0 Stars! This is an inconsiderate prop mgmt company that will take a ton of qualified applications, run credit, collect fees, then call you back and tell you they went with another applicant. I'm not upset that I wasted my money applying, just concerned how they can run my credit then call me a day later and tell me I am qualified but someone else is more qualified. I am currently working on improving my credit and the last thing I need is a hard hit. How about don't take a bunch of applications until you have one that passes. I imagine its not easy to find good tenants but the fact that they said someone is more qualified doesn't sit right with me when I have good credit and have never been evicted. This is very unprofessional and I have learned not to blindly apply just because I like the a place. Also the customer service here is awful. and the Covina address is a PO box. SUPER UNPROFESSIONAL. I have been a tenant at one of the Wright properties for 3 years. 708 E Ruddock St in Covina. For the most part it has been a positive experience EXCEPT for the parking situation. So many people from the surrounding apartment complex's come and park in our parking lot. It's very inconvenient for us who actually live in the building. They also park in spots that are not even a really parking spot. They just all squeeze their cars in here. Sometimes blocking us from leaving. Many of us have emailed our complaints about it but we never get a response back. Very unfortunate and very unprofessional. We recently received a notice about a rent increase, and I'm very disappointed that they would raise the rent and do nothing to fix the parking situation. If you're looking to rent here, maybe look somewhere else. read more

This is by far the worst experience of applying for rental application service ever. This there actual office address 227 e. Badillo The address on here is just there mailbox fyi 1. You can on submit application by mail, and its not even at there office. 2. I was told i can email or fax. Then when i called they cant except the application via fax because they cant read it? Seriously what kind of buiness do you opperate on? 3. Then if you email your application and would like to pay over the phone they charge you an extra fee just to pay over the phone. 4. When i went to the open house on rossellen rd the guy told me i can fax or email. Then the girl for the operator says we dont accept fax appalication because they cant read it. What type of buiness operates on excuse that they cant read the fax? Maybe its time to upgrade or add ink in your fax machine. 5. That should be stated and needs to be told to all employees that you cant fax an application, after going through all the trouble of faxing it they should atleast make that clear. As it is its already hectic going through the process of renting the least thing they can do is provide better service easier application process. Since majority of people are already paying for some bs credit check while there are so many services out there that offer free credit checks. They can atleast meet the client in person rather than sending us to a place where they collect there mail. Screening process and background check well they wont be needing that because they only come to get there mail and your money. Whats even worst is i had to call and find out. Instead of them making the initiative to let me know that they dont accept forms via fax. They are only here to collect "FEES" im glad o didnt give them my money after reading the rest of the reviews in the bottom. Better off finding a different place than going through this hassel and the rest of the people who got scammed for there deposits! Goodluck going though these guys. Wright Property Management not to be confused with Wright Real Property Management has been my first experience with a property management company after 26 years of handling all that goes into managing a successful rental house business. I had a good run. Due to many years of medical issues I realized should something happen to me and I was unable to keep up with the managing duties of our rental house. I knew my husband would not be able to step in and take over. We both knew it was not an option to sell our rental so it was decided that we would give property management a try. It has been a treat since I began my relationship with WPM since April 2019. After only one open house WPM had a tenant. I am very happy that my first call was to Wright Property Management. I was still contemplating if I could give up control when I made the call but after the first call I had the pleasure of speaking with Oliver Wright and we had a meeting that day to go over all the details. He was patient with my many questions I had. He gave me a copy of the rental agreement to review on my own time prior to signing the property management contract and I was extremely pleased. There was no pressure which eased my apprehension of giving up control. After making an appointment with Oliver to see the house he gave me a few recommendations to prepare the house for the first and only open house. It helped that my husband and I took the time and went through the entire house inside and out to eliminate potential problems for a more efficient running rental home prior to turning it over to WPM. Wright Property Management put me in touch with one of their gardeners who I meet and had a chance to see his work during the time the rental was vacant. WPM has access to many contractors who have an ongoing working relationship and which I was able to have come over to fix a few things in preparation of the open house. If u have questions they wont even be able to answer them they have to find it out for themselves first then call you back. When you try to get correct information from them so you can make sure you give them all the correct info bak they get mad. Gave me my deposit bak 3 days before I was about to move in because they said there was to many complications when they lied about it first then got cleared up so they said it was to much of a hassle. At Wright Property Management, it seems as though one hand doesn't know what the other is doing. In early March, my wife and I were looking for an apartment in the Covina area, and came across WPM. We met with a gentlemen who works for the company part time and basically shows the properties so the office staff doesn't have to. He was helpful and seemed to have a decent knowledge of the apartments and features. We came across a town home style unit that was in the process of being repainted. It seemed nice and the price was right. My wife and I talked about it for a couple of days and we decided to fill out the Application to begin the process. It took almost two weeks before WPM took a look at the app and told me that they would need some additional information...Why would it take two weeks to look at the app after we showed interest in a property and handed them money to run our credit??? This should have been the first red flag. Anyway, about a week later we finally received an answer, I believe this was 3/28/2012. WPM asked us to meet them that weekend to sign the contract and move in. We weren't ready at the time and asked if we could move in 4/15/12. Well we made arrangements to meet the weekend of the 15th to do the walk through and sign the contract. Needless to say my wife and I were excited and had gone out to purchase new furniture and appliances. We arrived to at the apartment on the 13th, and keep in mind the only other times we saw the apartment, it was in the process of being renovated. Upon arrival, we were told that the Kitchen stove had not been replaced, there were cabinet drawers missing in the kitchen, the countertops in the kitchen were in horrible condition. It looked like the countertops were used as cutting boards, cabinets doors were falling off, the walls were in horrible condition (looked like the painter patched the holes in the walls and didn't bother sanding before painting) and the apartment was dirty, this is just to name a few things I saw... And amongst this there were dead bugs, insects and roaches throughout the apartment, including the upstairs bedroom areas!? My wife and I were in shock. We didn't understand how some one could try to rent a place in this condition. When I saw live roaches crawling around in the living we got out of there. We told the gentlemen we were dealing with that we would have to think things over and that we would contact him the following day. The next day we contacted the gentleman from WPM and explained to him that we would no longer be interested in the apartment or any other apartment from WPM. We asked that our security deposit be returned. He informed us that the office would have to contact us. Come Monday morning the office contacted us and told us that the money could not be returned because it was used to hold the apartment. I explained Yvette the situation and asked that we come to an agreement and not to go about things the hard way. It is very simple, the agreement was never to give them the $500 deposit as a holding deposit for the apartment, but that we were giving our security deposit to show our seriousness in wanting to rent the apartment with them. Yvette went on to say that a judge would be in favor of WPM because they could not rent the apartment because they were holding it for us. I told her that they couldn't rent the apartment at all because it was clearly not ready for some one to move in and because of that it was a breach of contract. She sure didn't have much to say other than playing the 'I am only an employee here and I can't make the decision to refund the money'. She also tried throwing the 'well we have contractors fixing the apartments and when they say they are ready well, we believe them'. Nice to know that you don't care to verify first hand if it is in fact complete or to check the quality of the work done. After our conversation she explained to me that 'the owners were out of town in Europe and would not return till 4/26', at which time she claims they will make a decision. To bad I did not wait till then to take further action. Before all of this happened, I referred a family member to WPM and she was about to hand over a deposit for an apartment. What a joke. WPM is a horrible company. I do not recommend unless you don't mind lies and roaches. read more

I honestly have nothing but good things to say about this company. So far each staff member that I have spoken to has been polite and very helpful. The apartment building owner was not too easy to deal with but the staff made sure all my requests were fulfilled. Yvette and Kaylie were the absolute best!!! This property management as well as the landlord require you to have renters insurance. Aside from having to have renters insurance they did nothing about their roach infestation but send out an exterminator who just ruined my appliances by putting roach bait all over the appliances. They only bother you if the landlord is bothering them but when you request something they "never receive the message" or so that's what they claim. They also did nothing in regards to the landlord being an asshole my two years in a apartment complex having to deal with him parking behind my parking spot every morning blocking me in. I had to put up with two years of listening to workers repairing the units below me and next to at 6am. The main reason this company is horrible is because they charge the tenant ridiculous repairs or replacements that they can't even explain in order to not receive your full deposit. When I emailed them no one responded after 3 months of moving out and sending me what was left from my deposit. I think it is unprofessional that they can not even respond to the email. read more

Very bad place to consider applying at. The property managers at their Rialto complex said that if a potential tenant had bad credit they just would be asked to give a higher security deposit. Well this turns out to be FALSE and MISLEADING. They deny applicants only for having a low credit score, not taking into consideration solid steady income 3 times the rent. Should be more clear for applicants in the beginning that their credit score is a mandatory 600. So that people dont waste time and money applying. Good luck finding the PERFECT tenant with perfect credit. read more

Very poor service. I sent the the application form and all the information 2 weeks ago. Then there is no reply. I called them for the application, they even did not open my folder and check the information. In this two weeks, there is no phone call and my company did not received any call for my background check. Also there is no credit inquiry. Finally I called them again, they did not do anything for my background check just said you unqualified and there is no reason. My credit score is higher than 730. I don't know how much credit they need. It's too bad for their service. read more

Here's to name a few of a lot reason why this company sucks. 1. No assistance when you need help 2. They do not reply on the e-mails 3. Rude when talking to somebody on the phone 4. I KNOW THIS IS LONG BUT IT IS WORTH READING!!!!!!! WPM is the worst property manager I have come across. In the beginning of the move in process, they were great. There was a man who showed us the apartment at around 7pm, since my roommate and I work during the day. So we were happy that they were willing to show us the apartment that late at night. We were able to to move in within then week, which was great because we needed to be out of our other apartment. When they were processing our application, they called us asking if we are sure that my roommate an I move in together. Considering we are both females and could end up getting in an arguement and may want to move out soon. That was a little dumb to me that they would ask us that. We thought since they were so worried about 2 girls moving in together that they would be this vigorous about all applicants. Once we moved in, we realized the cops were patroling the area every single day. Once we settled in, we went to check our mail and they had given us the wrong mail key. We called WPM to request a new one, it took them about a week and a half to give us one. Making some of our bills late. The week we moved in, there were 3 arrests in our ally. About every other night, there was a fight in the ally between tenents in another complex. (Still owned by WPM). WPM did not notify us of how bad the crime is in the area, especially for 2 young female woman. My roommate and I felt we were not safe. We ended up buying pepper spray and a tazer just so we could feel okay walking from our car to our apartment. PARKING IN THE AREA IS TERRIBLE! After about a month of living there, there was a shooting down the street. We put our 30 day in notice the next day, so did our neighbors. After we sent in our 30 day notice, we never heard from the managers again. Until our air conditioner broke, we called them. It took them about 2 weeks to send someone out. This was when we had the heat wave, so the apartment would get to about 100 degrees inside! HORRIBLE! Management still never said anything about us moving out or when to turn in the keys and where. We moved out May 28th I believe, they called us the following Monday telling us that we owed them for the next months rent since we hadn't turned in our keys. We informed them that they never told us when and where to turn in the keys, that they never even contacted us after we turned in our notice. We didn't end up paying them. Once moved out, we were supposed to recieve our deposit back by June 21st. THAT DIDN'T HAPPEN BECAUSE WPM SENT THE DEPOSIT TO THE APARTMENT WE MOVED OUT OF!!!! Even after we gave them the address of where to send the check to. Needless to say, I am completely happy I moved out of there. The apartment itself was nice, but WPM should be more worried about the other gang activity that goes on there, than 2 girls living together. read more

I used WPM in my home purchase. Being that it was my first home, I was quite nervous. John Wright made the process virtually painless (except for the hand cramp I got signing documents). The attention to detail, honesty, and dedication to helping me find a home by everyone at WPM was great. They have a very experienced staff. I called them so many times that I thought they would get sick of me. Despite me calling constantly, they were responsive and communicated patiently from start to finish. NO STARS! Beware of shady business with this company. They will take your application and money for each +18 adult at a Mailbox location and only run one applicant. They deny your application for "minimum score not met" based off of whatever credit reporting agency they use, despite the fact that during the open house, both reps stated "higher deposit" for less favorable credit. Over the phone, their rep Emma said that "online credit" (which happens to be 2 of the leading credit bureau companies) offer "misleading" FICO scores and credit information and that their screening service is different and uses "combined information". There are 3 agencies that provide credit information to consumers and to claim that only their screening information is accurate is a blatant lie. I gave them the benefit of the doubt after researching their company. I never write reviews but I was truly disappointed with their process and I can't help but notice that only minorities are coming forward with complaints, furthermore proving that these "luxury" homes sprouting all over Pomona and gentrifying the community. I regret applying and feeling confident that I had what it takes to be their tenant.
