Are my items kept safe and secure in storage? Yes. Easy to access the unit and clean? Yes. This is the only reason they receive more than a single star. Customer service? Complete failure. After moving from Benicia, it appears my "auto pay" cancelled after one year and needed to be resubmitted, even though my card on file was not expired, and my unit was still occupied. U-Store sent a notification to my old address...and although I have several confirms from the post office that they were sent my proper change of address, U-Store continued to send --uncertified/unregistered mail-- to an address I no longer lived at. So, instead of contacting me via phone, they mail a notice to my fathers address as he is listed as a second contact. Unfortunately for me, he was in Europe for six weeks. By the time U-Store thought it would be a good idea to CALL me, the rent hadn't been paid for two months, although since I'm used to it being taken out automatically, I didn't even notice it so I wasn't aware. I then gave the clerk my new address and told her I was no longer in Benicia - but I would stop in within a few days during a visit to town to pay the bill and sign the form. I then made THREE phone calls and two in person visits to try and update my payment info -- all during their so-called business hours. No one was there, and no one answered the phone. Fast forward 2 1/2 weeks, I get back from vacation - still no correspondence from U-Store in writing to submit my new payment info and signature. I get another call to advise me there was now a lien on the unit and my lock had been cut an ENTIRE MONTH before the lien sale. Again, no registered mail (as is required by law to auction a unit -- two registered letters required to be exact) and she confirmed she still had not updated my new address. I was forced to pay the full balance including their illegal and unnecessary "cut lock fee" of over $100 to access my unit. There is no reason to cut someones lock a full month prior to auction...and auction that would have been illegal (an auctioneer would never have approved the sale -- I used to manage 10 storage facilities). ** Waiting for my next bill -- again, never received. I call U-Store during business hours - no answer. I went by UStore's office nearly two weeks ago....no one was there. I now just paid the bill over the phone after "they" called me...AND THEY STILL HAVE MY OLD ADDRESS ON FILE. Lazy, unprofessional management and operation that results in erroneous charges (fees and late fees) that of course benefit U-Store. Pulling my property out as soon as I'm able to arrange it. I would never, ever suggest this facility. read more

My storage was infested with rats, I paid extra for insurance and it didn't cover the damage the rodents caused. We brought the boxes to my house and now we have rats in my house! This is the worse place to use as a storage. No one will take responsibility and I'm now left with over $6,000 in damage furniture and clothes plus now I need pest control to help me at home. As everyone has said, they raise the price on you after 6 months, then every few months after that. Had a unit that started @$400 a month. Just hit the 6 month mark and they raised my rate to $500. They did the same thing to our smaller unit we had before we switched to the larger one. This was frustrating, but the worst thing about this location is the rat infestation. Our smaller unit had some mouse droppings and urine, not the end of the world. However, when we moved to the larger unit we got over run with rats. We discovered this problem the 2nd week we switched units. We went to put more stuff in and rats had completely chewed up a dress form. There was debris, poop and pee everywhere. They also chewed up an antique desk. Like completely chewed through hardwood down to shavings! We complained to mgmt and they said there is nothing they could do about it because the units are next to a swamp. So we got rat traps. Caught 4 the first night. 6 over the next few days. Kept catching them. Then we put up the electronic rat deterrents around the inside of the unit, and in total, 8 rat traps. This cut back on the problem to where we were only catching 1 a week. Luckily that dress form being in the front of the unit exposed the issue right away. The people renting 4 units down were not so lucky. They had been out of town for several months and came back to their entire unit being infested and thousands of dollars of damage to their stuff. This last week when we were moving out, we took out the electronic deterrents and the next day there were 3 rats in the traps. In total, we caught over 30 rats in this unit alone. It is insane that this is ok business practice. There are plenty of ways to manage pests, they are just too cheap to do it. They do not give a sh$t about their facilities. We would go no more than 3 days without visiting to make sure we cleared out the dead rats. Towards the end of our time there, we also got a massive ant infestation problem as well. They were feasting on the dead rats. Some of these rats were over 12" long! In addition to the rat problem, there is thick black dirt/dust that gets into the units and it gets everywhere!!! You will have to clean everything you put into these storage units because they are filthy. There is dirt & garbage all around the openings of the unit doors. We kept a broom, dustpan and garbage can in our units and had to sweep in front of our units and throw away debris because mgmt doesn't do anything. When we first noticed how much garbage and debris was collecting in front of our first unit, we swept all the dirt & debris into a pile at the end of the row. 3 weeks later we come back and the pile was still there, plus a ton more dirt and garbage all over again. We quickly realized we had to keep the area in front of our unit clean or else it all blows under the door and makes the units even dirtier. There are also many units where the owners seem to just hang out in their unit all day. Everytime we would go, there were 3 units in particular that had someone hanging out in there constantly. They were not moving things around. I know this is a convenient place because of its location, but would not recommend using them unless you are prepared to babysit your unit to keep your stuff safe from rodents! This business's philosophy is horrible. Cube Smart bought out YOU STORE IT a couple years or so ago. They have two separated parts to their Benicia facility. Since they took over, their customer service is the absolute pits. I have stored my RV there since 2007 and seen the facility go through different ownerships. I have had my RV in the same parking spot since 2007. Over the years I have had my gas line cut and gas siphoned. I have had my RV cargo bins pried open and bbq, and other items stolen. Last I had my RV again broken into where again my cargo bins were pried open and my entry door was pried but no entry made. While I understand crooks will be crooks, on my second break-in the officers told me they have had numerous burglaries at the facility. They provided suggestions to the management on how to improve security around the property. My insurance adjuster told me similar things. In the last incident, my cargo doors were pried open and my entry door was pried open but entry was not made. The damage to the entry door and cargo bins were obvious. Another customer who was at the facility saw two guys breaking into RV, Campers, etc, scared them off and notified the management. At no time did management call the police. Not only did they not do that, they didn't even check the area and have the witness show them what vehicles were broken in or walk through the area. As I said the damage to my RV was OBVIOUS. The management never took the time to check the area or notify the owners of the vehicle. The next day when I went to take my vehicle for scheduled maintenance I noticed the damage to my RV. I was also unable to get inside my RV. The guy who chased the guys away happened to be at the facility. He told me what he saw and described the guys to me. He also told me he notified the manager. When the police arrived after I called, they located additional vehicles that were broken into. When I contacted the management and asked why they didn't call the police or even go see the area they did not provide any comment. I called their corporate office and also did not receive any compassion. When I suggested putting up cameras and better securing the fencing that was "always used by the burglars" (according to police), it fell upon deaf ears. They could have cared less. The straw now comes when I get the 4th rate increase in 4 years. The rate increase was a whopping 18%. When I called the manager to ask why the 4th rate increase and no improvements at the facility. He told me "the shareholders need to see a return". He then told me I can cancel my current contract and apply again at a much lower rate but I'd have to move from my current space to one in the separated lot (which is seldomly monitored). I told him that was the craziest solution I ever heard of. I again called the corporate office and against ask to speak with the district manager. After a week, I got no response. During that time I heard an RV was stolen from that lot, people were living in it and crashed it into a raven. I called the corporate office again. The next day the district manager called me and I explained everything. She told me crime is rampant and owners of vehicles must do more to protect their property like using steering wheel locks. She said videos are useless because you can see who taking stuff but you're not stopping them. In reference to my rate increase, she said RV Space is at a prime and the corporate office decides on rate increases. Needless to say Cube Smart IS NOT for its customers - it's for corporate profits. My 10 by 10 went $215 to $255 and then from $255 to $317 all these increases happened within 18 months. I'm moving my stuff out immediately. Well I miraculously lived another day not getting bit by venomous spiders or getting murdered by my unit. Where to begin. FIRST, they increased my rent after only 6 months of renting my unit. Next, I requested they fix the broken light above my unit. I requested this MULTIPLE times and was promised it would be fixed. It's been almost a year, and it's still not fixed. This was part of my email in November: There are also cobwebs & dirt debris all around my unit. I asked David, the on-site manager when the light would be repaired, and he could not give me an answer. I told him I didn't feel safe with the light being out, and he wrote off my concerns by telling me there hadn't been a break in since he worked there. David was very unprofessional, and when I asked to speak to someone else about the matter, he said there was no one else. On the website, the units are listed as clean, "well lit" and the managers are trained to give award winning service. To my experience, none of these statements are true. I'd like to continue renting the space, but I am very disappointed by the debris, broken light and incompetent & negligent management. ----- I did get a response just saying how sorry they were, but nothing has changed. I've been paying CubeSmart for about 3 years have had no problem until I go speak with a b**** at the front desk the sign said returning at 3:02 it's 3:40pm. I leave come back it's now 4:12 and I am knocking on the door for about 5-7 mins and someone finally comes out and says are you f'ing banging on the door? She said I'm calling the cops. Cops come they handle it then the manager calls some guy with a knife to try and attack me before I leave! I get to my unit and I find a dead rat and rat shit everywhere manager said I'm terminating you from your unit. This is all on police report as well. HORRIBLE! read more

Had our travel trailer there for 2 months. Came back last week to find the storage doors open and the door messed up from someone with a crowbar trying to get it. Same as other reviews talking about previous break-ins. Manager (Dave) said 5 trailers were broken into that night and he had called the owners. obviously they didn't notice ours because they hadnt called. We told him the door on the trailer parked next to us was pried open too, but he didnt seem to care. He said they came in through the fence, as though there's nothing they could do about it. Police said the same thing as others reported - without cameras or security it will just keep happening there. Found a private driveway to rent through neighbor.com for the same price and moved the trailer the next day. Stay away! read more

I was hospitalized and out of work for a month and staff was rude to me and refused to take a partial payment because they wanted to auction my unit for more money. Emailed the manager asking what services would be provide to justify the increase. Was told it is common practice they will not honor the original price. Beware of Cube Smart in Benicia!! I had my travel trailer stored here for the last 4 years....about 6 months ago it was broken in to and the stereo stolen. When I reported this to the management they said "about 12 were broken in to recently"! I thought it was a one time issue and didn't worry to much about it- until earlier this week when I stopped to check on my travel trailer and discovered it was no longer there....it had been stolen!!!! When I spoke with management of course they were apologetic - but when I asked about reviewing the video surveillance to see who left pulling MY 22 footrailer they told me they "don't have any video cameras" WTF?!?!? So if you store here - move your RV. If you don't store here- you made the right choice- I didn't. ***UPDATE*** I wanted to update anyone who reads this - you'll see CubeSmart sent me a msg quickly after my first review because I'm sure they want to appear to be responsive to anyone who reads my bad review. I sent them an email and called the 800 number. I have had no response to either of my attempts. CubeSmart should take some responsibility- at least the fact they do not have any type of video surveillance at their property! Was told that our rate was lower than their current rental rates so clearly their rate increase is meant to jack up prices on customers who thought that they were getting a good rate. DO YOUR HOMEWORK before contracting with Cubesmart. Very nice building in Kenosha (if you don't mind COCKROACHES- yes, cockroaches!), but DECEPTIVE sales practices are what you need to look out for!! read more

If I could give this zero stars I would. After less than six months my rate was raised by 20%. I spoke with several supervisors who all basically told me, "we can do whatever we want. It doesn't say in your contract that we can't. Too bad. And we will be raising it again." I would not recommend this business in less you want no control over your rates. read more

Horrible experience!! They lie to you!! Deals are not deals!! Stay away!! We fell behind one month, not realizing it. For some reason our autopay didn't go through and we had no idea we were late. About 3 weeks into the month we recieved a phone saying our things were about to go to auction in less than a week. The tone was threatening and heartless. I have been using storage for many years and I have never been treated this way and made to feel like my personal items were not mine but theirs. My work had used this storage place for a good 2 years. The ladies in the office are great, and access to the units are straight and simple. The area is divided by a creek, with a road that goes over it. This part of the road has a slight bump that you should watch out for if you are transporting some fragile stuff. The truckers that drive by here will not slow for you and honk if you slow down. Also, there is an active railroad track that will cause some delays, so be aware of that coming from the west side. Other than that, this is a simple storage place to go to and easy access on and off the freeway. read more

I actually cried tears to have finally got a spot at a reputable storage facility down the street. Every minute with CubeSmart has been dreaded, starting with the mandatory insurance they make you have with them... and then them not honoring claims. One winter my storage shed flooded and damaged a number of belongings. I tried to go thru the insurance I had with them and they said I had to show photograph proof of the flooding as it was occuring not the aftermath (wet and mildew). Also the front office would always take scans of the front and back of my credit card, and shortly after that card would be compromised (this happened 2 times!). I know several other people who this occurred to as well. I called the district manager several times and he was no help at all, and the front desk agents are just as worthless. They raised the rent every other month... I have the same size shed at the company down the street for over half the price! Hated, hated, hated this place. Be very careful renting long term with this storage company. Me and my son both have a unit with them and in the space of about two years, they have increased the rental cost at least two to three times. Nothing changes other than you are now paying more just because they want to make more money. Not only is this a poor way of doing business, they don't even tell you that they are doing it. You just get a surprise increase out of the blue for no apparent reason other than they want more money. Fine, we looked around and found a brand new storage company that's giving us a three month discount and even when that's over the monthly rental fee is still less than Cubsmart AND it's climate controlled. When I reported it to the Benicia Police the officer told me eight rigs were broken into once before and the there are no cameras in the place. Sold my unit and everything I own. Hate big companies would not recommend them if they were the only place on earth. This company is awful. Used to be Route 66 self storage and I loved it. Here they send texts and e-mails like 3 times a day 3 weeks before payment is due. I asked the rude, extremely unfriendly lady why you do this and she tells me they dont. I show her my phone and all the reminders. Must be a glitch she says and half an hour later....BOOM that glitch is back. I have been with Route 66 for 6 years. Now, I have the motivation I needed to get my stuff out of there. The major problem with leaving is they are to cheap to pay for trash pick up so they have no where to get rid of stuff you dont want. Guess the overhead of a trash bil would be too much for a facility like this that charges extremely high monthly fess and offers no benefits and I have to pay RUDE people. I have been a customer of one storage unit for years and acquired another after inheriting items 3 years ago. Due to regular rent increases over decided to consolidate the two units and get rid of things we don't need. Glad we did because the 2nd storage unit was wet and molded dry cleaned clothing (expensive dresses and coats) and I lost more than $2,000.00 worth of items. The unit smells moldy and I noticed mold on the walls (where the rain came in) and ceiling of the walkway to the unit. We complained to the Manager and he said turn it into insurance. I couldn't believe it and said that after paying hundreds of dollars to this Company for years, I expect my storage units to be safe and free of pests, mold, mildew and rain!!! I can't believe I have to pay another month for this mold filled unit and will be looking in the near future to move all of my belongings from this storage facility. Horrible experience!!! read more

If I could rate zero stars I would. This is already the most overpriced storage option in Benicia. This is the most unprofessional company I have ever dealt with. I had a storage unit here for a short period of time, decided to leave after finding a cheaper place. Once I decided to leave I cleared out the unit and let them know as they said it was month to month. Once I closed the employee working said he couldn't me any paperwork confirming that my account was closed, I felt weird about this, fearing they would charge me again. So I insisted that I had something proving my account was closed, the employee replied that he couldn't charge me again even if they wanted to saying that all my info was deleted from the computer system. 2 weeks later I was then charged for another full months rental of 214.50. I called requesting a refund since I couldn't afford to pay for this and the new cheaper storage unit I had moved my stuff to. They basically told me there was no way they could do the refund at their level and it would need to be handled by Corporate. Corporate then decided to dodge my phone call after getting the request for a refund. The employees at Benicia CubeSmart said 7-10 days for my refund, that was on July 25th, my refund just arrived today on August 21st. Completely unacceptable I never received an apology from anyone either. read more

Just had everything of value stolen from there. Read The Contract - COMPLETELY!!!!! It states that......... The 24hr security recordings are for the protection of the storage facility property, NOT FOR PROTECTING THE CUSTOMERS PROPERTY!!!! The security systems may or MAY NOT be monitored, and may or MAY NOT be operational!!! It continues to state that ......you will not substitute any of our security systems, for your purchase of insurance....... The insurance that they require you to purchase, does not cover ANY valuables, and will probably attempt to deny the claim entirely. I lost between 10k-20k of property. Insurance SHOULD cover 2k, without question. - that's what I pay for. (((I will update this as things unfold)) BTW.... the system only consists of 3 cameras that are only good enough to see what color a vehicle is (according to them). But you should Really take the time to *****"YOU MUST obtain a receipt from US for any cash payments or else they are invalid" !!!!! THE ENTIRE contents of the unit must not exceed 5k!!!! If the value is more than 5k, it will be deemed to have a value of 5k. The contract also states that YOU are responsible for any loss that is due to the negligence of the self-storage facility. YOU are responsible for all of THEIR lawyers fee's (and court costs, and expenses, etc....), when there is a disagreement. The contract also states that you are not allowed to store anything with sentimental value, or unknown immediate market value (meaning that you cannot store ANY collectables, heirlooms, jewelry, furs, works of art, BOOKS or Writings) - - UNLESS there is an agreement between both parties on file that authorizes the storage of those items. (WHICH WILL NOT HAPPEN) ============================================================================================================================= I will say this though...... They are trying to get me a free months rent ($75.00 ish) - to make up for 10-20k of stolen property. Gate hours are great, but getting in the yard late is useless, if your stuff has been stolen! read more
