I want to formally register an incident that just happened again in my apartment. I have been living here for five years, and multiple times I have experienced leaks, whether from the bathroom sink, toilet, or kitchen sink, that have flooded the entire apartment. This has also happened to other residents I know. It feels like the expectation is that instead of calling a plumber right away, we are supposed to let the water continue flooding so that we can take pictures as proof. But in the middle of an emergency, no one is thinking about documenting the damage first. Our natural instinct is to stop the water from spreading and prevent further disaster. Today, my bathroom flooded again. Even though I managed to clean it up, there was clearly water throughout the space. Just because the water is no longer visible does not mean there is not a problem. If these situations continue to be dismissed, the issue will only get worse over time. The response I received, "If I don't see it, as far as I am concerned everything is fine, and there is nothing I can do," was not from the maintenance request team. The maintenance staff on site have always been professional and helpful. That comment came from a man wearing a Douglas Emmett navy blue shirt, who was introduced to me as a supervisor of the maintenance team. I do not believe this was the most professional way to handle the situation. I understand that you would like to see evidence and pictures, but at the same time, I am telling you it is happening. Would it not make sense to act now and prevent a bigger issue in the future? That is fine, I do not have a problem documenting it. Each time it happens, I will continue to register it so I have it for my records. It is unfortunate that I did not document the previous incidents, but I should be able to go back through the history of maintenance requests to show those occurrences as well. I will be looking into that today and starting to compile everything. I strongly request that you send a plumber to properly inspect and fix the underlying problem. It is clear that there is an ongoing issue, and it needs to be addressed rather than waiting for another major flood. read more

I've lived here for six years, and I want to give credit where it's due. Since Javier stepped in as head of maintenance, the overall quality and upkeep of the building has noticeably improved. Issues are handled more efficiently, and the property feels better maintained across the board. I also want to highlight Chevy on the leasing team, she's always very nice, welcoming, and helpful. Prospective renters, please read: safety & service concerns I rent at Pacific Plaza. In my experience, the building has gone from promising to unsafe and poorly managed since the new team took over. I'm sharing this so new renters know what they may be walking into. Why I don't feel safe or supported * Package theft, no meaningful help. A non-tenant entered the building and took packages from outside my door. UPS shows "delivered," my insurer won't cover items left outside the unit, and the police can't do much. Management's response was essentially, "read the lease." No empathy, no camera review offered, no incident follow-up, and no goodwill credit. * Elevator outage left unfixed for days. An elevator went down before a weekend and stayed down for multiple days because no one addressed it while the office was closed. The building was effectively left without on-site management, which created access issues for tenants, guests, and deliveries. * No weekend coverage--even in emergencies. During a long weekend, a tripped breaker left my unit without power for three days. Calls went unanswered. "24/7 presence" doesn't help if no one is actually available. * Security is inconsistent. Front desk coverage is spotty; tailgating is common. Camera coverage is minimal (mostly the garage), so hallway incidents aren't captured or reviewed. Quality and upkeep keep slipping * Cleanliness: Hall carpets used to be vacuumed weekly; now they sit visibly dirty. * Amenities: Gym restrooms are frequently out of soap and paper towels--most weeks lately. Straightforward fixes the building should implement 1. Lobby door intercom/buzzer and elevator car calling system so staff--not tenants--handle deliveries and visitors. 2. Enforce guest access protocols: no piggybacking; security calls the unit and sends guests only to the correct floor. 3. True 24/7 coverage with scheduled, covered breaks--especially on weekends and holidays. 4. Expand cameras to hallways/common areas and review footage when incidents are reported. 5. Real package-room workflow: security receives and logs parcels; carriers without access shouldn't be leaving boxes in corridors. Bottom line: Based on my experience, I'm concerned and uncomfortable renting here. PATHOGENS TESTED POSITIVE by COURT USED ENVIRONMENTAL TESTING LAB. Pathogens including mites were in my unit and even though I sent them all these pics and drone footage of the rooftop at Pacific Plaza Apartments, the "new manager" Lisa Allen ignored me. I paid $5000 to a licensed testing lab to test for these pathogens and the results came back POSITIVE.. The company that owns this building is called Barrington.. Look up Lexis Nexus and general google searches for Pacific Plaza Santa Monica and mould, fungus pathogens reports and you will see several law suits against this company and specifically this building for INHABITABILITY ISSUES... They continue this ABUSE because most people cannot afford $5000 to get this level of testing performed.. I have a legal suit coming their way and will not be surprised if OTHER residents discover the horrendous PATHOGENS in their apartments. I assume a CLASS ACTION may be on its way ! I have been here since 2014 & have to say that the current staff (April 2023) has been the best team thus far! Thanks to SO much to Linda, Travis, Erik & Molly at the office, all the maintenance, valet & security staff for making this place a wonderful home environment. The building's current condition is truly the best I've ever seen it. The majority of the tenants are kind & courteous. Bonus - its a dog friendly residence. There are even community gatherings organized by the residents. Security & car valets are 24/7 ~ Laundry machines & small letter mailboxes are located on the car valet floor / Larger packages go to a dedicated mail room / Small gym is on the main floor / Office rooms are available for rent You cannot beat the location, being close to the beach, restos, shopping and transit. Since Linda Alvarez went on maternity leave, everything at Pacific Plaza has become disorganized. I cannot wait for her return to get these issues resolved. Douglas Emmett, the building owner, assigned an interim manager, James Lopez, who unfortunately lacks the experience to manage the property effectively. I have been a tenant of Douglas Emmett since 2019--first at Barrington Plaza, and since December 2023, at Pacific Plaza. From day one, I have consistently paid my rent before the first of each month. For March, I submitted my rent online as usual. Believing the payment had not gone through, I submitted it again. When I realized both transactions were processed, I called James Lopez to request a refund for the duplicate payment. He told me to contact my bank, so I did. Unfortunately, Chase mistakenly refunded both transactions. When I discovered the error, I contacted the bank to repay one of the amounts, but they informed me they couldn't reverse it and advised me to issue a check. When I called James Lopez to explain and informed him I was bringing a check, he threatened to charge a late fee unless it was delivered immediately. I brought the check and expressed my disappointment with how I was being treated after years of timely payments. In April, when I tried to pay online, I received an error message. I was told I couldn't use the online system anymore due to two "Non-Sufficient Funds" (NSF) transactions. I asked for proof, then provided a bank statement clearly showing I had sufficient funds for both transactions. James later apologized via email and said he would remove the two $25 NSF fees. Yet, on April 30, 2025, when I tried to pay online again, I was still blocked and asked to bring a check. It's simply unbelievable. read more

I lived in this building for 6 years and it was a great experience overall. The maintenance team especially has always been so accommodating and thorough. They are always on site to fix or replace anything that you need. Kevin helped me with some of my maintenance requests recently and he is so nice and did a great job of explaining exactly what I need and how it can be replaced. I have been a resident for 14 years and I would never thought that I would be here typing a positive review for this community but I must say Linda Alvarez has made A BIG DIFFERENCE to my life style. Over the years I have seen many managers come and go, and they were terrible . With new management on site, I am now very happy with my apartment. Since Linda Alvarez came on board about 2 years ago, my living experience has drastically improved, she has been so helpful from Covid assistance programs to the recent upgrades in my apartment. We had a major pipe leak and she did everything she could to minimize the inconvenience and made sure I was taken care of as I was post surgery. Not only did she bring the apartment back to its original state but she help me made it handicap accessible which has made my life so much easier . The maintenance team has gotten a lot better as well and the work order gets competed in a timely manner. I have a fabulous view and rent control is great, which is why I'm still here . I have been living in Pacific Plaza for the last two years in the top 16th floor and I absolutely love this place. It is in a great historic location with epic views of the ocean and the Santa Monica pier. Our building manager Linda is awesome and she has been supporting our residential community a lot ever since she has been managing our building. She has been extremely helpful and friendly and takes swift actions with resolving any building related issues that I may bring up and continuously gets feedback from the residents to improve the living experience in our building. She also fully supports our residential community gatherings that we have in our lobby to bring all our residents together and socialize to have a sense of community where we live as neighbors. We have a great welcoming residential community here for anyone new moving to our building and I highly recommend Pacific Plaza as your new home :) read more

I keep falling in love with Pacific Plaza more and more. This apartment complex has the best view. Sunsets and sunrises are simply amazing. I can hear the ocean from my window. Absolutely Terrible! Avoid Pacific Plaza at all costs! This place is a disaster from top to bottom. The building is old and falling apart, but management still has the nerve to charge sky-high rent. The elevators break down constantly, the hallways always smell, and the noise levels are unbearable. If you're looking for sleep, forget about it--thin walls mean you hear everything from loud neighbors to street noise. Maintenance is practically non-existent; it takes forever for them to respond to requests, and when they finally do, the job is half-done. Management is rude, unresponsive, and clearly only cares about collecting rent checks, not the tenants' well-being. For what they charge, you could find way better in the area. I've been at Pacific Plaza for 6 years now and I have to say, things are much better now than a few years ago as far as management of the building goes. Travis and Linda are very professional and handle all the tenant requests so well! Sorry to see Molly go - she was really good as well. There are 248 units so they are busy but still manage to take care of what needs to get done in a timely manner. The biggest perk: you can't beat the location. So much right outside the door. The laundry room and the gym need to be updated - that would be my only critique. They did put new washers and dryers in there a few years ago but they just don't feel clean - probably because so many people use them. read more

Pacific Plaza Towers was my least favorite address to date. Another kind of person might have loved living here. I did not. You see, I am a green-eyed girl from the wrong side of the tracks who loves American muscle cars and listens to ACDC. My last apartment: A one bedroom corner unit on the top floor of Pacific Plaza Towers in Santa Monica. The amenities sound great on the surface. Ocean view. Valet parking. Gym. Walking distance to restaurants and more. Prestigious. Prestigious? There friends. That word defines it. In my opinion, 'home' and 'prestigious' do not belong in the same sentence. Valet parking sounds cool. Call downstairs for your car, wait in line and shoot the breeze with your neighbor Bob for an hour. Parking? (2 stars) Only an hour later, make a right turn out of your driveway, hit traffic and park. The problem with living smack against the ocean is that here is no where to go but away from it. Traffic? (1 star) Two hours later, you are finally one mile away at the Santa Monica grocery store. Where the pickings are not good. Get in line behind one thousand flirty former-frat boys, with one package of sushi in hand each. Yes, they are all going to pay with a check. Neighborhood markets? (1 star) Three hours later, you are back at home with your lady products. *blows that wispy piece of hair out of my eyes* Take advantage of the restaurants within walking distance. The Ivy makes a delightful salad! (they really do) Sushi Roku is just downstairs! Be cautious friends. Leave your favorite Gucci bag at home girls. Thousands of the city's homeless population share your oceanfront view. Good taste guys! (2 stars) The laundry here operates on a unique card system that has to be loaded at a complicated machine. You only need a Masters in Science to master the Laundromat at Pacific Plaza. You could probably figure it out. I also have a tough time with Ikea furniture. Laundry? (2 stars) Your neighbors will say things like: "Isn't it great to live on the 'best side'?" You might feel like you belong, fit in, or have arrived. Being prestigious? (1 star) John, this was really all your fault. Why I moved here in the first place, bought a German sports car etc. is all John's fault. On my first grown up date, John asked me "What does your father do?" I told him the truth. -That I was raised in a home for abused girls. "Oh." (he looks disappointed) He asked me what my dream car was. (John drives a Porsche) I told him with pride "A 1969 Chevy Nova! Black and chrome! (he looked even more disappointed) "That is SO white trash." Says John. (now I am the one who looks disappointed.) I moved from Silverlake to Santa Monica and won the oohs and ahs of my friends for acquiring the status symbol of an oceanfront Santa Monica address. (welcome to Los Angeles) I could not have been more miserable. I missed the food, the culture, the soul, the art, the panaderias and the safety of living on the east side of town. SO much! Darn binding leases! Darn you John! Now. I have a beautiful two bedroom house for the same price. A charming green mountain view instead of an ocean view. A huge fruit garden instead of a valet. A washer and dryer instead of a complicated laundromat. A consequence of my move to the east side is that I write a LOT of five star reviews! And when I want to go to the market, I walk out to my driveway and drive along beautiful tree-lined streets adorned with gas lamp lights. With no traffic in sight. I love the east side. I couldn't be happier here.:-) But then again, I am a green-eyed girl from the wrong side of the tracks who loves American muscle cars and listens to ACDC! In the middle of everything, I've not had a car for 18 months, Uber is easy and lots of places to shop & eat within walking distance, bike paths everywhere. 2. Secure - noone is getting in the building uninvited. Never a concern even with the recent protests/looting, Pacific Plaza was safe and untouched. 3. Great staff - Leon, Aisia & Co... ask for help, you get help. Need anything fixed, it gets fixed. 4. Gym and Laundry facilities are good. Only criticism is no pool, legit first world problem... but you are across the road from the ocean!! If anyone is looking to move into Downtown Santa Monica this is a solid choice assuming you can actually find an apartment, they are snatched up pretty quick. read more

I have been living in this building for 7 years and lately its the worst I've ever seen it! There have been 9 different office managers since I moved in and even more assistants and office staff. The only 2 elevators we have for 288 apartments and over 500 residents are ALWAYS breaking down and instead of actually replacing them, Douglas-Emmett corporate who owns and/or manages this building has them "repaired". Its a joke. This has been an issue since I've lived here and longer. Our building's roof caught fire on 4/24/19 - it was a 2-alarm fire yet residents have said floor alarms did not go off nor did the fire dept clear each floor or try to evacuate residents. We were having major issues with both elevators right before the fire, so much so that the floor in one elevator was uneven when it opened causing one woman to be hospitalized with a broken neck when she fell. There are MANY other serious concerns and issues happening in our building right now such as MOLD / OLD PIPES BURSTING AND FLOODING APARTMENTS / COCKROACHES / HOMELESS AND TRANSIENTS ENTERING OUR BUILDING BECAUSE OF LACK OF SECURITY / NO SECURITY CAMERAS IN COMMON AREAS AND IN RECENT MONTHS SOME RESIDENTS HAVE REPORTED BED BUGS....so if you're considering moving in and want the truth from residents please email me at residentsofpacificplaza@gmail.com. Pacific Plaza gets 2 stars only because of the location and the amazing view. Pros: Location, amazing ocean views. Many venues are walkable. Cons: 1. Dirty - There are roaches everywhere. I don't leave food out and take out my trash regularly. Regardless, I will often find roach droppings in the cabinets. Additionally, as the windows don't have screens and they will not allow you to put them up, expect flies and gnats and the occasional bird when you want ventilation and open the windows. 2. Management - There have been 4 different changes in management in the last year and a half, each progressively worse than the prior. The current management is so incredibly rude and unhelpful. My friend went to inquire about a water problem earlier this week. The new building manager, an African American woman, would not even look up from her filing to acknowledge my friend. She kept saying that the water would be fixed in an hour. Every hour when my friend went to go back the same thing. "Check back in an hour" until the woman left for the day and there was noone to check in with. We recently saw an older lady who has lived in this building for over a decade have a problem with her rent being late one month due to an error. The management was screaming at her and embarrassing her in front of everyone threatening with an eviction. 3. Noise - this is dependent on where you are located. In all fairness this is Santa Monica so it is a popular place for people to go out. The downside is that the windows are single-pane and very poor quality so you hear all of the noise from the people and vehicular traffic. There is at least one drunk, crying girl leaving Makai at 2am every Saturday night. Also there are the 7am wake-ups (even on weekends) from the sanitation companies emptying the dumpsters behind the complex. 4. Maintenance - probably the BIGGEST problem. Expect to be without water at least one day a week. Weekly you will get a paper under your door saying that the water is going to be turned off that day. It is not uncommon for the work to extend longer than projected. Some days you are lucky and you get water, just no hot water. The building is so poorly maintained, the biggest issue being the water pipes. They are falling apart and rather than investing in them and fixing them they put band-aids on the problem after bad things happen. There have been so many floods in the building where people come home to find all of their belongings floating in sewage water. The management's response is typically, "Well that should be expected in an older building". The maintenance crew is simply not able to handle this. During one of my floods the maintenance man tried to solve the problem by just asking everyone above me not to use their sinks. He took off after that. Clearly 5 minutes later it started flooding again. On the 12th floor there was a girl amidst a flood. The maintenance man up there gets a call on his cell phone offering him another job. He immediately quit his job on the spot and walked out leaving her place to continue to flood. The poor maintenance is not limited to the water. Expect the elevator to be out at least once a week. This is problematic when you are carrying groceries or trying to access your car as you can only get to the garage by the elevator. This also holds true for the gym where machines are frequently out of order. 5. Garage - this falls under pros and cons. The cost for guest parking in the building is $15 so if friends want to come and visit and not pay so much, they have to go to a public lot. They have valet parking which is pretty good. The morning guy Roberto gets to know people's schedules and typically their cars are waiting. The downsides are when you are off schedule or on a weekend where you can be waiting for 10 minutes. Also the garage is very narrow in general. I have been hit twice in the garage and have found my car with white paint stains where arguably the valet may have rubbed against a wall. I regret moving here and had not been able to move earlier due to life circumstances. I am apartment-shopping currently and would not recommend this place to anyone. If you are shopping for an apartment, check out Pacific Plaza! For the area, this building is a great value. Sahar and her team are responsive and friendly. The maintenance staff and security really go above and beyond to make sure you are happy. The valet manager in the morning, Roberto, is an absolute gem and always had my car ready on time. I am bummed to be moving out, but on to the next adventure! I love the ocean view at Pac plaza, I moved out but thanks to Asia's follow ups after her return to pac plaza, I decided to move back. She exactly knew what I was looking for and convinced me to move back with showing me only one unit. Asia knows her customer needs and knows the building well. Thanks to Leon, Elias, Francesca and all the maintenance team and valet team for all their hard work and making this place feels like home. I hope we can get better security and maintenance for elevators and hallway and building remodeling from Douglas Emmet. read more

I toured several apartments with Asia. She was extremely professional and friendly. The location is really nice, close to a lot of shops and restaurants. Some of the units have ocean view, a few with balconies. After touring this community, l decided to hold an apartment. However, l changed my mind because the property is really old. Even though they have valet parking, l was surprised that they don't have a doorman or accept packages for guests. If this building gets renovated, l would love to rent an apartment. read more

I have been a tenant at Pacific Plaza for a few years now and this is the first time that we have had a property manager as attentive and transparent as Linda Alvarez. She is always making sure the work orders get completed in a timely manner and was able to help me clarify some discrepancies that I had on my ledger, which I've been trying to fix for years!
