    Great place! Great location! Enjoy the peace and quiet. Everyone is so nice. The place is well maintained and Managers are wonderful.

I'm moving back to LA after 15 years and the scene in downtown Santa Monica has changed. Brad, was determined to give me a fabulous experience of what life would be like if I chose The Park SM as my new home. The roof top park is their biggest selling point and their gym will make you want to cancel any membership you currently have, its gorgeous. Some of their units are a little dark as the building is surrounded by other properties, however, Brad did his best to show outward facing units as this was a concern for me. Paper-thin walls, shoddy construction -- and at one point, a piece of the guest bathroom ceiling fell on my head. I sent photos to management and urged them to inspect all units, but they didn't care. Luckily I only got minor scratches, but this could have seriously hurt someone else. Once the amenities hype fades, you realize you're just paying a premium for a basic apartment. The rooftop gym was a big selling point for me, but it's constantly taken over by fitness classes for non-residents. When your main "perk" is inaccessible half the time, it really adds to the frustration. The worst part? The staff and management. Event coordinators are unprofessional, handymen gossip about residents' apartments, and management shows zero care. The turnover here is massive, and I now understand why. My advice: look elsewhere. This so-called high-end building is paper-thin, poorly managed, and not worth the price. I moved to 1221 Ocean, and I've been here happily for 2 years. Do yourself a favor and choose a well-managed, established property -- not this joke of a building.

    When we first toured this place, we were moving because of mold in our last apartment. we directly…read moreasked the leasing Manager Lucas if there was any issues with mold currently. he said, "nothing like that here". and it was a lie. not only did he lie to us, but he pressured us into signing the lease with a few hundred dollars as a security deposit for this special. when we signed the lease, there was constantly issues from the minute we received the keys. first thing I noticed was that scaffolding was started on half of the building, and over 6 apartments were under construction. a nice enough neighbor told me what was going on that they said that she's been dealing with a leak for 3 years, and had to get a lawyer to get the management company to fix it. with over the 4 or 5 neighbors I talked with, even they stated that their apartment was being worked on, and had to use other apartments in the building more many reasons. and when we told green tree property management about being lied to, we asked to leave and to be refunded fairly since we were bullied into paying a full months rent when signing the lease, even though we signed a lease on the 22nd of October, they made us pay $4050 to get the keys. now we are trying to get a fair refund and asking for them to pay for our move because of how bad the issues were in the building from the first day we moved in. They initially our request to leave, however they are charging us $950 for more lies and inaccurate Information. we didn't even go through a walk out inspection and frankly didn't even fill out a move in inspection form. obviously there were issues that I uncovered from the first few days living there, like how the drain in the bathroom tub didn't hold, so you were only relegated to showers only. funny how they didn't even mention it on the walk out inspection form, but repainting fees that range in over $600 when we didn't have one scratch on the walls or anything hung on the walls during our 21 day stay just shows you how horrible these people are. they will even use the same lines to you, they were probably trained to say," we're not slumlords here". but in fact, the countless instances that I experienced in only 3 weeks living there was an absolute nightmare. This individual darts in and out of the building carelessly: he almost hit me and my dog. I do not want him fired, just reminded to be aware, and more careful driving down the alley.     Have lived here for 1.5 years and cannot wait to get out. Management is negligent and does not do…read morethe even the bare minimum to ensure tenant safety. I've rented in NYC and many other cities-- the management here is the most egregiously neglectful that I have ever seen. External entry points are not secure, there is no on site maintenance, and they are violating state laws by not having a resident manager on site. They do not care. At first it seemed fine, and the original leasing agents were quite helpful. But in 18 months, they've cycled through 4 sets of staff, each less helpful than the last. The back door was broken into. Several residents notified the building, but no security was added and the door was not fixed for almost a week (allowing anyone to enter odd the street). Fire alarms will go off for days and nobody comes to fix them. Bikes are constantly stolen; cars broken into. Maintenance requests are deleted from the system but not resolved. If you hound them every few hours, they might get a vendor to come out (with a 4 hr arrival window), but they also might not, or the vendor might not show up, and then you're back to square 1 housing them again. Many units have had flooding and mold issues. EDITING to address response below: during the issues noted with the broken exterior door and fire alarms, I contacted the office as well as the emergency number. The office did not respond (outside business hours). Someone does pick up the emergency line but they offer to "note it for management". I said that it was urgent and asked if there was anyone on site to help immediately. They said they are not on site and cannot help, and they did not have a number for someone who could. So while Moss claims there is someone on site, residents do not have access to whomever this mystery person is, and this person is not on site to help during urgent situations. We are left to deal with unsafe and uninhabitable conditions for days, sometimes weeks.

Issues are handled more efficiently, and the property feels better maintained across the board. I also want to highlight Chevy on the leasing team, she's always very nice, welcoming, and helpful.     I want to formally register an incident that just happened again in my apartment. I have been…read moreliving here for five years, and multiple times I have experienced leaks, whether from the bathroom sink, toilet, or kitchen sink, that have flooded the entire apartment. This has also happened to other residents I know. It feels like the expectation is that instead of calling a plumber right away, we are supposed to let the water continue flooding so that we can take pictures as proof. But in the middle of an emergency, no one is thinking about documenting the damage first. Our natural instinct is to stop the water from spreading and prevent further disaster. Today, my bathroom flooded again. Even though I managed to clean it up, there was clearly water throughout the space. Just because the water is no longer visible does not mean there is not a problem. If these situations continue to be dismissed, the issue will only get worse over time. The response I received, "If I don't see it, as far as I am concerned everything is fine, and there is nothing I can do," was not from the maintenance request team. The maintenance staff on site have always been professional and helpful. That comment came from a man wearing a Douglas Emmett navy blue shirt, who was introduced to me as a supervisor of the maintenance team. I do not believe this was the most professional way to handle the situation. I understand that you would like to see evidence and pictures, but at the same time, I am telling you it is happening. Would it not make sense to act now and prevent a bigger issue in the future? That is fine, I do not have a problem documenting it. Each time it happens, I will continue to register it so I have it for my records. It is unfortunate that I did not document the previous incidents, but I should be able to go back through the history of maintenance requests to show those occurrences as well. I will be looking into that today and starting to compile everything. I strongly request that you send a plumber to properly inspect and fix the underlying problem. It is clear that there is an ongoing issue, and it needs to be addressed rather than waiting for another major flood.
