An official court judgment was entered holding the Toluca Lake on Rose HOA accountable for the resulting property damage and deductible. I strongly caution other homeowners and properties to vet their workmanship closely. ___________ I'm a homeowner at Toluca Lake on Rose condominium complex in Burbank, where F & M Plumbing provides service. The very frustrating and stressful problems are ongoing, harming my child's and my well-being. I made several service calls to repair recurring common area pipe leaks in my HVAC air handler closet, under my guest-bathroom sink, and in my master-bathroom ceiling, but some repairs failed the leaks returned, the company abandoned repairs, leaving a hole in my master bathroom ceiling. The repeated issues caused water damage to cabinets and drywall. Communication was poor, and I rarely received a clear report of what was done, only once when I was billed for their own faulty work. Months later, I'm still waiting for full reimbursement and repairs. I expect licensed plumbers to stand behind their work and coordinate responsibly with HOA management. I hope F & M Plumbing improves its workmanship, documentation, and accountability to prevent ongoing water-damage issues for residents.

I'm so grateful I reached out to Doug. We had an unpleasant smell coming from a bathroom sink and…read morehad already hired another plumber to take a look. That plumber told us the issue was likely due to our drains not being properly vented and that fixing it could involve breaking into walls and cost somewhere in the $4,000-$10,000 range. I sent Doug a message on Yelp, and he responded quickly with what turned out to be the correct diagnosis: biofilm buildup in the sink's overflow area. Even more impressive, he told me it was something I could probably fix myself. He offered to talk with me by phone and patiently explained what was going on, which I really appreciated because I honestly didn't even understand how that part of the sink worked. In the end, I was able to fix the problem myself with a flexible brush and a little bleach- less than $10 total. Doug could easily have come out and charged me, but instead he gave me honest, expert advice and helped me avoid a huge unnecessary expense. That kind of integrity is rare, and I'll absolutely be calling him first for any plumbing issues in the future.

Mike came out with his helper in what seemed like 30 minutes and removed and replaced the faucet and hoses in 10 minutes!! His price was very reasonable and again the courtesy, professionalism, and knowledge displayed is above and beyond. The response time is epic. A water pipe broke on MLK Day in which I needed to shut the water off…read more The plumber I have been using for years came out the next day and said they didn't have the man power help me. The pipe was enclosed in concrete on which the washer and dryer sat. Plus, I have a concrete footing they would have needed to navigate around to reroute the pipe. The second plumber quoted me $6,200 which included going around the footing (to avoid tearing into the concrete floor) and opening one of the walls, approximately two feet, to reroute the pipe. Repairing the walls was excluded from the $6,200. A third plumber's solution was to open two walls and the ceiling to reroute the pipe up and over. That was a non-starter. I found New Design Plumbing (NDP) from a friend who's also a general contractor. The sent two people out who crawled underneath house and took pictures and video. The next morning, Thursday, Juan arrived to verify the pictures/video from they day before and to take a look for himself. NDP ended up going around the footing and up threw the washer/dryer wall but, they made a small hole for a new fixture vs. tearing the wall open. Because of their schedule, the work was going to happen four days later but, two members of the crew were able to come earlier. All told, they were there about six hours and finished on Thursday for a fraction of the cost. The plumbing company we've been using for years I'm going to set aside and start using NDP. I'm very happy with the quality of their work and response time.

So what we have now is not only a fixed drainage system, but a couple of substantial and relatively inexpensive improvements. Shawn was great with his explanations, recommendations, and work. Scheduling service was quick and easy, plumper was pleasant and understood the issues. I had a problem with the work a week or so later & it was taken care of on same day. At end of service, the tech should physically review all work completed with customer to ensure understanding of what was done - for example: Show that bathtub is now draining faster & toilet is not running rather than just saying work is done
