Beacon at 601 is a gem in the middle of crater field of bad Mesa apartments. They boast a great pool and fitness area as well as a safe community that promotes resident events including food trucks, paint and sip, date with a book/movie, and many many more. Their staff is the best around bar none including all the people in the leasing office and the maintenance crew. Any problem I've ever run into, which is already very few, has been promptly and courteously addressed. The location of the property is great with lots of convenient food and things to do. After living at a few properties around the valley, I can confidently say this is the best one by far! read more

I've lived here for a few months now. I was one of the few unfortunate to have my vehicle broken into day 1 of moving in. I was horrified - but it just so happened to be a terrible coincidence. Since then, they have increased security which I see scoping the back parking lot. Shoutout to them for checking behind the garbage bins as that's where sketchy people like to be! It's impossible to keep them out 24/7 but they do a great job at deterring the people away. Appearance wise the complex is beautiful! The pool area has been amongst the cleanest I've seen at any apartment complex. I also love how pet friendly they are. Maintenance crew are very friendly and complete any work orders I request in less than 24 hours. I appreciate their advice on how to maintain the plumbing, A/C, etc to reduce problems. Residents are overall friendly but we all do our own thing. One thing they can improve on is ensuring there are more open parking spaces for non-residents. It makes it hard for visitors to find parking when residents are taking them all up (another $15/mo for reserved parking won't hurt your pockets). Otherwise, glad I picked this place to call home for awhile! read more

I've lived here for about 7 months and still have not had my unit tended to by maintenance per the required form we had to fill out within the first 24 hours of moving in. And I've had consistent terrible experiences with Mark ('head' of maintenance), from him completely ignoring me while asking him a direct maintenance related question, to having him give me dirty looks, unnecessary, smart a$$ comments, and just being very rude, inconsiderate, and very unprofessional in general. It's a bad look for the Beacon. I've also seen him blatantly flirt with 20-something year old girls on the property (who I'm friends with), which should not be allowed or tolerated. Super creepy. Obvious that he's the reason there's a super high turnover of maintenance employees. Aside from that, the management decided to close off the back entrance/exit of the property without a pedestrian gate for those residents who have dogs to walk on a regular basis, making our daily walks to the park unnecessarily long (in the extreme heat of summers), dangerous (as we are now forced to walk on S. Alma School Rd and through an unsafe neighborhood), and they have no plan to change that because they don't care about dog owners. And there are a lot of them here. They also won't allow people to play with their dogs on the front lawn, as it's "really just for decoration" (direct quote from Taylor in the office), which is the nicest spot on the property, of course. And although we're paying very high rent/fees, we can't use the property. Ok, got it. The 'Bark Park' dog 'play' area is disgusting, dirty, dusty, has very little shade, is super small, and constantly full of poop and pee (mostly because other tenants can't be bothered to pick up their dog's poop). It's a very depressing, sad situation for dogs and dog owners. In addition, while they provide washer/dryers,(for a price, of course!) the washers are full of mold, because they choose the cheapest version of everything. The shower faucets are cheap and don't work correctly, and although I've brought it up several times to management, I still only get approximately 7.5 minutes of hot water (with terrible pressure) in my shower. But they won't address it. And all of the above is why I'm giving it a 1-star review. read more

We love Beacon 601! We have lived here for many years and can't find a single thing to complain about. The maintenance team is amazing, especially Robert. He knows our family by name and always makes an effort to stop and ask about our day and make us smile. I have never lived somewhere so welcoming and friendly. This complex is god awful. Crazy neighbors that get into physical altercations all hours of the night, homeless live in the complex, and your everywhere smells like weed (even in my apartment). The complex will reward you for giving reviews and that's where most 5 star reviews come from. I've gotten my car broken into and heard people trying to open my front door. Not to mention, I've watched homeless steal from peoples front patios. I've been chased by a homeless man with a bat, been screamed at by an intoxicated (meth) homeless woman digging through the dumpster while taking out the trash, and seen a stab victim get picked up from the park around the corner (I don't think he made it). The complex is very expensive, ac is horrible, power bill is outrageous because there is no weather stripping, and the front door is hard to open. read more

These reviews are extremely misleading! My first apartment and definitely not the first apartment story i thought i would have. Excitement turned into horror FAST! A story i can tell by a campfire and will send chills down everyone's spine.... Let's begin ... First, i've talked to many residents in my 2 years of being here and A LOT of them had the same feelings as myself. Why i feel the reviews are misleading? Well they do bingo and in order to win bingo you have to leave a review on some sort of app (yelp, apartment's, facebook, etc.) and who is going to leave a bad review for an apartment they live in???? Screw the gift card or whatever you get im not going to lie and say how amazing this place is and mislead people who read reviews! ESPECIALLY young adults trying to start their new lives or people from out of state!!! Next i'll explain the area... NOT A GOOD AREA! Cops almost every night! Helicopter flying over shining lights onto our patio ALL THE TIME! People have had their cars broken into and even stolen! Someone even attempted to kidnap my friend! I would hear gunshots all the time. and the apartment is NOT gated. Ive seen people sleeping in our courtyard and using the parking lot as a bathroom. Ive been treated terribly by people in the office. But maintenance? Love those guys! They were always so helpful. I don't want to go into too much detail but I will say that my time here ive met the most amazing friends but I could not wait to get out of here. read more

This place is a nice little apartment complex. Lovely pool, green space, gym, and work/printing area for residents. Front office staff have always been helpful, and maintenance repairs issues quickly. I've been living here for 9 months, and have never had any major issues- one time I did leave my car door unlocked overnight in the apartment parking area and someone took everything of value I had in my car (probably one of the many homeless people who frequent Kleinman Park). Even so, I have never felt unsafe, though this is a rougher part of Mesa. For a 1bed/1bath, we pay 960$. ~1100$ after electricity/wifi/etc. Overall, not a bad place to live. read more

Used to be very quiet and peaceful. When I first moved in I was super impressed at how quiet it was. Like, the parking lot was always full but I never heard a peep. Which was awesome, cuz they allow dogs and I would see them out walking with their owners but I never heard them. But now, I swear, I can hear them barking at all hours, which is a pain BC these walls are thin and I'm wearing earplugs every night but they don't cut it. Trying to sleep in on the weekend? It's a great complex, they do a lot with the outside appeal l. The pool is amazing in the summer, they gym is well updated. The one bed one bath is nice for the size but the floors are linoleum and after a 2 years at this complex after I moved out my furniture the floor warped and they blamed it on me in security deposit. Also there is never any parking. By 8pm everyday there is no parking unless you wanna walk from one side of the complex to the next. I don't think they regulate the parking there are people that park their trailers for storage, have storage, motorcycles and cars and just hold free parking spots. It's terrible. Do not move into these apartments unless you are prepared to move into an unprepared apartment!!! I was planning an April 1st move in, and the best they could accommodate was April 9th, due to them wanting to make sure the apartment was "100% prepared." I was patient and made arrangements with my previous tenant to move out that date. The day before I called to let them know I was going to be coming in at open to sign the lease and grab my keys before moving in. They let me know what they would prefer for me to come an hour or so after opening to let them get "everything prepared for me." I understood and, instead of only giving them an hour, I waited until 3pm to arrive and get everything signed. I understand that my mistake was not doing the "walk through" with the assistant manager who was on site, but I trusted them with the plenty of time I gave them, so I signed everything and went to my apartment. I entered the apartment only to find a floor UNVACUUMED and UNCLEANED. I thought they asked for extra time to do a walk through of their own before I arrived, only to find that they did not. The management at first did not believe me when I returned to the front office, so I made them come see the surprise they left me. Not only that, there were a few light switches that were not working, a cabinet doors hanging by one screw and a dishwasher that was not working. So much for being "prepared." Although management has remedied all of their mistakes in a timely manner, first impressions mean EVERYTHING. Their "new image," is an unprepared and uncaring image for their new tenants. I'm not one to extort for benefits, but I do believe I was wronged in arriving to such a mess. The "best," they claim to be able to do for the mistakes was 1 free day of rent. I hope management reads this, as I will not be renewing my lease and will ADVERTISE my experience with their apartment. read more

Don't be fooled by those 5-star reviews. They could have made a bot to help them with that. For good working people with credit and income, this place is not deserved the money. Been living here for 4 months and could never find a good single thing but stress and depression about this complex. - They tricked the customer by showing a well designed model and refuse to show the actual unit despite the unit is vacant. I actually figured that out just couple weeks before I moved in. - When asked the office, maintain to help doing anything to reduce, isolate the noise, they just don't care and keep saying "I can't do anything" - Majority of people living here are mainly unemployed or low income, credit, etc. - The ground is full of dog shit, literally seeing the dog shit every single day. Can't do anything with these irresponsible neighbor and office. - The parking, ground are full of trash. - Homeless walks by the properties every single time, and there is a park, and a bus stop in behind and in front the complex that gather those people. - Because of dog shit and greens, the flies, insects are full in the complex, and a bunch of them always fleet into the unit when the door opened. - The residential portal was poorly designed and functioned. Thus, the monthly payment could get tricky. - people working in the office are so fake, don't be fooled if they act nice. ** Important: The bedroom is next to the AC fan, the motor with nothing separate between, "enjoy" the noise for the whole night. ***Special: A unit typically has a lot of people, hence the parking lot is always full. I moved here from out of town... Who hasn't? I couldn't find a place with better amenities, staff and apartment condition. The price is the most competitive in the Mesa/Gilbert/Tempe area. Simply put, Beacon 601 is there best affordable complex. To bad my friends from around here didn't choose this place. I'm sure I'll see them here soon. Brooke worked hard to get me the best deal at move in and helped me find comfort in knowing I had a place to live. I've been here for about a month. Maintenance responded to my initial walk through inspection within a couple days. Grounds are always clean and complimented by fresh decor, palm trees and share trees. The neighbors are friendly and quiet. Lastly, it was acknowledged by staff that parking can be difficult at certain times. I suggest you spend the extra couple bucks for assigned parking. I'd like to update my review from a few months ago as my impression of this place continues to get better. I have never been happier with an apartment complex! My husband and I have been living here for nearly a year now and I've been wowed at every turn with the level of professionalism and honest friendliness of both the office staff and maintenance guys. I'd like to give a shout out to Savanna in the office and Jeremy, the maintenance foreman. These two are honest and easy to talk to and don't mind my many questions! Since I've been here I've had some serious maintenance issues that would have proven a nightmare in any of the previous buildings I've lived in. However Jermey himself made it a point to put his best guys on the job and come in and check on me even after the guys did their repair. He's hardworking and truly cares about getting the job done right, fast, and doing quality work. Not only has all the office staff been extremely helpful, but Savannah always seems to go the extra mile. She gave me a tour of the place when I was apartment hunting and her bright honest smile made it an easy choice of where I wanted to live. She's been helping me work with the accommodations office to approve my ESA letter for my new kitty and that process, while long, has been a breeze. Horrible. I have lived here for 2 years, quietly and with rent on time. Be warned, if you let Savannah know you will be putting in your notice......she will make sure to threaten you as sweetly as possible to deliver to you herself. ESPECIALLY, if she doesn't like the way you respond to her emails. The water is ALWAYS turned off for "emergency" issues. No one knows why but it's been ongoing ever since I've lived here. The apartments are not in good shape and I was plagued with plumbing, and electrical issues the whole time. I've always had my cat box on the patio, covered and tidy at all times, the entire 2 years I've lived here and was just notified it violated the "two chair, one table" limit on acceptable items on the patios. But I guess entire rooms of furniture and storage of garage type items on other patios are acceptable. Probably in the small print on my lease I'm sure but really, 2 years later it's a problem? There have been multiple complex employees in my apartment during the time I've lived here, with that cat box in pland it's never been a problem. This situation prompted the threats of not only accepting my notice immediately but demanding I provide notice immediately although I am not anywhere near the 30 day notice required. I received multiple email threats that Savannah would draw up the notice on my behalf. There are so many other complexes in the area that are just as inexpensive and NOT run down. Indian Springs Apartments, Midtown on main just to name a few. AVOID at all costs. Update: Christina, thank you for the response 5 months later. You actually were VERY nice and responsive but the folks who work for/with you were not. And, I guess the patio stuff could have been addressed when I first moved in, or the month after, or after etc. Like when there were mandatory inspections or I requested services like pest removal or basics like functioning electricity etc. You know, the many times my apartment and patio were inspected prior. One would maybe assume they (me) were living in accordance of the standard as this had never been addressed until TWO YEARS after I moved in. So, that would be my point but I sure do appreciate your review of the fine print :) read more

This place is not what it seems!!! We thought we were getting a decent living space but instead received awful customer service and were made to feel guilty about asking questions. 1. Parking: The office will not tell you that there is a waiting list to get a reserved parking spot ($15.00 a month). We were on the waiting list for 7 months (our lease was one year), then we were offered a reserved spot. Since we toughed it out for that long, we denied the spot. There is no parking after 5:30pm and you have to carry your groceries from across the property. There is minimal light in the lot so it can be sketchy at times. 2. Maintenance: When we had an issue about plumbing, electricity, etc. The office would tell me that those issues are cosmetic and they can't do anything about it. Our stove had 4 burners and the largest burner never worked the entire time we were there. We eventually stopped asking for help because they would argue "cosmetic". Warped floors and warped walls due to water damage. 3. Gate/door codes: The office constantly changed the gate/door codes to the gym and pool and sometimes we could not get in to use the perks with our apartment. 4. Safety: One time there was a young man threatening myself and another lady while working out in the gym. Not only was he yelling and banging on the door, nothing was done about it. 5. Apartment itself: Old, small, and not worth what they charge. My neighbors above me had 5 or more people living there in a one bedroom apartment, always made noise, and nothing was done about it. 6. Pet Policy: My fiance and I got jobs out of state and had the leave the complex early. We finished out paying our lease which wasn't a big deal. Except, they continued to charge us a pet fee even though my cat was no longer on the premises. Why charge a pet fee if the animal no longer lives in the apartment? I had to email and remind the office multiple times to waive the fee while we continued to pay for the apartment. Lesson learned... ALWAYS do more researching before engaging in a lease. read more

The front desk and maintenance people are nice. Maintenance is pretty responsive with any concerns with your unit. But I have had bad experiences since living here from some tenants who stole from my patio area and I had to install a camera and also someone broke into my car. There is a lack of security in these apartments no cameras, no gates, so anyone can walk in through the apartment complex and those experiences gave me an uneasy feeling and I have only been living here 6 months. Security is a issue, no one wants to feel uneasy where they sleep at night. read more

I was in town visiting a friend who lives here. On my way to use the gym I accidentally mistook the front office door for the way to the gym - So glad I did! The staff I encountered (Cody and Amber) were so welcoming and helpful in getting me to where I was trying to go. The workout space was clean with good equipment and a great track area that allowed for a few exercises you can't do in most apartment workout spaces. There's a good chance I will be relocating for my job to this area and you better believe this place will be at the top of my list after such a pleasant experience with the staff. The only reason I gave 4 stars (instead of 5) is because I was only visiting and don't live there (yet). read more

UPDATE: Hello there. I have come back to comment on this because I think that Beacon at 601 has definitely stepped up their game in the last year. If you read my original post from October 2016 below you can see that I was not happy with how I was treated as a tenant here.I was not planning on renewing until the complex got a new manager and let me tell you she is great. She has shown awesome potential for these apartments. She actually listens to the complaints and puts effort into making everyone as happy as they can be living here. The water is almost never shut off anymore, only for emergencies (thanks!) and keeping the property clean. I feel valued and see the physical difference in the apartment (from maintenance up to management). I would just like to say thank you for that. Also, about a month ago they went through all the apartments making sure all the outlets in kitchen and bathrooms were up to standard and I found some comfort in that. OVERALL: Yes I would now recommend this apartment to a friend. It's no high end luxury apartment, but it's a great complex full of nice people, and they are going to take good care of you. I renewed because I saw this potential, and I hope it just keeps getting better! -pool -no limited parking (unless you pay for a reserved spot) -washer and dryer in some units -front or back patio -well kept -nice neighbors (for the most part) -park behind apartment complex -kid friendly -lets you know whats happening!! - awesome employees 10/28/16 My boyfriend and I moved into these apartments in May of 2016, and we were very much in love. Safe community and nice neighbors but moderately overpriced for the quality. (1 bed 1 bath). After a few months, we noticed maintenance put together our apartment in a really sloppy manner. Using thumbtacks instead of nails, terrible weather stripping(making for $200+ electric bills), water stains on the ceiling, electrical plugs painted over, ect. We have even been waiting 3+ weeks just for our air filters to be replaced. We were also unhappy with our water being shut off multiple times a month due to "emergency maintenance". It was fine the first few times, especially because we got text alerts. In the month of September, our water was shut off at least four times without notification. Finally today after two days in a row of not being notified to an "emergency shut off" I am furious. Also, our air conditioning has broken three times, and it's gotten to 97 degrees in the apartment, with a 48 hour response time from "emergency maintenance" this last time. We had to open our doors and let the 96-degree weather into our house just so it wouldn't get above 100. This is absolutely unacceptable. Management has always tried their best to help, but some employees just don't seem to care. Also this past week I watched a Maintenance staff employee hit a residents car! The residents I have spoken to have a very similar experience as we did. We have been living here about six months out of our year contract and I can't wait to move. We have been extremely patient but I think it's fair to say I would not recommend anyone. read more

This is the absolute worst place to live, I wouldn't wish it on anyone. It's cheap, so that's why I gave it one star at all (even though zero stars is not an option). The buildings are all ROACH INFESTED. So disgusting. There are cock roaches everywhere, in the living area, dining area, bathroom, bedroom, and especially the kitchen. I even found them in the dishwasher. I couldn't open any cabinets without being greeted by multiple cock roaches, and they even ended up in my coffee maker. So gross. I did not have roaches before I moved in, and I have no roaches where I live now. It is clearly the infested buildings, even those who were in the renovated units complained. The water is always shut off, from 10 am - 5 pm multiple times a week. Yes most people work during those hours, but without being able to wash my hands, or flush the toilet, it was frustrating. Sometimes they wouldn't even tell you when to expect the water to be shut off, and when they did it was maybe the day before. The staff at the front office, are new. The apartment was just bought out by Aspen Square Management and went from Crestwood to Beacon at 601. I lived there during the switch. And let me tell you, the new management staff are SO UNFRIENDLY. They are rude and unhelpful, and when I ask them for anything they tell me "hm that's not under our control, it's the last managements fault." They did not care for existing residents and were eager to just remodel the apartments and get a whole new group of residents. The original management always told us that if the 1st of the month is a Sunday, you could pay rent on the 2nd because they are closed on Sunday's. When this happened with the new management, they told me this was not true, I could "always pay early" and slapped on a late fee. When my roommate when to ask them about this, they told him "oh there's no late fee." So disorganized. Parking.... There is never ANYWHERE to park if you get home after 3pm. I lived toward the front of the track and had to park like a quarter of a mile away all the way in the back (that's a minor exaggeration, but still). If you come home any time after 9pm, you're screwed and will feel resentful when you have to walk to your car the next morning. It's a free for all parking and it caused so many issues. Oh, and once the lights in the parking area were shut off for about a month. As a young girl, it was really scary to get out of my car in the pitched black, and walk very far to my apartment alone. There's many scary looking people that just hang around at night that made me feel uncomfortable. I guess that's not the managements fault but the fact that I couldn't see because of the lights was terrifying. The pool/gym were often times closed without notice- for long periods of time. The gym was down for almost a month, and helloooo??? Isn't that what I pay for with my monthly rent? Not to mention the pool would be closed for reasons that were not disclosed to residents. So fine, once I went to the hot tub to soak one night, and the water was iced cold. It was cold for at least two weeks. (This is all with the new management). What the hell am I paying for? The laundry facility was okay. It's very expensive, one load ends up being $3 minimum. You have to buy a card to even do laundry, and you have to fill it with cash at the front office. Oh, and they don't take $1 bills so you better have $5 $10 or $20. Oh yeah, and you can only fill your card during office hours! No luck doing laundry at night or on Sunday's unless you've filled your card at a time when you're probably working. And a lot of times I would come to get my stuff out of the dryer and it would be soaking wet still. I'd have to run it again in a different dryer. There goes another $1.25 and another 45 minutes of waiting. And it was multiple dryers that didn't work, so it was a guessing game as to where ti put your stuff. They were never noted "Out of Order." Did I say the laundry facility was okay? I meant it was horrible. I had so many maintenance problems. My air conditioner stopped working probably three times, the dishwasher was falling out of place, the garbage disposal stopped working and once flooded underneath my sink causing all sorts of old food and liquids to flood almost the whole kitchen. That did not smell pretty, and it was a hassle to clean up. There goes five towels that I will now have to struggle to wash because the laundry room sucks. The emergency maintenance guys did come any time I called, but a lot of times what they had to fix was so bad it would take three or four days. That meant maintenance people were in my apartment unit for hours at a time for almost a week. How's that for living comfortably? Not to mention the ceiling in the bathroom was soft as paper and was dripping water nonstop for a week until they came to fix it, which took them a total of 5 visits. I hate these apartments so much !!! They are not worth the $1500+ I pay for a 1 bedroom!! I just want to break my lease & leave & I just moved in! Literally hate them so much I feel like crying!! My apartment has had roaches since I moved in! I avoid cooking afraid I'll attract more! Just now I cooked a pasta left it there for less than hour, I go to store it & I see a big roach crawling out ughhh! My hot water for the washer has never worked since I moved in. Sink & tub gets clogged weekly! Wi-Fi sucks inside my apartment! Bunch of mosquitoes & spiders outside hard to even enjoy being in the balcony or patio! Bunch of homeless going throw the parking lot DAILY!! At one point there was a homeless staying behind a bush for days!! Almost 2 weeks! Cheap material all over the apartment. The paint use to cover the tub is already coming off! The carpet is so cheap it was already starting to stain with in the 1st month here from just walking in to the apartment (I don't use shoes inside) imagine how it'll look by when my lease is over I wouldn't be surprised if I got charge for the replacement when lease is over ! Sink dripping from under the sink. A/c sucks in the living room. Oh even If I try to cook any meat alarm goes off super fast! & the plug covers are already coming off as if they were glued with school glue! The kitchen light dims randomly too! Floors are squeaky & there's a bunch of dips on the floor where u can feel the floor go down a bit? Our front door is hard to open got to push hard! I've also seen roaches crawling out from the kitchen sink! Neighbors constantly fighting! Cops have came! & maintenance outside sucks ! Leaf's & trash outside parking lot & mainly back building. DO NOT LIVE HERE. I am beyond disappointed with this complex. I just received my deposit back and half of the deposit was taken to replace the already stained carpet. I was not able to turn in the paper from the complex to note the issues because we had just got married and we were on our honeymoon. We made sure that we made this clear and they said that it HAD to be done in 48 hrs and they knew we wouldn't be able to complete it. Now the fact that you charged us 750$ to replace the carpet that was already completely stained. Also I know that it didn't look that bad because I personally shampooed it myself before we moved out. Ridiculous. I should not have been charged for that. We weren't even living there a year. We were only there for 11 months even though we definitely signed a year lease and our lease ended a month earlier than it should have for some reason. I have not had any good experiences with this complex. Our cars have been broken into twice and someone broke into our apartment and the neighbor next to us threatened our life. I should not have to ever have to experience anything like this and now they have thought to have the audacity to take that much money from me. I have definitely been cheated. We have never given any trouble and I am appalled by how much you have stolen from my life. The apartment itself was absolutely atrocious. There was a really bad roach problem. They were in the fridge and in my dishwasher. If i told them about it they just said to put bleach on them. The door didn't even seal shut and we had so many spiders and bugs coming in. The maintenance guys would smoke right outside your apartment and then come in and then your whole apartment would smell like cigarettes. All of the neighbors smoked weed so your apartment smelled like weed. When we left and moved out the apartment was completely spotless. better than it was than when we had gotten there and they chose to steal from me after all of these experiences. THE ONLY REASON THEY HAVE GOOD REVIEWS IS BECAUSE THEY HAVE RAFFLES AND TO ENTER THEM YOU HAVE TO LEAVE A REVIEW. If I could I would leave no stars. read more

I pay almost $1,200 a month for a one bedroom without a private patio, my washer will start and then it will stop, instead of maintenance fixing it they do a factory reset that will work for only 3 washes then go back to not working. My toilet won't flush after I clean it, for most of our time here we've had to use a plunger to help it flush, it's working now that it's a little dirty. The floors are very creaky and I can hear every time my downstairs neighbor walks around and closes her closet doors. My dogs can't play anymore because they thump loudly on the floor. I pay too freakin much for stuff not to work. Anyways that's just my apartment, The staff is incredibly nice especially Natasha, the maintenance guys kinda creep me out but they always are helpful. The community is great every neighbor I met has been nice. Would I live here again? No. read more
