent repairs that would involve blockading access to and from our apartment for 1-2 business days. From what we understood, the blockade was needed due to the potential asbestos contamination involved in the installation of wiring into the hallway ceiling for a fire exit sign right above our front door. Without more than a week's notice we were then blockaded from our own apartment for a full day. According to the documentation we received, apparently had these repairs not been made, the building would have been seized by the city. What really added insult to injury was the increase of our rent from $2250 to $2325 per month after all of this occurred, at which point we officially decided to leave the building. I posted a similar review on Google and received a reply from the new manager saying she wanted to make it right. After I called several times in response (received no reply), I emailed her this breakdown and asked for my 30 day notice to be waived and to receive my meager $500 deposit back so that we could part ways without legal involvement. She agreed to waive 2 weeks of the 30 day notice before charging us $415.50 for "routine" carpet replacement and cleaning. Between those charges and our final utilities they seized 100% of our deposit and charged an additional $96. This building and its management company are beyond incompetent and their audacity to ignore their past blunders is astounding. STAY AWAY AT ALL COSTS. PS: Nearly half of the units directly face the 405 that butts up against the building. And the other half of exterior facing units view one of the worst intersections in LA (Palms and Sawtelle) which has near daily accidents and has been under construction on and off for the last year. read more

Management is intolerable. We had a situation where we needed to perform a roommate swap due to the COVID-19 situation, and it took over ~3 weeks to complete the swap for a qualified, no-problem applicant. The replacement roommate provided several documents including application and income verification, but the management turnaround time and awareness of the situation was sluggish and reluctant, even telling us our emails were "causing confusion for their office". Our phone calls were often ignored, and when picked up, every agent told me they could only confirm information which Anastasia (the general manager) was on board with. Ironically, whenever I asked to talk to Anastasia, she was always "not at the office" or "on vacation". When it was finally time to complete the swap, one agent told me over the phone that I needed to be "in person" during the pandemic to sign the release paperwork at their office. Only later after I sent an email expressing my health concern did they offer an alternative method of signing. This experience taught me a critical lesson about being a tenant - no matter how nice the place is, I should remember it is a contract between a manager and client, and should be evaluated on how the manager and client resolve issues. Experiences differ on a case-by-case basis, but for this particular tenancy, the management caused me and my roommates frustration. Please take this into account when looking here. read more

We've lived here almost 3 years now, and it is by far the greatest complex/management company I have dealt with in terms of renting. They are always quick to reply, professional and sweet. The maintenance guys are quick, and always around. The actual grounds are like a little oasis in Los Angeles, our friends are always amazed when the come how clean and well kept the complex is. It is a pet friendly complex but people are very respectful and most the dogs are pretty quiet. We have an updated unit on the second floor and have little to no issues at all. The walls are thick and we literally never hear our next door neighbors, sometimes my dog will hear someone in the hall, but it's an apartment. We never had issues with hearing the people above us the first two years but our new upstairs neighbors stomp a bit more, again though, that is apartment living and it is bound to happen. Our patio is pretty much extra storage as we face the 405 and it keeps a nice layer of dust out there. Luckily the updated units have all new doors and windows that do a ridiculously amazing job of blocking the sound. In the rec room there are storage lockers to keep your packages safe. They deep clean the hall ways once a week, the grills nightly, pool and hottub every morning. The ground keepers are always around cleaning something, watering the plants, sweeping the parking lots, and doing misc duties that really take this complex define the term going above and beyond. read more

I lived here for 14 months and here is a list of my feelings 1. Being overcharged for a nasty old apartment with new flooring and cabinets to cover the shit (insects, walls and ceiling covered by mold,...) 2. Nobody cares about you in the management team and you should take care of yourself; security of your apartment, your mails, packages, and etc. 3. You have to have a full coverage insurance on your car since someone hits your car on a regular basis. 4. Forget about using the gym or pool. These were just created by the owner to increase the rent. Always out of service machines in the gym and messed up pool are reminding you this fact. 5. Worst thing about this place happens when you move out. They send you a bill for replacing the carpets instead of doing shampoo, replacement of the appliance you never used (dishwasher) since it was broken and they don't have any picture shows the broken part (but I have to pay $350 for a new dishwasher), overcharging you couple of hundreds for painting based on the contract even if you stayed a day less than 18 months, and minimum $140 for cleaning fee regardless how clean you left the apartment, and ... After your move out they'll do their best to charge you as much as they want and you have to pay if you don't want to mess up your credit with a collection account. (They're expert enough to make money in this way) This was the 6th apartment I leased ever and the worst by far. Hopefully it will be your best. Good luck read more

I have been living here for over 2 year. I have noticed a significant improvement in the overall communication with tenets . Besides the beautiful green areas around the building. I believe "The Palms Staff "is it's most important asset. Management and maintenance included , no exceptions. The grounds have always been kept clean. Along with the pool , gym and gamming area . Despite its frequent use, the BBQ area has always been kept impeccably clean . I really enjoy seeing flowers and fruit trees around the grounds on my way out the door. The landscaper is always mindful and considered of other around his working area. Which is a plus if you are highly allergic. Management is approachable , friendly, diligent and proactive. I can honestly say they are an excellent team . Maintenance are friendly, efficient and discreet . What a joyful staff ! I would love to see an update with accessibility and gate lock security. If you rely on a cane , walker or wheelchair .it can be challenging to stay independent around the building. Garage gate locks are often malfunctioning . With the increased number of car brake-ins in the area. I believe other minor security measures could be put in place to improve and maintain overnight security. I have personally recommended the Palms community to a few other families who now live in the building. The sense of security and community is like no other.. read more

These apartments are nice on the inside but poorly kept around the building and you will run into used condoms and trash in your hallway and stairs. The office is the worst to deal with and are not accommodating. When I moved out we agreed upon 30 day notice but then they called me on day 20 saying I was suppose to leave the previous day because they already had new tenants for the unit. So I paid for 30 days but was rushed out on day 20 and had to pay for movers since I was working. Then I was charged for cleaning when I clearly said I wouldn't have time to clean now that they're telling me to leave 10 days earlier than I was suppose to. I hounded the office about this and they said they wouldn't charge me for the 10 days. But they did. Then they tried pursing me for keys when we turned in the keys to the apartment the day after we moved out. read more

The Palms is a wonderful place to live ....especially if you like a homey feeling . It is natural and down to earth with a wonderful heated pool , excellent jacuzzi , BBQ;s , 24 hr gym , waterfalls , beautiful landscaping and even a forest walk....and you can do it all in your pajamas . The staff are incredibly friendly and easy to talk to about anything on your mind. Problems are usually handled in less than one day with no fuss or judgement . I am especially fond of Anastasia , Tracy , Goday , Oscar and our new maintenance manager David ....they all make living here a dream home . read more

I have lived here for almost 3 years. The complex looks beautiful and new but its a bit of a fake out. The amenities and maintenance staff are great. Always friendly, professional and prompt. However the hours you can access the amenities are inconvenient. Laundry room/trash chutes and gym are open from 9am-10pm. That means you can't work out in the morning before work or take out your trash off hours. Some residents resort to leaving their stinky trash outside the laundry room b/c of this. Clearly you need to have a job to be able to afford living here yet the amenity hours don't accommodate us working folk. It's ridiculous. They should just be more lenient on the hours to when its convenient for the residents. Not for them. Also Nicole in the management office is awful. She's rude, cold and dismissive when you make maintenance requests or even just as you're turning your rent in ON TIME. Lastly, but most importantly, the plumbing is old and the water comes out brown every time you turn on the water after an extended period of time. I live on the 2nd floor (out of 3) and my ceiling leaks when it rains- not to mention the loud rain pipes right by my bedroom window that sounds like pouring rocks on metal every time it rains. I've reported all these issues to maintenance but they have yet to fix it. They've raised my rent 3 times already since I've moved in so I'm probably not going to live here much longer at this price with so many inconvenient issues. read more

I've been a tenant at Casa de Vida since August and while it looks like a safe and secured building, it is clearly not. My car's been broken into once in October when I parked inside the complex (not even street parking) and my stuff shipped from online retailers have been stolen twice when carriers leave them at the lobby in the mailbox area. When I came in and asked about lost packages, management would automatically blame the carriers and never took any responsibilities for it. I just hope they would develop some sort of safe and secure living environment for all tenants but nah, after they get you signed the lease, you're nothing to them anymore. I'm very frustrated about lost packages and so are my neighbors around the buildings. Please put all packages in the office and when people come pick them up, check their ID and apt # so that this won't happen. I wouldn't mind a little hassle picking them up in the office. It is much better than losing them all and yes, I purchased expensive stuff so it is very frustrating losing $$$ and time. This never happened at any other places I've rented. read more

The Palms is a great and affordable place to live. I'm giving this review a 5 star primarily because of Brittany Acosta. From the moment we toured this apartment, she greeted us with a smile and was extremely knowledgeable about everything the complex had to offer. Whenever we have a maintenance issue with our place, Brittany instantly takes control to quickly resolve the problem. She always takes the time to listen to your concerns and gladly helps with whatever you need. She recently came back from maternity leave and during her absence there was a noticeable decrease in service throughout the complex. She is the core foundation to this complex and I don't think it would be as successful without her. Keep up the great work, you go Glen Coco! read more

After many years living at Casa de Vida I can finally say that we have a Manager with the capital M. Erick, the new manager, and his team has proven over the time to have an open line of communication with his tenants and any problem appropriately presented were solved in a reasonable time. I can tell that the improvement this complex had as far as maintenance, landscaping and, especially customer service, made the experience here so much better it was in the past with the previous managers. Of course the complex is big and it need constant maintenance but especially it needs of tenants that are respectful with each other and simply present the problem to the management. They'll do their best to address it and i can tell that, when possible, things are fixed the same day. Thanks to Erick and his team and keep up the good work! read more

I lived here for 16 months and it give me lots of memory since its my first home in Los Angeles. here are some pros and cons of this apartment pros: 1. The staff are nice and helpful for the tenant. 2. I got a 2b2b at price $1345 for each month each room. Consider other community apartments in this area that has security, pool, gym, front office. it is a considerably good price. 3. The home is newly renovated and I think the room its very big. 4. next to the big route that provide convenient traffic cons: 1. they don't have the washer and dryer in the room and sometimes on the weekend the public washer room are too busy. 2. they don't have central AC in each room and in the summer its just too hot for couples weeks that I have to open the door and use a fan to blow the cool air from kitchen to my room ,still felt a little hot. 3.my home is on the first floor close to the garbage room so it sometimes it appears a cockroach in our home, but my roommate found some's are actually came out from base of toilet. 4.After moving out , there are about $200 dollar painting fee if you living shorter than 18 months in the contract.But we checked out our walls are extremely clean like new so I think its a little bit expensive. 5. There are couple times the renovated noise coming from upper floor wake me up at 11:00 am at weekends that noise are too big to fall asleep and I hope those work will only go on on weekdays. read more

This is our first apartment in LA and we really like it! As long as we are international students and had no records at all, Anastasia did a great job to let us live here. Thank you so much :) Now a little bit about our experience here: -our apt face Sawtelle so sometimes it is nosy a bit but mostly time it is okay -we live here since december 2013 and did not have any bad experience (as you can read at previous reviews) -we really like that we have pool, gym, sauna and jacuzzi (I might suggest to add dumbbells to the gym equipment) -all the staff of Casa De Vida is helpful -the residents here are friendly -the location is great: it is close to Venice, Santa Monica and Culver city - so you have a variety things to do P.S. I've been hoping my grievances with management would be sorted without me having to write a review but ultimately I just want to advise people from staying away from this complex. Although the management does respond to complaints with action, they ultimately cannot fix what is a rundown complex with bad piping and nice units that cover up the deterioration. 1. Flooding damages: Our ceiling has cracked twice with water pouring into our unit from above. Although we had told management that a yellowed crack remained from the first time we got flooded, nobody came to fix it. The second time it happened, management told me this was just a hazard of living on the first floor, and you are subject to the actions of your upstairs neighbors clogging their sink. No, that just means shitty piping. 2. Overflowing sink and shower: we were unable to use our sink for a period of four days as water came out the drain and spilled out onto our kitchen floor. 3. Rat: my roommates heard a scratching sound in their bedroom from what sounded like a rodent. Management sent an exterminator and informed us that nothing was found and they left a T. rex trap in the bedroom. Two months later a huge rat scratched a hole into the back of the closet and climbed into the room, got caught into the rat trap and squealed alive for two hours as we frantically tried to get ahold of management. It was still alive when maintenance came to get it. Management covered up the hole but we have since heard scratching again. We were told that they inspected the area and found nothing, and we were asked what we would like to do about it. As tenants we are not responsible with coming up with the solutions for rats being in our apartment. 4. Dog barking: our next door neighbors leave their dog at home on the weekends, leaving it to bark without interruption for hours. Twice I called management on these days, who informed me they told the owners. After these phone calls the dog continued to bark. The third time I emailed, I got a response that management had been by the apt and "the dog was indeed barking" and so they would give the tenants a noise complaint. They redid , gym, and fixed pool table ( looks great!), however still no decent chairs or tables to sit at. All still garbage basically. If you want to live here know if you work 9-6 you will only be able to get your packages on the weekend. I drove out here twice to view apartments. Called in at least a dozen times. No one will reply or open the gate. The leasing office is inaccessible to non-residents, making it impossible to speak to someone face to face. I give up. Good luck renting apartments like this. Smh. read more

When you want to lease it, they asked for ridiculous bank statement. You need to show that you have the bank balance of 1 YEAR of rent!! If I have that money I won't be renting an apartment anymore, geez. Most apartment only asked for 2-3 months of rental balance in your bank account. Anyway, my roommates and I manage to get that amount of money and we stayed there. Their rent is pretty low but be careful, its excluding water and trash. We didn't realize it because it was not mentioned to us, although it was listed on the contract in super small fonts. And it also doesn't include fridge so you need to either buy or rent your own fridge. Their laundry card charges $0.25 each time you top-up your card (other apartments won't). Then when you want to move out, they will give you a hard time. First, if someone wants to replace you, they need your roommate to also move out of the apartment first because they want to clean the place (what?!!). Then, after your lease ends, you can only remove your name from the lease, IF your former roommate can provide proof of another 1 YEAR rent in his/her bank balance without your help! You can't just freely take your name out from the lease even after your contract ends if you roommate wants to continue living there. Nicole is a bitch. She doesn't give a damn about the tenants, she is so cold and rude. NEVER STAY AT THIS APARTMENT!! The place is pretty good but the MANAGEMENT SUCKS!! read more

I'm writing this review as a neighbor of these apartments. A number of tenants in this complex have parties at night, many times starting at 1-2am onwards. The management are very unhelpful and don't appear to have a problem with the police being called on a regular basis to their complex at night. My recommendation would be to stay clear from these apartments unless you are happy living in a place with noisy and rude neighbors, and a management team who are unwilling to help resolve issues. read more

THIS IS THE WORST APARTMENT IN LOS ANGELES I'VE EVER LIVED IN. I've never reviewed anything on Yelp. This is my first review because I've never experienced anything more terrible in my life. The 405 is extremely loud especially if you live on the 3rd floor. The complex is not secured, both my roommate and I lost a bunch of packages while living here. And there were a lot of car break-ins too. The management is completely ridiculous. Our lease ended on 7/31 and we were deducted an insane amount from our deposit. First, we were charged $100 for not returning the parking sticker, which you can't even reuse in the first place. Second, we were charged for one day's extra rent even though we moved out before the end of our lease. They charged around $200 for carpet and cleaning fees, which is fine and expected. But they charged us over $500 to paint the apartment!!! They claimed that if you stay under 18 months you will be charged the paint fee. We were not aware of this rule at all!!!! Also, $500 is extremely steep just to paint an apartment in Los Angeles. I told them I could hire someone to paint the place up to their specification for way cheaper and I was told there's nothing they can do. Casa de vida deducted almost $1000 from our deposit. They are literally thieves. read more

I have lived here a few months now and am very happy. I was a little discouraged by living so close to the 405, but now it kinda sounds like the ocean haha! The girls on the office are so nice and helpful, and the pool and workout room make me very happy! It's quite social as well. It is a happy welcoming environment. read more

People: be smart and filter the fake 5-stars review here. We all know companies pay to have "good reviews" in this website. Let me tell you my experience, then you decide. I wanted to rent a 1br apt for $2000 a month. The apartment itself is decent, but still way overpriced. Just so you know you are EXACTLY next to the 405. Also, the building is ANCIENT. The elevators must be from the 1800's. The hallways had doors to go in between sections so anyone can hide there and do who knows what (not secured). Lets talk a bit about the leasing agents. Peggy was really nice, while Barbara believes she's the top assistant manager in the world. Too much attitude from her. Also when I was filling out my application she was doing who knows what. Zero skills. To add to all these, they didnt approve my application because their "system" was denying it. They call my last 2 landlords (4 years of rental history) and couldn't find anything. No matter how much paper I presented ( showed funds with 1+ years of rent in my bank acct) still wouldn't approve my application. Needles to say they took a week to figure this all out and I had to pay for hotels. I applied somewhere else and my application was approved in less than a day so I said "ADIOS Casa de Vida"!!! Save your time and effort. Go somewhere else. TONS of MUCH MUCH better options in the west side of LA. read more

I lived here many years, until 2014. My only complaints have to do with noisy parties in the rec room, where people don't close the doors and windows, like they should. I've had little interaction with the front office in recent years, but our dealings have always been professional and courteous. The complex itself, moreover, is pleasant with attractive grounds and very good amenities. (Recently remodeled gym and rec room, for example.) Building staff has dealt with every maintenance problem I've had in the last several years promptly. (Earlier regimes were not as good. And, to be fair, staff has to deal with aging infrastructure.) As for the apartments themselves, they're good for the price, and new rentals are thoroughly remodeled. Overall, I'd recommend it to people looking for a well-kept, large complex in a good location on the Westside. read more

This is a Five star post for the front desk employees. Jessica and her staff are very proactive in any problems that can come about while residing in the building. They are always happy to see you and willing to drop what they are doing to assist you with anything you need. I have only seen them go above and beyond for the tenants here at the newly named Palms.
