Any issues I would have she was more than happy to help and I was always able to get a hold of her when needed. Which is rare since some managers you can rarely communicate with when needed, emergency or not. The retaliation against the tenants is off the charts & very common here, people flee in the dark of night to escape the slum and abuse of the supervisor & office staff. My friend lives in an apartment close to 2014 Buena Vista St, Duarte, CA. I went there and stayed for three days. Oh, my gosh, this is the worst neighborhood I have ever been around. The only relative quiet period during the day is 1 AM to 7 AM. During the other time period, get ready for loud music, people talking loud and the sound of men and women doing stuff. Last night, three women talked really loud until 1 AM, the fireworks shot up into sky from 3 AM to 4 AM, and then the loud music started around 7 AM. I cannot imagine what children will become if they are raised in this neighborhood. Keep in mind, this is just sound and noise, who knows what they do behind the doors. I live in a much better neighborhood, but I think this experience is good for me for some reason. That is I will never let my children live and grow up in that neighborhood. This company lacks good management, maintenance and follow up. Living accommodations are substandard. As an example we have leaky faucets which after several requests have not been fixed. The bathroom has missing linoleum. I also had to pay $400.00 out of my own pocket to have the carpet in the living room replaced because it was filthy and worned out. From what I have seen, when a unit is vacated, the carpet is replaced with pre-used carpet. I have requested the carpet in the two bedrooms to be replaced to no avail. The laundry room it's filthy. A water heater that was replaced sat on the premises for several weeks before it was disposed of. There is also the odor of marijuana throughout the complex because several of the tenants smoke it in the premises. I have retained an attorney firm to file a class A demand for this and many other violations. I am positive that I will obtain signed statements from all the tenants. To top it off I am paying $1, 625.00 for a one-bedroom one-bathroom unit that they advertise with better looking premises and units in the $1000.00 to $1300.00. range The fuses in the electrical panel go off quite often because the panel is substandard and this presents a fire hazard. Because of the same reason I asked to replace electrical receptacles throughout the unit. My bedroom is still has the original electrical receptacle. The stairs are not to code because they barely accommodate an adult foot. Cockroaches and mice are also a problem. There is also 1 trash bin that is picked up once per week for about the 30 apartments in this complex. read more

Once I gave her the money she made excuses about her supervisor and pretty much went ghost. She was so responsive before I handed money over! When I called the company they said only she could help me. We were well over qualified for the studio she claimed was available and even the one bedroom. What is scary is that now this person has all of our information, ID, social, addresses, make and model and license of our cars and the manager won't respond. I requested a fumigation for bedbugs last month. They sent us the paper of fumigation a week later just for it to say it was for cockroaches and not bed bugs. This is the only property company I've ever had trouble with and not even sure where to start. My husband and I pay our rent every month, sometimes late but always with the extra $50 fee, and have all our receipts to prove that. Now I'm being told verbally that the rent was increased several months ago; one lady said February and another lady said March so they say I owe them an extra $350 or they won't accept next months rent and are threatening to evict us!! They claimed to have mailed us a notice but we mostly receive tons of previous tenant mail, sometimes people from around the neighborhood bring us our mis-delivered mail. He asked them if such an important thing was sent certified and they said maybe, then no, then that they may do that in the future. When my husband said it was the first time hearing about this and asked please show him Any Proof the girl in the office refused to speak and just shook her head NO! Then she claimed that we had stopped paying rent some time ago and they are just trying to help us out but had no records to show this. She said that we'd receive proof in the mail ... well we're still waiting. Before we even moved in the front and back yards were full of broken glass, rusty nails and screws among other things and we were promised they would send someone to clean it but never have and so my husband and I are still trying to clean it but there is always more because the previous tenant broke all the windows (wonder why?) and mixed it into all the dirt. We found out from our neighbor after months here that it had been a squat house and they had hauled over a dozen mattresses away, Gross - that explains the feces all over the yards when we try to clean, and the side gate being kicked in by meth heads at night. Our backdoor lock has been broken for months and does not close, they had wrongly installed the garage lock and the side gate (and now it's just totally gone), neither of which can be locked or secured so we have to park our vehicle sideways to block entry. Our bathroom is the worst - there is black mold in the bathtub, the sink doesn't work and they painted them all instead of reglazing them so it's just peeling and falling all over the place. They literally can't be cleaned and it's horrible, they sent a couple different plumbers who said we need a new tub, sinks and toilets but that never happened and I have 3 small kids 5yr, 2yr, and 6 months, we have complained and filled out maintenance reports for over a year now. After a fire our own electrician came out and said the wiring was just a bunch of old extension cords in the walls! yes you read that right! Most of the bedroom doors are cardboard thin and falling off the hinges and don't close properly so we had to duct tape them it's just a nightmare even to check on the kids at night. I've tried calling the Corporate office for over a week and left a very long message and was never called back! I don't mind a rent increase but at least give us a legitimate 30 days notice. We go into the office every month and no one has ever mentioned the rent increase before. This is after they sent some girls to collect in cash several times and they "lost their receipts", luckily we have all of our copies. Also, due to lack of proper record keeping, some months ago they had claimed we stopped paying rent but had no records of their own so we had to furnish proof for them, then we even asked if everything was up to date they reassured us it was. And they told us we could ONLY pay on site with cashiers checks but my husband commutes during the week so we could only go on the weekend which made us have to pay the late fee so many times. Then suddenly they could come pick it up. Then suddenly they could accept cash and partial payments. Finally this last week they said, "if you don't want to deal with us here then send it to the corporate office". Finally we were given the contact info. We would gladly have done that all this last year saving us late fees and stress from IE Rentals. Still no building maintenance. But now the office is demanding an extra $350 and a shameless rent increase with no apologies. read more

This mold has been growing for 2 years and they're just now doing something about it. But not happily and nothing helpful! The workers left after pulling up moldy baseboards in the hall and hall closet without tenting that part of the house so now it's exposed, and my mother am I are both sicker than before. They won't return our calls and now want to move the rent up $100?! And they'd only do something about the mold and water damage after we'd sent a letter stating we'd call department of health protective services on them. The tents have been up in the first bathroom and most of out kitchen for over a month, we're still dwelling in it, at no point have they checked in or put us up in a hotel or something. It grows on anything moist if left alone longer than 24hrs, the molds so bad in the second bathroom I break out in hives if I'm in there any longer than 10 minutes. Keep sending the cheapest workers who just make it all worse. The last ones came to take more samples, but did nothing of the exposed mold, the one before that cracked the sink. They already had to take down one wall and now on the other end of (my bedroom) the floorboards are swelling. There's a fan on 24/7 for this last month and it's an obnoxiously loud hum but they won't return our calls we sent it in a letter. Awaiting reply. I responded to a craigslist ad for a clean 1-bedroom unit. I toured the unit and was pleased so signed the lease and got the keys. Went back that night and the unit had over 100 German roaches, on the ceiling, the walls, the floor, the counter, the cabinets... coming out the outlets, out the heater, out the smoke detector, out the drains, up from under the carpet, and through the light switches. I I formed the property manager Kelly, who assured me that pest control was there THAT DAY. I asked that they come out as there was no way I could bring my belongings into the unit like this. They came out again (2 days later, and still not having moved into the unit BECAUSE of the infestation) and they sprayed chemicals that made me sick- vomiting, headache, sore throat, and eye redness. Yet again, the next day, over 200 roaches covered the unit. My fiancé and I took it upon ourself to research and attempt to treat the problem. We spent OVER $200 on products to kill, deter, and prevent roach infestation. Our efforts seemed successful and so we moved our belongings into the unit (ON THANKSGIVING DAY- 4 days after signing the lease). We finished just in time to join family for dinner. We were gone about 2.5 hours and upon our return, roaches everywhere, on everything, now CRAWLING up our legs. I informed Kelly that this situation is much more serious than I thought and that the unit was uninhabitable. Kelly told me that not only are there no other tenants complaining of a roach issue, pest control AUTHORIZED that the unit was inhabitable and not infested. I asked that pest control come to the unit again. They came and were rude and adamant that there was no infestation. During their visit, which was mid-day (when roaches typically hide/sleep) I killed (and counted) 64 roaches, within an hour! I insisted that this was an infestation and demanded to speak to a manager. The manager came to the unit and reassured me that the unit was in-fact infested, and he also stated that his company does not authorize units as inhabitable or not. The manager's name was Eddie. I was never given the name of the pest control company, even though I asked several times. I removed my belongings from the unit and demanded my money back. Kelly has been rude and told me that a refund will take 21 days to process. I was in possession of an unlivable, roach-infested unit for less than a week and I can't get my money back right away?! I spent money on food that I had to throw away, on a U-Haul to remove my belongings, on a baby-sitter as I would not allow my 1-year old daughter to be exposed to disease-carrying roaches. I now have to wash all of my fabric items: clothing, bedding, stuffed animals, etc. I have to clean all my non-fabric items, meaning purchase cleaning supplies, take time off of work, get a sitter, and clean all of it. And all of this isn't considering the money and time spent killing roaches. Nor does it factor in the emotional damages I have suffered this past week. read more

Its supposed to be a 5 to 7 day response. Let's try a 5 to 7 month response. In my unit, the kitchen counters and cabinets are old and out dated. The shower floor was supposedly repaired but yet it is totally weak and unsafe as to where I can't stand in the shower because the floor will cave in. So instead of making the proper repairs they converted the faucet into a shower head . Laundry facilities are either the teenage hang out spot or sex den or toilet. Who wants to enter the laundry room that reeks of urine and feces, used condoms and syringes in the washing machine and dryer. I can't continue to pay for this BULLSHIT!! Here is my experience with pama: We rented a studio apt from March 2014 to January 2015. We complained multiple times of the ceiling fan being loose, roaches, multiple holes and cracks in the kitchen area, and a leaking faucet. It was only when a pipe for the toilet excrement burst in the back that they came and unclogged the pipe, did not fix the huge crack on it, and they had no other choice but patch up the holes and cracks. But none of the issues were fixed, finally in December the roof began to leak one morning right on our bed and it took them about 2 weeks to finally come fix it, that is when we decided we pay the rent on time, we are good tenants we do not need to live like this. On Dec 27th I personally delivered my 30 day notice of vacancy. Paid the full month rent for month of Jan, and our 30th day to vacate was Jan 26th. We returned the keys to the office on Monday the 26th. And was expecting to receive my full refund for the deposit $500 and pro-rated days of unused rent. To my surprise when I received my check it was $318 or so and no credit for the remaining rent balance. I contacted them and they transfered me multiple times, finally the last girl I spoke with told me the paperwork says I turned in keys on Jan 30th I told her that's fraudulent, what you are doing is fraud and she said well that's what the manager in charge of your apt put (a man by the name of Lupe). I told her ok I'm going to have to take you guys to court because what you're doing is stealing. She got rowdy and said go ahead take us to court. Hung up. I didnt add I received the check in Feb. In Feb I contacted this free mediation services office for renters and tenants and gave them all their info and my info submitted the letter I gave Pama and they said they would take care of it. In April I received a call from the person helping me saying they finally agreed to pay me the rent they owed me. One week later I received a check for the remaining balance on my rent. I received the check in April. This company is one of the worst companies I ever dealt with. They will lie and steal from you your hard earned money. Do not trust them, stay away from them. They will not take care of their property, they will not fix anything. And they get away with stealing money from people because people do not know the law and that what they do is illegal. I went to the office to speak to Juanita to dispute the charges, and there was more people with the same issue.
